Unsafe
Homeless people sleeping in the apartment building staircase at night. There have been plenty of times I have seen individuals sleeping on or near stairways. Something has to be done about the security of the buildings.

Still waiting!
We moved in the beginning of November 2022. We were told that the gym was being renovated and that it would be finished by the second week of December. I asked again in December and they said it will be done before Christmas. I took pictures today 2/19/23 of gym and looked exactly the same as when we moved in. NO CHANGE AT ALL! I am very DISAPPOINTED that there has been NO PROGRESSION!!! We are paying for this amenity and unable to use it. Not HAPPY AT ALL!

They value your MONEY not you
IMT Dayton Station Business's motto is "That's not my job". They will sign you up with a lease QUICK but will do little for the comfort and safety of the residents. They have a different subcompanies for just about every service. If you are having neighbors and their guests banging on your door at 3 am on a weeknight, they will say " a 3rd party security company deals with that", If the snow plowing is done very poorly and limits the spaces you can drive SAFELY they will say "we have a 3rd party company for winter weater". Mind you, these 3rd-party companies are hard or impossible to communicate your concerns to. IMT's "gyms" have been CLOSED for over a year now and they have done nothing to compensate for less amenities offered. I do not recommend IMT Dayton station to anyone, I feel like a dollar sign here and not a valued human being.

Maintenance request
Bernie has been very efficient and respectful of our home when entering and fixing our appliances. He has replaced old appliances with new ones, given the wear and tear, ASAP. We thank him very much for his hard-work and immediate responsiveness.

Terrible and unsafe
This place has just been a nightmare in almost every aspect. Starting with amenities, they’re all under construction, which is fine except there is no end date in sight and we have been paying for them for over a year. The other tenants are just inconsiderate. Expect chop shops on site, broken down cars in the lots, trash everywhere, children screaming in the streets. There is a common door and hallway since all the buildings are 3 story walk ups. Expect homeless to camp in these hallways since management refuses to put locks on them or cameras. Garages and cars are constantly broken into so renters insurance is either expensive or they just won’t cover you because it’s a high crime area. The security team they contracted never responds or just tells you to call Aurora PD. The police never come because they’re understaffed and frankly don’t care. The maintenance employees are nice but the tracking system is so bad that nothing is ever fixed in timely manner. I’ve been submitting repair requests since I moved in because all of the apartments are so cheaply made and the requests are often ignored or unresolved. If you have other apartment options use those because this place is not worth a dime.

I have had nothing but good experiences here at IMT Dayton Station. Everything in my apartment works well including the A/C. When I had an issue with my water heater they came out same day to fix it. They offer various amenities which are nothing super luxurious but are nice and well kept. I've been very pleased with this complex and feel like it's reasonably priced for what you get, especially in this market.

The moving process was excellent. My leasing agent (Eddie Razo) Was beyond excellence at it best. He went out his way to make sure I get what I wanted even tho it was last minute. My new Home was top notch perfect love the attach garage, very spacious was paying the same amount at my last resident without a garage and less sq, ft. IMT At Dayton station is a highly recommended place to leave I would say and the staffs are beyond excellent. Even when my lease agent was off on some days they will follow up on his behalf to make sure that I am aware that he’s not in the office today if I need anything else they are here also to help. I love it. Thank you Eddie and rest of the staff at IMT at Dayton station.

I'm currently in my second lease and will resign for a third year. What's not to love about this place? It's a few minute walk from the light rail, our complex has plenty of parking, the amenities are well maintained, and I can tell the representatives in the leasing office care about us. I want to especially highlight Kyle and Eddie. They do everything they can to ensure we're taken care of. On the maintenance team, we hope Tony always gets assigned to our issues - he showed up within hours of our call and we truly can't say enough wonderful things about him. Our second floor apartment is incredibly modern; I love our appliances and color scheme. Aside from the actual property, I love that we're in walking distance from Walmart, a dog park, and many restaurants. I recommend this place to anyone trying to move near the DTC. Edit: after posting, I realized that I want to touch on COVID. I value how well IMT Dayton has handled these uncertain times. They've communicated changes and answered all of our questions along the way. I'm sure it can't be easy but I appreciate how quickly they've adapted to the needs of each month.

My husband and I lived here 1 year and felt that was far too long. We had packages stolen, homeless people sleeping in the stairwell, and when informing the staff of such events, they didn't do anything about it. When reaching out for maintenance requests, no one would respond or show up. The grounds were unclean and falling apart. Only good perk was being close to the light rail and dog park. Please please find your home elsewhere from IMT Dayton Station

Office staff was very polite and efficient. Just wish there was better feedback on when the work was completed and maybe a heads up about the breaker needing to be reset once the A/C was fixed. Everything was taken care of in a very timely manner. Super happy with the support we receive from our management team and maintenance personnel.

Berni was excellent, as usual. I have had him working on many maintenance orders in the last three years I've lived here and found him very skilled, efficient, and kind guy. He always provides an excellent job as all the Imt maintenance team as well as all the professional front disk teams, Bailey, Eddie, and the wonderful manager Ms. Angela. Thank you guys for the great experience we are having here. I am sure there is a lot of efforts behind these excellent results.

Check out the full review with photos: ! IMT Dayton Station is not the place to move. They call themselves a luxury apartment complex, however, our move in inspection says otherwise. We moved in during COVID-19, and it looked like the place hadn't even been stepped in after the previous residents left. There were 3 shelves missing from the fridge as well as a drawer and the ice machine did not work. All of our food was in a pile in the fridge for 12 days until they replaced it since there was literally no room. Even the maintenance guy when he opened it said "Yeah, you can't fit anything in here." They claim they had a cleaning crew come through, but neither tub was snaked, the sinks fill with water as you wash your hands, there were dead bugs on the windowsills as well as layers upon layers of dust and dead bugs on top of the kitchen cabinets. On every single window frame there is a sticky substance. Eventually they sent a cleaner back out to handle this, however she was 5' and didn't have anything more than a 2-step step-stool, meaning she couldn't reach the dead bugs on the top of the cabinets and so she wouldn't clean them, and I had to. She cleaned off some windows but didn't clean off the ones in the bedrooms. Then she left. There's a huge microwave panel missing, and so when you open the microwave while the vent is on you get hit in the face with air. As they replaced this today, I heard them say they were taking it to 104. There wasn't even a working light bulb in one of the bedrooms. There is red substance on the blinds in the kitchen, not sure if it's blood or marinara sauce (hoping for the latter), the ac intake is absolutely gross, covered in dust and debris from the people before us. The cabinets in the kitchen did not have all the shelves, the drawer in the private bath didn't all have handles. There were cigarette and blunt butts on our patio upon move in. There are dead bugs in the light fixtures. There are paint spots on the carpet, and nail polish (or something) on the floor in the living room. The did order us a new fridge and it is banged up and we were told by Ben we needed to clean it off with goo gone. What even?? It was delivered 6/4 and not usable until 6/5 since it had to cool, etc. THIS IS NOT ALL. On our first night in the apartment, we noticed the window in the second bedroom was broken. We called emergency maintenance and a girl answered and told us she would put in an emergency order, took all of my info including asking all the standard questions, do you have an alarm? Do you have a dog? Can they enter? etc. An hour and a half alter we call back and find out she had been lying and actually there is a special number we have to call. From 10pm to 2:30am we emailed the community manager and called emergency maintenance, and WE NEVER GOT A RESPONSE. Their emergency maintenance does not actually exist. And a broken window is listed on the voicemail as an acceptable reason to call. The after-hours leasing office response to this was well we can put in an order and they can take care of it tomorrow? Unacceptable for a breach of security. Next, we moved in on a special for $600 off. In our lease it says is applies to June 2020 rent. They didn't apply it, tried to make us pay it or go get a money order during a pandemic, and finally let us wait until the credit was applied. This isn't a "we aren't doing the cleaning you have to" special, it was a move in special, so it does not excuse the state of the apartment. We asked for compensation and they offered us $50. That is 3% of the rent, which is $1650. I told Angela, the community manager, that her offer was trash and she made excuses about how everything was cosmetic. She negotiated with someone and are giving my wife and I $100 off. When they sent over the paperwork, it included a clause that we could not talk about any of this. We passed on the $100 so we could post this. Ridiculous. This community is a bad excuse for a joke. They have not finished working on everything and it has been 19 days.

MICE INFESTATION I lived at this place for all of 2019. We experienced 3 different apartment management companies. All of them were bad and didn't seem to care about the residents at all. The gym equipment in the weight room was old and falling apart. The dumbells were coming apart in the middle of my workout. Strike 1. Noise was another thing. A ton of kids used the parking lot and the patch of grass right outside my window to play throughout the day. I work nights so you can imagine how terrible this was. Strike 2. Last but not least is the MICE. This was by far our biggest issue all year. We started to hear rustling and movement at nights in the month of May. We caught over 20 MICE from May to December (even on the night before move out). We voiced our concerns to the office but Kai, Eddie, and the rest of the office workers (you know yall work for a terrible complex, you tried) could only give us sticky traps and told us this tired excuse of "well, you live on the first floor and are near a field" which translates to "we won't fix your issue, deal with it". One worker even told us to go to Walmart and spend our own money to get traps. Another worker told us that she was experiencing MICE but she leaves a dead one out to scare the others away. So yea, that was great freaking advice smh. (I can't make this up). So what this management company does is just simply send out Terminix to "solve all your problems." Welp, the first terminix guy to come out told us that the apartment complex was infested with MICE and proceeded to give us his recommendations on other apartments. Woah. All Terminix does is give you sticky traps and bait boxes, both do not stop the actually root of the problem. So my wife went to the office when she was on the brink of a breakdown and threw a mouse in a plastic bag on the office desk while crying in tears. The manager in charge searched our apartment after my wife's breakdown. She told us our apartment was very clean and that she would find a point of entry and fix our issue. This led to them telling us they were going use a brand called Havoc (Rat poison) on the property, but I'm not so sure they used it because a few weeks later we caught MICE number 15 and 16 IN THE SAME FREAKING NIGHT. Strike 3. So in the end boys and girls, we never got the MICE problem fixed. We essentially saw the majority of mice from May to December. This apartment complex is terrible and I don't recommend it to my worst enemy. I know it may be a bit cheaper vs the competition, but don't do it. Just don't. It is an absolute headache and it put my marriage in turmoil. Please use pictures below as proof. Only a few MICE but you get the point. They are legit and all MICE are different. I even named them. Enjoy and beware.

So here I am again.... Who likes to have puke sit in front of their door for days on end? Noone.... I have called twice and I have spoken to management about having it properly cleaned. 4 days later, nothing...... This is disgusting and disrespectful. This is a health risk at this point! Do I need to call the health department? BBB? Also I am under the understanding that this is a smoke free community. Apparently I am mistaken as there are cigarettes tossed everywhere and people smoking at the entrances to the apartment building. Therefore I have to walk through a cloud of smoke to go into my apartment . Forget about walks and parking lots being shoveled and/ plowed. HUGE Liability when inclement weather hits!!! Put on your ice skates because that is what you will need to walk to and from your car. God for bid dog poop garbage are emptied ever! Smelly mess! Every year a new management company takes over. Each year the maintenance gets worse and worse. We have lived here for 6 years and this new company has to be the worse yet. Garbage and filth every where. Garbage cans overflowing for weeks on end. Dog poop garbage cans over flowing and gross. Multiple safety issues: Some type of illegal car business being run out of the back parking lot and surrounding streets (expired tags, etc and multiple cars in various states of disrepair) Badly managed homeless situation. Woke up o e night to pounding on my door at 1 M and a person had a large piece of concrete they were lugging around. Multiple car break ins. I just want my hard earned money to put to good use. Lastly I want to feel and be safe!!! 1

Keep away unless you have a rental price less than other complexes by $200-$300. You will have to pay this amount almost every month so that you can keep your apartment a safe and livable place........
