My experience here has been nothing short of interesting. First, I started reaching out to Sarah who I thought worked in the office. My trash wasn't picked up like it was supposed to be because I feel like If I'm paying almost $2000 a month I want what I'm paying for. THEN I GOT LOCKED OUT OF MY APARTMENT. The battery on the door died and no one showed up after calling the emergency line. The ladies in the office found it amusing saying oh I would have been mad to because we wouldn't have let me in since the office was closed because there is no way to verify your name on the lease Then the lights in my second bedroom went out, then the AC quit working and I sent a message to Sarah who I later found out was AI and slept all night with no air because she said she submitted a ticket and no one showed up. Then they moved people upstairs who stomp all day and to top it off the new neighbor's downstairs talk all night on Friday night to 1 sometimes 2:00 in the morning so loud I can hear everything their saying with my TV up loud. Then I asked for another key and was told on 2 occasions to come back because the machine wasn't working. On the third day they said it was working but I couldn't get a key because I'm the only one here. They fell to check the first 2 times in which I left work early so I could make it to the office on time. The trash people finally started picking up the trash but some to drop most of it on the ground either that or the ground people are not picking up the trash I see on the ground or the bags of poop I keep seeing on the stairs. People are dumping their trash in my trash and other people's box even dog poop which is crazy.

I find that previously the selection of residents was more strict. I find that now there are residents using the pool area late at night with loud music and it's disturbing. It happens way too frequently. Also, the cleanliness of the public areas was better before than it is now. I'm not sure whether it's because residents are careless or if admin is not performing clean up as they used to before when it was noticeable that the area was cared for. Also, the speed at which new residents are driving within the complex is not regulated. The main gate is still not working and I don't feel as safe as I did before. Way too long in repair. All in all I still find it relatively nice to come home and I have enjoyed my time here.

My experience is that it's a quite community sometimes to quite. However if you work from home the internet is not great even with your own router and modem. One thing that I don't like is that ppl come n sit in the parking lot at night in their cars and do drugs and make drug transaction. They spanish guy that works in the office is very rude as well

I wish I didn’t live here. The management is rude and unhelpful. They do not return your calls. Maintenance is poor. Trash everywhere. Animal feces everywhere. They are trying to boost Google reviews by getting people who take tours to leave positive reviews— those are not true residents. Look at the negative reviews. Those are the people who actually live here.

I have quite a few to say, and not a lot is positive. I moved in just as the apartment complex had switched over to Halston Citrus Ridge, which was already not something that I had been anticipating. For all I know, I was moving into the Aspect, but about two weeks before I was about to move in I had gotten messages saying that I needed to submit my information all over again and that I needed to give yet another security deposit even though I had already given one. Then within that same year, about 2-3 months after I had moved in, there was a significant increase with the rent. It went from about 1700 to 1800. I was told it was because it was towards the end of the year, so I assumed this was just something I missed in the contract. The only thing is that the price never went back down. It only increased more as we continued to live there. After a year, it had reached over 1900 a month, which was an increase I had not been notified of nor had it been merited since I had only been late to rent once at this point. Then because of the price increases and the inability to find work in the area of that complex, I had recently been evicted, and am now living with my girlfriend's mom. The walls are as thin as paper, there are weird policies about everything from the trash to the pool, and the maintenance guys can just come in whenever even if you are not ready to have someone come in. It's like an overpriced hotel that will put you into debt. Furthermore, I found it very annoying that I couldn't get into contact with the office easily either. They almost never had answers, they never answered the phone, and they have a tendency to shift responsibility on others when there is an issue, especially with the terrible trash company they are contracted with. The gym is also locked at weird times, we were never given a key card or anything for the gym, our mail kept getting lost/ delivered to the wrong place. I can go on. There are only a couple people who currently work at the office that are pleasant to work with, but I've seen so many new faces that it makes me question the company's work ethic behind closed doors. I wish I could give this company a lawsuit, but now I can't even afford a place to live. Halston Citrus Ridge messed everything up for my girlfriend and I, and I will never suggest such a burden to anybody.

Do not live at this apartment complex. Since Birchstone took this over, it has gone completely downhill. Last year? We had no AC for two weeks. The elevators are constantly broken and there are actually notices from the state in a lot of them. I have been FOLLOWED to my car by strange people in vans because, guess what? The gate is constantly broken. The staff is rude and will gaslight you when you have real problems. Constant construction on units, but no updates to old models. Loud music and barking dogs, tacky banners and things hanging from porch railings. I no longer feel safe in my apartment and would NEVER recommend ANYTHING from Birchstone. Stairs have been blocked by construction as well, and in the case of an ER, we couldn't get out. Stay away from this place.

UPDATE: I HAVE SENT OVER CLOSE TO 100 videos REGARDING BUILDING 1017 THIRD FLOOR . THEY DID NOTHING ABOUT IT. YOU NEED TO SEND THE BILL TO THE THIRD FLOOR NEIGHBORS THAT CAUSED THIS. THE FACT THAT HER BOYFRIEND IS ON THE LEASE AND WAS I WAS TOLD BY THE FRONT OFFICE NUMEROUS TIMES HE WAS NOT EVEN SUPPOSED TO BE THERE. BUT WE WERE FORCED TO MOVE BECAUSE THE BULLYING WAS TOO MUCH. YOU HAVE DONE NOTHING BUT CHARGE ME CLOSE TO $5K . YOU NEED TO CHARGE THEM. THEY ARE THE REASON WE WERE FROCED OUT OF OUR LEASE. AND FOR THOMAS TO SAY THEY WERE WORKING ON EVICTING THEM FOR ALMOST 5 MONTHS. BUT QUICK TO EVICT OTHERS FOR NON PAYMENT (NOT ME I PAID ON TIME WAY BEFORE IT WAS DUE) I PROVIDED VIDEO OF THEIR FRIENDS HAVING ADULT RELATIONS IN A WELL LIT PARKING WITH KIDS LOOKING IN CAR CAUSE IT WAS MOVING. BUT YET THEY STILL LIVE THERE. OR HOW ABOUT THEIR OTHER FRIENDS GOING ON THE SIDE OF THE BUILDING AND URINATING. BUT THEY ARE STILL HERE. OR THE NUMEROUS DOMESTIC DISPUTES THEY HAVE WITH MAINTENANCE RIGHT THERE AND NOTHING DONE. HOW ABOUT THEY BULLIED THE 4TH FLOOR TO ANOTHER UNIT. THEY ALSO NEVER HAVE THEIR DOG ON A LEASH AND NEVER PICK THE DOG POOP UP. BUT YET WE WERE FORCED TO MOVE AND BREAK OUR LEASE. DO NOT MOVE HERE.

When we moved in 2011 it was Bella Apartment Homes and the Community surroundings were Beautiful until 2015 after being sold to three different companies it has gone downhill, from landscaping, cleanliness and appearance of the complex.

The facility itself is lovely. Nice lake and trees, fantastic light in the apartments with lots of tall and wide windows, buildings well situated, pool, clubhouse and gym in good order. But since the complex changed from The Aspect to Halston Citrus Ridge last year under Birchstone Residential management, the quality of maintenance has gone extremely downhill. The lake has problems and the landscaping needs some TLC. The gate rarely works, but then again it didn't before as The Aspect either. But they screened in most of the porches, which is silly when they are wood plank floored and not concrete, so bugs can still get in the cracks, but now we have like 8 inches less deck space, as they put the screens on the INSIDE of the railing, so I also don't have access to clean the bits of debris and leaves off the outside edges of the deck now. Gross. And speaking of gross, the stairwells and breezeways are ALWAYS absolutely DISGUSTING. They require valet trash pickup, but that means garbage being collected or piled leaves puddles and stains, there are always dustballs and hairballs and pollen, and it's a super not good first impression if you're having guests at your apartment. Regular weekly blowing out of the stairs and breezeways, (high and low, as there are always cobwebs and bug sacks along the top edges too,) along with monthly pressure washing would solve this problem, but they don't do it. They advertise luxury living and charge top dollar, but won't spend the budget they should to maintain a anywhere near a luxury level experience. And this company has been terrible with communication, maybe only returning phone calls 50% of the time, and almost never responding to communications sent through their own portal app/website. The parking lot frequently smells like weed, and there have even been multiple times that INSIDE my OWN APARTEMENT smells like weed, because some neighboring apartment or other is going at it so hard. This used to be, and could be again, a very nice place to live, but unless something drastically changes with the current management company, I will not be renewing my lease here when it expires.

Under the new/current ownership our property has gone downhill significantly. The outside appearance is the worse than it's ever been, the dog park, because it's unkept by residence and management is so run over with dog feces it can't be used. The dog fecal containers overflow to the point that I have seen (have pics) of dead rats. I have personally had a problem with snakes, even had one in my home and have had to retain attorney to get help with filling snake holes, adding dirt or gravel to standing water near air conditioning units, and had to beg for a screen porch when they introduced those to some apartments. They didn't fully enclose the screen porch so I've had snakes inside that enclosure. We have a pond, but it is full of trash and very overgrown with algae. My apartment has received no upgrades in years, yet my rent has increased several hundred dollars. I am paying full market price for a two bedroom apartment that is not full market quality. The temperature of the community has changed with the addition of many people who play loud music, coming in late at night with blaring music, and party regularly, with no respect to neighbors. Management doesn't answer the phone, EVER, or answer emails. They aren't personable and do not want a relationship with the residents. The pool is overcrowded during warmer months with residents that play loud music and there may be multiple parties with loud different music. The grills are broken and the community gate doesn't work. We have random acts of vandalism in our parking lots, yet we still have no community security officer. These are just the highlights of my discouragement. I've been here almost ten years and I cry frequently because of the state of my home community!

This place started off great. The staff are very friendly and always have been. However, they maintenance of the complex is severely lacking. It is posted as a gated community but the gates have been broken most of the 6 years that I have lived here. Random people walk around as it is not truly gated due the above problem and a huge opening in the fence around the property so it defeats the point. Upkeep to apartments is slow. I wait a week to get service when I could have fixed it in a day if it was my own house. They don't enforce the rules at all (dog poop everywhere, grills being used on decks, dogs not on leashes, etc.). I am now disappointed with how poorly the community is being maintained for the price I am paying. Look elsewhere as the price point doesn't reflect the living standards.

When we first moved in and the complex was under different management, we loved it. Ever since Birchstone took over things have gone downhill. The gate into the complex has been broken for over a year (it may even be close to 2 years at this point, but it's been so long I've lost track) which defeats the point of paying to live somewhere that's gated. There is very little communication with maintenance and work orders have taken weeks to be completed. Multiple times we have been given specific days and times that they would come to look at things, only to be told after wondering where they are and going over to the office that they were not going to be able to make it. I understand that emergencies come up, but if you promise a day/time at least let me know you'll no longer be able to make it. Work orders have been closed before they even look at them, adding to the long response times. The phone goes unanswered most of the time when I try to call the general office number, and the one time I left a message under the emergency mailbox because I thought there might be a leak in my ceiling no one seemed to care as I never got a response. I had to follow up and continually ask the office staff about it. The grounds around the complex and the breezeways in the buildings also seemed to be better kept under the old management. Overall, there are a lot of issues that need to be resolved since this company has taken over.

The apartment layout is great and there is plenty of parking. Very close to Disney and the 192 attractions. If you have a higher floor apartment you even have elevators here. The common areas are not as well kept as they used the be. The stairwells and elevators tend to be a mess most of the time. The units are going through renovations right now which look nice. Some of the paint jobs are a little cheap in my opinion, but I suppose that helps keep rent from skyrocketing. All in all it's a good place to live for the price, if it was any higher I would find somewhere else.

The apartments are nice and spacious, and the community is located in a great area. Office staff is very unhelpful and unfriendly, and don't actually listen to what you're saying. It's very frustrating, but I generally don't need to go over there for anything. Lots of parking space, but lots of dogs because of the low pet fee, so if you don't enjoy living near a lot of animals, this is not the place for you.

Very poor experience working with the staff and management team during my move in and move out. Management was unwilling to take responsibility for their teams mistakes with my lease. They failed to fix my AC unit last summer and my monthly energy bill was over $400 for a few summer months.

The move-in process was horrendous. We chalked it up to the fact that the apartments were undergoing management changes and renovations, but?that wasn't it. We had no internet for two weeks to start (with no credit given), we never had our locks replaced with the new system as promised, our newly renovated floors began peeling almost immediately, we were all but forced into a lease double the length promised/quoted. I could go on?

My experience has been great , the management is very informative of activities important information about what's going on in the grounds and I would recommend this place to anybody. The apts r big inside and I have a great view.The gym is beautiful and people respect your space . The swimming pool is big and clean and they welcome all. .I walk around the whole building and feel safe .

When this was the aspect it was amazing everything went smoothly. Once halston took over it was awful!!! Maintenance now takes over a week. The office staff never has a clear answer! Prices are crazy and rent changed monthly. If you want something done you have to go to the front over day after day and annoy them just for something to get done. I hate this place. Location also sucks. I can't wait to move out.

Let's begin by saying the only reason I moved into this community was because of friend told me that they had a nice reasonable price with a lot of things included I was desperate I was looking for a place I was running out of time another co-worker that I work with was interested also when we apply to everything was included after we moved in we got all these different charges for all these different things the quote that I moved in with is not what I'm paying now I was given 6 months free garage then they turned around and took it away from me and charged me $150 a month without even going over the charges with me and I moved in in August and now I'm being evicted in November. As a nurse I am prone to get sick or anything in this field got covid had to be out for a week and to protect my children I stayed home an extra couple of days to make sure that they were okay also and put me a month behind in my rent and they immediately evicted me so now I have two days before I have to move out that pretty much sums it right there the things that was included you have to pay for it there were other fees added on the rent that I was quoted for to pay for her I'm definitely not paying that I'm paying more than that no one wants to honor the things that they say it has to be proven it has to be written on paper although things have been verbally said. So to be honest my experience here has been bad I should have known when I moved in I seen several people moving out I should have known then that something was going on introduce to several other neighbors who said that they've been asked to move out of their apartment until downsize their apartment because the management team wants to upgrade their apartment and charge extra it's a lot of things that was said upon moving in that is not correct hopefully someone will be able to address those things one day.

When we first moved in, everything was really good. Up to about recently it was bad with getting in contact with people. Hardly anyone answers the phone and sometimes I don't have the chance to go into the office. And sometimes I felt rushed and not taken care of. But as of recently it does change. I also don't like how the gate is not working when they said to have our stuff ready by October so we can get in.

Do not live here. Save your mental health
They basically let anyone rent . I have had an issue with neighbors upstairs since August 3rd and I have complained and called the cops. The disturbing noises associated with loud banging of the walls from 12 am-7am is unacceptable and They have done nothing . And now I feel unsafe in my own home the past few months. It gets worse everyday and they have done nothing to rectify the issues but hide my google reviews. I should not feel sacred to leave my place because of my neighbors

Anytime there’s a review name dropping Wanda and Tomas it’s a fake. The truth is this “gated” community doesn’t lock, so cars are being broken into, people are using the pool who don’t live here and there are parties that last until early morning. The office never answers the phone and they keep their door locked during business hours. They are worried about towing cars but not much else. My opinion is don’t waste your time or money with Halston and look for a better place to live unless you like stepping in dog poop everyday, getting hit by speeding cars and being talked down to by the office staff. This place has become so disgusting and disappointing since Halston took over.

The worst community to live. Not is this community unsafe but it is trashed. There is trash all over, dog poop everywhere, unfinished projects but they had time to complete and have the office looking wonderful. New apartments are not renovated as they say. Just the light fixtures are new. They rotate the appliances. They paint the appliances to look new but they are second hand. You sign an addendum on the lease saying no smoking but they allow people to do that everywhere on their patio in the pool area. Gym is not new all equipment is broken. Cars are being broken into and tires being stolen. Any issues with other tenants they do not keep it anonymous they tell who said what and which apartment the complaint came from. The gates to come in do not close. But they will charge you $50 for a remote. Anyone from anywhere can walk or drive onto the premises. This is not a safe environment for children. Domestic disputes occur every night and people are screaming and partying until 5am nightly.
