This place sucks!
No amenities work properly: Theatre televisions don't work, gym has leaks, game room has exploding fire place and doors don't open, 3rd floor deck is being worked on in the middle of summer so you cannot enjoy outdoor spaces. Trees were torn out of planters so there has never been a nice landscaped area like on their website. False advertising! 3rd floor hallway has never had a ceiling but plastic sits there and is torn down half the time. Good news.. you will get your cardio in because you will be walking up to your apartment consistently in stairwells. Hope your not on the 10-31st floor because its a killer and you may just come across a homeless person smoking crack!

Old Building, everything is falling apart
The one thing that they don't tell you before you sign the lease is that the the elevator NEVER works, and this building is falling apart. They are very friendly when you sign the lease because they know that these apartments are way overpriced for how old the building is.

Find another place downtown
Excellent views, great apartments, and concierge staff is a great group of people, HOWEVER, high side elevator for almost 2 years still inoperable, leaving floors 19-31 with one elevator which house some elderly residents and those who have disabilities! I know how those of us feel who are able to walk up 20 plus flights of stairs feel, but I cannot imagine how they must feel! Maintenance guy is extremely rude to the point I made him leave my apartment as I did NOT request for maintenance! Manager standoffish and rude! Some of the valet drivers are rude and shouldn’t be as much as we pay to park our vehicles! Instead of them offering 100.00 off of rent raffles, they should discount everyone $100 a month (or something) for the inconvenience of no elevators, taking stairs, etc. I can’t beat this place down as it wasn’t like this when I arrived but the longer I stay, it’s going downhill and they increasing rent not by 100.00 but upwards of 500.00 a month and honestly… with amenities provided amongst other things, it’s not worth it!

I am a current resident at 1600 Glenarm and all I know to say is..... DO NOT WASTE YOUR TIME OR MONEY LIVING HERE!!!! Staff here has treated my family with total disrespect and has disregarded ALL of my concerns. The fire department has been here, most recently last night, MANY times in a months time. When you ask staff what's going on or what happened you literally hear these words...... "We do not know what's going on yet, but we are getting to the bottom of it". I would be okay with that if I hadn't heard it repeatedly. Last night was the worst by far! My son whom had major reconstruction on his foot and ankle just before we moved here, had to climb 13 flights of stairs due to the elevator being down. Him, my crippled husband and myself waited 1 1/2 hours for the elevator and still ended up having to walk all the way up. Has ONE staff member checked on us or even apologized?? NOPE!! Thanks Samantha for your kind heart and for making us feel welcome here!!!! ( Haha.... thats me being sarcastic)

Hi, hello I wrote about my an experience what happend for me. I cant forger that, when i was sleeping, the fire alarm was ringing, and talked Hurry up, go stairs no elevator Iwent towards stais quickly and no people, so i thought that i was late because being sleeping, so I ran stais down to the last floor down nearby the lobby, when arriving, I met firemen so I thought that already fire and went to the staff and told them what happend the told me no thing only check fire alarms and told me that they gave letters under doors informing that no problems only checking To me I didn't found any thing So for 4 days inside my room couldn't move my legs my muscles and I was alone because I was a student in addition couldn't move my body and without food for 4 days, only water To the day that the school management called me phone for my absence told them They told my friend who present my qualification to school He visited me, and I was very sick So till now I suffer of pain in my feet bones although, this experience, not only but another bad event occurred One day morrning I found the surface of the room wet with water because residences beside my appartment opend water in the bath room so their room filled water and inter my room so an electricity keys nearby the surface earth, if I walked round while wetting by my feet without sandle, death realy At last I suffer hard pain in my feet bones because running quickly through stairs to first floor from the 47 floor th my appartment was at 47 floor So I ran down 47 floor down Because the worste procedures of the staff I will write my an experience on Washington post newspaper What is your openion? This place is a genuine nightmare. I’ve rented in many cities and luxury apartments (though I would hesitate to call Glenarm Plc luxury) and I’m still in shock over the lack of quality of the amenities and poor management of these apartments. This is my first “Karen” type of review and I don’t know of another service that deserves my first, and likely only, more. Elevators (seems silly but this has been an endless journey): If you have small children, a disability, or pets, do not move here. The elevators were broken on an impressively regular basis; while they usually got one to work, the one elevator would take up to 15 minutes to arrive and be too filled with people to get in anyway. The second remained non-operational and was forgotten for 6+ months (or maybe to this day...did you ever get to it?) The freight elevator was not operational for both of the move out days we booked. As in, we went through the proper process, gained access to the elevator, and then it broke down. Twice. Bless team member Christian for at least trying to help and being ignored by management. Amenities (non-Covid related): Not sure what amenities to even name...even as the Covid restrictions were lifted, the gym, TV room (didn’t work the entire time we lived there), party space, office area and patio (no TVs or functional fireplace as advertised) is something you’d find at an underfunded YMCA. I know the building is old — but you could at least offer to repair the features you’ve advertising. These may seem petty, but for the price you pay and the ‘luxury’ label...yeah, not ok. Location + Price: If you haven’t been on 16th St Mall before moving here, don’t move here. We lived on the upper story of the building, and the windows failed to stifle the sirens, screaming drug addicts, and all the other fun activities of the street. Do your research – can’t really blame Glenarm Plc for this one (besides lack of security around the premises). Expect utilities to be up to $300 for two people, as heat and a/c are “shared” from floor to floor...as in, if your neighbors crank up the a/c year long, you’re paying for it. Lots of fees that are hidden in the lease and conveniently not mentioned — so review and write out all possible fees in your lease and post them on your fridge. Staff: Adam from the front desk goes out of his way and deserves a raise. The maintenance staff is a gift to this world. As for the rest of the front end staff – neutral. Jaci stands out as the only unnecessary rude one, but I suspect she may have some personal issues, so no problem there and good luck to her. Frankly, it’s the comically incompetent and rude management that made Glenarm unbearable. We weren’t notified about half of the building-wide issues. There were a lot of apologies for ‘miscommunication’ around fees, broken elevators, contradictions between what Staff 1 vs Staff 2 said, etc, basically any issue ranging from mildly inconvenient to outrageously expensive. What do you do all day? A fun one that summarizes this entire fiasco: Rachel started quoting the Housing Discrimination Under the Fair Housing Act when we asked to explain and work with us on an unexpected fee...to be fair, the fee was ‘fair,’ as we misunderstood a notice, but I’ve never had a more incompetent statement come from an adult’s mouth. Rachel, please google what that Bill actually means and how to apply it properly to professional conversations. Thanks.

Really terrible staff - always deferring to corporate - Glenarm's property managers should really learn how to simply "manage" things. Very disappointed in this place. Renters should really do some fact checking on the lack of upkeep on amenities that Glenarm staff sells potential tenants on. Simple things like plumbing and elevators are always out of service. Things are falling apart at Glenarm.

I reached out to Rachel back in November when I first showed interest in being a resident at 1600 Glenarm. For me it was the perfect location because it's right across the street from work. However, the service and care that I received from Rachel was nothing short of perfect and made me even more excited about living here. Moving from out of state during a pandemic was daunting. All the information and videos of different apartments where so crucial in finding my perfect home. I had many requests and questions and she was able to help me throughout a whole month of back and forth emails which she responded back very quickly and communicated when she would be out of office/vacation. She helped every step of the way all the way up to my move in day. Even had my heat running for me upon arrival. Been here for 2 months now and am loving home especially because of the great customer service/experience.

Worst Property Management!!!! My boyfriend and I lived here for two years. The building itself is old, but for the price and location, we overlooked certain material facts. However, what we could not overlook is the poor management team, their lack of communication and the blatant disregard they showed us. Our first year, we were in a two-bedroom, we did not have many issues, other than the elevators constantly out of service. It wasn't until our second year, transferring into a one-bedroom, that we started experiencing the horrible management. We received our first utility bill, for $565.00. At first, we assumed it was a mistake, knowing that our utility bill never exceeded $180.00 in our two-bedroom. So, we e-mailed the property managers with our concerns and to our surprise, they said it was accurate and that we had to pay it. We were both shocked. We then contacted Realpage, and they said they needed permission from 1600 property managers to come onsite to check our meter; that never happened. For 2 months, our utility bill was almost $600 for a one-bedroom. It wasn't until the 4th month that, Samantha the main property manager, reached out and to let us know what we already knew, the meter was NOT accurately measuring our usage, she continued to inform us that she noticed this, months ago. Why she chose to inform us months later, still blows our mind. In another incident, I was getting ready to take a shower, when I noticed my dog running to the front door. I peeked out and didn't hear or see anyone. I did notice that the door was unlocked, which was unusual. So, I grabbed my towel and locked the door. And to my horror, the door instantly unlocked. I thought it was my boyfriend coming home from work. That was not the case. After the door was unlocked from the outside, a man barged into my apartment. I screamed and slammed the door, locking it once again. It was at this point that the man on the other side began aggressively banging on my front door. I asked what he wanted and all he said is maintenance. Of course, I was furious, but I was also scared. I was not expecting maintenance, nor was I given a 24-hour notice that someone would be entering my unit. On top of that, he did not go through the legal protocols to enter my unit. I immediately emailed the property managers, and their response was 'it was a miscommunication'. A few weeks later, our refrigerator broke and the same maintenance man showed up. Luckily, my boyfriend was there, for I did not feel comfortable being alone with him. The maintenance man also came completely unprepared, going in out of our apartment, to the point that my boyfriend ended up doing everything. Once the fridge was swapped, we were told that the following Monday, we would have a follow-up, which we did. However, the day after the follow-up, Tuesday, after hours, we hear a banging on our door, and sure enough, it's the same maintenance man, not wearing a mask, claiming that he's doing a follow-up. I emailed the property managers, once again, about this maintenance man breaching our contract. The property manager responded with, 'please make a note to set up an appointment so we do not arrive without your notice'. This was a slap in the face. I had already made a complaint about this particular maintenance man entering our unit without permission and now they are blaming me for this guy showing up, unannounced, unrequested, and after hours. I felt unsafe knowing that this man had a key to my apartment and could enter at any point and that the property managers were not going to do a thing about it. And to top it all off, when we moved-out, we received a final utility bill for $619.00, along with an email threatening us that if we do not pay it, they will send it to a professional debt collector. As a result, we had to contact the Colorado Public Utilities Commission to investigate our utility bill. For any current residents, I also recommend that you reach out the Colorado Public Utilities Commission.

I have moved in January 2019. This past year starting with February were nothing but constant issues. First dishwasher. Then fridge issue that took over 3 months to resolve and entire waste of food that was in it. Then washer and dryer which caused damage to flooring in hallway. I have been paying full rent for a luxury apartment every month on time and living "under construction" with my entire storage room in my living room past 4-5months! On two occasion I was told I can't be in my apartment while they are fixing the floor. Both times not provided with a key to guests apartment that I can stay while this is being done. First time for entire day and a half just to come back to unfinished work. Second time was last minute, in the middle of my lunch, again told I must leave right away. I came back 4h mater on my own to check If it was done - just to see everything left exactly the way it was. (I told specifically employee downstairs and the contractor to call me when I can come back. Good that I didn't wait on that to happen.) Unbelievable. That all made me decide to move out before my lease is up. Of course that will cost me a lot, but at this point I don't want to stay where the other side in lease does not value nor respect their tenants or accommodate basic living standards not to stay LUXURY they claim. It is a complete inconvenience and embarrassment to have colleagues, friends (especially for their kids) and myself jumping over bumps and holes in a ground past 4months on top of other issues in past that took months to fix. Also I was told the same day I submitted the move out forms that floor will be done that day and also that i will recieve email within 24h with information about details of the move out. Guess what?! 5days later - still neither in sight. Meanwhile I was never offered any special price or reimbursement of my rent in some extend, return of deposit or any other offer for all these inconvenience. Nothing to show they care to make things right. Fixing floor may seem irrelevant 25days before moving out, however moving heavy furniture and using dolly's will surely be interesting through that. I am truly shocked with lack of interest and respect considering everything. It simply blows my mind. I have been extremly considerate and tolerant through out the COVID-19. This as an excuse has been abused and taken advantage off at this point. There is other work that has been done around here despite the COVID and priority. I still pay my rent and respect my part of the lease. Trying to get the cheapest and also unaffective contactors that take months is directly why they don't handle maintaince requests in orderly fashion. When I came to the office to see my options including transferring into smaller unit since so many issues came up - I was told that requires a special approval and is not your normal practice but it could "possible" be approved since I have made so many complains. Of course this option too comes with a ton of extra expenses and all that's IF it gets approved at all. How come COVID-19 excuse helps protect your negligence so much but is not helpful for your tenants whatsoever? I suppose social media and BBB (Better Business Bureau) are the only places to go about my experience at 1600 Glenarm.

To give you background on my perspective: I work for a commercial real estate developer, owner and operator with a portfolio that includes 10,000+ multifamily units. I have lived in buildings ranging from $2.15-$3/SF for the past ten years-this building falls into that category. I am very familiar with this product type. First of all, Jaci and Adam at the front desk are just wonderful. True customer focus and they always make us feel so welcome and appreciated. They are outstanding. Just wanted to say that before anything else. Northland property management has disappointed us in so many ways, large and small, that at first we laughed at the comedy of errors. We didn't care that the freight elevator has been out for months; elevators are expensive to fix and we weren't moving. We accepted that the amenities like the gym and common areas would be closed for several months due to the pandemic; it seemed like a sacrifice worth making for the greater good. We patiently waited for the passenger elevators to be repaired each time they (frequently) were out of service, an issue that is ongoing and shows no signs of being remedied. We also didn't stress out about a service request, still unresolved on July 21, 2020, that was submitted last September, for a broken door handle. These things weren't deal breakers for us. We wanted to be gracious tenants. Multifamily management isn't an easy business, especially during COVID-19. We get it. We experienced zero reciprocity of this good will during our lease renewal process. I'll spare you the details (comment if you really want them, I guess), but management was completely inflexible, even in the midst of this pandemic. Samantha, the property manager, showed zero customer focus or empathy during the process. We proposed every creative solution we could think of, forgave late responses to emails and finally ended up renewing for the shortest lease term we could afford, just to bide our time until we can move to a different property. (Samantha, if you're reading this, we should probably draw up our 60-day notice when we can-don't want you trying to squeeze $5,500 out of us again on a technicality to protect your NOI.) That series of interactions has now made us see this whole experience through new eyes. Why isn't the freight elevator fixed after months and months? Why are the passenger elevators almost always out? I got in the elevator last month and mid-ride, water started dripping in a steady stream from the elevator ceiling onto my head, which is terrifying. Why is the second floor amenity space blocked right now? Where are the rent concessions for being without amenity floors for months? Why has our patio door not been fixed since last YEAR? It all points to mismanagement, plain and simple. Don't lease here until there's a new property manager.

My husband and I moved into 1600 Glenarm just last month. However, in that short we have been super impressed with the amount of communication and security from the entire team. The location, staff friendliness and the amenities provided are way beyond a 5 star rating! My husband and I love living here and hope for many more years!

There are many pros, and cons, about living here. The front desk staff is generally very nice and pleasant, and the maintenance team is incredibly quick. The location is generally a plus; almost anything you want is within walking distance. For the cons, the elevator in the Big Bang Theory worked better than they do here. One elevator has been out of service for probably six months, while you can generally expect at least one more to be out of service at any given time. The other big negative is the noise from 16th street. Be prepared to listen to street drummers all day and music from the Pavilions all night. Also, by living on 16th street, you will have plenty of interactions with homeless people, their smell, and their waste products. I've lived here for 4 years, and this will be my last.

The manager ----- is terrible and uncaring. Was unable to address any of my several issues. The building has no security and homeless roam the building. Office staff is rude. ------- is like a Chihuahua, shell bite you ankles. -------- acted helpful but was just as worthless.

Everyone that works for this community is kind and as helpful as possible. Would reccomend 1600 Glenarm for an individual of any age. I see a wide variety of residents from young urban professionals to retirees. This community is very nice and welcoming and you can easily make friends here.

This building was amazing when I first moved in. With employee turnover and some of the younger tenants moving in, it's no longer worth the extremely high cost of living here. Numerous long term residents are moving.

I've been at 1600 Glenarm for only a few months, but the amenities are excellent, the apartment is nice and good quality for the cost. Generally, the noise is within expectations for an apartment tower...and typically minimal. I have more concern with the noise of the wall AC unit than any other noise. Excellent location and proximity to everything. I rarely drive anywhere.

This is an exceptionally well-run building, and the location could not be better. I have lived in several apartment buildings considered "luxury" before, but there were always small problems occasionally. The staff at Glenarm are highly professional and always helpful. There has never been a misunderstanding of any sort. My husband and I have been thinking of buying an apartment for quite some time, and the main reason we have not yet done it is that we love living at Glenarm. Every guest we've had has commented on how nice the building is. I think several of our friends came to see their own houses as subpar compared to ours.
