Community is nice, but the leasing office changes often and they only care about getting new residents in and ignore their current residents. When we got a new trash company I messaged the office twice in the portal with a question. They never answered. Didn't answer my phone call. And didn't know what I was talking about when I went into the office. For almost three months my air conditioning broke constantly. Instead of fixing the problem they would do like a quick fix that would last about a week. It was summer and I was worried for the safety of my cat at home in the heat. I requested to discuss this and maybe a break on my rent for the time period for not providing a safe place to live and they didn't answer. My washing machine shakes dramatically when it runs. I've requested it be balanced as I think that's the problem but they would never fix the problem and I still have to shove the washer back into place after running each load. I've been there for seven years and have not gotten the upgrades the other units have yet I am paying almost as much as the brand new flipped units. The new units look beautiful however mine doesn't have any of those upgrades. Sometimes maintenance is great and I've had good interactions with people in the office but their actions show that they don't care about current residents or keeping us and if they don't understand the problem they ignore it instead of trying to figure out how to fix it. It's been my home for a long time but I just can't anymore at the end of this lease

I moved into the complex when it was still The Aspect. I have regretted renewing my lease when ownership changed. The last 8 months living here has been brutal. Maintenance requests are either denied or take weeks to be addressed. They have been doing a lot of aesthetic changes to the complex but once you look past the surface level it is not a luxury apartment community as advertised. The location is ideal, especially if you work at the theme parks, which is why I moved in here and have stayed but at some point the location isn't enough to put up with the lack of professionalism or attention to resident concerns

I live in the 8405 hemlig st, the street is very dirty always with to much trash, the odor is very very bad. The building always is very dirty, don't make maintenance, I don't like looking, and I am sure that the administration knows this and does not take action, it is incredible that with the amount of money that is paid they do not carry out adequate maintenance, also those of us affected pay the same as the rest and live practically in the garbage

Feel that the service has gone downhill. Increased rents and less service. Ability to get a response from the office is very poor, no one answers the phone you gave to leave a message that takes forever to be responded to

They Deleted Accurate Reviews
This was the one website where residents were able to leave accurate reviews with their complaints— and there were many from 2023. Suddenly, the only review from 2023 is one positive review. Do NOT move here!! They are liars and every day is a disaster. It keeps getting worse!

The community is really nice. I like the improvements that have been made since I've moved here. Everyone is really friendly. I have had some issues with ants in my apartment but they are usually really quick to send pest control when I ask for it. The dog park is really nice to have. I do wish the rent was a little bit cheaper for the amount of space I have but otherwise everything is very nice.

It's a clean and safe area to live in. We find it to be comfortable and up to our living expectations. We enjoy the pool aswell as the kids playground with my grandchildren. Administrators are very responsive and they also speak Spanish which is a plus for us.

Front office is as helpful as can be despite being new and replaced every couple months. Front gate has been broken 90% of my stay. Maintenance is quick to responde to request. A lot of renovations taking place which minimize access to amenities. Not many community activities

I like the place, the office crew is very nice, manteinace crew is very slow, the amenities have been remodelled so where useless and can't comment to much. I been promise to change my door lock to an electronic one and it doesn't handle 6 month later... Nobody has an answer.

We have had several owners since I've been there but the newest owners Halston has been very slow at making things better. My breezeway is disgusting with trash and stained with trash residue. I've ask the office to clean it and I've had no response. Parking is horrible because the gates are always open and they have multiple people living in apartments that aren't tracked. Can't wait to move

Older apartments under several stages of referbishment. Building maintenance & grounds average. Valet trash recently changed due to very poor service. Appliances very basic. Maintenance staff are outstanding!

Before Birchstone purchased this complex last year, my overall experience in the complex has been good. It's a quiet complex with some great neighbors and the maintenance team was quick to address tickets. Since Birchstone purchased the property, they have started making improvements to community areas But have several issues: Maintenance tickets are usually completed within a few days of submitting them and the only way to really talk to the office is to call and hope that they answer. The management is raising rent aggressively on long-standing residents, sending many to find new homes. The overall appearance of the complex looks like you'd expect in a cheaper community, with most of the grass and bushes needing a lot of work to be replaced. The community also looks very patchy now that they've randomly installed patio screens on a small selection of units (when asked when mine would be added, I was told I wasn't selected and it wasn't being done - but no explanation for what the selection criteria were). The front gate hasn't worked in nearly six months, so it's not a gated community, even though it's advertised as such. The pool was closed for several months for repairs, but there was no offer to reimburse us for the amenity we were paying for but were unable to use. The same is true now of the apartment gym, which is being remodeled and used as a temporary front office while the office is being remodeled. In summary, I had high hopes for Birtchstone given their "people first" messaging in their announcement email; but, they're proving to be just another company which is more interested in revenue than doing what is right for the residents.

Basically everything you need to know
I want to address alot of things for the people trying to look at this place as a possible future home. The apartments are all remodeled Luis and his team did the most for us and our apartment. Wanda and Adriana took very good care of us throughout the whole process and was very attentive, Verna (Property Manager) was very honest and vocal about everything from the start regarding the time frame to move in fees deposit etc. Because I look for reviews to make my decisions and I know alot of people do I wanna reassure anyone applying that they are not shady in any way from what I’ve experienced, the people who have left bad reviews below are people who are impatient. I have seen people storm into the office as Im speaking to either Wana or Verna, Anette and they just come in yelling with no sort of reasonable communication skills, anytime I have personally had and issue and made them aware of it it has been fixed in 3 days or less. I would recommend this place 9/10 no place is perfect but for the price and the customer service on top of the area having alot of amenaties this is great and in this economy you definitely get the best bang for your buck. If your a calm person just needs a place to live thats clean, quiet and doesn’t smell like the back of a 1998 van thats been smoked in this is it, on top of that the pools getting redone as well the trash service is very on point timing wise. Side note: The office is very busy at times when it comes to calling ive also experienced this myself i find it best to leave a message and they usually call back within an hour if its not urgent. In conclusion if your on the verge of submitting an application and the area fits you just do it tbh its quick check out the apartments their quite roomy not the biggest ngl but they do have enough space for a family depending on how many people you have. So many of us are over it
This page is full of residents who are so frustrated and we have no way to connect with each other— we should create a Facebook group for current residents so we can communicate with each other and maybe post again for things like mail or items for sale? I’m so glad to see I’m not the only one who is frustrated and feeling alone.

Dirty breeze ways haven't replaced the master bedroom carpet the guy who came out said it was pet damage but it was like that when I moved in people above us throw out dog poop bags down from there balcony

My experience has been good however the apartment we moved into wasn't really checked before we moved in and therefore a lot of my appliances have issues. I do love m apartment but I wish we had new appliances.

When moving into the apartment complex, I loved it here. The staff in the front made moving into my first apartment easy and a smooth transition. Since the new company took over, it has felt very chaotic here. I can't seem to make relationship with anyone in the office due to high turnover and it felt like there were a ton of unfinished projects constantly going on, causing not enough parking (and losing sleep over where my car was overnight), and amenities we pay for not being used.

They are skewing Google Reviews
They have any negative Google reviews pulled within hours— but the good reviews are from members of the staff and their friends. They use the EXACT SAME VERBIAGE in their reviews as they do communication with tenants! (And immediately posted pictures of the newly tiled pool under a review— even though the pool project was a disaster: down for 3 months not 3 weeks, new construction doesn’t match, told we would get new furniture but it’s the same old furniture- just with cushions flipped over, spa still broken, entire front of pool inaccessible). Do NOT TRUST THE GOOGLE REVIEWS. What you see here is real- not those!!

It is terrible! Charging more and more rent but nothing gets any better here. The trash is skipped so many days and doesn't get picked up. We haven't been able to use the pool, spa or grills in a long time but we are still paying so much rent. If you put in a request with maintenance and tell them to call before entering, they don't. Maintenance is very unprofessional and rude. If you ask the office for anything it hardly ever gets done. The grounds look unkept and messy. I can go on and on about the bad things that I have experienced over the years and it just keeps getting worse.

I have lived at this apartment complex for over 10 years and have seen 3 or 4 different companies own it. I think it's a little too soon to fully evaluate the most recent company who changed it to Halston Citrus Ridge, but I will share a couple of things. I love the community itself; the location and how it is set up is great. For the most part it is pretty quiet and I feel safe here. I really love the sliding glass door that leads to the balcony in my apartment! And I like the pool.. I do agree that it was time for that to be redone. Unfortunately it has taken longer than originally planned and has been closed for more than 2 months. On the negative side, when this new company came and took over we didn't hear much of anything as residents, then things just started happening. I wish they would have done some kind of introduction and laid out their plans for the community. I feel like they are trying to send emails but they are not that informative; some only share local community activities and events which is something I personally don't need. We are now also getting a paper bill in the mail which shows rent charges; this is not necessary. The biggest problem at this complex (and has been for years) is with the mis-delivery of packages. The way the streets are set up can be very confusing. I have had lost packages so many times from UPS, FedEx and the mail. It's unfortunate that the drivers are so negligent. They really should be looking at the address and apt # before they leave packages! But I have had things delivered to the wrong street and/or apartment many many times. Sometimes I have been able to go track down the package, but many times the package has been lost. It's the most frustrating thing ever! I think the apartment should be able to reach out to the carriers and make a plea for drivers to correctly deliver things here. Something that did help in the past, was that we had a community wall on the website where we could post about missing packages. Every day there were many comments on there about someone saying a package was delivered but not to their door. Sometimes, the good trustworthy residents would post when they received something that wasn't theirs and the packages could be returned.. Unfortunately when the latest management company came in, they put up their own website which has nothing like this for residents. That's the worst thing they have done and I hope they will consider adding this in the future! Even stuff that isn't about packages, it's nice for residents to be able to share things and communicate with their neighbors. The old company still reviewed all comments before posting so that is an option. But we should really have something. I hope they also do more community events, but that has yet to he seen. I feel like they brought in a food truck once which was awesome but I havent heard of them doing that regularly.

Moving in was frustrating from the beginning. As required we had made contract with Duke energy with the apartment address we had our contract for and a day prior to moving they changed out apartment. We had to sign new contracts and make a new electric contract for that address. They never took responsibility for the electric bill we got for the original apartment nor the contract fee. The apartment itself with many issues: fridge leaking, the kitchen floor damaged because of the water from fridge, the air conditioning filter was disgusting and looked like a years use without changing it, the air conditioning stooped working. The bathroom towel bar and toilet paper holder fell with barely little use. The community itself is quiet and is maintained clean.

I wish I didn’t live here
The pool is broken. The spa is broken. The elevators were broken for more than 6 months. No handicap access to our floor- which was needed. Now elevators are fixed and there’s literally poop (human? Animal?) in them. Maintenance takes 5 days to a week (or longer) to respond to requests. Email communication from the office is ineffective and inconsistent. Parking lot is a disaster. Neighbors are loud. Cars drive super fast through the lot despite the many small children and animals in our community. Nothing is done. Trash pick up - which we pay for- is rarely completed. The office refuses to handle this situation and puts it on us to take pictures of the trash and send it to the valet service directly. We don’t pay them- we pay you. You are the one who should be handling and dealing with the vendor. They advertise as luxury living but there is no service whatsoever- even the bare minimum. I wish we didn’t live here. I just want to live somewhere that isn’t filled with poop and garbage every time I walk out of my apartment.
