Glad to leave
I lived at Park Newport for a year in a town house and I couldn't wait to leave. The parking was terrible, and I heard my neighbors fight every single night. I couldn't even take out the trash at night because raccoons would chase you out. If you got locked out, it was a hassle even getting them to let you in, I'd rather wait for my roommate to get home from work. Its overpriced, I would not live there again.

Not worth it
Don't bother!!! There a plenty of places to live in the Newport/OC area and there is no need to waist your time. The apartments are old, the management is not helpful, and they will kill you when you move out.

Horrible!
This place has deteriorated to the point that many residents who can't move away are instead moving from building to building trying to find a better, quieter, safer, cleaner, location within the complex. Good luck! Having read many of these posts it's a wonder that nothing has been done to better Park Newport from the owner billionaire Gerson Bakar, but then he is filthy rich so what does he care? It's horrible here! Just so loud, rude people, horrible parking, and the worse apartment management that I've ever seen. They require (a) person, (1) person to make 3 times the rent in order to qualify for an apartment, but there are NO restrictions on how many dead beat idiots that can move in to that apartment to help pay for it. They don't check because they don't care! I've got just 2 months to go on my lease and I'm packed to leave already.

Just tour the pool area on the weekend for an idea of who/what lives here. Roll by around 2am to see how many cop cars are here. Look at the cigarette trash on the property and expect many criters on your porch or in your apt!

Wouldn't wish this place on anyone-it's a joke and forget it if you have kids!
The noise is terrible, especially since everyone keeps their windows open all the time, I watched a security guard get beaten up and kicked in the face at the pool one Saturday where out of control young people hang out like it was mtv spring break every weekend...drinking, playing vulgar music very loudly, having chicken fights in the pool...i even watched a guy puke on himself while I was having a bbq with friends on a Sunday afternoon...also, getting your security deposit back is a joke. In fact, we signed a 3 month lease for my husband's summer internship and they knew we were only going to be there for that amount of time but when we didn't give them 30 days notice that we were moving out on the day our lease ended they charged us an extra month's rent. It's affordable for the area but so not worth it.

AWEFUL COMPLEX, MICE, RATS, ANTS, LOUD!!!!
I should have listened to my co-workers who told me that Park Newport was known for being white trash and horrible, but I figured it was Newport Beach so how bad could it be and the rent was cheap for the location (now I know why). I moved out within 2 months of moving here it was so bad. During that time I had rats, I had mice, and there were so many ants I probably killed so many brain cells with all of the chemicals used to kill them (only to get them back again!). There is no air conditioning so windows have to be open only to wake up at 2am every morning to other tenants being arrested for indecent exposure, dui's, people peeing on the sidewalk, fights, drunk people yelling, you name it! Unbelievable. Not to mention the property manager is pathetic, immature and does nothing. During the day there is maintenance constantly, so if you have kids who nap or if you work from home, STAY FAR AWAY!!! On the weekends, the pools are crowded with beer-guzzling morons with tattoos and beer guts who think smoking is still in. On that note, only 11% of Newport Beach residence smoke and about 90% of Park Newport tenants smoke if that gives you any insight to the type of tenants that reside here (except for the poor old people who I felt bad for because they just want some peace and quiet). Due to poor construction, the smoke comes through the porch door seals, the floors, windows etc. and your place will soon smell like garbage. I pests, water leeks, broken vanity pieces and mold in the 2 months I lived there. I truly cannot believe how aweful this place was, just DO NOT MOVE HERE!!!!

Place would be tolerable if the management were not rediculous. A bunch of of older women hitting menopause, absolutly rude. Things do not get fixed, hallways are always hot, too cheap to cool them. Nice location but over rated

Don't bother
We have lived here for almost 2 years and we can't wait for our lease to expire in October. I agree that the back bay is nice, and that the location is great. But this place stinks! The management I fully agree is horrible, and the service staff is a joke. If you have a problem with anything in your apartment, good luck! The parking is a nightmare, and most people here are just plain rude, obnoxious, and some just very odd and reclusive. The power in our building is always going out, and the elevator is a death trap waiting to happen. You can clearly hear your neighbors do everything! Yes...Everything! Goodbye Park Newport!!

Mixed Thoughts
Thought I would chime in. My wife and I have an Apt facing the opposite side of the bay/beach on the 1st floor; after almost a year, we've decided to move out b/c of a few reasons, listed below. Here are my thoughts: The Good: -View is awesome from the clubhouse, pool, etc. -Walls are pre-painted sand color, not just plain white; makes it look less cheap and old. Nice touch. -Pricing isn't bad for the area. -Proximity to fashion island and outdoor activity is great (backbay trail, beach, balboa) -New windows were added recently, nicer quality -New washing machines and dryers are in the laundry room -Fridge is included. -Shuttle- never used it, but i like the option of a free shuttle taking me on different field trips; Julian, Getty, etc. -Gym- pretty big w/ a large variety of free weights. Cardio room is nice. -BBQ's are nice by the pool. -Having a store/deli is cool; prices are pretty good. -Online payment system is good, not great. -Gas/Electric are billed by them; so you don't need to get a separate acct. That's nice. -Variety of teens to 70 year olds...(good or bad? i can't decide) The Bad: -Fire Alarm- it's streaky, there are weeks that it goes off 2 or 3 times at like 6:30am. No clue what's going on, but it's like a college dorm. -Walls- I agree they are thin; you can hear alot, most times too much...especially that athletic couple that seem to like the 3am time slot. It's not out of the norm i guess for Apt's in general. -Noise (general)- it's not too bad where we are at, but watch for the courtyard, it echos and some people don't realize adult beverages make your voice louder as you vocalize your cougar endeavors on the patio at 1:30am on a thurs over a cigarette can be heard by all. -Air- if you don't face the backbay, summers are hot, real hot! We were on the first floor, so there' shade, i'd imagine upstairs is super hot. No air flow. -Fixtures- stoves are electric. Microwaves are from '94 w/ no rotating table. The fan in the bathrooms are old school...vibrate like crazy and you know when your neighbors are going to the bathroom, b/c the fan comes on. -Parking is annoying. If you have guests, you need a parking pass and you can only get it for 1 day at a time. Really sucks if you are gone for a few days on a trip. It's virtually impossible for you to inquire/lobby for a multi-day pass, b/c the people at the booth have no clue what you are talking about and just turn you away. -Laundry- sometimes you have to jockey, but it's not that bad considering the alternatives of hand washing everything or taking it to a laundromat. In Apt would be better; but we knew this coming in. -Maintenance- I've only called 3 times; all were a disappointment. Our microwave broke, was replaced with an older one with rust, called again, they came painted over the rust..classy. this was a 3 week process. -MGMT- Great on move-in, but terrible on maintenance and move out. It's a diff staff for each. The bad outweighed the good for us and we decided on value. Newer places have in Apt W/D, garage, newer fixtures, newer facilities for that price; so we decided to move. Long and drawn out comments/thoughts, hopefully it helps someone make a decision.

Breath Taking Views
Park Newport is the best place I have ever lived my whole life. The Maintenance department is so friendly and attentive to any problem I might have. The back bay is so beautiful. If I could think of anything negative it would be they do not allow dogs. You never know maybe one day that will change. My courtyard looks great and is so quite because of the new windows they put in. The grounds are so nice and kept up. It is so convent to have everything right there on site. Hair salon, market, dry cleaners, business/tax office. I could go on and on but instead I will enjoy my life at Park Newport. I hope I never have to move. Thanks for listening hope you'll come see how amazing it really is.

MOLD!!!
I have not lived at Park Newport for 4 years now. I lived there for 2 when I was there. We loved it and thought it was beautiful. Great deal for your money right? WRONG. We began seeing black mold in our bedroom window. We mentioned it to maintenance/management. They came out and cleaned it with bleach and told us to clean in better. A couple weeks later we were getting really dizzy. My sister and her family came into town and stayed in our bedroom (we got the air mattress in the living room). They were all feeling dizzy too. We checked the window seal and there was a little black mold, so we cleaned it with bleach. Then we started noticing mold in the bathroom. Again we mentioned it to management. Again the same response. We needed to clean our walls/ceiling with bleach weekly. SERIOUSLY!?! Still we were getting dizzy. So for the next 4 months we slept in the living room because we were now having breathing problems. After 4 months we thought maybe it was our old mattress and that possibly it had molded. So we decided to buy a new bed and a new mattress. Before the mattress arrived we noticed mold in our closet. And then it happened. Our new bed arrived. The guys came in to set up the new bed and take down the old one. Please note our old bed had a high headboard. When they removed it, the wall was covered with mold and you could actually push the wall in because it was wet. We took pics and put a note in for maintenance. They came out and PAINTED OVER IT! We took the pics to management and after an hour long discussion they agreed to "look into it". 1 week later the mold came back (duh). We took more pics. Management finally decided to look into it. Turns out our entire wall was rotted. I am guessing a water line broke. So they offered to let us stay in another apartment for 2 weeks while they replaced the wall. We did not want to do that and asked for a new apartment. They showed us 2 other apartments. 1 had black mold in the window seal. The other had a note from maintenance that said, "Water pipe broke". We told them we wanted out of the place completely and we wanted them to give us our deposit back and pay for us to move. We ended up just getting our deposit back and we moved to another place. P.S. We had to throw away furniture, clothes, and anything that was against that wall (which was a lot). Park Newport simply wanted it covered up and offered no help. P.P.S The reason I am writing this post years later is because for the past 4 years we have both had lung problems in which we have had to take breathing treatments for.

Not for me!
I've read all of these post, and the few approval post posted here are actually amusing to me. First, this place has horrible management! The resident service staff is far too young, and usually rude, and the general manager couldn't care less about your complaints. The parking is beyond horrible, and many of the old residents are just complacent Zombies. The walls are paper thin, and you must keep the stoppers in the sink at night to keep the cockroaches from coming out of the pipes. It's hot as hell with no AC, and the elevators are just old and horrible! It might look good from the outside looking in, but living here really sucks.

A Fabulous place to live!
Maintenance is fast and trustworthy. The grounds are beautiful and well kept. Compared to similar housing, the rent is quite reasonable. Very safe, and people are friendly. Having a market on site is so convenient. Being close to the Back Bay is the bomb, especially if you kayak or bird watch.

I was shocked to read 32% for PNPT. Shows me I can't rely on Apt Ratings. I've lived here in a townhouse approx 11 years and I love it. Like "Anonymous", I have found them to be extremely RESPONSIVE TO ISSUES. LOCATION is great -- close to Fashion Isl and everything else I could possibly need/want. 2 BDRM TOWNHOUSE is great size (1250 sq ft) and has plenty of inside STORAGE space with some outside offered. I didn't find the lack of AC to be an issue and didn't find summers to be too hot. Fans are a must but sufficient when needed. Opening front door and back slider brought cool air right thru. GROUNDS are always kept in top condition. Xmas brings nice lighting. PRICE is high but it's Newport Beach ... that says it all. SOUND -- neighbors do get a bit noisy when they are enjoying the cool evenings on their patio, but that's "apt" living. Jets can be noisy. Townhouse doesn't have thin walls. UPKEEP -- they try hard to make it nice. New windows, sliders and paint made a big improvement, especially because these are older units but they don't feel so old. PARKING could stand improvement. There simply isn't enough to allow for parking close to your front door but it can be found. I would agree w/Anonymous about the guest parking permits. LAUNDRY: cards are a hassle, would prefer quarters, but plenty of laundry rooms. Machines are old and should be cheaper. SECURE ...I have always felt safe here. Sometimes I've forgotten to lock my door (not wise) but I've never had a problem. And when maintenance has to come in my absence, I never worry about problems. ACTIVITIES -- I love all of the activities offered ... movies, dinners, parties, BBQs, excursions are great and a chance to meet new friends. I will truly be sad to leave when the time comes.

Don't move here!
These places are so old and so overpriced. When I moved in I did not realize how trashy they were. They won't except packages and the walls are so thin you can hear everything. I moved out and they refused to give me back my refund even though I cleaned the apartment for an entire day. It was the worst place I ever lived.

Superb living.....
Park Newport is an enjoyable place to live. It has a special charm with all the magnificent views of ocean and back bay. Pools....gym... classes for exercise...tennis and much more including many programs for people who live here to participate. The staff is very helpful. The maintenance is 'johnny on the spot' and are always courteous and very helpful also...... The apartments are very spacious and they are always updating everything..and the grounds are kept immaculate. If one is unhappy here then it lies within them and they wouldn't be happy anywhere......

Obnoxiouis as hell, nice location
I'll preface this by saying I lived here 3 years ago for 6 mo. (winter). It was quiet, clean, safe and gorgeous. I'd have given it a 5 then. Now... holy hell, where do I begin. I'd give it a negative rating if I could. Its miserable if you like anything resembling peace and quiet in the building I'm at. Annoyingly loud, inconsiderate tenants (read: smoking / drinking / yelling out on their patio @ 3am 15 feet from my bedroom window), and lackluster staff response (read: complained 7 times on a neighbor - 7 TIMES!!! The neighbors seem to be there doing whatever they want whenever they want) and an overall "laissez faire" attitude. If you're 21 and don't really give a crap about much but yourself - this place has what you need... hot chicks, bros and plenty of sun. As I write this I'm reminded of other issues like: When I moved in they assigned me a spot that someone else may or mat not have had, but they never towed them or called me back about it... it took 2 weeks and 5 phone calls to get it resolved. The walls are thin - I can hear what my neighbors are saying in certain areas of the apt... Incl. bathroom... good times, I assure you. Different neighbors than previously mentioned like to get busy during the day with their windows open... loudly and regularly. Last time was Sunday afternoon. Classy! Different neighbors than the previous two had a beer-pong tourney (awesome) 'till midnight on a Sunday (total crap). The "new" dishwasher wasn't attached to anything in "remade" kitchen... it was also installed incorrectly after the "fix". The elevator is janky 1-5 times a month - occasionally it won't come all the way down to ground floor. Really handy when you're carrying groceries. Asbestos in the ceilings (admittedly sealed off), and lead paint outside (don't lick the curb). If you're any age and expect follow-up action from staff or reasonable activity from other tenants, look far, far, far away.

Mixed Review
I am just finishing up my 1 year lease at Park Newport and have mixed reviews about this place, there are both good and bad aspects of the community. First, the pros: The grounds are nice and are pretty much maintained at all times. There is occassional trash in the parking lots, lobbies and stairways, but that's the residents fault and picked up quickly by the staff. The new paint to the outside of the building and new windows that were installed are nice and add to the aesthetics of the building. Maintenance is quick to respond to any issues and fixes everything quickly. When my heater wasn't working (the heating system is kind of crappy that utilizes some antiquated cieling system) they came in and within a few days put in a new system in the living room, scraped all of the popcorn off of the cieling, retexturized and painted it. They even offered us a temporary furnished apt. in the interim. The leasing staff was really nice to us when we came to tour and during the lease signing process, as well as on move-in day. Andrea in the administrative offices is GREAT and has quickly helped us with any issues that we had, as much as she could. There are always lots of activites offered to get people in the complex to mingle, including movies in the courtyard and movie theatre and pizza nights. The gym is pretty decent considering its size and the pool area with bbq's is nice too. Security is quick to respond if you have noise issues with your neighbors at night. Now the cons: The apts. are OLD, and no matter what is done to the outside of the buildings, this is apparent in many different ways once inside an actual unit. My apt. faces a courtyard on the 4th floor and it is so HOT! When we first moved in we were told that there was no AC in the apts., but that it wasn't really necesarry because there was a constant ocean breeze that cooled everything down. NOT TRUE! Summer has been hell-I guess unless you are facing the ocean, you will not feel any breeze because it is blocked by buildings. Many of my neighbors have to keep their front doors propped open to get a breeze from the fan that blows in the hallyway--I think it's ------ that we are forced to do that to keep from suffocating or getting heat stroke in our apt., especially with the prices that are charged. The enclosed lobbies and hallways are nice for security and if it's raining, but otherwise they are old, dingy and very stuffy. The paint is so cheap that it constantly peels off everywhere and looks horrible, especially in the bathroom. If you need to go out during the weekend, don't plan on finding an outside "open" parking spot when you get back, especially during summer. There are so many visitor cars (you can tell because they either don't have the parking tag on, or have the temporary overnight tags) that you are forced to park far away. We finally got smart about it and would either just use our car that was parked in the parking garage during the weekend or switch that car to the oustide spot we were in--which is a total hassle. Laundry is a major chore- we had to go down a long hallway and then down 3 floors to do ours. The card system they utilize is convenient since you don't need to worry about coins, but the only place you can fill it up is the clubhouse or the business office, which is ridiculous, especially if you are in the laundy room, in the middle of washing--it's quite a trek to either of those spots. Why woudn't they put a machine in the laundry room?! The elderly women that work the front desk of the clubhouse are EXTREMELY RUDE! I have said hello to them on many occassions, only to be ignored, and don't ever expect a smile. One time I went in to ask a question, and the lady I went up to didn't bother to make eye contact with me and very rudely pointed to the guy next to her (inferring I should speak to him) without ever taking her eyes off of her computer. Those women need to be trained in customer service, or at least common courtesy! Like I said, we face a courtyard, so if you happen to get one of these apts., be prepared to hear your neighbors, their tv and phone conversations all of the time. And good luck moving in or out, the elevators are tiny! I really think this whole place needs to be torn down and re-built--slapping paint on and getting an "updated apt" which includes two-tone paint, nicer doors, counter tops and base boards, doesn't take away, or conceal, the fact that these apts. are old and in need of major reconstruction. It simply covers up the problems and doesn't fix them. Overall, it was nice to be in this area so close to the beach, but I am definitely glad that my lease is up and to be moving out into an apt. that is new!

People at Park Newport
I am amazed at how easy it is for people to write negative comments about this community. I have lived here for 2 years , bought a home then sold it and came back. I love it here. I have always been treated very well and the staff has always been top notch. I have referred several of my friends that arenow living here also. Hopefully people who are not unhappy with themselfs can find the time to write nice things. I took the time. :)

living and love
i loooove living at park newport.. i have been here a year and would have to say that it is a very, safe, fun and ideal community. everytime we have a problem: broken drawer, clogged disposal, etc., maintenance is there the very same day to fix it.. no charge. they also offer an endless amount of community events and activities..from Sunday pool parties with a band and a bartender.. bbq's...free rides to the OC fair, happy hour, etc.. they have free yoga classes and the like.. they are always trying to get us together.. i have never had a problem from noise.. maybe because i am in a townhouse, but it seems quiet for us..plus, i think for the price, we get more than what we pay for.. great place to live!

terrible management
I stopped by Park Newport to ask about available apartments and the lady at the desk was very rude. She told me that they speak to people by appointment only and that no one could speak to me today. She said that their schedule was booked all week so she wouldn t schedule us an appointment for another day. She nastily replied that I should just call sometime next week to set something up. I guess that I look like I am not their type of resident. The person was so snotty and acted like I was a big burden. If management is that difficult to potential residents, I imagine that getting them to do anything after I have already committed to move in would be a monumental task. Don t waste your time at this place.

I have been here a year.
I have been here a year. I think its ok, but not GREAT! One thing that this place has it the location, and the apt is a good size. PROS Right on the back bay. I love to go jogging outside and the back bay of NB is just right there. The pool area is really nice. You can BBQ and look at the back bay and its just really nice. Its spacious here, and I do feel the ocean breeze, but not ALL the time. They do a good job at responding to any issues I have. I love the location, its close to the bars, restaurant, fashion island. I really really enjoy the community center with the BBQ area and the VIEW! So nice! CONS It DOES get so hot in the summer. I really wish they have A/C in the apartment. I have to use my fan all the time during the summer. It IS ------ & gets uncomfortable at night. Its SUPER loud here. It helped a little with the new windows, but that means I would have to close my window....meaning it will get hot! So its like I get screwed either way. Loud or burn up!? One thing that really really turned me off was that there were RATS!!!! EEEEEK!! I was so shocked they had rats here. I had to buy a rat trap. I caught one that was HUGE outside my patio and I live on the 3rd floor. Those things climb walls like spider man! I know cause I saw it run up the wall when I walked out to my patio. The 2nd time I trapped one, it was inside. It was smaller, but still!! I called maintenance and they came out right that day or the next day. They had to change my patio screen door because the rat was biting holes through it. I was afraid to open the glass door, so I was hot for that time. The rats are gone now, but who knows when it will be back. There are tons of ants all the time. I dont know what the problem is. Yes, the apts here are old. I smell mildew or it smells like the sewer when I turn the water on from my sink. I think the pipes are old and it releases that odor. Yuck! Laundry does suck! Its convenient with the card, but the card machine to refill is way the hell out by the office area. I would have to walk all the way over there just to refill my card. And it closes at a certain time, if I'm doing my laundry when it closes, I'm screwed. I have to wait til the next day. One thing that is soo -------- is that, every guest have to get a parking pass. So I have to walk there each time to get one. Why cant they just give each resident a visitor parking pass. Its just soo inconvenient!!Or have the front people give it to the visitors when they are up there. Or allow the residence to call in. Its just so inconvenient.

Racist
As a resident of Park Newport I have to say this complex has some of the greatest racist issues since we had white and black bathrooms. Due to there complexion, riding of beach cruisers, and sitting in the hot tubs; is it right to ban the paying resident from the club house when all they have done is be generous when there have been previous problems with other guests. There haven't been any problems with this resident. Although he is discriminated against and having accusations that the individual is breaking in to peoples homes, stealing things, and does not work. For one thing its not the apartments place to accuse a good american citizen of not working when they are being paid every months full rent. Another resent occurrence was what happened to all the wonderful signs of events that use to be up all the time? Where did they go? Did they perhaps leave with the employ that created them? There was another racist action... I am saying this because as far as I am aware we live in a free country no one should be denied due to there color.... What happened to our good society? Just a warning to any one considering these apartments watch your back if you are not white as the snow! The parking is ridiculous the parking lot under the tennis court is barely used as the residents are having to park on the main street because each apartment is given ONE spot any extras cost additional money. Noise is relatively good. The residents do great although there is no consideration when its the people that work here. We are asked as residents to keep it down even during the day so could the people that work here keep it down too? Lets see they don't seem to care. The grounds are very attractive and well kept. The back bay is a very pretty and nice addition! I have to say I do enjoy and like how well kept the grounds are. Construction is excellent. Although if you do need a repair don't ask the apartment staff for assistance, just call the local carpenter if you have bad wiring. I would recommend Park Newport because its been very good for me.

A little noisy
I have lived here for 4 years; After the second year what I thought were party people coming home or going out turned out to be escort services operating out of parked cars and minivan taxis. Call every time you see something. I would recommend Park Newport to other people

Great place to live
I don't know what everyone else's problem is but I have really enjoyed living at PN. I have never had any issues with noise and I live on the ground floor. I got a remodeled 1 bedroom that is extremely nice...hardwood floors in the kitchen alone with granite countertops and all new appliances. I found the leasing and management people to be extremely friendly and helpful and have met a lot of nice people around the complex. I especially love the amenities (multiple pools, tennis courts, bball court, full gym, etc). I think the apartments that haven't been remodeled look a little old but if it's important to you, like it was to me, make sure you see remodeled apartments as well. I looked at a bunch of apartments and PN had the best price for what you're getting. I have a huge 1 bedroom (almost 800 sq feet) and pay 1565. I really love it here and never want to move!
