I have said for 54 years that I love Park Newport. I love the grass & tree & back bay view that I have. I loved the activities we had at the clubhouse. I loved the trips that we had in Park Newport's shuttle van. I think the community made some changes (removing many of the palm trees) that may have had to be removed, but it really altered Park Newport's entrance. I wish my rent didn't always need to be increased (I moved into 4220 -210 & my rent was $189/mo in 1970). I moved into Park Newport from an apt in St. Louis where my rent was $189/mo but I had a roommate who I split the rent with. There I had a 2 story townhouse with 2 bedroom & 2 bathrooms. But I moved into a dream - my Southern California dream. I hope you understand that a jump in my utilities from $60 to $300 is a terrible shock. There has to be a problem. I hope Park Newport, Greystar and Conservice will work to get my utilities back to a normal usage.

You don’t want to share how I feel if you are looking to increase occupancy. Use what I have commented on to make this place great again. So many of us long term tenants are very unhappy and speak nothing but how horrible things have gotten over the last couple of years. Truly unacceptable and makes sense of why people don’t stay and why there are so many empty apartments which you gouge the current tenants for.

When letting the admin team know that my dog and I were almost hit by a car running a stop sign, the response was “oh wow yeah that happened to me too the other day” There are a ton of children that run around unattended where I have had to step in the street to stop a vehicle from almost hitting a child.

There is mold in the bathroom, the carpet has not been cleaned for more than a year and a half, there was a flood from above, leaving the ceiling yellow. There are minor damages that need to be fixed, and the drain in the bathroom is constantly clogged. Electricity bills have sharply increased, which makes me think about not renewing the lease and looking for a new place to live. In the common area, there are restrictions on coffee, and the jacuzzi is either not working or constantly in a dirty state. In the community club, there is noise from children, and no one ensures a comfortable environment in this space.

It's dangerous here because there is no security at all, it's dirty, the apartments are in very poor condition, something is constantly breaking or covered with mold, the plastic lawns are ---- on by dogs and stink, there is zero noise insulation, no one cares about your comments in the application.

I truly enjoy this community. My only concern is the lack of compliance of residents with children allowing their children access to amenities without supervision. The lack of compliance of residents with dogs and not picking up after their dogs.

Too corporate now. Difficult getting answers. Too many same emails when anlready answered. I would still recommend Park Newport because of the friends that I have here. The many services and activities have diminished

Maintenance is not replacing my blinds with an acceptable product. The blinds must be functional and the product installed is not functional. If I have to replace them myself, I will deduct it from the rent.

I really enjoy living here. We’re provided with lots of resources and amenities. The portal was down when I tried submitting a work order, but I was able to reach out via email and get it taken care of the same day. Everyone I’ve encountered is very professional. Parking is very difficult, hoping for more help in that area

I truly enjoy living here. I’m very concerned there are no cameras in the dark garages nor in the front building doors and inside hallways. The maintenance team used to respond timely and currently they’re not as timely, however, they’re professional and do a good job at fixing whatever is needed. I’ve noticed the current team no longer clean hallway carpets and entry way like they used to. The manager did provide me with an excellent incentive to continue living here. I do love living here.

Wonderful location with beautiful views. The staff is very friendly and knowledgeable of the area. I see routine maintenance being down on the grounds often and it’s much appreciated that they keep the property looking beautiful.

My wife and I lost our club cards three months ago and have been unable to get new ones all this time. There are a lot of strangers on the territory and it is very unsafe, there are many incidents with police calls and a lot of theft.

Overall great. Just a few issues with my apartment. Im next to the trash room and sometimes the smell goes through walls also hearing people go down the stairs can get a bit annoying in the middle of the night

The experience here was wonderful until the recent management transition. Unfortunately, the policies and practices under the new management do not seem fair to long-term, rent-paying tenants like us who have been part of this community for over eight years. It feels as though our loyalty and commitment are not being recognized, and we would appreciate seeing more consideration for long-term residents moving forward.

We love it here! There are always ways to improve like offering really nice coffee in the clubhouse (I do not drink that coffee but others have told me since you took over it is not as good! The paint job when we moved in was mediocre but they probably didn't have much time to turn it over. Maintenance resolved my issue quickly and were very friendly loved them. Security guy is a great guy so happy he's always on it and definitely feel safe here. Dealing with leasing agent Andy was awful. He did not help nor did he onboard in any way. Terrible service (I heard he left). My kids and I need spa key cards Overall, we are super happy here. I have lots of other ideas thank you!

Andy, in the Leasing office is great. The admin office, especially the newer people, have treated me poorly and have been very condescending to me. They treat me like an account number and not a person. A huge problem that I had with them moving my $5,000 to my new account was extremely frustrating and they were offering no solutions until I threatened to post a one-star review on Yelp and Google. Then they finally helped me but only then. I was so frustrated and mad that I was going to email to see if he could help me. I never had issues like these with the old admin staff. They always knew that I paid my rent at least 5 days in advance every single month. I never cause problems, I'm always quiet and I take very good care of unit. I feel like I have been wrongfully treated by the admin staff and I feel like they do not care in the slightest.

This is not a place I would recommend living. Management at this property appears too focused on collecting rents rather than keeping the property updated and fixing issues so they don't continually fall apart. The units are old, along with the appliances and finishes, which causes things to fall apart routinely.

My spirit in the community is overall very positive. The townhouses are a little bit dated in terms of their layout, but the value is excellent, the people I’ve met have all become good friends. The current construction is somewhat noisy, but it is supposed to be temporary. Overall, recommend highly.

There are surely pros and cons. The location is lovely and convenient. It’s a beautiful neighborhood. The building is old with no AC and the apartments have no washer dryer. I don’t feel safe lately. The elevators are also old the carpets in the hallway are disgusting and a turn off when you enter the lobby too many dogs barking at all times, I still love the clubhouse and the Back Bay I like how they have programs for families on the weekends or weekday’s trucks. I like that they have yoga classes. The maintenance department is not hands-on but the staff are lovely. I do appreciate everyone’s hard work towards keeping this place beautiful.

I could easily rent out every vacant until you have If I worked your leases. The next time the complex changes the hallways carpets, hallway paint color and door colors it could greatly enhance the look of the complex with some basic color changes

The Lobby’s need fresh paint and new carpet. Our building hallways need fresh paint and carpets shampooed. Park Newport is in a lovely location and the grounds are kept nice. I love living here but the inside of the bldgs need some work.
