Park Newport staff is very helpful and kind. Thank you! People in this community are very friendly. I have two kids and they love the whole complex, specially the trails near to buildings. We are very happy with our new home and for sure we’re going to have a good time there.

When moving into the apartment, they indicated that there were problems that needed to be fixed, 2 weeks passed and no one showed up. After the repair, the paint on the doors and walls is swelling and peeling off in places, after which they will present us with an invoice for correction, but unfortunately, your repair is so weak!! !! When we moved in, the carpet in one room was dirty and still hasn’t been cleaned!!!! parking is small in the garage because there is a large car nearby and parking is not convenient, in the office the attitude towards the client is not very good, we pay for everything and do not use it for free! very unhappy

I pretty much grew up in Park Newport. My grandmother Victoria Behnke was literally the 3rd tenant. She and her husband Herbert Behnke moved into Park Newport in February of 1970. Park Newport was not even finished being built. My grandmother knew Telly Savalas when he lived at Park Newport. Park Newport was luxurious. The place to be in Newport Beach. When I was a kid I use to play volleyball at the point in Park Newport (which has been shut off for years now) because of the receding cliffside. After my separation from my ex she threw me out of our house. I decided to move back to Park Newport. It has been such a disappointment since. I really hope this community does better. If my grandma was alive today, she would not even recognize what Park Newport has become. I just want to come home after a long day at work free of bugs. Apparently that is way too much to ask. I am a good tenant. I always pay my rent on time in full every single month. And I keep my place clean. All I ask is to live in a decent place with no insects. Thank you so much.

I have loved living here because I’ve made a lot of really good friends. We’ve had a lot of fun and good experiences but I have to say in the last year it’s been a stressful hard to get help, stress about raising rents and all the added expenses. $39 for trash is way too much. It’s not equal some apartments have more people and more trash. Can’t really compare these apartments with the other ones in the city the heat doesn’t work or if it does it cost an arm and a leg to run, our electric bill have really been high with no real explanation a lot of unsatisfied people. Yvette seems to be the only person that really knows what’s going on The events we’ve had at the pool this summer have been fun and we’ve enjoyed that and I know this is a new project for this company but I think before they came in they should’ve had a better plan of how to do things and better communication with the people that live here. It’ll probably be my last year unless things get worked out in the rats don’t go real high next year. Yvette seems to be the only one that really knows what’s going on or what to do. I did renew my lease this year. I’m gonna give it one more year because I know this is a new community now it has a lot of things that have to be done but with other apartments you can’t compare this place because they’re newer they have air good heat in our apartments. Need work painting. So you really can’t compare it to all the other apartments in the city The holiday events at the pool have been fun and welcomed

My experience at the community was adverse affected by a former property manager who apparently had a practice of making residents reporting problems the problem. This included not resolving my serious noise nuisance, by making me the problem by conveniently forgetting my name after 3 1/2 years and thereafter referring to me as "Sir" to send a subtle message, avoiding me in the complex (e.g., changing his path of travel or ducking into a doorway), conveniently not available when I came to the management office to discuss the noise problem, and not calling me to discuss the problem when requested. It is my understanding I was not the only victim of the former manager's behavior. Some of the same management practices, still seem to exist at Park Newport. I would be happy to discuss.

There are remnants of what was here and the potential is there. Management is so cheap so they don’t enforce any rules and close excersiize room and pool early just to pinch on electricity. The Covid excuse is way old. Tennis pro could do so much more. She is never here. Find people that want to do the job. Allow residents to hit with a bucket of balls if they want, not create a cheap mafia only assistant pro Luke. Play me lessons or get out of here. If their intention is to not enhance the tennis court play, have them go get a second job. Why is his problem, our problem. Brandis is never there. I know 50 stong coaches that would take that job. End the corruption.

Club house activates are almost gone. Entertainment and dinners, breakfast eliminated. Seems like we pay more and get less. Go back 7 years and see what was going on then. It waws great. I do love Park Newport.

Park Newport is a perfect residency for the active seniors. I am a retired 75 years old been living here for 13 month so far. Here are all kind of activities that you enjoy all year round. I think Park Newport is one of the best places to live in Southern California for any senior citizen.

I love living here. The location is amazing, the amenities are great and the staff is wonderful. The only challenge is the lack of loyalty to existing residents. Maxing out the increase every year because it is below market is a slap in the face of the residents that have lived her for literally years. I get that you want to increase rents based on market pricing but make that happen through new residents, not existing ones. Just my feedback. Thanks.

I am disappointed to say that since I completed this survey, my most recent request to Maintenance appears to have been ignored. I requested that carpet stains in the lobby of my building which had been there for weeks be removed. On Friday, May17th, I received notification stating "Work Order Closed." THE REQUEST HAD NOT BEEN COMPLETED AND THERE WAS NO EXPLANATION AS TO WHY IT HASN'T OR WHEN IT WILL BE. Park Newport can do better!

Was a great place/great maintenance prior to new management Greystar. Bills increased, no improvements have been made, management is unhelpful or completely unresponsive. It’s horribly mismanaged and it’s a bummer because it was great previously.

I used to love living here, great location with great amenities, and a management office that made you feel welcomed. However, unfortunately the past 2-3 years the complex has just lost it's luster. From the residents to the staff, it just doesn't have the same feeling it used to....more concerning incidents have happened, the caliber of residents has gone down and the overall feel of the management is cold and unwelcoming.

Park Newport is an incredible place to live. I moved in a week ago and I’ve already met amazing people, I love the ethnic diversity, I love that people are from all over the world live here and we all live together in one community.! The amenities are amazing and everything is very clean and taken well care of. The management team and the security staff are very easy-going and willing to work with you on all different levels.

We have had constant maintenance issues with our unit since we moved in back in February. It often feels like a full time job trying to get all of the appliance and other issues taken care of. We both work full time and shouldn’t have to be dealing with maintenance issues on a regular basis. For the amount we pay each month in rent and electricity, we should not be experiencing myriad issues from incredibly old appliances that don't work properly and are not energy efficient. We have had our dishwasher and refrigerator looked at three separate times now and this is the second time our garbage disposal has been inoperable. The first time the pipes exploded because they were not properly cleaned and maintained prior to us moving in. Our bathtub drain was clogged when we moved in and still periodically gets clogged despite maintenance having come to work on it. The vent over the dryer doesn’t fit and we have dryer lint constantly blowing out. Maintenance has come twice about this and it has yet to be resolved. We had bees coming through our fireplace which we had to remove on our own. Maintenance did come to look but said there’s nothing they could do about it and couldn’t get on the roof to double check the chimney. The ceiling fan in our living room hasn’t been able to be used because it wobbles and shakes. Maintenance came to fix it and we don’t know if it’s a matter of time before it stops working. There are many other smaller issues that we deal with on a daily basis like the electric stove burner elements don’t fit properly and constantly pop up. We have to put a heavy pot on top to use them so it cooks evenly. The caulking in the bathtub has been coming up since shortly after we moved in and we always have spiders in our unit. Not to mention the people who keep smoking on property despite Park Newport being a non-smoking property and all of the dog poop left everywhere from irresponsible dog owners. There does not seem to be any genuine attempt to hold people responsible for their actions. The incredibly high electric bills are another huge concern. We have reached out multiple times to get an answer as to the outrageous rates being charged and no one will take accountability. We don't have air conditioning so the only thing we can think of is that the old, electric appliances are running up the bill because they are not working properly and are not energy efficient. We welcome a discussion with Park Newport and Greystar and the quality of living we are experiencing in our unit and on property. We are at a point where we feel it is only a matter of time before something worse happens and we’ll need to move out. Please reach out to us to discuss how Park Newport and Greystar will ameliorate these issues to coincide with the amount of money we’re paying each month to live here. The worst complex in which it is not possible to live! My dishwasher caught fire, I asked them to change it within 2 months! Mold in the bathroom reported three times 0 reactions! The price does not correspond to what is offered by the milking of housing in this complex!Many families are not happy that they are being deceived by electricity, there are a lot of fleas in the bath!

We like living here at Park Newport. You get a community feeling. We like the Market, Drycleaner on site and the hair salon makes it very convenient. It is like living in a resort. We also love going to Fashion Island, Balboa or Corona Del Mar which are minutes away.

The positives: I like my apartment layout, the view, it's quiet and very close to where I work. The grounds are kept nice and Greystar seems to be trying. The bad: The kitchen cabinets are wonky and falling apart, the paint is so thick on the walls it's peeling, a weird loud noise happens frequently from pipes. When maintenance comes they NEVER leave a note that they were here and my toilet seat was left up. It' creepy. I frequently wonder if someone is entering my apartment without my knowing. The hallway is sweltering hot, please push some air through. I pay $3410 for a 750 sq ft apartment with zero amenities. crazy talk. But I choose to be here because of my view....for now.

Overall, we all very satisfied and Jennifer from leasing was amazing. Our experience with applying was made extremely easy. Jennifer’s patient with us until we found a unit location we liked. I absolutely dislike the dogs running around everywhere without leases especially in the court yard where my patio is. Like I said I am extremely allergic and I don’t feel comfortable or safe when I see them.

I really love the community at park Newport. At times, the elderly people can be too high maintenance but I guess that is just how they are. The young 20 year olds need to be considerate of their neighbors. Their music can be way too loud sometimes. Overall, most days are great. Also, when it comes to amenities, it seems there are starting to be people who do not live at park Newport using these things such as the pool, jacuzzi, and gym. I understand visitors with residents but I’m also thinking there are just strangers starting to come and they don’t have any resident friends. Security should be upgraded. Residents must be with guests at all times. On Sundays, the clubhouse should be open until 9pm not 8pm.

Didn't get the service I needed. The toilet keeps leaking. the repairman came and at that moment the toilet stopped flowing, then it started flowing again and has been flowing all day. plus they refused to clean the carpet, citing the fact that the entire complex now has new owners. and what difference does it make to me whether the owners are new or terrible? when I signed the contract they promised me free carpet cleaning

This new Management is not doing a good job, I saw rats in the community, and Roaches, spiders, the steam room it's not working for a long time, the pool and jacuzzi need clean clear faintness every day, we paid a lot of money, I got my Utility bills to high and my rent went high 10%, . I will appreciate for your company to do the job asap. thanks.
