I moved here during Covid. There was a murder in this community last July, plus the extreme influx of section 8 immigrants has decreased the feeling of safety. There are small children playing under tennis courts in parking areas that no one watches. The construction, although needed, has ruined the once beautiful community. Too many unsafe bike riders. It feels like this place has gone downhill since Greystar took over.

Overall, I am satisfied. But there are several opportunities for easy improvements: security cameras, technology for opening doors versus cuisine, Keyes, and overall quality and screening of residence. It seems that the quality of residence is getting lower, we have more problems with problem, residence, I have residence Talking late at night with foul language outside of my window, and my bicycle was stolen, and I hear that stolen bicycles and articles are common.

I could easily rent out every vacant until you have If I worked your leases. The next time the complex changes the hallways carpets, hallway paint color and door colors it could greatly enhance the look of the complex with some basic color changes

The Lobbyās need fresh paint and new carpet. Our building hallways need fresh paint and carpets shampooed. Park Newport is in a lovely location and the grounds are kept nice. I love living here but the inside of the bldgs need some work.

I have lived at P.N. since 1983. I used to call it home. Past management have been good. Since the arrival of Grey Star this property has gone downhill. (I am not including cliff construction).Swap meets and sandwich boards have cheapened the property. I used to be proud to live here. No longer.!! Rules are posted but none are followed. They take away coffee cups because they are going GREEN??? PULLEEZ !!! The mgr never introduced himself with a get ogether instead of an E-mail. They scrub the outdoor signs but we have a hall light never fixed since last Jan. and have notified mainterence several times. Your staff acts arrogant and pompaus. Not a smile in the bunch.

Park Newport is an excellent place to live. The amenities and grounds are in great condition and the location is fantastic. The staff is friendly and responsive. I have lived here 7 years and have enjoyed my time here.

Park Newport provides an affordable way to live in Newport Beach for those of us who cannot afford to buy here. I love having a view of the back bay and I feel safe. Except for the barking dog above me, I would stay here for years. It is a quiet and friendly community.

The new maintenance manager Wagner Galindo is very responsive with impecable manners, always willing to listen and tries to acommodate our requests. Just seems like workers have no pride in their finished product. I still have a complaint about gardening issues behind 1000 building. Gardeners skip weeks. Maybe seems like you need a bigger crew. As always beautiful by Main entrance, but awful grounds behind buildings.

Iām very happy living here at Park Newport. The grounds are kept up, the safety and security team really care and actually are very visible doing their job. The community here is very friendly and feels like a family to me. The best person Iāve had the pleasure of helping me is with Michael Lomeli in the leasing office! He goes the extra mile to get the job done! The most friendly team member in the office! Also, the maintenance team are always working very hard and Louis had my work order completed after normal hours with the most professional attention I could have asked for! Very Happy to be a part of living at Park Newport for 2 yrs now and just resigned my lease for this next year.

Park Newport overall is a great complex, with great location. The maintenance staff is very attentive. We have great amenities with an amazing view of back bay. I also enjoy doing work at the club house and enjoying a cup of coffee there

Park Newport staff is very helpful and kind. Thank you! People in this community are very friendly. I have two kids and they love the whole complex, specially the trails near to buildings. We are very happy with our new home and for sure weāre going to have a good time there.

When moving into the apartment, they indicated that there were problems that needed to be fixed, 2 weeks passed and no one showed up. After the repair, the paint on the doors and walls is swelling and peeling off in places, after which they will present us with an invoice for correction, but unfortunately, your repair is so weak!! !! When we moved in, the carpet in one room was dirty and still hasnāt been cleaned!!!! parking is small in the garage because there is a large car nearby and parking is not convenient, in the office the attitude towards the client is not very good, we pay for everything and do not use it for free! very unhappy

My experience at the community was adverse affected by a former property manager who apparently had a practice of making residents reporting problems the problem. This included not resolving my serious noise nuisance, by making me the problem by conveniently forgetting my name after 3 1/2 years and thereafter referring to me as "Sir" to send a subtle message, avoiding me in the complex (e.g., changing his path of travel or ducking into a doorway), conveniently not available when I came to the management office to discuss the noise problem, and not calling me to discuss the problem when requested. It is my understanding I was not the only victim of the former manager's behavior. Some of the same management practices, still seem to exist at Park Newport. I would be happy to discuss.

No thank you, at least until the repairs are satisfactorily completed at our apartment. When repairs are completed, and my wife is not forced to live in the construction clean-up, we can discuss again.

There are remnants of what was here and the potential is there. Management is so cheap so they donāt enforce any rules and close excersiize room and pool early just to pinch on electricity. The Covid excuse is way old. Tennis pro could do so much more. She is never here. Find people that want to do the job. Allow residents to hit with a bucket of balls if they want, not create a cheap mafia only assistant pro Luke. Play me lessons or get out of here. If their intention is to not enhance the tennis court play, have them go get a second job. Why is his problem, our problem. Brandis is never there. I know 50 stong coaches that would take that job. End the corruption.

Club house activates are almost gone. Entertainment and dinners, breakfast eliminated. Seems like we pay more and get less. Go back 7 years and see what was going on then. It waws great. I do love Park Newport.
