Unless you are looking for disrespectful staff members, malfunctioning appliances, molding homes, drunk people running around at night, and constant early construction over your head, don't move here. I've moved quite a bit in my time, but this place takes the gold medal for worst complexes. The customer service is inconceivably rude and it's been two times now when the washers have literally flooded the laundry rooms all with in the course of four months of living here. And now they are working over head at 8 in the morning, the day after a holiday, on "new roofs." Not to mention the lack there if parking is utterly ridiculous. My complaints as for how terrible this complex is goes on and on. There is a reason why the definition of "prestigious" means deceptive, despite what the other half of society believes. In conclusion, if you would like to maintain your sanity, Park Newport is not the place for you.

The place is getting to be run down. They are letting illegal aliens live there who take their 10 anchor babies down to the pool and act like idiots. They try to make it seem like it's such a luxury place, but once you move in ants invade your apartment, and there have been lots of robberies. I would not recommend these apartments to anyone.

A Place So Nice I Moved in Twice
My wife and I moved to Newport Beach a few years ago and lived in another, more "upscale" complex (private garage, marble counters, washer/dryer, all that sort of stuff). When our lease was coming due there we checked out just about every complex in OC to see what our options were and chose Park Newport. Yes, the places aren't as fancy as some of the newer complexes, but the layout of our model (one bed den) was our favorite out of everything we'd seen and the amenities are off the charts. The clubhouse is gorgeous; you've got a huge pool with dedicated lap lanes (if you're a swimmer that's key); multiple resort style pools; putting green; etc. Work took use elsewhere for a while but a week ago we moved back in and couldn't be happier. The leasing office bent over backwards to help us get into the apartment we wanted and with a move in date that worked for us -- they twice pushed back our move in date, by several weeks, at no charge when our plans changed. When we got here we weren't crazy about the location of the unit we had picked out and they moved us into another one, again, no charge, even after letting us use the original one for a night. We had one maintenance issue when we got here -- an exhaust fan not working -- and they already came over and replaced it. The cons: Road noise. We're pretty close to Jamboree and the noise is steady and can be loud. Not a problem in the bedroom even with the windows open. Neighbor noise -- not worth writing about. Totally depends on who your neighbors are, as it does anywhere. If I crank up a movie with the subwoofer going there's not a building in the world that's going to totally muffle it ... so I don't. That said, we've never had a problem here with noise. Parking can be rough at night. You get a dedicated garage spot and an unassigned surface spot. The surface parking can get really tight so we do end up making sure that if either of us is going out after 6pm or so we try to take the car from the garage. But again, I've also come back at 1am on a Saturday night and managed to get a spot, though it might be on the opposite side of the complex (it's not that big a place so not a big deal to walk). But this could definitely be a real pain in the a** if you're regularly in and out in the evening. Pros: In addition to the amenities, they organize a ton of activities here. Tonight there's Taco Night in the clubhouse ($5 all-you-can-eat byob); Sunday there's a tennis round robin; there are weekly movies in the theater; they even own a shuttle bus they use to run free trips to Santa Monica, museums, etc. We are 100 yards or so from Back Bay and the running / biking trail that runs around it. I used to day dream about that trail when I hit the streets in the city we were living in. One of the most beautiful places around, especially near sunset. There's also kayaking, SUP, etc. right there. We're walking / bike riding distance from Fashion Island -- movies, dining, shopping, etc. Lots of friendly, active people. And a real mix. There are lots of seniors here who hang out at the clubhouse playing cards and doing other activities. There are young kids. There's everything in between. If you're worried about tons of 20-somethings partying late into the night, that's not this place. All in all, I haven't found a better value for the money in any other place I've lived and we don't plan on moving out until we're ready to buy a place of our own.

very noisy, dated, poor customer service
The complex is in a great area, some apartments offer beautiful views, but the property is really old and not updated. The staff is usually polite until there is a problem they do not care of feel like solving. There is a lot of noise - people playing stereos at volumes appropriate for a concert venue not an apartment complex. Nothing is done about the noise which means it will only get louder and more unpleasant for people who enjoy using their apartments for sleeping, watching their own TV and just plain living. Management = practice something exactly opposite of customer service. I strongly advise against moving here unless you want to overpay for old, poorly constructed, noisy living space.

Bldg 1820 / Unit 222 - Musty / Moldy Smelling
This unit was rented as a corporate apartment for a new executive that joined our firm and needed temporary housing until permanent housing was established. Our associate's one complaint is that the apartment smelled old, musty and moldy.

you get what you pay for
We loved the place untill we spent our first night here. We sleep with ear plugs in every night. We pay an extra $50 for a third car parking, when someone was parked in our assigned spot, the manager told us to find another parking spot and check back in a couple hours ... really?! We have seen the quality of tenants go down over the 2 years we've been here ... moving out in december! We are on the first floor and can hear our neighbors every move upstairs! We had a leak on the weekend ... they have 24 hours emergency maintenance ... when we called they told us to put a bucket under it and wait for monday.

The designers were absolute MORONS
The kitchen is designed for people that don't cook any more than boil water. The oven can't be opened without opening the refrigerator door first. The drawer next to the stove can't be opened until the oven is opened which of course requires the refrigerator to be opened first. The switch for the garbage disposal switch is behind the backsplash of the stove, so is unusable. The complex was built in the early 70's so is missing several modern features such as air conditioning. I have 4 floor fans on high in order to keep the apartment cool. Its not that big deal except the TV volume has to be on high to hear it. Parking is one assigned underground spot and one unassigned above ground. On several occasions after arriving back at 10PM we have had to park out on the street because all of the above ground spaces were taken.

Customer Service VS. Filling Up Vacancies
Truth be told. Management could not care less. If you are looking for a "Customer Service Oriented" property that really cares about it's residents, I would not recommend living here. It's a company that only cares about the numbers/sales/# of apts leased for the month. Period. They only hire very strong sales people and people with compassion and a helpful nature are not even considered. Trust me. I know for a fact that this is true. You've been warned....

Terrible experience
Lived here for 18 months, and if nothing goes wrong you're lucky. The staff is inept at dealing with maintenance issues, and you better hope that nothing breaks after hours. They have absolutely NO staff or capacity to take care of emergencies and you will be up for hours trying get a story out of them. Terrible overall plumbing and mould problem, this will always need you to find alternative accommodation, as they dont have the capacity to fix anything right away. Parking is a nightmare, and the hottub is cleaned perhaps once a year...if that. The view is great and so are the 7 pools, that are never heated except the main pool. Overpriced for what they upsell you for. If you want to have a stress free living, please do NOT move here.

NO, just NO
Rudest employees. my sink is constantly breaking on its own and the toilet keeps having malfunctions. These people do not make you feel at home. CHEAPEST apartments in Newport Beach for a reason though, right? There's dogs EVERYWHERE in here. these people need to suck it up and allow them because they're not going to get rid of them and they're causing people problems in which are not going anywhere. It's useless. there will always be dogs in here, I promise you that. Next time I'll leave my dogs ---- by their door so they know for sure they're pissing off some people with pets and so now they'll see a difference; ---- everywhere.

Good Luck
Good luck getting back your security deposit. You will be charged for carpet cleaning, painting, billing fees, and apartment cleaning if you do not hire a professional cleaner. The list of items that they ask you to clean are ridiculous and laughable. Normal wear and tear of the outside area should not be the responsibility of the former resident. Nor should the management wanting to paint and charging you for the paint after move out. We never painted our walls and barely had anything hanging on the walls (I m terrified of items falling during earthquakes haha). Apparently we had scuffs on our walls. I never remember doing any sort of tap dancing on my free time on the white walls. Staff is super friendly until you sign the lease. And good luck getting out of a lease. A friend of mine lost her job and told them that she had to cancel her lease because she could only afford 3 more months. They do not work with people in unfortunate situations such as this. I hope you also don t get bitten by one of the many raccoons that roam freely around the dumpsters. Where I am originally from, raccoons are considered dangerous because of the many diseases they spread. These little monsters will hiss at you and they are very aggressive. I don t understand why management won t hire someone to handle this problem. It s only a matter of time until a resident gets bitten. Alsooo there is no parking! A neighbor of mine changed her license plate from an out of state and they towed her car even though she had a pass. You would think that they would be smart enough to check the vehicle of a resident before towing. It s just extremely crowded and a lot of people on top of each other. The one thing I did like was the Saturday breakfasts on the Back Bay. However, all of their other activities are during the day when people work. I m not sure who is able to attend those events. The new fitness room is nice and of course it opened when I was moving out. Haha :P

Decent place
Overall this a good place to live. I moved in a year and a half ago and though I've had some minor problems it hasn't been that bad. If you want to live in Newport Beach, this is probably the best quality for the money. Keep in mind your rent WILL go up every time you renew the lease so better shoot for a long lease. ==Parking== I live in a 1bedroom, they give you 1 assigned parking underneath the building (orange tag) and a green tab for outdoor parking, you can't use orange to park overnight int he outside spots (they didn't tell me this, I didn't ask but all I got was a tow warning). They also have a central garage with additional parking spaces but you pay extra for those and they give you a special blue tag. Parking is generally not an issue, I get home between 5:30-6pm every day and can always find parking in my building area. Holidays are a nightmare, tons of visitors with no permits stay overnight and it's hard to find outdoor parking spots a lot of the time. They seem to tow at random intervals in the middle of the night. When I moved in, I received a fake parking tag and my car got towed. They reimbursed me 150/300 fee until they could talk to the leasing agent that gave me the tag since she was on maternity leave, but when she came back they had no record of my inquiry. ==Noise== I live on the 2nd floor (no one below me) on 1650 building. It's a quiet building/section. Both apartments next to me have kids in them and I rarely ever hear them. I do hear the people on top of me walking though, typical for every apartment even with carpets. I would recommend not living close to the pool area, in the summer every Sunday they do parties in the afternoon with loud music. To each their own. This complex is close to John Wayne and Newport police department, sirens and airplanes are common. ==Grounds== Very well kept, always people doing gardening, etc. They just remodeled the inside of the buildings and painted, etc. There is always work being done in the complex. Never seen an area dirty or not well-kept. They even put sand for oil spots in the indoor spots. ==Laundry== There's 10washers/10dryers in my building. I think ours is the biggest. Some weekends you may have to wait it all depends on what time you do laundry. It's used with a card you buy at the complex that you refill with a credit card or cash. ==Maintenance== I've had to call maintenance once when my kitchen sink backed up, they came the same day couldn't fix it and they sent someone the next day while I was at work. The other time was because the bathroom sink was clogged due to hair from the previous people there. The staff was always helpful. ==Staff== There are 2 ladies at the offices (not leasing). Let's just say the oriental lady is not very nice. The other lady is always helpful and smiling. ==Utilities== Last year the utilities got taken over by a new company and the price has been very steady ever since. To be honest I am not sure how they calculate utilities. I had 6 people in my apartment for 3 weeks and my utilities never went up. I pay around 88 dollars for everything (trash, electric, water, etc). I'm moving out this summer because I want to get a dog. I have been told they do rip through your security deposit, and you have to pay for them to shampoo/clean the carpet when you move out or have someone do it and show receipt (can't even do it yourself). It's cheaper to have them do it anyways, but in my opinion the complex should take care of that and not charge the renter. Unless the carpet is damaged, it's normal wear and tear.

Great place to live, but you won't get your security deposit back`
I lived at Park Newport for a year and a half, and I never had any issues with the management staff, maintenance staff or other tenants. They even agreed to not raise my rent after I decided the price hike was too much. The new fitness center is great, though missing a few ideal items. The only issue is that no matter how much you clean your apartment when you move out, they're going to charge you for a full cleaning... regardless. My place was cleaner when I moved out than when I moved in and they still charged me for a full cleaning. I've got no complaints otherwise. Wish I'd stayed!

JUST SAY NO!!!
I know the view from the pool looks nice, but that's the only thing that's good about Park Newport. There is mold in the bathroom ceilings, the old ceilings in the bedrooms are made from that material that causes cancer, parking is obnoxious, there are sooo many people in the same spot, you can always hear your neighbors and their screaming children, there are raccoons every where that hiss at you when you're walking home from the parking spot that you have about a mile away because they are trying to jam as many people into this complex as possible, and ohhh yeah... I live here, but my car was towed right outside of my building?!?! They are super nice to you until you sign the lease, then they don't care. We had a huge flood in our downstairs bathroom and Park Newport tried to make us pay for the damages, even though the professional plumber said that it was a main pipe leak and we couldn't have prevented it. The water was coming out of the wall and they tried to blame us for it. I did not let that happen! ps- pay the same amount at another complex and you don't have to deal with the small laundry facilities that people fight over because there are too many people living here!

Amazed
The views are breath taking, the amenities are endless. When you pull into the community you see an amazing fountain reminding you of a small Bellagio water show. You park and get out of your car and just a few steps away you come to the market where you can have a nice lunch by the fountain in the nice sunny California weather. Then take a stroll down to the newly renovated clubhouse with comfortable lounge chairs, coffee and the quiet enjoyment of other neighbors company. You can walk just a few feet away to the pool area and take a quick swim while looking at spectacular panoramic views of the Back Bay. I have lived here almost 25 years and I wouldn't want to spend my life anywhere else.

Just re-signed!
When I relocated to Southern California, I didn't expect to stay long but turns out - I've had some positive things happen in my career and have just re-signed another 12 month lease at PN. I am extremely happy here! Yes, the laundry situation could be better...but I've gotten used to doing 4 loads at a time (which is way better than 1 at a time when you don't have much time to spend on laundry)! Parking is great - it's covered for residents, and I've never had an issue getting a guest an overnight pass and finding them a spot; the clubhouse area has just been remodeled and is super nice, and I really like the management - always helpful. All in all - very happy with my experience and not sure there is a better apartment complex out there in the area. Trust me, I've looked -save your time and sign a lease!

This is the worst complex and management is horrible. You move here at your own risk. Be aware of your security deposit when you move out. Those people who wrote nicely about the complex are very likely working at the leasing office. The staff and managers are all no good. Th location is nice close to teh beach, but not individual unit. Many units carpets hide insects.

Moving Here Soon
Even after reading all the mixed reviews I still plan on moving here in October. We got a Town Home near the back of the complex. I like the fact that PN has a new gym, club house, great pool with amazing views and most of all is so close to the beach and my work. One question though that the staff could not or would not give me a straight ansewer on, how much does the average utility bill run for the 2 bedroom town house? Thanks,

Affordable, "ocean view" apartments - how can you complain?
I had the pleasure of living in Park Newport for the better part of two years. The ONLY reason why I left was due to life changing circumstances. I love the fact that I had a mini-store on property. I strongly suggest you try the breakfast burritos - they are second to none! Out of salsa? No worries - go see Kyle in the store! Several strategically located "local" pools served as a welcome peaceful paradise when I wanted the serenity offered by no children running around. During the times when my life needed to be lifted by the sounds of children laughing, I would go down to the "main" pool and enjoy the afternoons. During the Summer, the main pool would play host to a variety of BBQ events, with DJs or live bands. The community center contains an assortment of rare books, all begging to be read. Need a pick me up? Pour yourself a cup of coffee from the never ending coffee pot they have brewing. Feel like a workout? Who needs a 24 Hour when you have the facilities available within a 5 minute walk? The workout room is centrally located and feels extremely safe. But the best part of all? The location!! I was fortunate enough to have a view of Back Bay; to receive the cool ocean breeze through my house; to experience some of the best sunsets ever witnessed; to live in a "mini city" and never have to leave my home! Speaking of mini-city atmosphere... a city couldn't function without an administration staff. On the rare occasion I had to interact with the Management Team, I received service that would make a 4-diamond resort jealous. Asst. Manager Andrea Taylor and her team of polished professionals promptly addressed my concerns and ensured I was completely satisfied. During a routine maintenance function, Mrs. Taylor's staff ensured all residents were informed and kept abreast of any new developments that required our intervention. When was the last time your apartment complex provided the equivalent of a concierge service? Personally, I do not waste my time in posting negative reviews about a business or person. I would rather invest my personal energy and time into positive experiences. As such, it is my pleasure to spend fifteen minutes of my life to say something positive about a place I wish I could still call home. I guess you could say this is my final way of saying goodbye to a home that I truly wish I never had to leave (at least I can say I still have a job in todays economy). Speaking of moving out - what a positive experience that process was. The office staff was instrumental in my successful move. They worked with me and were flexible with my logistical needs. Not many places will go above and beyond to ensure their soon-to-be former resident has their own personal life in order before they "close the books" on your housing. To the staff, my sincerest thanks for your tireless efforts to ensure the needs of your residents are always met. I appreciate your professionalism. I highly recommend this complex to anyone who wishes to experience some of the best housing that Newport Beach has to offer, at an affordable price. Enjoy your stay - and try the breakfast burritos!!!

Im happy...
I see so many bad reviews and I just dont get it? Doesnt anyone have better things to do than complain? Please! The only thing negative to say is the apartments are old. But thats because they are. They have done lots of upgrades and that has made a huge difference. Newport Beach people get off your high horse. Get used to apartment living or go buy a house.

I love it here!
I have lived at Park Newport for four years and am very happy. Yes, the apartments are old, but the maintenance crew is fantastic and makes repairs promptly. The grounds, swimming pools and spa are perfectly maintained, and I love the accessibility of a convenience store, hair salon and cleaners on site. The Club House and exercise rooms have been remodeled and are beautiful. Since I have been here, the complex has been painted and all new windows and front doors installled. The administrative staff is fair, friendly and always helpful. I love it here and feel very, very safe which is important to me. I hav no intention of moving for a long time.

Great Place to Live
I have lived at Perk Newport for over 4 years and have enjoyed it thoroughly. There are always improvements being made to the properety that make me feel like my needs are being met. The management staff has been very helpful and the location is unbeatable especially at the price. Overall I never have considered renting anywhere else and have reccomended this apartment to alot of my friends.

Beautiful Location but Aging Badly
I lived in the 3010 building and enjoyed beautiful views of Back Bay out of my apartment window. Park Newport has some great people and fantastic pool parties on the weekends. And now for the downside. The architectural layout may have been cutting edge in 1971 but high-density apartment design and construction methods have come a long way since then. Start with a shocking lack of soundproofing, apartment access via a cranky elevator into dark hallways, no A/C with the tendency for my apartment to heat soak even with the sliding door open, and the inevitable plumbing breakdowns that come with living in an almost forty year-old building, all of which combine to bring a harsh reality to this SoCal beach utopia off of Jamboree Rd. Don't get me started on the problematical parking garage situation at my building. Truthfully, living here should come with age and attitude restrictions; no one over 30 or anyone seeking the quiet solitude of a monastic existence need apply. Even I became disenchanted with the noise and reverberations through my walls, sounds at times that exceeded the decibel level of my freshman college dorm. Yet not everyone apparently is so demanding about the living conditions. When I was packing to move I talked to a guy who has lived at Park Newport since 1973. He just turned 60!
