the bad and good.

The bad. If you have two cars one will be searching for a spot. The winter months are not bad if you don't mind a little walk in the rain. Summer is a nightmare. The complex has social events and the renters are just an afterthought. I came home from work one evening and my one assigned parking spot was taken. Security would not tow it until the next day and I am on the street. The laundry rooms are a mess. The company handling the maintainence is slow at best. The office staff is a combination of great and terrible. The manager is terrible. The accountant is great. The receptionist handles the parking assignments. She has no clue. <br>The buildings are old with no air. The summer months are hot here. If you have a south or west facing apartment it will get very hot in the summer. Noise can be bad. The patrol is worthless so have the newport PDs number handy if you have a party still going at 2am.<br> The good. Great views, Maintainence is quick. They maintain the landscaping. The buildings are old so you have great square footage for the price. If you are a tennis nut or like to swim there are plenty of courts and pools. <br>

    Great place!

    I just moved into this place last month. I shopped all around Newport and this is the best deal in town. I may not have a washer and dryer in my apartment, but I didn't want to pay a couple of hundred dollars extra at Newport Bluffs or Promontory. I just don't do that much laundry per month to justify the cost! I highly recommend this place to anyone.

      Don't live here!!!!

      I echo the sentiments of the March 1, 2006 review titled, "Know what you are getting yourself into." They're dead on with their comments.<br><br>The parking is the worst. They only allow you 15 guest passes per month. I've looked all over Newport Beach at other apartment complexes when I moved out, and nobody has restrictions on parking like this place. <br><br>The courtesy patrol is a joke. This place is noisy as hell! People are yelling and screaming at all hours of the night on the weekends and nothing is ever done about it. <br><br>It was VERY HOT in my apartment. There was no breeze whatsoever and when it would be 85-90 outside, it was literally that hot in the apartment. I never once had to turn on the heat. It was constantly warm in my apartment....so warm that my windows were open almost 24/7. When I asked why there was no A/C, one of the many lies the leasing agent told me was there wasn't any need for A/C because there's a constant breeze to cool off your apartment. <br><br>If you like taking long, hot showers, forget it!! The hot water runs out in about 15 minutes. No lie!! <br><br>The laundry rooms are a joke! The machines sometimes don't cycle completely and you're left with clothes that didn't even go through the spin cycle. Try wringing out clothes by hand....it's not fun!<br><br>After finding my new apartment, I realized Park Newport is the poor man's apartment complex for the Newport Beach area. Their prices aren't as high as their competitors, but that's because this place is over 30 years old....and it looks like it too!! You get what you pay for.<br><br>I ended up renting with the Irvine Company. Their properties don't compare to Park Newport. The rent isn't that much more. I totally expected to go through a horrible experience with the Irvine Company, but they were nothing but accommodating. The rigid, stiff, corporate rules and regulations are at Park Newport and are fully enforced by the robotic staff. The leasing manager is not only a b*@#ch, but a complete moron as well. Everybody who works at this place responds with corporate, by the book answers if you ever need a special accommodation. Don't expect any special treatment here. <br><br>Summing it up....<br>*NO central air conditioning or heat<br>*NO refrigerator<br>*NO in home washer and dryer<br>*NO private garage<br><br>That's just to name a few. Don't get involved with this prehistoric place. You'll be sorry if you do!!

        Know what you are getting yourself into

        I didn't believe the bad reviews because my relocation consultant (supposedly hired by my new job but who I'm sure was also getting kickbacks form the Park Newport) told me that they were all written by one or two disgruntled tenants. However, everything that was written was true!<br><br>The complex is in the flight path of John Wayne airport, and despite what the Park Newport leasing agent say (mine blatantly lied to me--"Oh, they don't start until 8:30 am and the curfew kicks in at 9:30 pm"), flights start at 7am like clockwork M-Sa, and 8am on Sunday, and go until 11pm all week, and you will hear the planes! It is impossible to hold a conversation on your balcony when they are overhead, and the windows are the thinnest single-pane glass I've ever seen. I no longer need to set my alarm clock for work in the morning since I am virtually knocked out of bed at 7:01 am by the take-offs<br><br>The apartments are old, and you will get HURT on the damage assessment when you move out, no matter how clean and neat and careful you are. Legally they are not supposed to be able to ding you for "normal wear and tear", but they do, and for huge amounts. the tubs and sinks are all re-surfaced, and the wall paint is this strange filmy stuff that peels at the slightest touch. (Think of peeling Elmers glue off your hands.)You only get 48 hours to fill out the move-in damage assessment, but they don't tell you that you need to do it, and they hide it by sticking it in the midst of the copy of the 40-page lease that they give you after you sign. Fill out that damage report in more detail than you have ever filled out anything before in your life, but still expect to pay! Also, the apartments don't come with fridges, so you can either rent the expensive junk PN provides or buy a good cheap one yourself, (but then you scratch up the paint when it is brought in) so either way you end up paying through the nose.<br>Maintenence is mixed--sometimes things were fixed that day, and other times I had to call over and over again. One outdoor bulb was burnt out for 6 months and was still burnt out when I left.<br><br>The utilities were weird--supppposedly your electricity was individually metered, but I don't believe that since my bill when I was travelling for two weeks out of the month and everything was turned off was exactly the same as when I was there all month. The water, sewer and trash are calulated for each apartment using an esoteric formula that uses both size of apartment as well as # of people in the apartment as well as how many people are lving in the entire complex that month, so 1 person in a two bedroom pays a lot more than 1 person in a studio even though they probably aren't using any more water or generating more trash. Meanwhile, the 2 and 3 bedrooms with 4-6 college students pay proportionally less even though they use a lot more. From what people in the townhomes told me, you will pay something for gas every month (the townhomes have gas fireplaces) even if you never use the fireplace. One person told me he was getting charged for gas even after he had them turn off the pilot light on his fireplace! The townhome people also say their water heaters are teeny-tiny, and will run out of water after 1 and a half short showers. <br><br>The lease-signing was one of the nastiest experiences of my life. They refuse to give you the lease in advance to read, then they give you a fifteeen minute time-slot to do all of your paperwork and read the 40 page lease, which, as previous reviewers have stated, has all sorts of riders about lead paint and asbestos and mold tht you are told nothing about until after they have your cashier's check in hand. The leasing manager was one of the nastiest bit%$#@es I've ever met in my life. I was waiting for the cattle prod to come out when i said that I wanted to actually read what she was expecting me to sign. The lease abnd her attitude were frightening enough that I should have refused to sign, but my movers were arriving in 12 hours and I was already travelling for work so I was stuck, and I paid for it in the long run.<br><br>Parking is as bad as everyone says--there are no reserved surface spots for residents, so that hang tag they give you means nothing. Expect to be walking a long way on weekned nights, assuming you can find a spot at all. If there is a party somehwere, forget it. Even during the week, it is hard for guests to find spots, and they limit the number of guest permits they give you per month, so don't expect your significant other to be able to stay over more often than every other night! Almost all of the cars parked going down the hil on San Joaquin Hills Road are overflow from PN residents or guests who can't find parking. You only get one assigned indoor spot per person no matter how many are on the lease--unless you pay extra, in which case you are given a second spot under the tennis courts, which, depending on where you are in the complex, can be blocks away!<br><br>The laundry rooms suck--you are only given key access to one, it will be filthy, and half the machines will be out of order, and the rest will be in use since there aren't enough machines. washes and drys are expensive compared to my old complex, and the machines are pretty ineffectual. Beware of the spilled bleach and detergent that will be all over the place in the laundry room--I ruined one outfit because there was bleach on the floor and I put my basket in it without realizing it. The laundry machines only accept a special card that of you have to pay $5 (non-refundable of course) to get in the first place, and that can only be re-loaded in the club house, so if you run out in the middle of doing laundry and the club house is closed. . . If you are on a tight schedule for doing your laundry and all of the machines are full you then have to lug it around outside to find a laundry room that is unlocked--and then you have to pray that no one closes the door while your clothes are in there since your key won't work! The townhomers complain that it is impossible for most of them to get to a laundry room without having to lug laundry up and down at least 1 flight of stairs outside of their apartments. <br><br>On the good side--an active social calander (although more aimed at retirees and college students than professionals), a nice gym, nice views of the Back Bay, larger apartments than the Irvine Company (because the apartnments are so old), nice pool (but slightly smarmy hot tub), lighted tennis courts, a diverse tenant population and a convenient location. While the rents are expensive, they are comparable to other things in the area, and you do get more square footage. (But don't expect new!) Every apartment has some sort of outdoor space, almost all big enough for outdoor furniture and a BBQ and some of them are gigantic. The tenants are very mixed--I would guesstimate about a third in college, a third working professional, and a third retirees. There are a lot of kids in the townhomes, so beware if you don't like rugrats. I had nice neighbors but that can be very variable--some people I met ended up breaking their lease because of the "frat house" next door that was never controlled by the courtesy patrol. Other people complaind of a constant parade of paramedics because of the sick elderly couple down the hall.<br><br>The minimart and dry cleaners are expensive--don't even consider them unless you are desparate, and I don't know of anyone under retirement age who has ever used the beauty salon. The "business center" that they brag about is worthless--I had better and more reliable equipment in my home "office".

          I moved in a couple of weeks ago and love it here! I didn't know anyone in the area and one of the leasing consultants invited me to the Halloween party! It was so much fun! I've met lots of people! <br><br>Real sense of community!

            Nice older place

            These are older buildings so there are some problems. 30 year old buildings are going to show some wear & tear. They are also larger apartments than most of the newer buildings. <br>Any problems with the maintenance of the complex (ie garbage disposal, fans)we have called and someone came out to fix it right away. <br><br>The company they use to maintain the washers & dryers is horrible. They are normally broken and dirty. The management should look into that. <br><br>It is a very noisy complex during the day. Also the "courtesy patrol" does nothing to stop the parties and there are a lot of parties on the weekend that go on until 3:00am. If you work from home or work a graveyard shift it is very noisy with trucks and maintenance so might not be the place for you.<br><br>As for the towing of cars I think it was a good idea for them to start doing it. People were complaining they had no place to park. I have two cars it use to be a problem to find a parking place outside for one of them. Since they instituted the towing and permit system I can now find a place to park. If you notice in the reviews it is the people with three cars and friends staying overnight that were tying up all the parking spaces that were getting towed. If they have that many cars they should either pay for additional parking or park outside the complex and leave some parking for the people who follow the rules.<br>

              Stay out!!

              It's not as if I needed any further motivation to get out of here, but last night (Tuesday) the majority of my building was kept awake by the troll-like laughter of a gathering of loud, obnoxious males who apparently have nothing to do until 4 AM. The "courtesy patrol" was its usual ineffective self in quieting these people down. Today I went out and bought a house, and perhaps the best part about it was knowing that I would soon be moving out. If frat house life with obnoxious management appeals to you, then go ahead an move in. But there are better rentals to be had in this area. Park Newport is cheap, but an extra hundred dollars or two will probably put you in a far more desirable living arrangement.

                DO NOT MOVE HERE

                Where to start. Unlike many of these comments I found the leasing agents to be very pleasant. I will note though that it is after you have paid your app fee and are signing the lease that they tell you about the led paint and asbestosis. Hey I signed the lease, I could have backed out then, not their fault. When I moved in I kept harassing the phone company to turn on my phone line. Turns out that there was a problem with the wiring in my building and I was charged almost $200 to get it fixed. Park Newport took it off my rent a MONTH later. In the mean time however the line broke again and again I was charged this time not to be reimbursed from management, and it was broken again with in a month. Ok I'll just use my cell phone then. Not too long after that I walked out to find that my car had been towed. I was parked in a space for tenants with what I was told were the proper markings. I was told that b/c my parking hang tag would not fit around the neck of my rear view mirror that I could set it on my dash and that I would be fine. In deed I was fine for about 3 months until they towed me. When asking for a re-fund of the towing fee I was called a liar to my face by the property manager, I was speech less. The washing machines seldom work properly, I have "mystery fees" show up on my door step. Most of which they have corrected but I hate to think what would happen if you didn't question them. The drawers in my kitchen and bathroom sink are falling apart and my shower hasn’t drained properly in almost a year. Calls to the office have gone unanswered and have been a waste of time. I have yet to see a maintainance person in my apartment. I'm sure if I took the time to really raise heck in their office I might get some of these things fixed but I simply don't have the time with my schedule. They are cheep, they have a great pool/clubhouse facility, and the back bay in nice. I don't really even have a huge problem with the staff, bad habits start at the top. The manager has not/will not enable the staff to do what is necessary to make this place worth the rent you pay. Take my advice STAY AWAY.

                  WOW!!!

                  It amazes how many of the tenants here use the Park Newport staff as a scapegoat for their own stupidity (parking in authorized spaces, being rude to staff who in turn don't bend over backwards with customer service for them). It should be obvious to you that most of the people posting messages on this forum are those who are upset and feel the need to spread the word!<br><br>I have lived here for almost two years and have loved every minute of it! This is a wonderful community and there are so many activities that keep all the residents involved.<br><br>In fact, we've had a reggae party, a Halloween Costume Bash, and an upcoming St. Patty's Day party! These people really do know how to have fun and keep the community entertained! <br><br>Despite what the negative posts mention, I encourage anyone who is not a regular O.C. snot to give it a shot. The ladies in the rental office are super nice and I remember were very professional when they showed me and my sister the property. Plus you get so much for your money, amenity-wise!!<br><br>Very cool place!<br><br>

                    Happy on the back bay!

                    I have lived here for 9 years and I love this place. Everyone speaks to you and it seems like a small home town. I meet new people in the market and gym everytime I go.<br>I couldn't find another place to rent that had an ocean breeze, great gym and a club that offers trips to museums, plays, Laker's games, $1 movies and lots of parties for the residents.<br>If you aren't into the social thing, I still can't imagine a more convenient place to live in OC. The view of the back bay from the club and bike trail is breathtaking. <br>I personally find the staff and maintenance very nice and helpful. The people complaining must be rule breakers and they should have their cars towed if they can't follow the simple rules.<br> My utility bill is around $75 a month. My leasing agent told me not to run the electric heat when I am not home, I think that makes a diffence.<br>I just find that everyone here seems to have a smile on their face, too bad they aren't sharing their positive reviews. In my opinion only rule breakers are the ones complaining. Anger must give them more energy to even bother about taking the time to pick out the negative and write about it.<br>So, if you take my advice and rent here let other people know that it is a great place to rent so I can have great neighbors instead of whiners.<br>

                      I Like Park Newport

                      I love living at Park Newport. I love being close to the beach and to Fashion Island. I have lived in Newport Beach most of my life. Sure, if I could afford to buy a million dollar home I would, but Park Newport is a great second choice.<br><br>I don't know about the issues some of the other reviewers have written. I am sorry they feel unhappy here. True, I don't have a second car, so I have never had to deal with outside parking. But....where isn't it crowded in Orange County in apartment complexes? I don't go into the office much except to pay my rent, but everyone seems nice enough to me. I like the fact young and old live here. I love the market and drycleaners. Great gym and Clubhouse too. I too wish I had laundry in my apartment. But if that is my only major inconvenience, and I can live so close to the ocean, I think I can deal with it.

                        Too good to be true...

                        Like everyone says, looks great on the outside, but the staff isn't friendly. Many promises were made that weren't kept. We had inquired about obtaining a second parking space before the move and was assured it would be no problem. Well, after we moved in we were told there was a wait list. On our first night here we couldn't even park one of our vehicles here because of the fear of towing. They say you can get a guest pass but would not issue us one. They said we needed our id card. That day when we signed our lease the id card machine was broken and they were unable to issue us one. So, because of their machine we had to park at our previous residence and get a ride in the morning. Rediculous!! We were also told on the model tour their were knew appliances - nope! Just a new microwave. The stove and dishwasher and old and we've had problems with them. 3 drawers have come apart. The sink is peeling away. There is an awful odor that comes through the plumbing pipes. I had to repeatedly call maintenance because four of the washers were constantly broken. Watch out for the apartment you chose. Like the previous writer we got stuck next to a stair well - LOUD! And the balconies are really close together. You can hear EVERYTHING. Even someone accross the courtyard watching TV. Other than these issues, it's ok. The pool is nice. The view is amazing. The people I've met so far seem pleasant. It is cheaper than other apartments in the area. But even with that in mind we end up paying more every month for our additional parking space. Parking isn't as bad as I had heard, but we couldn't get an additional surface space for our other vehicle. So essentially our rent is 25 dollars more because of this. And sad to say, as great as it is to live this close to the beach, we will be moving upon the completion of our lease. We can get a lot more for our money elsewhere. And I am sure we will be happier. I definately would not reccomend.

                          Dishonest, uncaring employees

                          During my apartment hunt, I find Park Newport. From the outside it looks great. Lots of amenities, big community, etc. So I arrive at the office, wait 15 minutes for the leasing agent, and go over what they have. It turns out they have a pretty big apartment for several hundred less than others in the area. I mention several times that I want a quiet apartment and was told that aside from the airport they have no problems and strongly crack down on any noise makers. So I am taken to several apartments. I decide on one, and put down the deposit and app. fee.<br><br>When I move in, it turns out I was put right next to a stairwell that people run up and down all through the night and acts as a sort of giant amplifier into my bedroom. I had no way to know this until signing. THEY knew it however - I was given a custom contract that had a short notation in the middle that there might be noise, in a thick stack of papers requiring about 10 signatures total. I didn't notice it at the time, and even if I had I would have lost $260 for the app fee and signing.<br><br>So I come back later to complain. They take out the contract, show me my sig. and basically say it's not their problem. When my wife and I persist, they make vague promises about posting notices not to run on the stairwell and talking about possibly reducing our rent. No notices were posted and we never heard back again. After several follow-up attempts it was pretty clear to us they didn't care and weren't going to do anything.<br><br>This attitude that "once you sign the lease we don't care about you" was confirmed yet again when we went to get a parking space. We were told by the leasing agent "Oh yeah, just park anywhere. It doesn't matter." As it turns out, people who do this get towed. We were fortunate and smart enough to talk to other renters to find this out. We had to go back for a spot. Had we trusted them, we would probably have gotten towed and had to pay several hundred dollars plus the inconvenience because a leasing agent didn't care enough to do her job.<br><br>On top of that, when we moved in the phone jacks were not working. We had to pay ourselves to have the lines installed. They say this is reimbursable but going by their track record I'm not hopeful.<br><br>Another problem is that it took them 3 days to program the intercom to call our phone number. We went to complain on 4 occasions this was not done and were promised 3 different times that they never kept. On the 4th time, they programmed it on the phone at the office. It didn't take the guy more than 10 seconds.<br><br>This kind of laziness is simply abysmal and intolerable. Living at Park Newport is like living in jail. It's hell but we can't leave. I can't wait until my 6 month sentence is up!

                            Worst Customer Service in Orange County

                            There customer service when you walk in the leasing office is the worst I have ever seen in Orange County and not even in Los Angeles are they as bad as this place......the girls in the office act like you are bothering them and they have to get up and show you the apartments..........I though that was there job to lease apartment, then when they get you in their golf cart, they take you so fast to all the apartments that they give you no time to think about what you just saw......The apartments are spacious but half of them smell like cigarettes and the other half looks like lower income people living there.........I was turned off by the customer service immediately........and yes you can get a lovely apartment in Orange County with great customer service and a beautiful apartment with washer and dryer, fridge, etc........so my advice DON'T GO TO PARK NEWPORT...........they are reasonable for a reason......it's obvious that the leasing agents in the office make no money, that why their attitudes are so horrible.........I think they would rather be home in bed then go to work there.........very disappointed........

                              If this apartment complex and management was in a low income area renting for $500 a month it would be a good call.<br><br>But for the price, its the worst rental in Newport Beach. There are reasons its seems to be the cheapest in the area.<br><br>At first it seems like you are saving a couple hundred $$ relative to others in the area but when you take into account the gouging utility bills, cost of the laundry rooms, ect.. and poor condition you can get a brand new 1 bedroom WITH WASHER AND DRYER, spanking new grounds, great management, just up the street in Newport Coast.

                                Crazy comments

                                I've lived at Park Newport for over 14 years and I am not an employee. When reading some of these nasty comments, I'm compelled to laugh out loud. The people writing these negative comments especially about the towing and the charges when moving out are either stupid or simply feel that they are above the basic rules of rental. There are always basic rules to follow when renting. These rules make living pleasent to those of us who are not to stupid to follow them or feel we are above them. This "electrical engineer" who has made the comments about fraudulent utility billing must work for Matel. You don't think that with all the regulatory agencies in So CAl that someone would not have figured out by now that this was happening. A simple call to Weights and Measures would have straightened that out. Park Newport is able to pick it's own meter rate with SCE? You must be high. <br>As far as the staff is concerned, they have helped us with everything from groceries to flat tires. Always friendly. At least until attacked by one of these Crazy Comment people. Customer service can only go so far when confronted by an loud foul mouthed idiot who once again is either to stupid to follow the rules or feel above them and simple common courtesy.<br>In conclusion, apartment living is different than single family homes. There are lots of other folks around. Most of us are very happy with Park Newport. Keep up the good work. It's a beautiful place to live in the heart of Newport Beach!!!

                                    Good place, great location

                                    Been here for about 4 months and am enjoying it. Parking is tight sometimes and they are trying to handle it as it is caused in part by illegal tenants. <br> <br>I live on the 2nd floor above the entrance so it is a little noisy but not intolerable. You can hear people buzzing in and talking so if you need it real quiet get something away from the traffic areas. <br> <br>The market and dry cleaners are convenient and you pay for it but it beats driving to 7/11 to pay the same price. <br> <br>The apartments are good sized and fairly priced for the area. It's right off the back bay and is a beautiful sight to look over. Movies are shown in their small theatre and is nice amenity. <br> <br>Utilities are reasonable. About $100 for gas/elec/sewer/trash. We never use the heater so don't know how high that jacks the bill. <br> <br>Overall it's a relaxing place to live.

                                      Old electic utilities will kill you. Noise and parking are total nightmare. Haven't moved out but I have heard they pinch you pretty hard. It is a great location but the building was originally build as a retirement community that they realized is not elderly friendly. There are many frustrating details like old, extrememly slow small elevators. No frieght elevators so moving in and out is well, at best a night mare. Facilities are well kept but some of the convienient amentities there---market, dry cleaner are way over priced so they are only useful when you are short on time.

                                        Utility Bill

                                        Beware of the utility bill before you move into Park Newport! A three bedroom unit will cost you upwards of $300/month in the winter? <br> <br>Here is a little known fact about PN and why they can afford to keep the rents affordable. This has not yet been proven in court, but I have a lawyer looking into it. I am an electrical engineer and work daily with SC Edison. I asked them to double check my apartment meter. They stated it didn't belong to them, but since the buy knew me he looked up PN's main meter, which I believe was a 3,000amp commercial service. Since they buy in bulk, PN get preferred rates. PN has a third party billing company called Viterra that consildates and bills the individual apartments. They also own the tenant meters. For their service, Viterra adds $5 to each apartment bill. Viterra asks PN which electric rate structure to charge tenants, which, as you guessed it, is the low end resi rate. In the winter, I discovered PN's electrical bill with Edison was in the $5k range. I paid $250 that month. Considering the average apartment was $100 that month, and there are 1,500 apartments in the complex... I'm fairly sure Viterra takes their $7.5k and forwards PN the remaining balance. This, by the way, is illegal in CA without a utility power reseller license. More to follow...

                                          Pretty good

                                          I think the facilities at Park Newport are great. I take yoga and aerobics, I use the gym and the pool parties during the summer are a lot of fun. Not to mention that the cleaners and market are very convienent.I don't know what a lot of these people are talking about. This was the largest, cleanest, least expensive apartment we looked at. There are a lot of old people though. And we did have our car towed once, but it was our fault because we accidentally took our parking permit out. All these people saying it was noisy must have had bad neighbors. Also, they need more washing machines. On the weekend they are always being used.

                                            I loved it!

                                            Parking situation wasn't the best, and you will get towed if you don't follow the parking policy - but the location can't be beat and I met alot of cool people there, some of whom have become close friends. My apartment was great, no problems or broken appliances in the year and a half I was there - although it did cost an arm an a leg to heat the place, and I never could get a satisfactory explanation as to why. Overall, a good deal if your looking for an affordable place by the beach.

                                              Avoid at all costs

                                              There is probably nothing negative I could say about this place that hasn't been said before, so I can only reaffirm that the management is awful, parking is nonexistent, walls paper-thin and noise level extremely high, utilities way overpriced, and buildings archaic...let's see, have I left anything out? I'm only here because I hate moving, and this place has been excellent motivation for my house-hunting efforts. <br> <br>If you yearn for those undergrad years living in or next to the frat house, then maybe this is for you. <br> <br>

                                                word of warning when you move out

                                                Overall I think my time there was ok. But you will be surrounded by older people if thats a problem with you. Some of those people were rejects from the 1960s and need to learn that this is 2004 now. I liked the activities they did, but also note that its a pretty much a party place setting if you are not a partying type. I didn't meet anyone with any depth living there, but maybe thats just Newport Beach. <br> <br>The main problem I had in my case was that when I moved out, they socked it to me real good. I kept the place *very* clean and took great care of it, but I was charged up the yin yang. Do not expect your security deposit back is what I would tell you before moving in. In fact, they will bill you if it doesn't cover all of the charges. <br> <br>I know you don't know me or how well I took care of my apartment there, but I felt very gouged when I moved out and got this huge packet of bills from Park Newport where they nickel and dimed me for every last bit, then charged me 30 bucks for what the deposit wouldn't cover. <br> <br>You can't beat the views or location though. However, yes you will pay a *great deal in utility bills* there unless you watch it.

                                                  You Bunch Of Winers! It´s not that bad.

                                                  I´m a damn picky person and I don´t really have too many complaints about this place other than the age of the apartments and the thinness of the walls. The atmosphere is great, the location is unbelievable for the rent, and I´ve got a freakin´ view of Catalina and the Back Bay from my apartment. I´ve looked at other places, and there not much better, typically there worse. That means more expensive and you get a view of the parking lot. It seems the vast majority of the complaints come from idiots who don´t know how to park in the right spot. I´ve been here over a year and have never, ever been towed. This place actually has a liquor store and a gym with free weights. What more could you want. Learn to park you cars you bunch of winers!
