I expressed an interest in transferring to another unit in a quieter section, and I was told I would have to pay a $750 fee to transfer. I was willing to pay a lot more money for another apartment and was told I still had to pay the fee. I’ve lived here for seven years. There is no loyalty here.

I have really been very happy living at Park Newport. I am one of the fortunate tenants who has a fenced in patio but my patio was recently torn up because of water damage in the garage and everything has been replaced except a new fence has not been replaced. I have been without a fence since May 21 which is frustrating. I have been in contact with Kim twice in maintenance but still no fence.

It’s not what it used to be. Clubhouse over run. Not safe like it used to be. Park neighborhood not the same. Kids run unchecked. Numerous families in single dwellings. Parking over run as a result of extra tenants. Just eroding the former great living experience.

It's been good . Getting maintenance to come in on time is a problem. They delay and you need to follow up. Plus even if you call them, you'll be at the end of the calling queue. Apart from that, the community is good .

New management is less than stellar. Had a lot of back and forth and issues with our lease and resign credits. Major problems with CONservice and their utility bill that we ultimately had to solve ourselves because the office was unhelpful/complacent. They tried to tell us that they were billing us for an address that does not exist. Maintenance team is great and the grounds are well kept. Community is a bit on the noisy side early in the AM but that’s not a huge issue. Front office needs to stick the their word in order to retain residents. Too much run around.

Unfortunately, since the change of management it is no longer a great place to rent. No one answer on the phone or return calls, not handling maintenance orders well. Electric bill doubled itself. The apartment itself has mold, plumbing problems downstream at the main pipe that affect our apartment but seems like management takes it lightly because no actions to solve it had been taken.

Do not get responses to multiple messages to administration office. The electricity bill rose tremendously after February. Tried to get answers, no satisfactory answer ever came about. Though some notifications were sent about some of the changes , they lacked in detail and had surprises and could not reach adminstration office for clarifiction.

This apartment complex seems great and it is in a fabulous location but they Nickle and dime you for everything and it is not safe. Vandalism and crime is ever present and there is hardly any security. I genuinely don’t feel safe walking around alone. They seem to have many amenities but they’re always closed or under construction. Overall, knowing what I know now- I wouldn’t have moved in.

I have lived herec32 years. Mother passed and I stayed because I feel safe here. Am aware dynamics are changing .which is scaring me. Use t I feel like family setting. Now we have children out of control. I must say James from security is amazing. Geerson and yevett are wonderful. cis very helpful. Craig Allison and Nancy at club are above and beyond in how they help. Maintenance has always been very good to Me.

Very bad management
Review for Greystar Management I have lived in this apartment complex for 3 years, and the recent transition of ownership to Greystar has been nothing short of a nightmare. Maintenance Issues: Since Greystar took over, the maintenance service has been abysmal. I filed multiple maintenance requests before leaving the apartment, none of which were ever fulfilled. Despite this, I received emails falsely claiming that the issues had been resolved. Trying to get in touch with them is a futile effort; they never pick up the phone. When you go in person, they are evasive and condescending, clearly trying to avoid any meaningful conversation. Deposit and Rent Issues: Be prepared to kiss your deposit goodbye. Greystar deducted my entire deposit and even part of the rent that was supposed to be returned. They classify any minor wear and tear as major damage to justify their deductions, essentially stealing your money. After my second email, they even stopped responding and just sent a link to accept the heavily reduced payment. Scam Tactics: They are running a scam by advertising offers for new residents (which you can see online), only to break even by charging current tenants on their deposits. In summary, Greystar has proven to be unhelpful, unresponsive, and dishonest. I would strongly advise against renting from them.

The only thing is that many people have large utility bills, but we don’t have them yet and I really hope this doesn’t affect us.

Park Newport is a very pleasant community to live in, quiet, safe, friendly, with wonderful facilities. It is generally child- and pet-friendly. The grounds are beautifully cared for. Both interiors and exteriors are maintained very well. Having lived here for many years, I have only good things to say.

I am not happy as a resident. the management is disorganized and there is a lack of support for any concerns/issues. the electricity bill since the new management has taken over is over the roof and no one can explain why. it was a great place to live till greystar took over. I am most definitely not going to recommend anyone to move here at this point.

It is a great place to live. It has a safe neighborhood, friendly staff, and amazing amenities. I have lived here for almost ten years and have enjoyed it every single day. If you are looking for a nice place to live, check Park Newport out.

Terrible Place to Live
The new management company, Greystar, is absolutely horrible. Do not recommend under any circumstances. Looking forward to leaving. Their goal seems to be making new rules that are ridiculous and inconvenient. This used to be a great place to live. Greystar is repulsive.

My apartment was burglarized a few times when I lived there at the end of a years lease I received a letter that they would not renew my lease I asked mark Rogers what the reason was and he said we don’t have to tell you why we are not going to renew it. Total jerk. Of course they let some druggies live there

I moved here in June 2020, and had a great experience from the moment I called to schedule a tour. Saji, my leasing representative, was very kind and helpful and fortunately was able to schedule me in for a tour on the same day I called. I love the layout of the studios because they have a little nook area for the beds, which makes it feel cozy. My specific location has a view of the courtyard and is near the main streets, which are a little noisy, but Saji had made sure to mention this on the tour, which I actually like the sound of the streets, because it feels like white noise in the background. I've seen some complaints about the bathroom fans being too loud. They are fairly loud, which I actually like, so it offers more privacy if you have guests over (especially in a studio!). I work remotely and worked outside the clubhouse during the summer, and the staff was always very courteous and friendly. The tables outside the clubhouse are perfect for working because the area is covered so you can see your screen but still enjoy the benefits of being outside, which some parts of the balcony even overlooking the Back Bay. When I had to schedule a maintenance visit because my kitchen stove light went out, it was super easy to schedule that through the online portal, and it was handled quickly. I have no complaints. Even my neighbors have all been super friendly. I was greeted by a woman down the hall that helped get me acquainted with where the trash shoot was, and other tips for navigating the complex. Also, when I started using my parking spot, the car next to mine was parking a little close to my spot, so I left the person a friendly note saying hello, that I just moved in, and I needed just a bit more room please :). He wrote me a note back apologizing for squishing me and said welcome to the complex! I also love that I can simply walk down the hill to run the Back Bay. Park Newport is also right near Fashion Island, Balboa Island, Whole Foods, a nearby Ralphs, and the 73 freeways. Such a great location!

I lived in Park Newport complex for more than 2 years. I chose Park Newport 2 years ago mainly because of its location (close to Newport Center, Back Bay). My experience in PN is awful. 1) Lack of professionalism and work ethics of the leasing consultant Sajida Khan (she lies about the noise disturbance due to the proximity of the John Wayne airport by saying no flights after 10pm (there are flights after midnight), she lies that AC is not needed because of the proximity to the ocean (from May to October, the temperature of the apartment with windows open is around 80F even more). She managed to screw up twice about the keys (gave me twice the wrong keys), I lost 3 hours for that. 2) Poor sound isolation of the walls, windows and ceiling: you can hear all the details of the intimate life of your neighbours. If your apartment gives on the street, you will hear all the loud music of cars during the nights. 3) Safety concerns: community is not gated. It is not infrequent to see random peoples and cars during the night. The safety consists in one guy waiving at the entrance 4) No AC 5) No inhouse Washer-dryer: you need to cross the parking lot to have so 6) Lack of professionalism of the management team: they left wide open my apartment after an inspection visit. 7) Weak ventilation fan in the bathroom -> mildews 8) They will put a lot of hidden fees to take your whole deposit and make you pay extra

It's pathetic. I've never seen a community so poorly run. If you have a problem - good luck to you. It's like trying to beat a dead horse to get anything done. I have emailed and phoned the general manager. I've never received a response. When I signed the original lease, I was given a move in date. At the last minute, I was informed that the tenant had not moved out. I had to find a hotel during peak season for 5 days as I had given up my housing. Later I was told that the tenant had moved out but it was not yet ready for move in. I mistakenly assumed they were going to clean it. Upon my move in, the balcony was covered in cob webs and filth. The stove elements smelled when I turned them on because they were dirty. Mold under the sink. At the time, I was convinced the apartment had not even been painted because it was so poorly done. Paint continues to peel off in sheets which isn't surprising since there is no prep work involved. They just slap another coat over all the other coats that have ever been applied. It has been easier sometimes just to give up. Management couldn't care less. There is no pride here. To add insult to injury, I received a rental increase.

If you're a woman you should avoid this place. Do you like to receive creepy threatening letters on your car? Do you like homeless people living on the roof? Do you like being overcharged in rent and utilities? Do you like strange men walking into your home to check on something they claim is necessary? Do you like black mold and cockroaches? Living in a house, your utilities and mortgage are much less than they gouge you for here. A single person should not be paying $170 in electricity. I personally pay less than $75 if I leave all of my lights on now at all hours living elsewhere. I have personally witnessed neighbors' vehicles after being broken into and damaged, a man who tried to climb up a balcony to break in, and have experienced theft of my property from their own staff. Management couldn't care less and only thought of themselves.

Been here for 3.5 years and this place has gone down hill so much I'm looking to move this summer. Management and the front desk staff can be quite rude and seem totally disengaged unless you are looking to become a new resident. The parking situation is horrendous. The saunas only work every now and then (and when they do, the temp only goes up to 120.) "Security" consists of a guy sitting in a booth waving at everybody as people drive in to steal motorcycles, make the women feel unsafe and break into mailboxes. The ventilation system in the hallways of my building seems like it's never ever been cleaned. There is no AC in the units and you aren't allowed to have a window AC. The washer and dryer system we have doesn't work- You can go into my laundry room at any moment and see someone freaking out because the machine won't work and their clothes end up stuck. Long story short, do yourself a favor and move somewhere else.

The Park Newport is a beautiful place in a great location, stunning views and big choice of units. However, it's amusing how the current management could screw up such a perfect place! We live in a unit facing the natural bay reserve. Would could be better, right? It would feel just perfect if not two irritating things: 1) too stinky hallway 2) too loud bathroom fans. First, about the smells. Our particular hallway has no ventilation whatsoever, and the management allows tenants to smoke and litter on stairwells. There are cigarette butts that were not picked up in several days (and probably will never be,) which also create unpleasant smell, not mentioning it's gross. The apartment doors have gaps, so the hallways smells drift inside the apartments. The easy fix would be to create a small opening to the outside to let some breeze in. That is how it was when we signed the lease 3 months ago: the stairwell door facing the bay used to be propped open, and fresh air naturally took care of all smells. However, because of some silly reason, the administration recently ordered to keep these doors completely shut, so now we have to smell all the odors from smoking, cooking, trash, etc. drifting into our apartment. Had we known how it is going to become, we would not move in here, despite the wonderful location, cozy apartment, and gorgeous views. Second, about exhaust fans. They are simply too old, too dusty, and, as a result, too loud. I assume, the current administration never thought about cleaning or replacing them. To sum up, we love almost everything about our apartment. We are happy with location, with the apartment itself, with maintenance. However, the administration is awful. They managed to screw up the best place in Newport Beach! We would love to stay here if the current management was fired and replaced with people who think and care.
