Older but spacious apartments on well maintained park like location next to Back Bay. Nice walkable paths throughout the complex. Minutes from Fashion Island and restaurants. Beautiful heated pool and wonderful clubhouse with gym overlooking Back Bay. Pet friendly.

A wonderful place to live — peaceful and well maintained. The community is clean, quiet, and beautifully landscaped with a lovely view of the bay. Staff is inattentive and unwilling to help or make the community better. My car was stolen from my spot and absolutely no help whatsoever, even with police requests. They do not care about their community. All for $$$, sad honestly being in an amazing area. Greystar continues to ruin communities

The staff cares nothing about you. They don't provide adequate security, and you cannot reach maintenance by phone for anything - even in an emergency, you're out of luck! And you have to leave a message. The administrative office will lie to you and nobody that works here takes any pride in their job for this property. (only Craig!) They have no respect for the tenants. You're an inconvenience to them . They let the low life's steal cars, amazon orders, bikes- steal anything of value they want off the property and then claim they have no cameras because they don't want to process it through their insurance. And that's a lie! There are cameras. It has gotten so out of control. Nothing is safe including you. And the place is falling apart and nobody cares. It feels very unsafe and they don't do anything about dangerous dogs. Pitbulls are on the breed list that aren't allowed and when you ask Allison in the office she plays stupid. She doesnt care! Don't bother her with it. She "doesnt recall if they are allowed or not" And that pisses me off. That was included in my lease when I signed it and one of the things I appreciated! It was not a figment of my imagination. Being lied to my face is the worst thing you could do to me. This is the example of the disrespect that they have for the tenants. Any problem you have is basically your problem! Their only decent when you are ready to sign a lease. Otherwise you're screwed, you mean nothing, and whatever property you have or something of value that gets stolen is your problem! And they do absolutely nothing to help you. Its upsetting. Oh and if you get bit by the crazy pitbull- and I mean insane, ready to kill, tries to bite bicycles, kids on the bicycles, their, tires, you name it! A pole, a gate, he wants to destroy and kill anything that he possibly can! If youre bit, then that's your problem too. Jump all the time and don't get me started on the security of which there is none unless you call the skinny guy who wanders around here at night security. You can call if you’d like, but there needs to be some quick updates with professionalism and care and if not, I’ll be looking. I just don’t know where to move to at this time. i’m a neighborhood Watch person and I know a lot of neighbors here who are my neighbors and friends. So far, no one will recommend gray star you wanna know why please call.

My partner and I very much enjoy the Park Newport experience. What follows is why we love living here. Park Newport includes a vast array of amenities: additional underground parking, storage lockers, gyms with hot and dry saunas, programs, movies, pools, a mini market including a deli with a decent large menu, a hair salon, cleaners, activities, muffins, juices and ice cream on some weekends, food trucks, pet stations, many trash areas, toilets in every parking structure, wildlife encounters. The views of the bay and sunsets are spectacular. There are trails for walking and biking. All of the above is enjoyed in cooler beach weather and the best part of it all is it is affordable. We adore our life here; we have nicknamed our deck the "jetty". We believe maintenance is outstanding and the logistics and work involved in keeping the areas updated, clean and safe are commendable. There are good reasons why there are many tenants who have been here for years and years. I say with confidence and pride that we feel like we are on vacation every day at a great affordable resort. We hope to become one of your long-term tenants too.

Barking dogs here make me crazy.
I have lived in Park Newport for 2 1/2 years. I have repeatedly complained about that dog above me who lives right smack in the middle of our building and has a shrill loud annoying constant bark. I have taken videos and recordings of the dog barking to Agent Services so they will know just how annoying it is. They do not care. It is a shame that my building is expensive because of the view of the back bay, and we are all miserable because of this dog. Don’t live here. It’s not worth it.

After three calls for service to a toilet, on the third call a plumber was finally called to fix the problem. This is a recurring issue, monthy clogs for the past three years, and we have asked for the toilet to be replaced. No replacement.

Maintenance people are polite. Office people make no effort in being nice. Who is the manager? Why are neighbors allowed to store all kinds of junk, boxes, racks, bikes, surfboards, beach chairs, towels in public places? I have to pay for a cage unit to put my junk away from sight. Not cheap buy makes me wonder why I habe to and many more don't. Also we have 1 security guard for 1300 units. You think that adequate? Been asking for years to please keep our area lawn properly taken care of. Gardeners have no say and nobody ever takes care of it. I've spend my own money in top soil, seed, sprays for bugs etc. What's the deal?

It was outstanding from September 1989, when I moved in, until January 2024, when Greystar took over management----since then it has been tremendously disappointing, for which reason the majority of my long-time friends and neighbors have moved out or are planning to move out. I'd be happy to discuss, constructively, my opinions and recommendations with somebody in management who has authority to iisten and implement change----not just a lower level clerical employee.

Great other than the maintenance crew. I had a order out for maintenance and was told that the order was complete and was closed. The order was still not fulfilled and completed. Not super happy but everything else here is great

Great staff, amenities and location. I feel very safe here. Neighbors are nice and welcoming. It is pet friendly. Lots of events to bring the community together. Anytime I have a maintenance issue it is quickly resolved.

On campus staff great. Never see people who discontinued all amenities. Thank you to maintenance man who changed out my shreiking smoke alarm just before quitting time. Arrived within ten minutes. Disgusted with renting to refuges who are destroying property, riding bikes through lobby, out the door, down hallways, no courtesy whatsoever.

Great location but under the flight path of the airport. Lots of people flaunting the rules and smoking. There is a constant non-smoker vs smoker war. Calling security on smokers at all hours of the day. Verbal altercations. It’s a non smoking building but the new group of renters from Eastern Europe and Russia don’t care as smoking is culturally a right over there.

It’s been one of the worst experience I ever had, I honestly wouldn’t recommend to a friend at all. The staff is very awful, there is people sleeping in the garage inside the car drunk, peeing outside of their cars, a lot of noise from new neighbors, people smoking, the staff can’t do anything about it, they just call you to pay rent and that’s it. Unfortunately not worth for the money I’m paying. Cockroaches on the sauna, the apartment forniture is old so there is always something to fix it. It’s sad but it’s just been not the best experience for me at all since I moved in. People stealing delivery packages… it’s just sad.

I have not had a great experience here and would not recommend moving in here - the staff do not respect us, basic needs are not met. When multiple residents request them, the parking situation has become absolutely nonsense and no guest can even come in without filling out a huge questionnaire, which does not even increase safety. it just prevents guests from wanting to visit and then if a guest does come, they have to park in a dangerous underground lot where the guest of mine recently had her car completely vandalized in there and Park Newport did nothing to help at all

You don’t want to hear what I have to say. It used to be such a nicer place to live, can’t recommend now. The owners seem incredibly greedy and no longer have pride of ownership in their property like they used to. The move to Greystar to manage the property has been disastrous. Every ding tenant is upset and frustrated. Sadly, management doesn’t seem to care. They must want people to leave so they can raise rents.

Thin wall. Management office very slow and not efficient response from email. Steam room strong ordor smell and many issues happened when I just moved in! And I still have to pay all the fully rent!! Offer some caring by not charging at least 2 weeks rent for me would BE FAIR TO ME!!!!

It has been ok. A couple weirdo neighbors, like medication weirdos. We enjoy the proximity to everything. We live, work and school in a 4 mile radius. So it's easy yo love. I would cautiously recommend Park Newport Apts.

There's always construction going on and they raise the rent over $100 every year, no matter how long you live here. There seems to be no ceiling to it. It doesn't make sense to me, but I guess they don't like long term tenants and want a high turnover rate. You wouldn't think they would not like finding new tenants and refurbishing apartments all the time, but that seems to be what they prefer - since their rent hikes seem designed to force long term tenants out, eventually.

Overall very happy living here. You can’t beat the location and the manicured grounds and beauty of the sunsets here at Park Newport. It’s quiet here and relaxing. The inside buildings, halls, lobbies and elevators are cleaned daily. Trash is always removed from dumpsters and no orders noticed. Laundry room is cleaned daily and repairs made quickly. Delivery of packages are never a problem. The market is very convenient. Clubhouse and pools/gyms and more! Resident for 3years.
