New management doesnāt have personnel contact with residents like the pervious management did. However the maintenance team, cleaning team and vendors are wonderful and pleasant. They take wonderful care of the complex. We do however miss the old management style that was more hands on and showed they cared about the residents. We do love living here

When Greystar took over the property management, they sneakily took out water/sewages/gas fees out of monthly rent! That made my monthly rent some $100 higher! Floor and walls are so thin that I can tell where my neighbors are walking around. No advance technology has been applied to entry security system and requires a physical key, which ends up residents keep a lobby door open with a trash can. This increases risks for strangers to come into our building.

When I first moved to Park Newport it was a value and reasonably priced. I now pay more than many people annual salary for rent at nearly $40k. The gym is ancient and needs a Complete overhaul. There are maybe 10 lockers that work in the menās room. The sauna and steam room and restrooms are dated at about 1980 if not earlier.

Park Newport is excellent! Staff and management are very responsive. The location is wonderful. Fellow residents are top-notch. It goes without saying that the location is wonderful. I highly recommend.

Since I have moved in I have really enjoyed the location and the grounds to walk my dog. I have had several issues with the apartment that I have turned into maintenance, which some have been resolved and some have not. Joey in maintenance is great and the last maintenance person was great as well. The admin office and the issue with parking are less desirable. I could not get in and out of my car with the size of my car and dog and it seems it doesnāt matter. Also I have a rental car while my car is being worked on and I am to register it in guest parking each time I come in and out. I would recommend the community as of now because of the location and the maintenance team seems helpful, yet seems things could be improved.

It sucks, the management company is pathetically cheap, they make up new monthly charges for 'trash by the pound' and normal daily cleaning crews. They try to poison residents by cheaply VARNISHING the wood inside the dry saunas (which heat to 130+ degrees and emit toxic fumes), then just sand the surface when they realized they are liable for toxic exposure and they refuse to have any type of overnight security that deters criminals from just rolling in to an unprotected community. It has been about a year since the last homicide here, so they've got that going for them.

Great location, and well maintained community with lots of amenities. Malie, the leasing agent, was very friendly and helpful. Iām very impressed with the fast response of my first service request which happened to be on a Sunday.

Nothing was done. They just cleared the ticket. No email. No phone call. I donāt know if they listened to me and changed the safety setting on the sauna or if theyāre just sick of hearing from me so now thereās strategy is just to completely ignore me. The sauna doesnāt work. Walk in there right now. No oneās in it. Everyone used to use this on it every night. Now itās a ghost town. You are advertising an amenity that is not in reasonable working order. That is illegal. The amenities that you advertise should be in a reasonable working order. When a tenant walks in and turns the dial to turn on the sauna and the sauna does not turn on, that is not reasonable working order. When I have to go get a staff member to restart the safety setting every time I want to use the sauna, that is not reasonably working order. Gray star has the position that they are not responsible to upkeep the facility because the fitness center is getting remodeled in October.. Thatās four months from now. Why are you not responsible for upkeep and making sure that the facilities are reasonably working in the interim. There are things in that locker room that havenāt worked for a year. Youāre not allowed to do that. Iām starting to look into like Better Business Bureau and like places where I can report this. Iāve made several complaints. Iām being ignored. The sauna doesnāt work. It requires a staff member with special knowledge to turn it on almost every time.

Great community with amazing views and the best of the amenities you can ask for. Things are changing and at time unnecessarily ever since new management Greystar has taken over. Guest parking is getting more complicated as so many parkings are taken away now. Also our amenities need more care so they consistently serve the residents. Insulation is not the best at PN apartments and noisey neighbors are annoying at times specially when the admin doesn't follow up with them. We have great people as neighbors overall. Also not so happy that my rent goes up 9% each year and almost catching up with market price now specially considering the fact that some new tenants are having much less increase in theirs. Maintenance has always been fast and efficient.

I do like living at Park Newport. I have made some amazing friends but I have to mention that if I realized the impact in my life of living in a residence where pets are allowed, I may have continued my search for a new home.

Good community Areas kf improvement- 1. need to upgrade flooring from carpet to hard floor 2. In house Washer dryer 3. reduce the rent compared to peers 4. improve patio 5. improve staircase and elevator since those are very old

Dog urine on the elevator floor often is disgusting. Having to breathe in the chemical air fresheners management installed in the lobbies while waiting for the elevator is unhealthy. I also donāt use the gym because of having to breathe in the chemicals from the air fresheners. People who have asthma or other respiratory issues already have a difficult time breathing and donāt need to breathe in those air freshener chemicals. Dogs off leashes is an issue.

Everything is greatāI love the location and the unit layout, and the large patio area is a big plus. The only thing that would make it perfect is a designated off-leash dog area for dogs to run and play freely. Otherwise, so far Iām enjoying the community

Just moved in. After signing lease, the communication was poor and I've had to figure out tons of things on my own. Like how to make a maintenance request, where is laundry...still don't know how to pay rent. Hopefully these things improve, because the community itself is very safe, very quiet, quite lovely, loads of fun activities and ammenities, and seems a nice place to live. Maintenance fairly responsive too.

I've been here for 15 years this time. Have come and gone several times since 1989. If things don't improve, I may not renew my lease. A friend of mine was treated so badly trying to lease a townhouse that she went to Irvine Company and was approved within 24 hours and moved there. She preferred to be at PN and had lived here before for many years. I would not recommend PN again, after raving about it for many years.

Solid community. Grounds are clean, well-kept. Neighbors are polite and respectful, lots of families. Amenities are strong. Apartments are older than others in the area, but the green spaces and view of the bay make it worth it.

Rude Staff
Just went in to pay rent and found out it jumped from around $2,550 to $2,800āapparently because I didnāt sign the lease renewal, even though I was under the impression I had. Frustrating, but what made it worse was how I was treated. The front desk staff, particularly one woman who looks super sweet, was anything but. Loud, rude, and condescending. I wouldnāt even be writing this if someone had just been kind or helpful, but the attitude was completely unnecessary. It honestly felt like they didnāt care about helping tenants at all. I hope management considers putting more professional and respectful people at the frontāor at least training staff to communicate without being so abrasive. The property is nice, but the experience with the leasing office leaves a bad taste.

A 1970s-esque apartment complex in a great location with rents that are less onerous than pretty much everything else in the vicinity. Well run. Tennis courts, a nice clubhouse and a nice gym. Hard working, friendly, reliable staff.

Doesnāt seem like they care about residents, nothing gets done. Overall itās a decent spot but how itās ran isnāt good. Itās taken months for a work order to be processed, they moved my parking bf spot multiple times, nothing is organized and half the staff doesnāt know what to do. I think itās the new management that took over, itās just not working.

Great community. Itās very old though. The carpets are awful color and the base boards are super old. We still have white refrigerators. And ceilings are still popcorn ceilings and walls are thin. It could use some updating. But love the location.

Since Greystar took over, cost went up by approx 9% EVERY YEAR and bills added to the base rent. The appliances are OLD and rusty and they canāt replace them. Overall outdated units rented for the āmarket priceā despite thereās no AC, amenities under renovation. the units are old and lately thereās a feeling if unsafe all over the residents.
