The apartments inside are great the plumbing is kinda old and we have to constantly call Maintenance to fix the toilets and the cocking around the bathrooms. There is no security or a front gate which was not a problem until the summer when we had multiple party's at the pool past 10:00pm with extremely loud music. Multiple residents complained to the leasing office and nothing was done except for putting a lock on the gate and decided to mass email the code to everyone. The Dog park is just a gated area with lots of dog poop. When we first moved in they were "working" on putting a self service dog watch. The valet trash is great as long as you are out the apartment by 7:00am as they come in extremely loud and leave trash juice all Over the floor and no one cares to clean it up. The complex seems real nice if they would pay attention to detail to the small things like clean the hallways of the apartments. They are over priced for the location and the complex next to it always has the cops or some kind of drama.

This community is great. Professional staff and maintenance staff, great views of lakes and wildlife. It's a relaxing atmosphere near all the needs you want. Neighbors are wonderful people and community has privacy away from the hustle and bustle of life.

Walls are thin so hearing music is common, but I haven't heard voices like my last apartment. Aside from the walls, I have no other complaints. Overall, I would recommend the property to someone interested in reasonable rent and quality amenities.

My experience living at lake gray has been very satisfying. The pool is wonderful when the weather is warm. The people I meet are friendly and it's good that there's no pets running loose so that makes it safe since our complex has a lot of small pets out for their walks.

I moved in Mid July and I love this place. The staff from the Maintenance crew and the office staff are top notch. The grounds are kept beautiful, the amenities are really wonderful and everyone I speak with that lives here is so nice. We love this place and really love everything about it. I'm so happy we chose to live here. It is close to so much around us and makes it easy to commute. If your looking for a place to live, this would be the spot. It's not right off the main road so the privacy is great. I'm grateful that we found this place.

I love how much of a community it is here too with monthly newsletters, contests, get togethers etc. They keep you up to date with everything and anything going on. Maintenance is a blessing! I have been living here for a little over 2 months. I love my apartment and the new upgrades. The community is clean. The maintenance guys are out every morning cleaning the property. The landscaping is beautiful and the front office staff is very attentive. My a/c stopped working, I called the office and the tech was in my apartment in 15 minutes to fix the problem. I highly recommend this place to anyone looking for a beautiful, clean and well-maintained community.

Looks ARE deceiving! The grounds are well-kept along with the appearance and upkeep of the apartment structure. I've always thought The Landings at Lake Gray were very attractive. However.... Being inside one of the units tells another story. The unit I lived in was a 2 bedroom model. It had a split design and each bedroom had it's own bathroom, which is great for roommates or when you have little kids. The apartment is spacious enough for 2 people or a family of four if you have small kids. The interior has crown modeling which is made of plastic, so while it looks fancy, it's really not. The appliances and countertops were replaced while I was a tenant there, which was in middle 2017. The washer and dryer should've been upgraded because they're old and consume more energy to run. If you place a large load in the dryer, it will require a second run to get clothes completely dry. The AC unit functioned very well. It stopped working one day and maintenance was there the very same day. As far as office staff, they are always very nice and accommodating. If you have an issue, they'll do their best to resolve it within their limits of course. The patio is spacious with a very nice storage unit. And what I really loved about the unit is that there's no one on your exterior walls. You only share one wall with a neighbor, which was the entry way and the kitchen and laundry/pantry. There was good lighting from the patio door and large window in the living area. One bedroom had one window and the other had two. So what's deceiving? The apartment complex looks like it's well-built and has quality construction but it doesn't. I'm still wondering how the building even passed code inspection. The floors and walls must be made of tissue paper. You can hear your neighbors talk, laugh, fuss, cuss, and fight. And Heaven's forbid your neighbors play loud music. We could even hear our neighbor's television along with loud singing on the nights they had too much to drink. But these neighbors apparently had hearing problems, cause you could hear their music in the parking lot and breeze way. Another annoyance is the washing machine. You'll know when it's your neighbor's laundry day. If you like a quiet environment, this is NOT the place for you. My upstairs neighbor had two kids who for some reason couldn't walk across the apartment, but insisted on running. Not only that, but they stomped when they walked. There doesn't seem to be any type of insulation between floors nor the neighboring wall beside you. Hell you can even hear people outside through any wall inside of the apartment. I wouldn't feel safe if there was a category 5 hurricane in the area. And I'm not exaggerating. I believe the upstairs neighbor's floor is the lower tenant's ceiling. You can tell there's no type of insulation by the many water sprinklers in the ceiling throughout the apartment. This is the second apartment building I've lived in and I've never experienced anything like this. We complained multiple times to management about the noise, but the only thing they state they can do is send out a notice. If you're having an issue after hours, you have to call the police, which we had to do multiple times but nothing changed. If it wasn't for the cheap materials used to build these apartments, we would've stayed. We were going to break our lease, because that's just how bad the noise was. If you MUST live here, ask for a unit on the 3rd floor. It's the only way you'll have peace and quiet. Unless, you have respectful considerate neighbors, which we DID NOT!! This was the worst year of my life!! I've written this in pass tense because I can't wait to get the hell out of here!!

Appliances need a major upgrade. Carpets need upgraded. Current material is very rough. Maintenance staff does not adequately clean up after themselves and if they scuff something they leave it hoping you won't notice. Too much parking trouble, never enough spaces near unit have to park on other side of complex at times. This community could be so much better with these few issues addressed. Lawn care always gets our patio super dirty.

I work as a leasing consultant for an apartment complex so as I moved into a new complex I was looking for negatives. I can honestly say that I don't have any. My fiancé and I have lived here a little over three months now and we plan on staying here a couple of years. We have loved everything so far. The location is perfect for us. He works in Green Cove and I work in Southside. The grounds are well kept, maintenance is quick and precise, and the units are beautiful and affordable. The staff also makes me feel welcomed and comfortable when coming into the office. I recommend this complex to anyone looking to live in Orange Park.

I am very surprised to say the least to see some of the negative comments on here. Next month will be two years for me at Lake Gray, and I have had nothing but good experiences! I love how quick they are with maintenance request, how friendly all the staff is, and the overall environment of the place. The people in the complex seem to be very nice, and the grounds are kept clean. I would recommend this place to anyone that doesn't need more than three bedrooms!

I live here for 1y and 4m and not have any complaints people in the offices is good Especially the manager, I call for a problem and in minutes maintenance guy come over love this place everything is fabulous in here people need to respect our property we live here I see how hard this team work for given nice place to live. I have to say I love one of the maintenance guys he so hard worker and so young I talk to him one time I think he just done hight school and he star laughing because of that and will all respect he tell me I am old man but was nice to meet him. I hace good time in here and I will keep for ever this palces is rock. This is one of the worst apartment complexes I have ever lived at. Office staff is incompetent and cant even put in a simple maintenance request. I have asked for a copy of my lease four times and have yet to receive it. Now our AC is out and it is over eighty degrees in our apartment. I have called our so called 24 hour maintenance and they said they wont send anyone after dark. Even after I have called about this issue before and they have came out at night to fix this. I also have an infant who isn't sleeping because of the heat. I was hung up on over five times by a very rude "supervisor" named Dotty. There have been numerous other incidents and problems we have had here but if I went and named them all then I would be writing a twenty page essay. This place my look nice but it doesn't make up for the snotty attitude and ------ management This place is a joke. DO NOT RENT AT LAKE GRAY!

I have been a resident for over 2 years here. My husband and I found this place and feel in love with it. The office personnel are always friendly and helpful. I have never had an issue with them! When ever there was an issue with a neighbor they handled it promptly! For example we had to call the police due to a domestic dispute. The management does not allow this to take place. It is expected to have some noise living in a apartment, but our other neighbors seem to be courteous and friendly. The only reason why I am not renewing my lease is because of the location to our jobs. Tammy is my favorite office staff, it's always a good sign if you have seen the same people over the last 2 years.

I have lived here for a couple of years, in the beginning the staff was extremely helpful and outgoing. However it seems in the last year that the staff have begun to be less helpful and have an attitude that you are bothering them when you call to ask a question. There has been an issue with noise, especially on the back side of the complex, a lot of yelling late at night people arguing in the parking lot at 2 in the morning which all can be herd in my room with the doors and windows closed. Numerous complaints of rims being stolen in the parking lot which have died down in the past two months. Overall my time here wasn't bad but i have seen a decline in the last year and unfortunately won't be resigning.

I've lived here for almost 2 years and have to say it's a fine complex. The office staff are friendly and always accommodating. The maintenance guys are prompt with service. I've never had issues with safety, have never seen any shady activity outside. Most of the people that live here have some kind of Naval affiliation since the NAS is nearby, or are young families or students. I'm a senior at Univ. of North Florida and would recommend this complex to anyone. The people who complain are people who presumably don't adhere to the rules and stipulations listed in the lease. People who complain about getting fined are either A.) Cannot properly dispose of their trash INTO the compactor and just throw it, or B.) Don't know how to clean up after their dog. These are common sense expectations given to anyone who would like to live in a clean and orderly complex. I've witnessed people lazily not dispose of their trash into the compactor and then wonder why they get fined. Well, it's pretty self-explanatory. Be accountable, take integrity in your home, be courteous to your neighbors, and life works out pretty easily.

I have lived here for a year and half. I would like to praise the management and maintenance staff. They go out of their way to make sure I am taken care of. I am in my early 60's and have limitations and if there is a need I have, they meet it. I have never been told that is not our responsibility. I feel cared for, safe and really enjoy living here. The onlly concern I have is rent goes up yearly as do other places. When I reach retirement my income will be cut in half or more. I have thought about buying a condo but the service I get here makes me really want to stay here. Will cross that bridge when it comes. Until then I love my aparment location, the locations of the community and my apartment layout. I am most pleased with the service. While I do feel very safe here, and my building and parking area are very well lit, there is not enough parking when I come home late and parking in others areas is not lit as well. The is a concern. A complaint should have a solution. There are 2 large garages close to the building, there is ample place for those garages on the other side or next to other garages around the corner. While there would be a cost to move them, that would add parking to the area that has the least amount of parking per units. Or have assigned for 1 car and a 2nd car would be excess parking. But that was not my purose of this, it is to commend the off staff and maintenance staff. Outstanding!

The whole place is run down the office look professional. The personnel are into sales with all the fancy words, but when I inspected the unit it clearly lacked quality workmanship. The neighbors were loud even with the door closed. I stepped on dog poop quite a lot and trash laying around is common. In the evening it is hard to see there isn't any parking available and street parking was always hard to find. Parking lot lights did not give me a sence of security and upon meeting a few tenants it was clear to me this was not the place worth staying another year at. Tenants are scared of retaliation from management apparently they love to hand out fines and warnings. Plus many other complaints.
