Office staff was not great my first year there with a lack of communication and everything, however, staff now is great and communicative. Maintenance still isn't great, but they get emergencies taken care of promptly.

I've really liked living at the Halston Citrus Ridge. Although it's close to high traffic areas like Magaritaville, it's quiet and private. The traffic on 192 can be really bad sometimes but its honestly worth the peace and quiet.

I'm renting on Halston at citrus ridge so far since i move don't have any issues with anything since i start my journey here in this property. Staff was nice and maintainer issues get taking care really fast

All in all its an okay community, I would try to get an apartment at the top with the parking lot because around the pond parking is a nightmare. The apartments are kinda expensive, They don't have a working cleaning car station and they advertised.

The apt is great I like everything but the cars aren't going the speed limit. Also some people don't have their dogs on a leash The hall can use some clean up. The maintenance guys are the best but my washer has been bad. I have to wring my clothes out 3 times I've call them all 3 times and it isn't fix yet.

The actual units are fairly nice with modern styler renovations, easy to customize to make it feel like home. Amenities are nice with a decent size gym and a very nice pool area. Main issues would be parking (including recently added reserved parking that they blocked off prior to selling the spots), and lack of attentiveness from office staff. Requests sometimes take awhile to process.

I'm not happy. I'm embarrassed to have people over. The breezeway's are never clean and don't get me started on the garbage area. You can't put your garbage out because animals will get to it. This place was really nice and clean when we moved in. Great neighbors good times. Well times have changed. Just walk around, no one says Hi, place is falling apart. Not enough maintenance guys to keep up with everything. Don't ever make the mistake of calling for an after hours emergency maintenance. Main building and pool look nice and the new owners (we have had many) seem to want to make things better but that's just about all I can say positive about this place. Too little too late I'm sad to say.

The complex is nice, however it does take a while to get ahold of the office if you need something. Additionally, many maintenance requests are marked as completed and no one comes by to check on them.

I would not recommend living here unless major changes are made. The maintenance team is extremely unreliable?requests take forever to be addressed, and even when they finally show up, the fixes are usually temporary or poorly done. On top of that, the front office staff changes constantly, so every time you need help, you're dealing with someone new who has no idea what's going on. I report a broken gutter for years with no process. The A/C system is outdated and can barely keep up during warm months. Combined with the old, drafty windows, it makes the apartment incredibly inefficient. Be prepared for very high energy bills because the place leaks air and the cooling system just can't keep up. Don't expect much for your money

Look elsewhere. This company or at least the complex I'm in just doesn't care about its residents. Multiple complaints about policy violations go unresolved. Just weak communication via posts I don't think anyone reads anyway. They want you to collect all the information for them about the violations and even when you do nothing is done. Look elsewhere for the price you're paying they just can't manage.

Appliances are terrible, rusted, loud, and ineffective. Air conditioning has broken 5 times in the 8 months I've been here, and it once took them 2 weeks to fix it. Very difficult to contact front office and even more difficult to get help from the employees. And the roaches oh my god the roaches.

These are great apartments. Spacious and well maintained. The application process was pretty straightforward and received a response pretty quickly. The only downside is having loud neighbors stomping and you can feel it in the apartment. Vibration and noise the same.

Overall great place. Maintenance does a good job and responds quickly to issues, complex is clean and well kept and the staff is friendly. Main complaints are the floors being quite thin and the gate, which is very inconsistent and I unpleasant to deal with even when functioning. Other than that, great place.

I really like the tranquility, the people in general are calm, you live in peace, it is a very pleasant environment. I love it It has many interesting things in the surroundings such as restaurants, clothing stores, supermarkets as well as the proximity to Disney parks

The management and maintenance team is hands-down, the best I've experienced in over 20 years of renting at various other places I've lived in. Very prompt respond to work orders and/or other concerns when submitted.

Over 5 years, there has been a lot of turnover of staff due to company buyout and new management. Most years we renew online to avoid going to the office; as there is someone who has worked there for a few years who is unhelpful and will avoid talking to anyone other than the manager in the back. I have waited behind a line of 3 people and made eye contact with this worker and she has continued talking with coworkers in the back rather than assisting her coworker on the floor. The property has had minor improvements, but it's clear they are understaffed in all areas, since many maintenance requests can go unanswered for several weeks. The only reason we resign is because they've somewhat honored our rental rate, but that always depends on who's in ownership at time of resigning (which has changed many times)

First thank you for allowing me to be part to your community, second I like to ask the management why is the gate entrance to Halston entrance is Always on the open position during the day and must important during the Night when anybody can obtain access to come into our community , this is a dangerous condition.I believe that at the application process and procedure where giving the availability to the code to opening the gate when is close during All times day and night.My question is why is the allowed to happen. Other then that all is well.

So far so good. I have one complaint, that when I get home, I smell pot. The gym and pool area is very nice. Electric bill seems to pretty high for a 1 bedrom apartment, which I'll follow up with Duke.

I generally like the apartment and the community. My only complaints would be that they recently changed the parking pass system and did not communicate clearly the rules for visitor pass. Also the front entrance gate works only half the time so sometimes it is gated and sometimes it's not. I paid more for a gated community when half the time the gate is broken

The leasing staff are great, however I feel the apartment complex should be more up kept,its considered a luxury apartment but it's not actually luxury, the playground needs to be updated as their many children here.

Experience is good but communication with the office and maintenance is frustrating. Our building needs to be power washed and blowed off, there is unnecessary sand in close parking spaces that tracks everywhere (I at one point took the time to sweep it up and now it's back.) We have remains of water markers from a horrible paint job that we got and we have given up with the office and maintenance to make it presentable. Security gate keeps breaking and locking residents out. I do want to include (and I'm aware this isn't the complexes fault) that there are 2 homeless camps on the road to the apartments and if it stays it will be a deal breaker for a lease renewal.

Horrible experience don’t move here
In these apartments I have had the worst experience in less than a year, first 6 months without a washing machine, 3 months without a dryer, the A/C clogged 3 times, you call the emergency line and they tell you that it is not an emergency to be without A/C and the apartment at 82 of heat with everything and ceiling fans, the digital door lock left us out, the elevator always broken and going up to a 4th floor shopping and boxes of water is not easy and the rent exceeds 2,000 HORRIBLE!

With the new Management now...WOW, what a difference! Things are getting DONE! However, trees still need trimming. Hangs down on autos. Also motorcycles and vehicles are parked in PRIME SPACES for weeks. Why? Many parking in the Handicapped Spaces!

Don’t waist the money or time.
Let me start by saying Ive lived in this community for about a year and every second has had some kinda problem. Ive lived in other communities that have their fair share of issues but not every issue you could have happen in a lease. Lets start by they give you two free months and then pester you for your rent those two months One person will tell you one thing (I.e. an amount you owe) and the next person you talk to will tell you youre crazy for bringing that number They send you emails that your work orders are completed when it has only be received and NOT DONE They do random apartment checks where the maintenance team just walks around your apartment for thirty seconds and doesnt look at anything theyd actual need to fix (ac filters, fire alarms, etc). Your WiFi and cable have to be through this complex which would be fine if it didnt go out for days for absolutely no reason and no way to fix it because they dont respond and your on a community plan so you cant call and find out why yourself. Its similar to when dorm monitors literally MONITOR your room btw. They wont do ANYTHING about solicitors or people that literally follow you home. Even if theyre residents too(this one has happened a few to many time because the gate is left open) Everyone hangs out in the middle of the street around their garages at midnight and scream at the top of their lungs. Or they leave their patio doors open and scream like someone is either being physically harmed or something(Ive called the police for multiple domestic violence disputes that Ive literally watched happen, as well as for noise complaints because the complex doesnt take anything serious) Dogs are constantly left out on the balconies with CLOSED DOORS that bark all day long as well as excrete (which is pee and poop) on their balconies (Ive watched the 3 different huskies in building 9 on the second floor never get walked but pees from the balcony because thats what those owners do to walk them is send them out to the balcony. I could see and hear it falling to the patio below right before the same dogs poop in the same corner of their balcony so its definitely scented.) The gate doesnt work 90% of the time so its always just left open (which allows solicitor or unwelcomed guest to come in and cause a ruckus) I Was promised a dryer before we moved in, then they tried to push back my move in date bc it wasnt here. I said no and moved in without one, promised it the very next day. Waited two weeks for it when they finally delivered it without telling us, when we werent home. Its a dirty --- complex. Nobody picks up after their dogs or themselves. If you are walking in or near grass you should watch your step because you WILL STEP IN ----. Ive seen old food or trash that fell out of trash bags lay there for weeks. Theirs been a broken glass bottle on the stairs of my building for over two weeks. They dont remove the repaired objects from the area of repairs(an air conditioning unit was replaced and the old one sat right next to the new units for about three weeks). They dont take your trash when they say they will. In fact theyll take every other apartments trash except yours. Also, dont throw away broken down boxes or containers from litter because they wont take them. They wont take anything thats not IN ONE TRASH BAG. EVEN IF ITS IN THE TRASH CAN The elevators been broken twice within the last two weeks, the current one lasting about a week because the maintenance team doesnt do anything. Youll see them on their phones in their golf carts that you have to drive behind because they drive next to each other and wont move for cars or pedestrians. Office never answers the phone, and every time you go into the office its the same lady who doesnt help and tells you that youre overreacting and being rude to her no matter what the issue is. Pretty sure shes an assistant manager too! The pool and the gym and the streets of the complex are overrun by unsupervised children that have not been taught how to act, as they run in front of cars and scream as if theyre being hurt when just playing in the streets. The dog stations never get emptied so even walking by them smells eminent and waft around. One of the people who lives towards the back of the complex that drives a gold ford pick up truck goes fishing regularly and leave his fish carcass on the grass by the fence line and the whole area smells of rotting flesh. Its absolutely disgusting how they allow their tenant to behave and they dont actually do anything. This complex is ran by birchstone at the moment and I have lived in two different communities owned by this company and I can say that both have had all of the same problems so please say yourself money and mental strain and go literally anywhere else. The Muse community around the corner has nicer apartments for the same price and isnt owned by this management company
