I've lived here for almost 8 years. My wife and kids have never felt safer. If there ever (only twice in 8 years) is an issue like an apartment getting broken into or strange people knocking on doors, the staff is the first to tell everyone to be careful. They take the time to know you, so you're not just a number.

I lived here for just shy of two years and didn't have any major issues. Any maintenance issue was cleared up that day or the next. The office staff knew me by name when i dropped in to pay rent or use the computer. The space was good and plenty for a single person. A little noisy at times through the walls and in the parking area. Would have stayed longer if I hadn't had to move for work.

WOW!!! I am shocked by some of the other reviews. I have been here for almost 3 years now, and have been nothing but happy!! It is safe and quiet and the office people always try to help when they can. They even just recently had a evening get together for all of the residents for everyone to try to get to know one another. They supplied food and drinks, and I thought it was great. I have to agree with the other reviewer that said some people are just never happy, but come here any night and listen to how quiet it is. I also agree though, that this is apartment living. You are going to have neighbors who are noisy on occasion, parking will always be a little cramped some times and there is only so much they can do. I would love to know where these people lived that never heard a sound from any other apartment and parked right in front of their apartment every time. If that is what you expect, rent a house. Sorry if I am ranting, but I think some people are trying to give this place a bum rap. Come check it out for yourselves, the management staff are always friendly, its usually quiet (even on a Saturday night), the apartments are very clean and nice (and they come with a washer and dryer which is a bonus), I have found they are quick to fix any small issues and to me, they are always trying to find ways to make this place better.

I advised anyone that management sucks here..They pretend to be nice but when you have a problem nothing is done. I can't wait to get the hell out!!! I have lived here since April 2012 and it was okay at first until these noisy --- neighbors above me moved in. I went to speak to them on several occassions about the noise even management nothing was done about. Therefore I called the police but because she has a -------- son and her illegal --- boyfriend living there who shouldn't been living there nothing was ever done. She lied constantly to management everytime. When I asked to be moved it was that I had to pay all of these fees to move to another unit. Therefore I called corporate and all that could be done is the waiver of transfer fees, but I still would have to pay a higher rent and secuirty deposit.

I live in Lake Gray and am concerned for my safety, because this is a dump with bad management. So far I was almost jumped or raped when I had to walk from my car far from the apt because there isn't any assigned parking and some people have like 2 to 3 cars that just get rotated around, but sit there taking space. The man ran away when I turned on my hand carry alarm thingy. The place is a dump. Still live here until the lease is over. Was curious about the complex, so I Googled the name and found out there are lots of complaints.

Love this place!! I have lived here for a few years and everything has been great!! The staff is incredibly helpful and nice, and the few maintenance issues I had were fixed pretty quickly. I am floored by some of the reviews on here and wonder if we are living in the same place. I am starting to wonder where these people lived in the past that had NO issues with parking, NO noise, COMPLETE control over wild animals, EVERY person followed every rule, and you got EVERYTHING the way you wanted it. Seriously!!! I have lived in too many apartments to count over the last 20 years, and Lake Gray is by FAR, one of the quietest places ever. Not just outside, but only being able to hear minimal noise from your neighbors if your apartment is quiet enough to hear a pin drop. Most days, I never hear anything. It is very clean, and the guys are on their golf carts every morning, doing their best to keep the grounds clean. The pool is beautiful (even more so now that it's been redone), and I feel very safe here. Parking is only an issue usually between 5:30-6:30 (when everyone is coming home), and sometimes at 9pm or so, when everyone is home for the day. But even then, I am only a little ways from my building; it's certainly not like it's across the complex. There are so many complaints about things here that people agreed to in their lease, just like I did, or were shown when the moved in (i.e. the gym (which is a little small, but better than nothing)), so I don't understand complaining when you move out about something you agreed to when you moved in. I've read a lot of complaints about the compacter. Yes it is overfull sometimes, but first, you have some 300 people living here (like any other apartment, all using the same compactor.) And if you people would stop opening it while it is running (like the sign says), it wouldn't stop working. It is a safety feature to keep some bonehead from falling in and getting crushed. I've spoken with the security officer, police person that lives here, and he said they fine people if they are NOT picking up after their dogs, if they see it, or someone complains. People, stop sitting back watching things happen, and become more involved in your community. And if your the one getting fined, stop complaining that you broke the rules. People are going to do what they want, and no apartment can control every little thing, that every person does. But Lake Gray goes out of their way to make this a great place to live and still try to keep everyone happy. Sorry for the long review, but I can't stand to see some of these reviews from disgruntled people (like the guy in the office the other day, getting loud because he got busted because I guess he tried to hide his dog, and then had to pay the fee (when I think he should have gotten kicked out)), that are giving a false view of a place that has been great for the last few years. I challenge anyone to come take a tour and see you for yourselves, meet the staff, come hear any night and listen to the lack of noise, etc. Lake Gray has been, and still is one of the best places I have ever lived at and I would recommend it to anyone.

There are NEVER any parking spots close to your apartment! You have to walk a great distance everyday to your apartment. The walls are RIDICULOUSLY THIN! The people above me stomp around at all hours of the day - well threw the night. If you complain to the front office - they tell you its apart of living in an apartment and do nothing about it! What ever happened to quiet enjoyment? Guess that law doesn't mean anything to Lake Gray Management! The carpet is ridiculously CHEAP! It gets so dirty just from walking around inside! The foam under it must be stained because stains are seeping threw it. The breeze ways are always dirty. And the trash compactor is always full. There are piles of garbage overflowing at various times throughout the week. Also, the management likes to knock once and the waltz right into your apartment. I was in the shower one day when they did this. Invasion of privacy! The air conditioner never worked when i first moved in. It kept getting very hot. They had the apartment handymen re-service my ac with freon numerous times - it never fixed the problem. When they finally hired a contractor to come fix it who was certified to fix AC units he said that it was LEAKING FREON inside my apartment! Seems really safe huh? He fixed the leaking coil and the problem stopped. The apartments next to lake gray are very ------ and there is a lot of crime over there and sometimes here there are notices from staff about break ins. The grass around the pond that is between the apartments and 295 always has geese, duck and dog droppings all over it. None of the residents pick up the dog droppings. And if you like apartments with a nice Gym go else where - they gym consists of a small 100 square foot room or so with like two treadmills and a weight machine of some sort and little else. The pool is very small and there is no hot tub. This place is a night-mare!

I've lived in Jacksonville since 2003 and this was by FAR my favorite apartment. The only reason I left is because I worked in Arlington and the commute was draining me physically as well as financially. The apartment was affordable, a good size, and it came with a washer/dryer and storage. The pantry was HUGE. I also loved having a ceiling fan. I wasn't a big fan of the carpet, and there were some gaps in the wall by the front door that had to be fixed, but I would recommend it to anyone. In fact, if it was on the Southside of town, I'd move back. The office staff was fantastic. Cheryl, in particular, was awesome! Additionally, there wasn't an issue with bugs, like I've often seen in Florida. I felt safe here and loved calling it home.

This place has a nice book cover, but the pages are made of cheap toilet paper. One year was a total night and day mare, because the place was so cheaply made that I think the staff likes it that way so they can charge people $100's of dollors in damages. The blinds fell apart after just one month in the apartment. Parking is horrible sometimes I have to walk a block away from my car with groceries to get to the front door. That is the worst when it is raining. The grounds are kept filthy with car leaks and dirt, so you can't step into your apt or have guest step in without tracking that filth in. I had professional 5 star carpet cleaners come in about twice during my residency, plus paid for them to do a moved out thoughal cleaning. Once I finally heard of the office staff about my deposit they said I wasn't getting it back. Being that I moved to Tx it was useless to take them to court. Then just recently I have been getting harrassing collection calls. Those theives are trying to make me pay for a brand new carpet, blinds, light fixture... DON'T STEP FOOT IN THIS PLACE IT IS A RIPOFF!

Very happy here - and let me clear some things up.
First, Lake Gray is a great place to come home to. I have lived here for almost 3 years now, and it is quiet, clean, safe and very comfortable. I would like to respond to some of the previous - less than happy comments. Regarding parking - I encourage you to go to any apartment complex between 5 and 8pm and be able to park right in front of your building. Unless it is a terrible apartment complex that is not full, any complex is going to have parking challenges. I live in one of the most popular buildings, and I have NEVER had to park 3 buildings away. At most I have had to park 10-12 spaces from the stairs, but most days/nights I park within 3-4 spaces. Regarding the dryers, first of all, they provide a dryer, most places do not. Second, if you clean your lint trap every load, the dryer is fine. Third, I dry most full loads (my wife actually complains I put too much in the washer) on one cycle on low heat. And if you are still having a problem, then call maintenance. They are always happy and quick to help. Someone complained about the cost - you knew the price when you moved in - so....? I checked around this area before I moved in, and there are cheaper places (and more expensive). But, go to those cheaper places and look at the apartments. Look at the people they allow to live there. Go there at night and check it out. You will see the difference. As far as the office/maintenance staff, they have always been helpful , friendly and quick. I will say however that the spanish lady seemed to have a few months of bad days, but lately has been much more helpful and friendly. Specifically, Cheryl and Tammy have been outstanding and have gone above and beyond to me. As far as crime, have there been the occasional event, yes, but ALL apartments, ALL homes are being broken into lately. And in 3 years, there have been maybe 3 incidents, and I respect the fact that management acknowledged it, and sent out notices so all residents would be aware, and take more precautions. That's better to me that not telling me and letting me be taken off guard. Again though, come here any night and see just how quiet it is. I hate writing reviews, so why I am writing this one? I have been in the office picking up packages and overheard people that decided to air their business in front of everyone, complaining they got charged for not picking up their dog poop (which they should unless you want to live in a dirty place), charged for paying their rent late (okay?), complaining the parking lot looked terrible, and then complaining when it was resurfaced that they were inconvenienced for one day while it was redone in front of their building. I think most of the complaints on here are from people that didn't follow the rules, or didn't follow what they agreed to in their lease, and then got busted for it. The truth is, this is a very nice apartment complex with a great staff. They try to be as helpful as they can, and if you report a problem, they are quick to do what they can to fix it. They even just had the pool redone to keep this place looking great! Oh, and to whomever complained about building a park here (?), I have been here for three years almost, and have never seen or heard of them building a park here. Thanks Lake Gray and thanks for the pool passes. I got so tired of knowing other people from other apartments (that don't have a pool), are using our pool that I pay for in my rent. I don't mind taking a pass with me to the pool if it keeps those that shouldn't be here out. I'm sure someone will complain about that too. You guys are great!!! Keep up the good work.

Stay far far away!!!!
Lake gray apartments are horrible, when i first moved in i had no problems staff was great and i had no complaints, new management came in and the place has turned straight to hell, the new manager is rude and honestly they need to get rid of her FAST... No parking after 5pm i literally had to walk 3 buildings to get to my house, when i moved in a park was underway and still NO park, a lady was found dead in her building, cars were getting broke into, dryer was horrible, resurfacing stains on the carpet from day 1, and the staff has turned into a bunch of liars they lie right to your face make you believe what they are say then boom, nothing they say happens,my advice look elsewhere!!!

Looks can be deceiving... I thought I was getting a nice 1 bdrm for a good price but in reality I got a HIGH CRIME area apartment and a staff of liars and fraudulent charges. I have reported them to the BBB. Check it out first.

I recently just moved out & all I can say is I guess it really depends on which side & building you live in. I am not one of those "scum bags" that were rude and noisy, nor did I have any of those living near me.I actually enjoyed living there because it was decent and convenient in it's area. In my opinion, it's the best place to live on the Westside. I never really had to deal with the tenants in the office, but whenever I did, Tammy was always nice. Also, whenever I needed some maintenance work, it was done shortly. Lake Gray does have it's negatives though. Here's why I disliked the place. 1. PARKING TERRIBLY SUCKS.If you want good parking close to your apartment then you better be home before 8pm, otherwise plan on parking far away on the opposite side. 2. I don't know if anyone else had this problem, but my Dryer sucked. It was probably why my electric bill would go over $100. It would take 2/3 times to fully dry my clothes. I never made a complaint, though I should have & it probably would have fixed the problem. 3. The big -------- lady who works the front desk is a total B$%@ . She's nice to you when you're trying to move in, but once you are, she's a f'n -----. Great way to sucker & bait you in right? 4. I used the pool one time, & after that I never went back because I got a UTI from swimming in it. 5. I hated the carpet. It wasn't the common nice, soft, & comfy kind. I think it's called "berber" for it's type. It's a thicker yarn that isn't comfy at all. A kind that best suits a office or den, not a home. 6. Too costly. 729(including water) for a 1 bedroom. 7. Whenever they would do landscaping, the -------- would always get dirt and debris on my car. They never had a sense of common respect to at least blow it off after they were done. Other than those reasons, I enjoyed it. If you can tolerate them like I did, then you'll most likely enjoy it. Just hope you don't have --------- neighbors. I broke my lease early because I couldn't afford it. The fee was months rent pro-rated and next months rent. Here's some additional advice if you're thinking or planning on moving to Lake Gray. Make sure your building isn't in the middle around building #5 or to the left when you enter because that's where the parking problems occur. Get a building in the front, to the ride side of entrance, or towards the car wash/dumpster side. I give this place a 7.5/8 out of 10 rating.

Claim to be Cream of the Crop BUT NO WAY!
The apt was like any old apt around with hound dogs for staff. There is a pool but I felt like I was a criminal for using it cuz they watch your every move to find a way to hand over a fine. The nieghbors complained a lot it is an unhappy environment. When I moved out I paid professional cleaners to get it perfectly clean even hired a carpet man with his power truck to do the carpets. But the hound dogs kept every penny of my deposit and more. They lowered my credit rating to where it isn't good claiming I owe for new blinds and carpet. I lived there 2 years too long.

Parking is bad and a nightmare on the weekends. Sometimes I had to park almost in the front when I lived in the back and being a young female I did not feel safe when I came home from work late at night. My place was right next to the freeway which made it very noisy and my neighbors often fought. I've woken up several times really early in the morning like 5am to annoying fire alarms that they constantly tested. The power has gone off several times and when that happens there is a constant beeping in the bedroom that I couldn't stop.... Caused lots of sleepless nights. The office staff constantly has excuses to check out your place which I didn't find very friendly. At first the office staff was very nice. They even gave me a few cookies. Then they were very rude. They complain about anything and everything they could. One time I walked my dog and forgot to bring a bag so I went home to get it when he was done and picked it up and the office charged me a fine. Also if you have a dog be careful because they have a bad fire ant problem. Both of my feet got badly attacked when I was walking my dog in the grass. When it got hot I had an ant problem inside my home as well. The dumpster was constantly overflowed and you got a fine if you just left it by the dumpster. When I moved out I was 5 months pregnant and living alone. I cleaned top to bottom scrubbing walls, floors, everything. My place had normal wear... Not bad at all and they milked me. They charged for the blinds which they claimed were broken, new carpet, and "cleaning". It's been half a year since I moved out and I got a call from collections saying I owe this money. They didn't send me anything knowing my address or call me knowing my number to tell me I owe anything. They called when they couldn't find the keys but not to tell me I owed anything. They sent it straight to collections and messed up my credit. Thanks lake gray for making it harder on a new mother.

The most Inconvenient place to live in Jacksonville Florida.
It took me allot to write this review, When I first moved in a couple of years ago it felt like home. Now I feel like I live in a prejudice community. People don't often say how they feel but today I am going to break that shell. This is one of them most obnoxious places to live on the Westside. They say they love their residents but sure enough DO NOT act like it. When new management came in, It was like all hell broke lose. I don't like when hell breaks lose, I would have like my stay to be a pleasure and peaceful. Neither one happened. Sad To say Lake Gray Apartment Homes Suck, I would definitely not recommend it.

Great Place to Live... but not without it's flaws
As the title says, Lake Gray is a great place to live, but not without flaws. But let's be serious, what place doesn't have flaws. As others have posted, yes--the landscaping could look a little better, but this is Florida, and with all the rain that we get they do a pretty good job keeping up with it. The parking can be crowded at night, but what apartment complex doesn't have crowded parking? However - the office staff is always very friendly and professional, they always greet me with a smile and try to help me out when they can. Maintenance is very quick to fix problems, there is very little noise at night, most of the tenants are friendly and I feel safe here all the time. Keep in mind they do accept pets, which is great for some people - and if everyone picks up after their dog, which is the owner's responsibility, then there is very little to find anywhere. The price is a little more expensive than some other places, but again it is very nice, clean, quiet - and let's face it, you get what you pay for. And for me, I am a freak when it comes to bugs. They offer pest control every week - if you want it, and I have my apartment treated about once every 2 - 3 months and I hardly ever see anything... ever. Again, do they have flaws, yes, but I will trade above average landscaping and crowded parking for safety, cleanliness, quiet and very nice apartments -- along with a great staff any day. Living here for the past 2 years - I can only assume that the previous two negative posters are disgruntled renters who probably got evicted or something.

The Best There Is!
We just want everyone to know that Lake Gray is the best place in Jacksonville to live. We have never received such awesome customer service in any office as we do here. Always greeted with a friendly hello, they actually handle issues with the other tenants, they care enough to make people do what they should do without having to be told to. Some people were leaving their pet "mess" everywhere even though they provide free bags and trash cans, the manangement addressed it with a letter that they would be enforcing the city ordinance to clean up after your dog. Anytime we have needed anything fixed the girls make sure that maintenance knows about it all of ours have always been completed within one day. After reading some of these negative reviews I am sure that these must be coming from some of those people that the manangement has to make do the right thing. This office has had a lot of turnover and these 4 ladies that are here now, they make all the others pale in comparison. If you want to live where people actually care then come here and you will surely agree.

We cut our lease short to get out of there as quickly as possible! The trash constantly over flowed, the yards were always flooded, not enough space for parking. Apartments were small and over priced, could hear everything and everyone. Staff needs to learn customer service! They are more concerned with charging you "fees" rather than fixing issues with their appliances! Don't waste your money or sanity living there. So many other great places in this area for so much cheaper and more space with actual apartment staff who care and have personalities.on a good note, they offer cookies in their office free to whoever goes in. While we were there, there werwe around 3 home and car invasions at the same time and nothing was really being done about it. It isn't gated, the layouts are awful. No lights except in bathroom, kitchen and that's about it! No fan in the master bedroom or light! Poor air circulation, ugly carpeting, not enough room to even move in. Felt like a jail cell! So glad we got out of there!!

Maintenance is very good if anything is reported it is usually fixed that day or with in the next 24 hours. As far as the office employees have there days most of the time they are rude and hateful they have no interest in working with you or any situation you might have, plus there is one person there that is extremely rude won't even speak to me if i go into the office to get a package. The grass needs to be cut shorter and the landscaping needs better work some areas stay too flooded. Parking can be really stressful especially at night, there should be a limit to number of vehicles according to how many people live in the apartment and then there should be designated guest parking else where. Noise level can be handled a little different, too many complaints and not enough action. I will not recommend this apartment complex to anyone.

Greatest place ever to live
This appartment complex is really a great place to live.The professioal staff go above and beyound the call of duty to make sure all work orders or comleated in a timly. The staff is family orientated and exceptionally friendly. The ground are always clean and the grass always well kept. The staff treat the residents like they are family and they are glade you are residing in their apartment home. managment and staff work together to ensure the residence or happy and their needs are met.Kimi is the best.

Lake Gray Staff
I have been at Lake Gray for almost to years now and I have to say it is one of the best places I have ever lived. My children and I love to go down to the lake and feed the ducks and we especially enjoy walking to the leasing office to get cookies. The staff is just wonderful. They are always willing to go above and beyond and they never act as though you are bothering them. Cheryl, Chris, Kim and Natasha are excellent at what they do. While I was on vacation during the Holidays Natasha called me to let me know that there was a package for me at the office and she told me since I was out of the state she would put it in my apartment. When I got home it was just where she said it would be along with a Christmas card from the staff. I have also needed some items repaired in my apt and when I call Kim she always so quick to get the maintenance team out to my apartment. Overall Lake Gray is the place to be! Thank you so much for everything!
