Was great and is now a joke.
We have lived here for 6 years, trying to remain positive.

I know what you are thinking... why 6 years?

Hey I´m an old ----- of 52 years and dislike moving every 6 months.

The Management company recently decided that new drawer and cabinet fronts would make this in to "The Ritz"..... What a joke ....

Now none of the drawers fit properly and we bump our elbows on the new drawer knobs.. (now removed).

This problem just adds to the multiple problems one experiences living here.

Everything recently is downhill including the rudeness of the staff.

Not all that!
In spite of the nice location this place is mediocre at best. The apartments are very "cracker-box" and not well put together at all. You can hear every little noise from your neighbors- God help you if you have a semi-noisy one!

Not Bad, Could be better?
Moved here upon relocating from midwest. postiives: close to bay trail for biking running, nice pool and workout facilities. I can also walk to work at Newport Center. Location is a benefit. Security is nice, they always wave to you on your way in/out. Grounds and exterior of buildings look good to me.

Negatives:
Have to agree with other reviewers: utilities are incredibly outrageous ($160/mo for 1BR). upstairs neighbors loud, walls very thin as others also indicated. We have continually had problems with ants and spiders; we have had maintenance "spray" our apt at least 2-3 times but it seems they always come back. Also, our toilet always runs after flushing, incredibly annoying. Also, on move-in day, our key to the lobby was incorrect and it then took about 2 hrs to finally get us the right key to get in. But then, for the next 2 days, we had to have security let us in our lobby every time we returned until they could get us a proper key.
Recommendation: not a bad place to live, could do better, but could probably do worse also.

IF YOU´RE A SENIOR CITIZEN, YOU´LL LOVE IT
The complex is extremely old, you would think that with all of the money that they receive from the ridicuously expensive rent that they would remodel. The carpet inside the buildings looks like it is still from the 70´s. The building that I live in is full of old people that will call security on you if you make the slightest sound. The parking is bad and getting worse. The pool is great though and they do have alot of activities but who has time to eat breakfast with their "Park Newport Staff?" Not me. The place is decent enough but if you want something new, don´t come here

I can´t wait to leave...the noise is out of control!!!!!
This place is one of the noisiest places I have ever lived! I work from home, and it is impossible to leave your windows open during the day with the numerous delivery trucks, construction workers, garbage collectors...not to mention the noise that I hear from my neighbors BELOW me. The floors, ceilings, walls in this place must be made of paper. I hope you don´t have friends that like to visit, becasue they will never be able to find a parking spot. Miantenance workers are not well trained. I had a problem with my sink, and somehow ended up with a hole in my wall. Do yourself a favor...rent somewhere else. It is not worth the money!

I´m glad we´re moving!
The utilities are outrageous! There is no central air, and to run your heater will cost you an arm and a leg!Thay also entered the wrong apartment and put vinyl in our apartment instead of the next door neighbor´s.They also do "preventitive maintenence checks" which are AGAINST THE LAW!A landlord may only enter the apartment for very specific reasons and preventitive maintenence is not one of them. We´re moving to the Lakes at South Coast in Costa Mesa where there is lots of parking, washer/dryers and A/C.

its...okay
I lived here for about 6 months. The utilities are outragous...even in the summer with no heat one you will pay over $100. The apartments are huge and the pool and fitness center are nice...thats about it.
Parking is terrible. If you dont have underground parking, be happy if you find a spot within a mile. For the horrible and unavailable parking alone, I wouldnt reccomend living here.

Nope.
I was lucky to live on a wing that was not fully-occupied, otherwise the paper-thin walls would drive me nuts. Lots of trust-fund babies that party, snorting coke, at all hours of the night (on a random Wednesday night). Security patrol sucks. For Newport Beach you should expect more. The amenities are nice, but you can do better. If you don´t get an extra assigned spot, parking is a joke. Staff is always indifferent. The people living above me must have been sumo wrestlers - stomping around. Staff made futile attempts to tell them to stop but it just never stopped.

noisy, copper pipes bad news
The place is noisy, magagement does little about it, in addition it is on the flight path for planes leaving John Wayne airport. Water pipes are copper with copper staining on fixtures, one wonders about their health because of this. Look around first before coming here.

Park Newport is really Park Wonderful!!
I have been living at Park Newport for 5 years and loving every minute of it. I made many freinds and even job contacts. I love how Park Newport has parties, happy hours and pool activities all the time. The staff at the club is wonderful! Every maintenance experience has been a very positive one. The rental staff is very professional and helpful. I even met my husband at Park Newport! Imagine that! In my group of freinds I am one of the new comers (5 years remember). The majority of my freinds have lived at Park Newport for over 6,7,and even 10 years. We love it that much. Well, my freinds and I would like to highly recommend Park Wonderful as a great place to call "home"! If you decide to live here I guess I´ll be seeing you at the club house or maybe the market/cafe.

A loyal resident.

Don´t do it!!
I have to agree with the other reviewers--the walls are paper-thin, the tenants are loud and rude, and the staff is indifferent at best. The rental agents will tell blatant lies to get you in the door, and they are incompetent--they lost my deposit check and blamed me for it! I am still waiting for maintenance to handle problems that I reported at move-in. The layouts are poor, and the electrical and phone jacks are inadequate. This place is definitely NOT worth it

If you´re more than 2 years out of undergrad, don´t bother!!
We´re a professional couple in our 30s and had to find an apt. fast when our jobs changed. We picked this complex for its location, but it turns out (after 5 long years) that that´s its only benefit. The place is PACKED with post-collegiate buffoons who party hearty all week and for 48 hours straight on weekends. If, heaven help you, you get an apartment overlooking one of the courtyards, as we have, and you´re not on the top floor (as we´re not), buy the best earplugs you can find. The walls are paper-thin, the internal features reflect the 30 year age of the complex, and the typical frat-boy/sorority girl neighbors are rude and obnoxious, noisy and inconsiderate. None of this would be a problem if the staff weren´t so incredibly unavailable and uninterested. They´re all about getting you in the door and ignoring you once you´re locked in. There are SO many other great places to live here -- find one, and avoid Park Newport!!
