Horrific. Run from this place. It’s a dump. The owners are slumlords. They do not care about providing a genuine luxury experience. The only thing “luxurious” with this place is the exorbitant rent. People regularly get stuck in their antique elevators requiring the fire department to free them. I’ve had to climb 30 floors often because of broken elevators

Peaceful, enjoyable environment. Friendly staff, great amenities and access to the city. Really enjoy the lime scooters and 16th St. mall area apartment is well placed within the city. I would definitely recommend this apartment complex to anybody that’s looking to live downtown for an affordable rate with a great location.

It’s only been a few weeks but overall love it. The elevators are sad and need fixed/cleaned. And would like to know more about community and building events. Love the apartment. It’s quiet and so gorgeous.

You don't want me to at this time. The staff has been GREAT, however, the building and its owners do not keep up with all the issues due to an older building. I'm sorry that I have to give you a bad rating but I'm trying to be honest and transparent.

There have been 3 managers and 2 assistant managers in just over a year. The maintenance staff has turned over twice. I do not feel valued as my issues continue to go unaddressed or I am told there is nothing that can be done. I am left the clean the cigarette butts and all sorts of other debris (at one point dog poop) that is thrown onto my balcony. Just not worth what I am paying.

Elevators constantly broken, recycling is mixed with trash, multiple broken things in apartment that take a long time to fix. Area is okay, lots to do, also lots of homeless people and traffic. I would not recommend living here.

Everyone on your team always “best in class”…things get done, all you can ask for… I dont complain- kind of roll with punches…and am overall satisfied…your staff turn over is i. Question. The elevators in building never operate- i now worry of their safety- and the appearance- doesnt fit a “luxury Apt- as you describe your building….yada yada- i live through it

"1600 glenarm, a place where an elevator might work, and we charge $200 for you to park across town!" "1600 glenarm, where you ask a leasing agent a question and they walk away from you" -man I miss Dustin here. "1600 glenarm, accountability? Never met her."

On the intersection of Glen arm and 16th St. you can see Paramount hard rock Café coyote, ugly the state capital 10 fancy restaurants all within a 30 ft.² radius. Why would anybody live anywhere else besides Glen place is beyond me! Being from Southern California I’ve always been living where it’s at. At one time Southern Cal was where it was at but not now. I lived in Vegas between 92 and the year 2000 Las Vegas back then is where it was at But now it’s Denver 1600 Glenarm Place is where it’s at.

Living at 1600 Glenarm Place has been a great experience overall. The building itself is beautiful—especially the lobby and common areas, which are modern, well-maintained, and inviting. The staff are consistently friendly and helpful, and it’s clear they care about creating a welcoming environment for residents. There are a few areas that could use some attention. Service tickets can take longer than expected to be completed, and elevator outages have been a recurring inconvenience. Additionally, there’s occasionally an unpleasant sewage smell in the lobby, which detracts from an otherwise polished first impression. Despite these issues, the overall vibe of the building is positive. The location is unbeatable, the atmosphere feels upscale and community-oriented, and the friendly team makes it a place I’m happy to call home.

TLDR: This place simply isn’t worth the prices they are charging. There are multiple (better) buildings within 0.5 miles of here going for 80% of what they want here. This is going to become an even worse deal as they finish building more residential units in the area. The good: Maintenance is generally on top of individual unit repair and is a highlight. Your mileage may vary, but they were usually in my apartment the day of if I had an issue. I did handle all minor repairs myself (lightbulbs, light switches, basic sink clogs, ect), but for major issues (I had both my fridge and microwave fail, and my apartment had two broken pipes) they had replacements/ remedies pretty much immediately. The views are great. The views from my specific apartment are awesome. Some apartments get the short stick but generally they are pretty good. Location is good-ish. If you are reading this in the future, I am writing this at the tail end of the 16th street mall project which killed the majority of the stores in the pavilions and on the mall itself. You're 15 minutes away from the “good” part of downtown, and hopefully this will get better in the future. The bad: The elevators are as bad as everyone says. There have been multiple times within the last few weeks alone that I have had no elevator service to my floor, 16 stories up. That is unacceptable, and a risk. If you can’t climb up/down more than ten floors at a minimum, I very much recommend you don’t move here simply for safety reasons. I genuinely think the operation rate of the elevator is hovering around 50%. As previously mentioned, they really kind of lost their mind with pricing. By my research, they are 25% over their nearest competitor who offers similar sizes of apartments. In the two renewal cycles I have gone through, both times they have wanted to bump rent +10%. As a side note, I have negotiated rent twice, but apparently, they will not do that this year moving forward per the leasing agent. They burn through front office staff at a concerning rate. I know this is a high turnover role, but this place turns over both their maintenance crews and front desk staff about every 6 to 8 months. I’ll let you draw your own conclusions from that. Speaking of the front desk, 24-hour concierge is just a lie and has been for a while now. This has led to a myriad of problems and concerns. The first most pressing issue is package theft and failed deliveries. They put little signs up telling drivers not to abandon packages in the lobby, who promptly just break the little signs in retaliation and leave them in the lobby anyway. This morning, there was a homeless person inside of the lobby asking for change. This isn’t the first time I have seen this guy. Politics aside, I think we can all agree there is no world in which a property can market itself as “luxury” and have people asking for money inside of the building. They used to have security, but that has since been cut. And finally, it’s just the general condition of the building. I wouldn’t go as far as to say it is “bad”. But it is tired. The lobby and elevator hallway will sometimes inexplicably smell like sewage. There are leaks in the ceiling in the common areas. The front doors don’t work well and are often just locked. TVs are turned off/ unplugged in the common areas because someone hit them and broke the screen a few months back. The majority of the first floor is an abandoned grocery store that never reopened. The second floor has a bunch of abandoned offices that will never be filled. Gym is full of pretty outdated equipment. They try to hold community events every now and then, but they fall flat compared to my friends’ apartments in the area. I enjoyed living here despite these problems, but as I said in the beginning, they just want too much for what this place is when compared to other properties, even ones owned by Greystar themselves. There are just to many problems not present at other properties to justify the price.

I have actively told people to avoid this place. There are better, bigger places for cheaper. None of the amenities actually work, and half of the stuff the advertise hasn't been functioning for a year or more. They fired most of their concierge staff and haven't replaced them.

Maintenance request to replace a carpet tile in front of my door due to some paint/caulking that leaked on it over a year ago will not be addressed. Also the pain job they did on my ceiling for a leak is just crappy and looks like crap.

I have maintenance needs constantly with my unit. I have sent comments several times after maintenance. The staff will not knock on the door but just enter and say maintenance when they enter. This is a home not a hotel and there should be a process. 1 schedule a timeframe and call first. The current process is extremely disruptive. Secondly, the team leaves a mess. I have had to throw away items that were stepped on and soiled because of your staff. I don’t mind giving my access to enter but there needs to be a process. Thirdly, there should be a note left stating someone was in the unit. If you want to act like a hotel and enter whenever you want, then follow the hotel process and leave a note and the work that was done and the outcome of the work. I am happy to help you with this, it’s simple and common sense.

The staff is great, especially Madisyn, Ella, Briseida, Alicia, Dustin, Dilan, Wyatt, and Jimmy! The office staff made my move in process so easy and seamless , the maintenance team made sure all of the action items in the apartment were perfect for me before moving in. Jimmy made sure my closet was fixed properly after not so great job by the painters, Alicia made sure I had everything I needed for move in on time, Madi accommodated my special needs for the freight and loading dock. The amenities are great especially the 3rd floor grills.

Problem after problem. Elevators for the high side being broken for all 3 years I've lived here. Parking is now an issue forcing people to walk 2 blocks to get their cars. Deliveries being problematic now with valet forces to open doors at request of the delivery person.

It's a nice location with very helpful staff! I love my apartment! There has been a good amount of maintenance outside of my apartment for the past year or so, but that's on the city and it seems to be getting resolved!

Glenarm used to be a luxury community, it is now overpriced and lacks any professional courtesy. I am often asked by potential residents what I think of the building while doing self guided tours. I always respond “It was nice before, don’t consider living here if responsive managemet, functioning amenities and safety are important to you.” It is helpful that you can break your lease, however that requires signing an NDA to maintain your silence regarding your living experience.

Why does this have to be 201 characters? This is an arbitrary number to force me to sit down longer writing a little response. All I need to say is we lost all of our concierges and replaced with minimum wage event organizers, front doors are often unlocked with no one watching the entrance. When there is an emergency management is first to leave the office leaving folks with no authority to get yelled at by residents with legitimate complaints.

So far so good. We moved into our apartment about 3 weeks ago. The move in process wasn’t super efficient since the freight elevator reservation we had wasn’t enforced as the elevator’s were broken. Something that should have been expressed ahead of time.

Living in this downtown gem has been an extraordinary experience from day one. The building boasts an impressive array of amenities that cater to every need and desire. From the state-of-the-art fitness center and tranquil rooftop lounge to the and modern co-working spaces, there’s something for everyone. The floor-to-ceiling windows in my apartment offer breathtaking views of the cityscape, creating an airy and light-filled environment that's simply unmatched. Every morning, waking up to the beautiful skyline feels like a dream. What truly sets this building apart is the leasing team and management. They are not only professional but also incredibly personable and attentive. Every interaction has been positive, and they go above and beyond to ensure residents feel welcomed and taken care of. Their dedication to excellence has made a significant impact on my living experience. I can honestly say I don’t see myself moving from here unless I leave Denver. This building has become more than just a place to live; it’s a community and a home. If you’re looking for a place that combines luxury, convenience, and outstanding service, this is it. ---
