Bad experience for amenities like Lyft which is necessary requirement. Maintenance staff is really good. But overall experience is really bad. High rise elevator never worked and sometimes freight and remaining elevator also will not work. So you can't manage time sensitive things

Until management is replaced this complex will never be a happy place to live. Nothing more can be said or needs to be. Beware, living here is a nightmare that doesn’t seem to end. The building is beautiful it’s such a shame that it’s staffed with such terrible people. They had one really good person working “Noah” but he was fired because he cared to much. If you’re lucky enough to reside here when the switch of staff happens it’ll be a glorious place to live.

Love our rental relationship and the location of this property!! The staff and amenities including the valet service is definitely top notch! I would recommend this property based on the location in relation to restaurants and shops.

It is ridiculous that all of the amenities do not work. The high side elevator issue is ridiculous and needs to be addressed immediately. The movie theater system doesn’t work. The gym video system doesn’t work. The tvs on the second floor do not work. The coffee machine is always out of cups or out of coffee. We pay enough to stay here. Everything should work. Also, the lack of concierge is getting crazy. Our packages just sit at the front desk and are not brought up to our rooms. There needs to be a dog relief area on the terrace. I could go on and on. This place is supposed to be “high end” and it’s low end at best.

Such a rundown and poorly managed apartment complex.
Just not a very good apartment complex. The other reviews about 1600 Glenarm are true, so if you haven't already read them, you probably should. For the amount of money, you are paying to live at this apartment, no matter how you put it, is just NOT worth it. The elevators are ALWAYS broken. There are 2 for the bottom half of the building and 2 for the top half. Only 1 elevator for the top half has been working for the last 7+ months. The other ones are going out and broken about every other week. As a forewarning, we were told ALL 4 elevators are requiring maintenance to fix them, but they would only close one at a time. They started this project like 6 months ago and that first elevator is STILL broken. Who knows how much longer it will be broken for... then they're going to move onto the other elevators. It'll be at least 6 months of downtime per elevator I am assuming. So like 2 years just to fix the elevators. The glass doors at the entrance of the building are breaking every month and it takes months to get them fixed. Just recently the doors were blocked off and broken for 3 months because a new doorstop was needed. It took this place 3 months to get a new doorstop. As of now, these glass doors are broken AGAIN and have been broken for about another 3 months. Crazy expensive parking fees and you must choose between either valet parking or an outdoor lot that's 2 blocks away. If you choose valet parking, you'll get a covered spot, but it'll be in a dusty, grimy, sewage smelling garage, but you have no access to your car. Valet employees are awesome though. If you choose the outdoor lot, you'll have to walk about 2 blocks to/from the rundown parking lot with questionable security. They did just install keyless entry though, so that's nice. The other reviews about building security are also true. Management has decided it was best to completely remove the concierge desk position. Noah and Jackie were the best, but they decided they didn't want a concierge person anymore! (Homeless people are sometimes found sleeping on the 2nd and 3rd floors because they sneak in behind deliveries and nobody to stop them.) Amazon packages and food deliveries are usually just left on the counter in the lobby, and it is not uncommon for them to be stolen. The "rooftop" and "community amenities" are also a joke. The pictures you see on the website look very nice and well kept, but they are outdated and do NOT reflect the condition of everything now. I know it sure fooled me... Some of the equipment in the fitness studio has been broken forever, the movie theater hookups to play movies or change channels are outdated and broken off the wall, and the game room has a broken pool table and a broken foosball table. The glass doors into the game room have been broken for a while, too. Then on the rooftop, all of the beautiful trees that they show on the website are all gone, the TVs are broken and don't work, the lights are broken and don't work, the fountains are broken and don't work. And the walls/floor panels are broken and falling apart. Just NOT taken care of. Seeing the trend? The building, as a whole is, just run down and not up kept very well. Don't get me wrong, there are some good things about this place, but the bad things greatly outweigh the good things. I wish I had more positive things to say, but I don't.

Homeless people screaming into the night
This apartment complex is located right in the middle of the homeless population. It feels very unsafe walking home, especially after it gets dark, and you can hear the homeless people screaming in the middle of night from your apartment.

Non working elevators and water leaks galore
Community manager refused to continue talking after finding out I was voice recording. That alone should have you RUNNING the opposite way. Take a look at these pictures that I am still fighting to be repaired properly. Like many many other reviews, I have had leaks and water damage in my room, and their attempt over a month after reporting to fix it was painting over the water damage and it is still visible to this day. I also want to echo the elevator issues as I have had to walk up 10+ flights of stairs as all three elevators for my high side were down, multiple times. Talk with anyone living here and they will tell you the same thing.

Horrible apartment complex
Very old building. Everything constantly breaks down. They shot down the water in this building at list 3 times a year, each time for more than a day. This building was built in 1960 and you can defiantly tell. Fined another place!

Maintenance is an ongoing issue. It appears that the community is understaffed. I have had several issues with the heat/ac. When I submit a maintenance request, getting a response is unlikely . Staff here is very friendly, especially Noah

1600 Glenarm Place is amazing. I’ve been here almost a year an I’m very happy at my apartment. Honestly like other places I have experienced some issues with some stuff but they fixed right away. This location is unbelievable and I feel safe.

Views are great but elevators are broken all the time. Sometimes you have to wait for 10minutes to get down. Management does not want to fix it because it is too expensive. 16th street mall contruction makes noise.

1600 Glenarm has gone downhill since Greystar took over management. The elevators are absolutely terrible. Building maintenance seems down. The parking situation was downgraded. Communication from the leasing office is poor. They are quick to pressure you when you owe any money, but not very quick to address resident complaints. Concierge is at the front desk less & less, which leads to security issues. Packages keep getting stolen. Overall, it's becoming less comfortable to live here. Great location, nice apartments, but I will never rent from Greystar again.

Horrific
This is the worst managed building in all of Colorado! The elevators are down all the time, the hallways have black mold in the ceiling tiles, the walls and carpet are filthy throughout the building, there was supposed to be concierge 24 hrs a day but they cut their hours so it’s impossible to let guests or deliveries to our apartment in the evening and weekends and there is no electronic way to allow access without physically coming down to let visitors in. The valet garage leaks sewage and rusty hard water. Two of my vehicles were damaged and the manager told me to go through my insurance and then told me they didn’t have my insurance on file even though they are supposed to have added my policy and they were charging me for a policy….. in February tenants received. A last due bill dating back to September for unallocated utilities and demand we pay these in February. I was without a refrigerator for three weeks and then they brought me a broken refrigerator. We have been or for several days at a time without water for several days at a time which forced me to rent a hotel that I was never reimbursed for the only thing they reimbursed residence for was $300 total. Anytime you complain you will never get anything done they overwork the maintenance and they don’t ever have enough maintenance on staff and they blame everything on the maintenance when they cannot afford to hire more people to fix anything in the building. They have used the concierge they abuse their staff. Brissie the manager here is never on time she’s rude. This place has gone downhill since she started working here and has been since I moved in. I was told it was not a gray star community before I moved in two months later it became a Greystar community, so Tawny my leasing agent knew that it was gonna be Graystar, and failed to tell me that because I had such a horrible experience at 4550 Cherry Creek Apartments. That’s why I moved here to get even worse treatment my apartments supposed to be luxurious lol nothing is luxurious about this building. It’s like living in a Third World country with no water or heat. I had no heat for an entire month of January last year the coldest month of the year in my 1/2 of my apartment so I had to sleep on my couch. They hire maintenance people that have no experience they don’t do any background checks so these people have access to your apartment they come and go. I’ve caught Jimmy, the former maintenance guy in my apartment at least twice to tell me that he was gonna leave me a note , it’s just unbelievable I’m filing a lawsuit there’s a class action lawsuit for not only employees but also residence of Graystar in Colorado run from this building and run from Graystar. They don’t care about their people there’s $74 billion company global worldwide they do not give a care about anyone or anything because they have such deep pockets. They have in-house lawyers they can just make everything go away but the suffering that you have to go through to live in your own place quiet enjoyment does not exist. It’s been a part-time job to try and live here a complete disaster and has caused emotional, mental and physical

The staff are great - above the others by far. I wish the elevator that has been down would get fixed. I like the communication we get from the office to let us know when things are down or fun things are happening. The tone of the emails are courteous and helpful which I appreciate more than you know.

Thus far, I have had nothing but a great experience with this property. It was the only property I viewed downtown where the agent seemed happy to have my interest. The building is quite affordable and everyone seems very upfront about costs, not only for move-in but some that may occur when I choose to leave. I look forward to the upcoming year!

It’s expensive, but this is actually one of those places where you get what you pay for. There’s great staff, great amenities, and each room is surprisingly spacious and quiet. Compared to a lot of other places down town, this is the best!

Come for the views and large floor plans, and if you need to be in Upper Downtown. Stay away for any other reason. There are constant water pressure or temperature issues, elevator issues, large areas being damaged that have been in disrepair for 6+ months. The views are tainted by the fact that they haven't washed the windows in the 18 months I've lived here. The office staff is friendly but they lie like it's second nature thinking their tenants are dumb enough to fall for it. Twice now I've submitted maintenance requests detailing exactly what needs to be done, only to wait weeks for them to come out and check on the problem, agree with what needs to be done, and then take additional time to order parts and schedule their installation, taking over a month each time in total.

Worst place I have ever lived. Frequently no power, no water. Maintenance requests get ignored. Leasing office is rude unwilling to help. Poor communication between everyone. The concierge staff are the only people that seem to care.

All 1600 Glenarm staff members are courteous and professional. Most of them call Glenarm their home as well, so you can really tell when they care. The location is unbeatable. Once the 16th street mall construction is over the noise level will go back to normal. The construction is a total bummer right now though being right out the front door and starting right at 650AM Monday-Friday.

We love living at 1600. The area has lots of restaurants and community is well kept. The staff have been so helpful and make everything so easy. The other residents are very nice and social. We’re very happy we made the move to 1600.

Everything from the facility to the office staff, concierge and maintenance have been spectacular. The building community is very friendly, I think our ratio of pets to people is greater than 1 to 1 and everyone is always happy to see each other and our pets.

Overall good experience, I really like my apartment and have managed to make it a home. However I've had several issues during my stay here, which leads me to not want to renew my lease. Management has reached out, but there has been no follow up. Lots of potential, can do better.

Current situation around here considering homeless people and unclean street / elevator condition/ corridor maintenance at different floors / until now maintenance requests were very late resolved. In general elevators and general maintenance and dirty neighborhood and homeless people have very bad effects
