Avoid at all cost
Absolute worst property. Management is unresponsive, amenities are broken or closed non stop! Stay away from park newport if you want peace of mind and affordable rent. This is not a deposit issue mad comment, just reality.

The full staff are all very nice and they to give all of the tenants a good living experience. The grounds and facilities are all kept in excellent order and very clean. Location of the complex is very good as well-near the freeway and main shopping locations such as groceries stores and Fashion Island.

Couldn’t visit my appartment during the visit , actual appartment is old, smells, all stains were clogged full of hair , nasty, all community areas are very poorly maintained , bathrooms at the club house look like public restrooms ,

You feel yourself like you live in a holiday resort here in Park Newport.Kind workers and beautiful environment make these feelings more enjoyable.As new company take over all facility now, we are very excited for upcomin renovation.Hopefully this will ake Parknewport much better abd enjoyable to live here.I highly recommend Parknewport..

So far the experience has been pretty good! Just some noisy neighbors at times but nothing terrible. We've enjoyed all the amenities and the onsite market is AMAZING! I am definitely considering renewing but we're in need of a larger apartment as my daughter will be attending college in the area and will visit on weekends. We'll be inquiring about larger units very soon :)

From the start, our experience has been disappointing. There were paperwork errors and delays with our move-in, though we tried to keep an open mind. Unfortunately, things quickly became more negative as we are constantly dealing with cockroaches — we regularly have to kill them as they crawl on the walls and floors. The gym is decent, and the location offers good access to trails, shopping, and nearby conveniences. However, our assigned parking space is about 0.125 miles from our unit despite there being many open spaces much closer. Considering we occupy one of the most expensive units in the complex, we would have appreciated a parking space that is more convenient.

I love this place! I've been here since 2016, and I still love it. I love the style, the pool, the view, Back Bay, the clubhouse, the cafe, the residents, their pets, and the staff. I like all of it. It feels like a separate town; meanwhile, it is the best spot in Newport Beach :-)

We moved in Nov 2019 . Things have changed since Greystar took over . We love the back bay and facilities . The office staff tries , but Communication when you go to office is not clear and sometimes different than what was told before . Our main concern in our building in the ABNB in 4250 apt 209 . This has been going on for over 2 years . This past two weeks 5 different groups have been in and out of that unit . Sometime as many as 10 people stay there. Then there is spring break , Holidays and Summer . It’s a revolving door to that unit . Nothing is ever done to solve this issue. No screening of these people coming in and out of the building . We only met the person that lease the apt once and have not seen her since . When the vacationers leave then a cleaning crew comes in . We have ex tenants using the laundry room , the workout areas and exercise classes .

No security cameras. My $1,000 bike was stolen from the garage and the admin office said, "We're sorry... the owners don't want to install cameras..." Surprising that such a small investment for security isn't warranted. While I'm happy here, and I would recommend PN to others, I would also recommend "shopping" for options to confirm it's the most ideal. For the moment, it's working for me. The maintenance Team is a 10/10.

Under Gerson Bakar, Park Newport was a wonderful place to live. I am sure Prado is an excellent Co However their choice to hire Grey Star was a horrid mistake. They break many Ca. codes regarding tenant, landlord lease agreements.

See above! If Paradise 'ain't broke' don't shut it down to renovate?!?! Plus don't leave all your loyal residences in the dark Please hold a general meeting with us at the club house to explain your plans that directly affect all of us! The pulse of the "natives" is complete restlessness and disregard from the "new" management! We lived here 34 years ago and have returned. We would appreciate knowing what comes next ...and honestly way?? It's PERFECT! It does not need to be shut down and "renovated"!

?? 1 Star – Unsafe, Unethical, and Predatory Management
I moved into Park Newport by Greystar in April 2025, and from the start this place was a nightmare. Before signing my lease, I disclosed that I am disabled due to a brain injury and require special parking accommodations. I was explicitly reassured that this would be provided. Once the lease was signed, management suddenly claimed they “couldn’t help.” As a direct result, I damaged my car trying to park in unsafe conditions they refused to accommodate. The property itself is poorly maintained, with ongoing issues of bugs and mold. The most disturbing part, and the reason I ultimately had to leave, was my personal safety. For months, I was followed and harassed by a male neighbor who lived directly across from the garage and along my daily walking path. I feared for my life. I reported this repeatedly. Management did nothing. Their response was indifference. Later, even their own security guard told me this individual had been complained about many times before and was known for drug use. Management still took no action. When I finally made the decision to move for my safety, the manager responded with threats instead of help. I was told they would ruin my credit, demanded three months of rent including a so-called “free” month they had offered, and kept my $4,100 security deposit. I also sent emails notifying them that I was leaving, which they deliberately ignored for two weeks so they could charge additional rent. This behavior is predatory, unethical, and possibly illegal. This place feels like highway robbery disguised as luxury housing. If you are disabled, a single woman, or anyone who values basic safety and fair treatment, do not move here. Your concerns will be ignored, and when you try to protect yourself, they will punish you for it.

Location, Location, Location! Very clean (unless destruction done by unruly kids (which happens) There are a lot of great amenities. Excellent maintenance staff, Common areas always well kept. Unfortunately There is virtually no security. No cameras. And there has been quite a bit of crime since I've moved in. Parking for guests is a real pain in the neck and you only have a minimal amount of hours per month. I have also recently had my first rent increase which was over $345.00 per month.

Park Newport is a great place to live. It is a large community, but it is quiet and everything is very convenient. Very pet friendly. Very responsive if I have a problem or any issues. I love that there is a drycleaners, market and beauty salon onsite.

ALWAYS construction which is extremely annoying. Power outages or water shut offs too frequently which is hard for someone who works from home. My car does not fit in assigned parking spot and not allowed to move spots to I can use garage! And I am extremely upset about club house and pool closing. That was 50% of why I moved here.

some very misleading and even flat-out inaccurate representations about the community and amenities by the sales team during the sales, pre-contract signing period. unit was not very clean when we moved in, then we experienced multiple issues and other difficulties in getting maintenance issues addressed. yet the location of the complex, location of our unit within the complex and overall complex appearance, offerings and low noise make up for that.

Sauna keeps breaking down, unfortunately. The people in charge of the gym and the quarters need to pay a little more attention to detail when things are broken and are they fixed right. The appliances in the apartments need to be updated.

I feel the prior owners were more responsive. I find the rent increases onerous, from $1800 to $3700 in the period of my thirteen year tenancy. The community has a heavily non-English speaking population following the settlement of a large group of Slavic families.

My experience has been very poor. The facility is run horribly management fires off emails that do nothing because the residents know nothing will happen. The place is unsafe there’s non-residence roaming the parking structures early morning and late at night. Security is unavailable to assist when you call them. My tub issue has been over a year and a half. It’s still no resolution total joke on how the places run very poor poor poor management even the staff when they see you that they will not say hello. They look the other way like you’re some kind of alien and you don’t belong here as a resident.

So far, less than 1 month living here, I would not recommend this property to anyone I know of and for this online review, I would rate my overall experience thus far as a 1 Star (out of 5 Stars), which is mainly due to move in maintenance issues, move in pest control issues, and worst of all neighboring tenants violating the "No Smoking Addendum" to the NAA Lease that every tenant signed to live at this property.

Loud, noisy, children screaming and unsupervised, constant blowing, bugs, smoking on site, multiple families living in apartments. Maintenance issues with pests and ants, plumbing is always backed up and smell.

This is our first experience in an apartment since 1977! We were homeowners in MA until we moved here in March of this year. We looked at a LOT of apartments in this area, and there was just something about the energy here that told us we'd found our new home! So glad we listened to our instincts! Our apartment is beautiful, located in a quiet area, has a gorgeous view of the bay, and is quite spacious! We are very impressed with the with the meticulous upkeep of this property! It is pristine and beautiful . The staff is always friendly and helpful, and repair issues are addressed very,very quickly and efficiently. The Clubhouse is a wonderful place with something for everyone. The other amenities, such as the hair salon, dry cleaners, and store make one feel as though they are living in a little town. The proximity to stores, restaurants,and Newport Center is just right! Not too close, yet not a long distance away. In case my words haven't made it obvious, we LOVE living at Park Newport!
