Park Newport is not a safe place for women I lived at Park Newport for only 10 months because I was forced to move just to feel safe. If you don't want to read this entire review - take this away at the very least: if you are a single woman, DO NOT MOVE HERE. After only 4 months of living at Park Newport, I noticed pieces of garbage were being placed on my car windshield in the garage overnight. After a week of this, I received a strangely written, vulgar, threatening note on my car. I immediately called the management office and scheduled a meeting with them. I assumed there would be camera footage that would enable us to identify that idiot who left the disturbing note. I met with the assistant manager, Yvette, for over an hour. During that time, she informed me there were no cameras and it's their policy not to install them. I couldn't believe it. During the time I was in her office, she never once mentioned (or hinted) there were other notes written that week. I met with the police after speaking with Yvette and that's when I found out there were multiple notes written to other women in my building that very same week - ALL of them single women. He left notes on their apartment doors and threatened to break in. I was rattled. I went back in to Park Newport offices and had my first of many conversations (arguments) with Mark Rogers, the General Manager of the complex. He told me they would not install cameras because he "valued the privacy of his residents." I was baffled that he was more concerned about 'privacy' in a public area of the complex than the safety of his residents. I pressed hard and explained that I no longer felt safe in my own home - they wouldn't budge. NO CAMERAS. They agreed to send out a letter warning (to the people in my building only) and moved my parking spot in the garage. A few months went by, the garbage started again and finally this disgusting letter was put on my car windshield. The Newport Police department were no help at all. They said the apartment complex needed to do more to protect their tenants. Park Newport, in turn, just wanted to pass the buck to the police and do nothing to find out who this person is. Meanwhile, I'm carrying a taser every time I leave my apartment. Mark Rogers said he was unable to obtain authorization to install cameras in the complex. I could not get a camera to work in my car overnight so I literally BEGGED him to install at least ONE camera pointed right at my car- it was the only way we can find out who it is. He was unable to get approval from his superior. I asked for that persons number, which he gave to me, and that woman (Alisha Fransisco) did not even have enough courtesy to return my call at all. So I had absolutely no choice but to move from my apartment. Park Newport was helpful with one thing - me moving out. They let me out of my lease 2 months early (like they really had a choice with this under the circumstances) and returned my deposit early so I could use it to secure another apartment. Bottom line: they know they have a psycho living at their property and they are unwilling to do anything to find out who he is because they want to bear no responsibility. I strongly discourage anyone (especially single women) from moving into this complex.

I had water intrusion from the unit above my unit resulting from their hot water heater leaking. I reported it to maintenance for over a month and they still did nothing to dry out my unit until black mold became visible on my ceiling. When they finally had someone maintenance come to remediate, they made the problem worse by not not properly setting up a containment area, which caused all of my belongings to be contaminated with the dangerous mycotoxins!! They refused to pay for me to stay in a hotel and insisted that I stay on the property, which made my health worsen. Long story short, they told me it was safe to move back in without testing to make sure it was safe and when I paid to have an independent test done, the results showed extremely high levels of toxic molds and fungi. Management refused to hire a professional remediation company because they said their maintenance guy "took a class" and knew how to do it. Their disregard for my health was inexcusable!! After reading the many reviews on this site, as well as other online sites, shows that they have been aware for many years that they have a water leak issue and they refuse to make the necessary repairs to properly fix it. It is not worth risking your health to live here. Please contact me if you have experienced the same issues.

I do not know how they get the Newport permits cause is a big fraud good luck living healthy there Maintenance supervisor ----------------------------- with no class verbally abusive rude with everyone coworkers and workers intimidate and throwing in everyone else face faults witch he suppose to be responsible for not fit for the position at all no class no education looks like more a position for him as a janitor or landscape that will fit his character As well the new special projects --------------------------------- this one ---------------------- both of them they match perfectly ------------------------------------ maintenance office manager they are running a scam with ------------ and Associates reporting huge savings and not spending anything on remodeling they are more concern on them annual bonuses telling everyone the more we save the more bigger bonuses we get -------- with out shame mentioned all this yelling ------------------------- with my money .... $$$ Hopefully this one will get someone attention from ------------ to let them have it good cause is all true

Management has no morals. It is like talking to dead wood. Move me out for a week for repairs. Mail my rent in on time and the charge me a late charge. I know it was mailed on the 29th of Aug since i left town for the Holiday, they stated they received on the 7th of September. I said no problem show me the Envelope. They do not keep it for proof of delivery. So beware they can charge you $50 anytime just by saying your rent is late. Corrupt people.

I've been a resident for over two years. I moved here after a divorce and departed from a very beautiful large home 30 miles away. I consider myself to have very high standards. Park Newport was the only complex that met my needs. I required a small yard, washer and dryer, 3 bedrooms and at the very minimum, CLEAN. I knew I had to take a step back because of my divorce and although I needed to, I did not like it. However, I was fortunate to get the best townhouse with the back bay view. We have friends who are literally millionaires and opt to come to our home vs theirs because of the AMAZING sunset view from our yard. You can enjoy these same views from many vantage points including the main pool and clubhouse. I utilize their world-class gym 5 times a week. I am in the health & fitness industry and appreciate their equipment - it's always operational. Most facilities have problems maintaining their machines. My needs have ALWAYS been met and/or exceeded by maintenance & management. I recall one issue I had that was handled FAR AND ABOVE the call of duty. I was impressed to say the least.... owning multiple businesses myself I appreciated their customer service. Mark Rogers & Nancy ROCK!! Period. I've seen some reviews here that do not appear accurate and quite frankly are ridiculous. What you see in the tour is what you get here. Park Newport doesn't show one thing then offer another AFTER you move in. NO smoke and mirrors. The apartments are clean and function well. If you want the latest decor then go where there is no view, inadequate maintenance, untrained staff at all levels and far away from the hub of Newport Beach. You're centrally located to PCH, Fashion Island, quality schools and many shopping centers that provide everything you need. The way I see it, if you're rude to the staff often enough, human beings can only tolerate so much abuse. I suspect the "rotten eggs" here had poor attitudes and received reciprocoll responses. You will NOT find better amenities and generous floor-plans in 92660 for less money. You'll have to go inland (if you're lucky). I looked for 3 months and trust me, I viewed every place all the way up to rental homes in the $5000 a month range. Tour the park (it's call Park Newport for a reason). This place is huge and its park like setting is amazing for taking safe strolls day or night around the complex while enjoying a 6PM sunset. It's home for me and will be for a while. Thank you Park Newport for making my time here exceptional.

Having trouble understanding these poor reviews. Must be planted by other leasing companies. Park Newport has been absolutely wonderful to live in. Incredible clubhouse facility and amenities. Quiet apartments with nice balconies. Great gym, pool and several tennis courts. Right on the Newport Backbay so an easy escape to go running and biking! Couldn't imagine living anywhere else in the Newport/Irvine/CDM area.

Rude and inconsiderate admin and management staff that won't listen to you. The management office is the worst. These ladies need some lessons in people skills and actually caring about what residents have to say. My husband and I find the demeanor of the whole office condescending and unprofessional. To their credit, I'm sure they deal with a lot of pissed off residents on a daily basis. Rent cost just goes up and up and up ever since we started living here. They will gouge you with a rent increase EVERY TIME YOU RE-NEW YOUR LEASE. They do it because they can get away with it. They know most residents will just pay the increase in order to avoid the hassle of moving again. WE WOULD NOT HAVE MOVED HERE IF WE KNEW HOW MUCH OF AN INCREASE WE WOULD END UP PAYING. I was initially impressed by the amenities offered but the amenities are only there to cover up what a dump this place is! Leasing agents do a real good job of making you feel like it's an upscale complex. It really is not. After living here for about a month you'll begin encountering many problems. These apartments are old. When maintenance comes out to fix something they usually just put a band-aid over the problem instead of properly fixing it. Gardening crews scheduled to come in with weed whackers and leaf blowers at 8am. WHAAAT?? who comes up with this crazy --- schedule? I don't want to start out my morning listening to that. Do it when most people are at work after 9. With such a big complex there is constant construction going on all over the place/things breaking all the time. They actually made us sign a document stating that we would not opt out of our lease if inconvenienced by construction. We occasionally get nagging warning letters slipped under our door. My mother left a towel to dry on our balcony and we got a letter for it the next day. That is ridiculous. These apartments are WAY overpriced and management is a joke... I could go on and on about things but I think you get the point. AVOID.

The management is ethically and morally corrupt. They are serving their own agenda with complete disregard to residents. Their solution to residents complaints is to shamely post fake positive reviews. The only fix is replacing this corrupt management.

There are some decent rentals in Newport Beach where you can enjoy good quality of life, responsive management and good neighbors. This is NOT one of those rentals. Find something that you would not regret your decision.

The complex is ill managed. This is not a safe place to live. I keep running into drunk people in the elevator. No shirt, bare feet, beer belly, wasted and swearing. This is a common theme either in the building or the club house. The police is frequently here. The complex staff keeps writing positive reviews about their propoerty to hide the poor living standards here!. You will see some of the real residents flagging their many reviews where a manager gives his own property five stars! Before you commit your family for long term lease, do some digging.

Very strange reading the bad reviews. The staff is always nice to me. Always very professional. ----------- has never been anything but nice to me anytime ive had to deal with him. I think some of the people who write these bad reviews had some sort of experience either bouncing a check or not paying their rent on time and in turn do not get their way so they vent on here because of this. A low down shame if you ask me. This complex is the nicest place in NB. I highly recommend.

I'm coming up on my first full year at Park Newport and figured I'd leave a review. I religiously checked reviews for all the apartments in the Fashion Island area before choosing Park Newport a year ago, so I wanted to do my part and share my experience. Had I just gone by the reviews I read last year, I would have never moved here. It has a really low overall rating and some pretty terrible reviews. Some of my coworkers have lived here before and gave it great reviews, so I put it back on my consideration list and was blown away by the amenities and beautiful landscaping when I toured it a year ago. I'm really glad I signed my lease here and have had a really positive experience so far. However, I can totally see what some tenants who give bad reviews are talking about with their experiences, so here is my list of what to expect with Park Newport: - By far the biggest draw here that you cannot find at ANY of the neighboring apartment communities is the amenities. There are 6 (7?) pools, tons of tennis courts, bbqs, market/cafe on site, full gym with a separate weight room, a racquet ball court, and aerobics room, fitness classes for free, an amazing clubhouse, summer pool parties with food, and a gorgeous walking trail all surrounding the complex. The amenities was a huge part of why I agreed to live here. For the price you pay in rent, you really do get a lot out of the amenities if you plan to use them. If you don't, then I can totally see why you'd think this place is not worth the money, because it is a fairly old complex (1970s) and there are some cons (will discuss these separately.) - Great unit layouts. I live in a studio and I have not seen anything like it in my OC apartment search, online or in person. It's extremely spacious and laid out very well. I toured both one bedroom plans and they also had great floor plans with lots of storage. The newer properties I looked at had boring and predictable floor plans. - Maintenance is very quick to respond to service requests IF ignoring the request wastes money. For example, they were super quick to fix my leaky faucet. However, there were some cosmetic items that needed to be done right when I moved in and they dragged their feet for that. I had to follow up with them over 5 times to get it done. So I can definitely understand people's frustration with maintenance. - Every building has its own washers and dryers. There is usually 1-2 machines that are broken, but for the most part, I've always found one available for me to use when I go to do laundry. To do laundry, you pay a couple bucks for a card that you load money on to. Each wash and dry load is $1.25 per load. - Parking for tenants is alright. One tenant per unit gets an assigned space in your building garage. I don't have any issues using my space since I have a compact car, but if you've got an SUV or bigger car, it will be tight. Guest parking is on the surface and is generally plentiful, except on holidays and sometimes on weekend nights. I learned the hard way on 4th of July last year not to have my guests expect any parking after 11am that day. Overnight guest parking is permitted, but you need to get a pass for them at the clubhouse. - The appliances in the units are dated, but totally usable. The studios have the worst deal with the stoves. It's basically a dorm sized oven/stove. But I am an avid cook and have managed to make everything I want with it, so no real complaints here. If you're the type that cares how your appliances look, then unfortunately this isn't the place for you. They're all white/beige and dated. - The lobbies, elevators, and hallways are SUPER dated. Holy crap. I can't believe they haven't updated the carpet since the 70s. If they have, they did a terrible job because it is hideous. This would be my main criticism of this complex. When you're bringing guests over for the first time, they get a great impression as they drive in, but when they enter the lobby and use the questionable elevators and see the hallway leading to your unit, you can see the side-eyeing they do as they take it all in. It's just completely unappealing and needs to be majorly re-done. Once you get in the units though, they are totally nice. I hope the lobby/hallways updates are in their planned capital expenditures for the near future, because there's no excuse to have them look this bad. - I'm not sure if this is an issue with my unit specifically, or with all the studios, but my hot water in the shower doesn't last more than 10 minutes. I'm assuming this is because of the small water heater in the studio units. This isn't a huge deal to me because I take quick showers, but I can totally see how it would be a big deal to someone who values long showers. So just something to keep in mind if you're considering a studio here. - I love the Park Newport market/cafe. I've had to run down there for things so many times. And they have a full kitchen with a great menu. This is such a nice thing to have on site. If I forget a grocery item or just need dinner in a flash when I don't feel like cooking, I have that option thanks to the market/cafe. - The tenant mix is really interesting here. You've got your young professionals and young couples, your families who live on the edges of the complex in the townhomes, and a bunch of retirees scattered around the complex. I really like the diversity in age here. My apartment is located on a floor that has mostly young professionals/retirees, so I don't have any noise complaints. However, if I did live next to loud people, I could totally see where that would affect my quality of life, as the walls are fairly thin. - Speaking of noise, this place is located in a direct fly path for SNA airport. I have worked next to the airport for years so I've learned to tune out this noise and it doesn't bother me one bit. Some of my guests have commented on it, however, so I know it can be a nuisance for some people. Keep that in mind when considering this place. If that's not something you can tune out, don't live here. I find that with the doors/windows closed, you can barely here it, as the windows/doors are new and do a great job at blocking the sound. But when they're open, it is very loud. Be aware. - The two things that stick out to guests when I bring them here is the amazing grounds/amenities and the awesome unit layout. This definitely sets Park Newport apart from any other apartment complex I've ever visited in OC. I'm constantly being told that the apartment itself is really unique and the grounds are absolutely amazing. I was a big fan of the Irvine Company apartments before living here, but all their complexes look the same. Nothing stands out. Here, it's a much more enriching surrounding with better unit layouts that everyone notices. So aside from a couple cons, there's a lot of GREAT things to say about this apartment complex. If you're considering moving here, you really need to decide what is important to you. If having upgraded kitchen appliances is your thing, Park Newport is not your home. If you only want to live somewhere that's new construction, this isn't the place for you. But if you don't mind the dated appliances, hallways, lobbies, and elevators, the unit layouts and amazing amenities make this place totally worth the premium in rent. Consider what you'd pay for a gym membership, and then eliminate that monthly expense, because the gym here is totally stocked. It has 3 ergs! I've never seen an apartment gym with an erg. If you like tennis, then you don't have to pay for a club membership, because there are plenty of really nice courts to use. So the rent becomes really worth it. Hopefully this review helps you make the right decision for your tastes/needs :)

Do not move to Park Newport. The staff is very confrontational, aggressive, unprofessional, and rude. The staff lies and talks over you when you speak. I was also threatened. Mark Rodgers, the manager, is particulalry the worst. Totally ridiculous. Nobody shold be treated in this manner, especially a loyal tenat of 7 years. Uncalled for. Dont give them your money. Many other places around that have a nice and friendly staff and are happy to have your business.

The worse place to lease. Be very careful moving here, mice inside my apartment. They don't care about anyone on this place, The worse managment team ever. They increased the rent 10%. It's not worth it. This place is old, you cannot leave anything in your car, people smoking marihuana all over. Kids are noisy, I couldn't sleep. bugs all over. Be very careful moving here. It's not worth it. Washer and dryer are always broken. You cannot leave anything unattended. Worse place to live.

I have lived here for almost 2 years now. If I could describe Park Newport in just one sentence: "Lipstick on a pig" The ONLY redeeming quality about this place is the landscaping. When I first moved in, I thought I was moving into a highly luxurious apartment community. Oh boy was I wrong... Ok so before I begin, there is a management technique called the "compliment sandwich". I say one good thing about Park Newport, then get to the meat of the situation wherein I discuss "problem areas", then close with another good thing. Good thing about Park Newport: I have not been eaten by a Tyrannosaurs Rex dinosaur. Nor have I seen one in the immediate area. So as far as man-eating dinosaurs go, Park Newport is a shining example of where to live if you don't want to get eaten alive by a Tyrannosaurus Rex. Now for the "areas that could improve": 1. Management is incompetent. As the old saying goes, the right hand doesn't know what the left hand is doing. You think with all the money we're paying here (and believe me, at Park Newport you're going to pay a premium to live here) management and various other offices could work together to make life a little easier for everyone. They will nickel and dime you for EVERYTHING. Need a new parking pass because you lost your old one? They'll charge you for that too. 2. Price: This place is over-valued for what it offers. Once your lease ends, if you wish to go month-to-month, that's alright with the leasing office.....provided that you pay an extra $200-$300 per month. Seriously, when my lease ended they offered month-to-month at $300 more per month. Not only that, but if you're lucky and they allow you to renew your lease "at the same rate", you're only given 30 days. If you're one day late, the unfair upper management takes no pity upon you, even if you have a plausible reason as to why you're late in accepting their offer. Too bad, sucker, you're screwed! 3. Noise. This place is a frat house on most weekends. Good luck getting any sleep as the neighbors party into the wee hours of the night. If you're lucky, you might not step on the human throwup in the elevator that one party goer might leave. If you take a look at a map, you will notice that Park Newport is directly downwind from John Wayne airport. How convenient, right? Well....yes and no. "Yes" if you travel a lot and want a 5 minute trip to the airport, "no" if you value your hearing. The super duper rich people in Newport (the guys with the 20 million dollar homes to the south of Park Newport) apparently decided that the airplanes flying over their mansions while taking off was a "lowered quality of life" and as such pulled a few political strings. Now guess where the airplanes fly directly over when taking off from John Wayne Airport? You guessed it! Park Newport is DIRECTLY in the flight path of airplanes that are taking off from the airport. I know several people here who live in different buildings.....and they all say the airplane noise is a HUGE nuisance. I myself have to put my t.v. on "pause" when an airplane flies over as I cannot hear my t.v. over the noise. The planes start at 7am sharp every morning, and sometimes don't stop until 10pm. Every now and then, you get a jet taking off at 2-3am. The pilots are supposed to fly really high when taking off from John Wayne.....but at least 1/4 of them disregard the rules. I reached out to John Wayne several times to complain about the noise and was basically told "you're screwed, Plebeian." The leasing agents might say something to the effect of "you might hear a little noise from the airplanes....but it's nothing much". If you hear those words, RUN the opposite way. Seriously, if I wanted to live under the flight path of a major airport, I'd move to Lennox or Los Angeles and pay $1500/mo. less in rent. 4. Washing machines: Good luck finding a working washing machine. They're CONSTANTLY broke. Out of a bank of 6-7 of them, only 1 was working. This is what I would consider a "good day for laundry" as usually ALL of the machines are broke. 5. Parking is a nightmare, and the spaces are so close together in the underground parking lot.....if you drive a big car (bigger than say a go-kart) you'd better be prepared to back up in case someone is coming in the opposite direction. But, space is at a premium at Park Newport and whoever designed this place sure as hell made sure they could squeeze every last shekel out of every last inch. 6. Racoons. Not a big problem in the wintertime (as far as I can tell), but in the spring and summer, just make sure you close your sliding glass door. I fell asleep on my couch one night and a raccoon had entered into my apartment by opening the screen door. 7. Overall condition of the apartments. This place is starting to show its age. From the 1970's carpets in the hallways to the half-assed putting together of the apartments whenever an old tenant moves out. 8. Time Warner. This is THE worst company ever. Period. The cable goes out constantly, they over charge for their rates (seriously, watch your bill, Time Warner over charges) and if you call "customer service" you get "Bob" from India (first name is definitely not "Bob"). Time Warner also has a monopoly on cable t.v. in this area. Unless you have a satellite dish....you're screwed. No Verizon FIOS, not AT&T, nobody. 9. Speed Traps. Newport Beach Police set up speed traps on Jamboree (as you're going south on Jamboree) to further tax the local populace to put more money in the Mayor's coffers (and presumably bribe the airport officials to move the flight path of the planes away from the super-duper rich people). There is one younger cop (mid 20's) who cowers on his motorcycle in the drive way right before Park Newport. He points he radar gun at oncoming traffic in this classic speed trap. I have not been pulled over myself, but I have seen MANY Park Newport residents get caught up in this tax trap by the city of Newport Beach. 10. Theft. I had my bicycle stolen after chaining it to the bike rack in the parking lot. Several of my neighbors have complained as well. Just kinda sorta gives you an idea of... 11. Maintenance is slow and laggy. Literally, the response time and them following up are atrocious. 12. Elevators are old and broken and "shake violently" when going up, hallways have a "musty" smell to them. Ok, now I realize I'm coming off as a grumpy person, and I'm not. I'm in my late 30's and am generally easy going. I get along well with my neighbors and vice versa. Any one of the above "issues" by itself would not cause me to write the review I wrote today. But the above mentioned issues are an ON-GOING problem that has caused me to look for a new place to live. In short, Park Newport is not worth the huge rates their charging for rent. They sucker you in with the great landscaping and community pools/etc....but at the end of the day, the quality of life sucks. Ok, now I need to say something nice about Park Newport to finish my "compliment sandwich"..... Nice things...nice things....nice things..... Aha! I have NOT been attacked by a Great White Shark while living at Park Newport Apartments. In fact, I have not seen a single Great White Shark in this entire area! So in conclusion, if you're looking to live in an apartment community that is over-priced for what it's worth, and is free from Tyrannosaurus Rex dinosaurs and man-eating Great White Sharks.....Park Newport is the place for you! (I have heard that management spends a good portion of our rent money on the crack team of Dinosaur and Great White Shark exterminators. Seriously, if you see one of these fine professionals on the ground of Park Newport, stop and say "thank you" for the great job they're doing of keeping Park Newport safe from man-eating sharks and dinosaurs! Honestly, there are many other apartment communities just down the street. You can get 10x more for a lot less you pay in monthly rent. Search around before you try Park Newport.

I have lived here for a year and I'm on my way out. It's amazing to me the level of horrible customer service the Administration Office and the Leasing Office has. There are so many shady things going on behind closed doors. The elevators are old and busted and they have well enough money to replace them just don't want to spend the money. The buildings are old and have a musty old smell to them. When you get to the Leasing office it appears pretty and invited just once you sign the lease that's when the horror begins. They only care about their commission not the residents, the parking is god awful. The maintenance department is great, they are very professional and helpful, they have worked their butts off for low pay and bad attitudes from management. The old manager was very harsh and nasty but at least the place was held together. And when you go in for your lease renewal they try and gouge you. But don't let that scare you. If you are the Assistant Property Manager best friend you can you in and talk to her and get no increase. But if you aren't she will tell you that she will contact the corporate office (but she wont call anyone) and call you back and say they can't do anything for you. With the young girls in the Administration Office they allow them to have attitudes and treat residents with disrespect. Also, don't think you will be able to park here without getting your car broken into and the security guards are college kids with no experience and wont do anything for you unfortunately. Great place to live (NOT)!!! Don't ever think about moving here with the bed bugs that have living here for years and they can't get rid of them!

Living in Park Newport Apartments is overrated. The staff is HORRIFIC. They are in no way there to help you but just nickle and dime. The move out process was the absolute worst. They have a 'referral fee' if you refer anyone and never paid mine out...$1,000!!! All of the sudden, my move out fees ironically came to $1,000... dishonest, unprofessional and uncaring. I feel bad for the next person that moves in. When things break (elevators, heater, etc) it takes them up to a week to get them fixed. The elevators break down quite a bit. I've never in my life had a complaint about an apartment until Park Newport.

I had a very negative move out experience at Park Newport. I was asked to pay an additional amount ($250 ) to cover October rent even though I moved out September 29. An administrative office staff member specifically told me that if I turned in my keys, parking tag, and access card by the end of the month, I would be considered completely moved out at that time and thus not responsible for any further rent payments. My final bill, however, reflected rent due for October 1-6. I contacted the administrative office: they said I was told wrong but had to pay anyway. I contacted the apartment complex manager: he said he understood my frustration and would get back to me the next day. Several days later, I have not been contacted. I am disappointed that the management expects a resident to take responsibility for their own staff member's mistake. I would not have moved out early had I known.

I moved here Feb. 2012 and my experience here has been horrible. The Administration and Property Managers care only about themselves and not the residents. The Administration apparently is self serving to there own interests I feel bad for the owner and residents because the customer service is like K MART with a PRETEND NORDSTORMS ATTITUDE, ID be better off renting in the geto at least you get what you pay for and with cash you wont get discriminated against.

The area and overall location is nice....but these apartments are starting to show their age, and it's very apparent that the company only is concerned about putting bodies in apartments and collecting rent. My apartment was "put together" in a half-assed mannerism.....electrical socket plates were put upside-down, closet doors installed crooked, it's a mess. There are a few weird things about each of these apartments.....for instance, in your kitchen, you get several drawers that are less than 1" deep. Same goes for the master bathroom. You can't fit anything in there. The fridge that comes with some units is very small, and there are very few compartments there. As with all aging and decrepit properties in the LA/OC area, walls are paper thin. The carpets in the lobbies are old, stale and smell very bad. The parking spaces are meant for motorcycles and driving even a "normal" sized car proves to be very challenging. In case I wasn't clear: The parking lot in the buildings is VERY small. It's very clear that whoever designed these apartments had only profits in mind.....with as little space as you get, it makes for a lowered quality of life. Other than that.....people here seem nice, you do get stereotypical "Newport Beach attitude" and I find it amusing....I....I'm sorry, I didn't know people driving entry level 3 series BMW's were considered "rich". Management is somewhat useless.....if you want maintenance, you have to go over to their office and file a complaint. Very inconvenient. Leasing office is ok. After 1am, the parking lot attendants strap on their brown shirts, boots and arm bands and the ---- Parking Patrol begins, with their sole intention of sending your car to the local scam towing company concentration camp. Parking is a nightmare in this place. The apartments do NOT have air conditioning and it's murder here in the summertime. Be prepared to shell out for an $700-$900 in window a/c unit as it's unbearably hot....you can't even go to sleep it gets so hot and humid. Then again, if whomever designed these apartments would have included an a/c unit, it would have lowered the profit margin for the company that owns Park Newport....and we all know, profits > people. All in all.....great place for a 20 year old trust fund kiddie who is only looking to party, or for 60-80 year old people. If you're a small business owner, or exec....I don't know....I'm sure there are much better places in NB for only a few hundred to $1k/mo. more in rent. I wish I had taken the time to scope out this place prior to signing the lease.....would have definitely shelled out the extra $1k/mo. and moved over to the apartments that over-look Fashion Island. Probably a little higher quality of life.

Stay away from Park Newport because it is being overrun by dogs. Dog Poop in stairways, barking, large dogs lunging at people in elevators, etc. It WAS a great place to live until dogs invaded big time! I am not renewing--even after renewing for 9 years!

I have lived here for 4 1/2 years, and I am soo happy to be getting the hell out of here. Yes the unit is old and tiny and super hot in the summer, but the reason why I HATE this place the most is the management. Every time you go to talk to them they are rude and shake their head no before you even ask a question. They charged me $115 for electric two months ago and they still haven't refunded me. It took maintenance a month and a half to even come out and re-read the meter. (utilities are done through park newport). Don't even bother moving here. The elevators smell like someone took a dump in them. You can't go out on your patio without getting peeled paint all over you. The only upside it the location (THAT IS IT).

I was planning a relocation from Hawaii to California and inquired with Park Newport to learn more about their community and townhomes. I spoke with Adrian, a leasing agent, on several occasions and can't say enough about his level of professionalism and the genuine thought and care he provided throughout the experience. Not only did he answer several questions via long emails and phone calls, but he also took the time to personally take photos of the interior and exterior of the unit that I was interested in. It is very difficult to lease something sight unseen, but after working with Adrian I felt very comfortable. Although I ended up choosing to live in Aliso Viejo for personal reasons, I would highly recommend working with Adrian and considering Park Newport in your search for a new home. Absolutely outstanding customer service!

I had a horrible experience here with administration as did several other tenants I spoke with. The location is great but the units are older and the leasing and administration only care about having warm bodies in the units, once they get you to sign they could care less about you or your experience. I had several laundry washers break down during my wash which was another pain. Its very unfortunate the owner could care less about customer service, I will say aside from admin and leasing agents the grounds keepers and maintenence are hard workers and pleasant , they keep the place running.
