I'd do it again.
do people really expect a perfect place to live? i mean i know people in newport have some gnarly high demands but man, this is apartment living. my lease is almost up and i actually liked living here. yeah these apts have some age to them but they are pretty nicely kept. theyre in an awesome and safe location thats not near super busy, loud intersections or highways, and just a short drive to the beach. how many people can say they live right by PCH and the ocean? sure the alarms tend to go off at early hours, elevators sometimes go out, people are loud, but there is security/maintenance who take effort in keeping everything under control. some communities dont even have 24 hr security! maintenance does show up promptly when you report a problem. management was always nice whenever i spoke to them, and im young compared to a lot of the people in this complex. maybe if all the snoods didnt have sh*tty attitudes. you whiners need to get over yourselves and go live in a box on the street outside park newport where no one can bother you so you can understand the fact that it is a good place to live. theres always going to be little things going on that may bother you but you cant expect perfect. oh, this place is poppin on the weekends which can only mean a good thing. overall, park newport is a go! theres a few pools, clubhouse with gym, cardio room, 24 hr security, fast towing service (they do come right around 1 am!), assigned parking for one car, $50/month for an extra spot (which is good compared to other apartments), market, cleaners, hair salon. good amenities! and if anything ever happens, youve got cop shop right across the street. you cant believe everything you hear without experiencing it for youself.

Do NOT consider living here if you are seeking peace quiet good service
The buildings are OLD. No AC in the units. Swimming pools are nasty. Management is below ZERO! Elevators do not work and 7 people have been stuck in only one elevator over the past 3 days!!!!!!!! With the rent that this property charges..they are soooo cheap to replace the elevators.. There are no parking spots in the area-forcing you to drive between 30 mins to an hour, and your paid spot in the garage area is always taken by some drunk person on weekends, which 'courtesy patrol' people do NOTHING about!!!! On top of it all..forget about a good night sleep..thanks to all the drunk and out of control people screaming and throwing up til someone calls the security to shut them up!! Oh and it gets even better..at least once or twice a month, you are guaranteed to wake up finding someone screaming for help and asking to call 911 because they've been attacked! Hit and Runs are guaranteed as part of the lease.

ALL bad reviews are true, the management is horrible!
Before you rent a place or buy something, you always should check bad reviews. Bad reviews usually are true. Good reviews are all written by the sellers. I once wanted to buy one dress on the internet, I saw lots of good reviews except a few bad reviews. After I bought the dress, all bad reviews were true and the dress was not nice at all. This place has two very bad managers. They are cruel, cold and greedy. One is an old grave-ill looking lady, one is a large size tough lady. One old accountant lady is also very cruel. They all have bad heart and try to take away tenants deposits as much as possible. God knows how bad they are! Not recommend to live there!

Don't do it!
I have lived in Park Newport for almost 2 years now and am soooo ready to be out! Lived in a townhome for a year and that was bearable, but the apartment is AWFUL! Sooo old (dont wanna know how much mold I'm breathing in..), the laundry facilities suck, the elevators, hallways, and stairways are absolutely disgusting and its embarrassing to bring guests over, the parking is AWFUL and it's $50/mo for more than one spot, the fire alarm has gone off 5 times in the last week in my building (at 1030pm and 530am)...do you need more reasons to live elsewhere?

Run unless you like living at a Frat House
So far at Park Newport we've experienced vomit in the hallways, used condoms in the stairwell, our neighbor having sex on the balcony, and the fire alarm has been pulled about 5 times. Management doesn't care. I can't wait to get out of this place. But, this might be for you. If you don't mind dirt, sex, alcohol, and loud noises move on in :)

Great location
You can't beat the price or the location. I know a lot of people complain about noise or parking, but you are choosing to live at a large apartment community. I have lived at Park Newport for four years, every time I move I end up back. I love it, the pool and gym are much better than anything else around. The views are nice and we are right next to Fashion Island. You think the noise is bad here, trying living near the beach.

SOME UNITS ARE HAUNTED!
TRY TO RENT IT, BUT I WAS BITTEN BY FLEAS AND MITES IN ONE APARTMENT UNIT. I HAD TO QUICK. IT IS NOT CLEAN. IT ONLY LOOKS NICE OUTSIDE. IT IS VERY OLD COMPLEX, MANY PEOPLE HAS BEEN LIVING THERE SINCE 1960'. MANY PEOPLE DIED IN THEIR OWN UNIT IN THE COMPLEX WHEN THEY GOT OLD. I HAVE HEARD GHOSTS APPEAR IN SOME UNITS AT NIGHT. HORRIBLE PEOPLE ARE WORKING IN THE LEASING MANAGEMENT. THEY ARE MUCH SCARY AND MUCH WORSE THAN THE GHOSTS. ESPECIALLY THAT OLD LADY IN LEASING OFFICE. NOT SUGGESTED TO RENT IT. TUN AS FAST AS YOU CAN!

Horrible
This is a disgusting complex! Yeah whatever has a good location but the walls are so thin that you get no sleep. Literally every single night I wake up at 3-4 am. when my neighbor takes the stairs. I don't understand why people are so inconsiderate! I had out of town guests I felt so embarrassed. Yeah the community looks nice and has tennis courts, nice pool and all kinds of classes but it's only nice to use those and never live there! The management is horrible they never return your phone call and when you put in a service, god knows when they fix it.

Run as fast as you can!
A dirty place with mold, bugs, fleas in the apartment affect tenants' health. The greedy management only wants your money and doesn't care about tenants' health. Rent is also overpriced. Cheap and poor construction. The place only looks nice outside, not inside unit. Don't rent it.

Horrible management - fleas and mites in the unit! Run away!
Park Newport -is a nice apartment community which is close to beach. But the management including managers are rude, cruel and greedy. They don't take care each apartment very well. I met fleas and mites in the apartment while I tried to rent one unit. They bited me, I had to quick. The apartment is not clean. I made complaints, but they ignored my complaints. It was disgusting. Those low quality people working at pretty leasing office just like a chicken marry with an elephant, not match! Too sad!

There's a lot of apts here!
We have lived here for almost 2 years. It's true that the fire alarms go off for no reason and that's every annoying & dangerous because now everyone will ignore a real warning. And it's also true about the elevators breaking. However, the only noise that really bothers me is the sound of clanking high heels going down the outside stairwell. I work late and don't get up that early. Other then that... Maintenance is here whenever I call, I love the location, the hair salon and market on the premises is great and courtesy patrol & maintenance is always helpful. The pool is clean, babies are not allowed in it and the work out facilities & classes are fine. I've heard that they try and keep as much of your deposit as they can when you leave, so I'm prepared for that. Otherwise, we're pretty happy here.

I LOVE it here! WIsh I had moved in sooner!!!
Park NEwport is the nicest apartment I have ever lived. Its got a beautiful view of Back Bay and the ocean. Very well kept up gym--I use it twice a week and its nicer than the LA Fitness membership I used to pay way too much for. Pools are really nice and have panaramic view of the ocean. Get an apartment with a courtyard view---those are the quiestest. I really like how convenient the location is--very close to everything and very little traffic from the freeway to the units. I am very happy here and plan to stay. The office girls are nice to me.

Do NOT move here!!!
The worst place to live. Noise, trashy people, smokers, bad parking, no A/C, community laundry, nasty hallways, smells horrible, dirty and cheap, pathetic and embarrassing to bring guests over, especially when the elevators get jammed and the alarms are always going off and everything becomes pitch dark for no reason (happened 3 times in 4 months now). Can't wait to move....I could go on....

Absolutely Love It!
Getting ready to renew my lease for the second time. I can't imagine what all the complaining is about. Park Newport may have some flaws, but nothing like I have just read. Nevermind the picturesque environment I have been living in, but not a single time have I run into a problem with the Leasing/Administration/Club or Maintenance Staff. Actually, every time I have had an issue, suggestion, or anything, the staff has gone above and beyond to handle and/or take care of it/implement or research further. As for the noise levels people are talking about, sure there are nights when it does get a little loud, but that is what the Courtesy Patrol and onsite Security are for, and it's not as if it is constant and all night long. Park Newport has done some amazing things since the time I have moved in. They have upgraded all the windows and sliding glass doors of all the units, they are currently working on upgrading the interior lightighting and decor on the interior building hallways and soon they will be renovating the fantastic, onsite fitness center! I say, this is a wonderful property with a responsive staff. It's not just an apartment, it's a home with a community that you can become a part of.

I've been reading all the reviews, and can understand why some people might not be happy with the place. I've heard about the plumbing issues in some buildings yes. Having said that, you have problems at any location. My experience has been on the better side. The side of the complex that i live on is extremely quiet. The units are old true, but the rooms are much larger that at other complexes. Having said that, overall for me, it's been a good value for your dollar spent. Meaning, I could not find an equivalent unit for the same price anywhere in Newport. I can easily afford to pay more, but why. True, some staffers are unpleasant, but you get what you give in life. For the most part they have been great to me. I know other people they haven't been so great too. If you looking for value then this is a good place. If your a nitpicky person, then perhaps another location is for you. The community of people I know are of the highest quailty. A family practice doctor. A cardiologist, a tax accountant. I don't know where all these white trash people they are talking about are coming from. Most of those peole have been evicted. I think that at the end of the day, you as a prospective tennant, need to make your own decisions. My experience has been good, but that doesn't mean you will or will not like the place. Just take a look and see for yourself.

Been lucky I guess
Well, lots of bad reviews here, wow. My wife have lived here for 5 years, had 2 kids, and have loved our time here. There is no doubt you could get a bad apartment here though, some of the apartments have a small courtyard that just amplifies any sound that comes from neighbors. We had an end unit which was the best, partial view of the Back Bay without additional cost and very quiet. If you are considering a move here make sure to get a tour of the exact apartment that will be available. We loved the clubhouse, events, the pool overlooking the backbay (beautiful sunsets); it really is a good community where people are friendly and get to know each other. There is a market that makes awesome sandwiches and a very convenient and friendly dry cleaners. If you want to take a short walk you can skirt the cliff and enjoy the view of the Back Bay and Catalina. The rent is pretty reasonable as well, but the increases sucked. You basically get the deal on the move-in then they annihilate you on renewal. Cons: Old place, everything is electric, make sure to turn off your 1970 wall heaters that are on 24/7. You basically share your electricity bill with neighbors so who knows where the huge bill comes from monthly, it really is outrageous. I cant stress how much that part sucks to deal with each month. Parking can be bad at times and make sure to get a pass for your friends who stay over or they get towed. Oh last thing for CON, we left our car door open one time in all our years and it got robbed, some jerk has to be checking nightly. I do not recommend this apartment for friends moving in together, go down to the Peninsula so you can party your --- off without worry. If you're a small family or single professional it could be a great place, there are more and more families with kids here over the past 5 years and if you're single it's pretty much a jackpot. Great workout facilities, parties, and Sunday Funday has to be seen to be believed, a raging pool party. Anyway, long review and but we've been here 5 years so wanted to be thorough, moving out 1/2010.

You Get What You Pay For!
I moved here in May and I must say I was a bit aprhensive when they discounted my rent 350$ a month for the lease term. Thats what they do, they lure you in with cheap specials and the njack it way up after you're in. A couple thing you need to know before you lease here. Horrible unskilled maintenance, Bad customer service in the office, mold due to insufficient ventilation, Very very noisy, No air conditioning and it gets hot in these ovens, Laundry facility generally very far from apartment and they stink!!, Extremly difficult to move into do to small elevator and stairwell and elevator cannot be locked off, most apartments have lead paint in them, Time warner told me that I cannot have cable put in because the cable wires are so mixed up and that there is asbestos in the walls preventing them from legally drilling or cutting into them to install, Parkingsituation is bad, main pool is the only one heated and it is full of deliquent college students who are drinking and being obnoxious (careful with kids), Clubhouse is nice but crowded and gym is crowded to good luck getting a good work out, Ant ants ants ants....everywhere I've never seen so many and I live on the second floor, the smaller pools are not maintained well and are so dirty most of the time that you don't wanna even get in them, Oil based paint that has been painted over with water based paint causing paint to peel off and stick to everything..dishes clothes counters...you name it. If that isn't enough to steer you away then go for it! Why not just pay a bit more and get a place you're comfortable at.

This place sucks...
Really, really, really loud. Great if you like listening to techno to put yourself to sleep. Would live here if I was in college and worked as a waiter until midnight every night, but having to do the 9-5 with sh-ty neighbors SUCKS!!! Trying to break my lease...

WOW I hat Park Newport
I am looking over my review and some of the others here and I noticed the manager's names have been removed. Interesting. I think it is only fair that the names of these managers and apartment staff that are from helpful and lack the basics of customer service experience be available so people know who to avoid. This apartment complex has gone downhill from a year ago and until they bring in some new management that won't lie to you or at least be in the office enough I hope everyone continues to take heed to these reviews and stay away from this hell hole! Park Newport sucks!!!

PARK NEWPORT, a little bit of heaven if you HAVE to live in an apartment
Yes, it is hard to find parking. Duh, it's such a nice place that the people who live here LOVE to have friends over to enjoy the amenities! I owned my own home before, so little maintenance chores don't bother me. The grounds are beautiful and spacious. It is next to the Back Bay, so yes there are "creatures" (squirrels, opossums, raccoons, rabbits). I heard there were even some snakes and lizards sighted. If you don't like them, go live in some steel and concrete jungle. Crime is no worse that any other affluent area. Uh, thieves work where there is something to steal! The only thing that could make me happier to be here would be getting my rent cut in half! No chance of that happening!

A horrible place to live, very bad management
Park Newport Apartments have very nice location close to Newport Beach and Fashion Island. But it is teh worst place to live. Two managers,one old lady and one middle age large lady and one old lady accountant are all very bad people. They like to take advanteg of tenants. All tenants have very bad experiences with them.

Awful management- god help you if there is any issue
So, I took this place because of the location and cozy studio layout. I really liked it. The gym and community activities were great. Then, I finally had to deal with management. I realized what a mistake this place was. First of all, they switched from processing checks manually to processing them electronically during my third month there. My custom checks from Washington Mutual didn t read, so I got a notice saying my check bounced. I check with my bank and they have no record of it ever being deposited. I show them my statement indicating there was no bounced check, and I finally get them to remove the fees. This happens again. This time, they won t reverse anything. It cost me something like $85 in bogus charges. Now I have to pay by money order or cashiers check because I don t want it to keep happening. They offer no solution and admit this has happened to other residents. About a month later, I wake up to find two construction workers fixing one of the beams on my patio with a power saw and nail gun. I had no notice of this and it s 8am on a Saturday. I call the office and they say my patio is community property. Wonderful. There was a cat that came by my patio many nights, so I put cat food and water out for it, unsure if it was stray. I come home one day to a notice inside my apartment saying they d entered to check for cat . If you know anything about CA renters law, it s illegal for them to enter without notice, and even then only for certain reasons- none of which have to do with pet compliance. I call and raise hell at the office about this. Bad idea. For the rest of my lease term (4 more months) I get TWO annual smoke detector check , and THREE scheduled pest control check notices telling me they are entering my apartment with 24 hours notice. Obviously this is just to bother me. I call and talk to the actual property manager. She tells me to pay the lease break and leave if I don t like it. The funny part is that they were so desperate to keep residents, they offered to DISCOUNT my rent $50 at the end of my lease term even after all this if I renewed. I told them where to stick their renewal and have never been happier to leave an apartment.

moving out soon!
This place just keeps getting worse! The smell and moisture from the garbage bins are beginning to seep through the thin damaged walls to the stairs below. There are cigarette butts thrown everywhere, and employees are allowed to smoke as they drive around through the complex. There is always loud employees yelling Spanish at each other first thing in the morning. The elevator is so dangerous I rarely use it unless I must. Dogs are now being allowed in the apartments and the staff pretends it doesn't know. You can hear them barking!! Hello!! The management could care less about ANY problems you might have! The crime here is escalating too! Stay away!

I wouldn't if I were you . . .
I have had great experiences with every apartment community I've lived in until this one. On multiple occasions, water has begun coming up the drain of my bathroom sink, then flowing over the side flooding the carpet. I learned from maintenance this water was "used" and coming from the apartment above me. In a separate incident, water began coming up through the carpet in one area of my apartment. Incredibly, the maintenance team spent well over two months on this problem without fixing it. They kept pulling up the carpet, drying it out with a big fan, and then putting it back, only to have the water seep up through the carpet again the next day. The place looked and smelled awful the whole time. It took numerous calls to the head of maintenance and the property manager of the complex to even get them to notice my unresolved problem. In the process of finally fixing the problem, the maintenance crew ruined multiple pairs of shoes by spilling paint or caulk on them and destroyed other personal property. Amazingly, management has refused to replace these items or provide any other compensation for this ridiculous ordeal. As I don't have time to enumerate all of the many severe problems with this complex, I will just mention one other: in addition to the crime others have noted on this site, security is unable and/or uninterested in dealing with the numerous car break-ins that occur at Park Newport. Numerous cars that I'm aware of, including my own while it was parked in a Park Newport garage, have been broken into (specifically, they've their windows have been smashed). Can't wait for my lease to end.
