Firstly, we have been tenants here for almost a year now. We moved from out of state (though Florida is my actual home state) so the day we get here and are moving everything in, expecting the apartment to be move in ready we see we have 2 holes in the carpet, one horrible patch job dead center in the living room (which we were willing to overlook and simply put a rug over it) and then a huge one in the guest bedroom that was not filled having exposed nails and flooring. So we call and complain, meanwhile starting our new jobs etc. So they send someone out and they put new carpet in the entire living room/dining room area to the hallway. FANTASTIC! (though they completely inconvenienced us by not having it prepared to begin with) And then I get home and see now we have not just two different colors but two different styles of carpeting and the hole in the guest room is still exposed. So yet again we are unconvinced after just moving everything we own in two days we now get to shuffle it around our apartment. Also, in our time being here we have been asked 6 times to go sign paperwork that the woman who was in charge of our apartment neglected to have us sign the initial time we first got down there. Which again, was inconveniencing us as we started our jobs and would receive phone calls asking us to go sign today or we could be in violation of our lease... excuse me? The manager is the rudest individual I have met while living in apartments, with her attitude and serious case of RBF (Resting ----- Face) she should be working at a Walmart. Don't bother requesting her either because she is always gone, on the phone of plain and simple avoiding her residents at all costs. Also, the dog park is a huge mound of muddy holes with mulch strung out everywhere. As you can see its a hazard for both owners and dogs alike and management completely ignores it.

I've been living in Bella for almost a year now, I agree that the complex is well maintained, common areas are neatly kept, enough parking space, great gym, Zumba and yoga classes are a plus, pool area is always clean, maintenance staff is very proactive and corteous, although I cant say the same thing about Management staff, except for a new young gentleman who just joined their team. I'm the kind of tenant who avoids complaining or bothering for things that I can take care of myself but I've seen how rough the office can be when dealing with current tenants and even new prospects. My humble opinion is that they can do a better job when it comes to customer service and also explaining all the hidden fees that will hit you as a surprise right after you move in. $32 for valet trash, $1.50 for pest control, $3.50 for statement fee etc. that added up to your monthly rent, it doesnt seem so cheap after all, plus a rent increase at the time of yearly renewal ( which is my case) although is not consistent as I have friends whom just renewed their contracts and there was no increase. Overall is a great complex but paying over a $1,000.00 dollars for a one bedroom apartment is a bit high for a non-luxurious complex in comparison with other places.

Bella is a waste of time and money!! I went in to view the model and the facility. I walk in and it busy as can be but a woman welcomes me and tells me it will be just a moment. So I wait for a bit and she finally gets to me. She asks me all the usual questions how many rooms, bathrooms.. Etc. She tells me that someone else will be giving me the tour that I desired. Next, the manager comes in and starts fussing at the woman helping me claiming that she did not come to the meeting that they were about to have. The woman replies that she is helping me and waiting for another woman to take me on the tour. Now the manager is even more mad that the woman would dare help a future resident then come to a meeting. Next, the manager tells the woman helping me to go in the office where the meeting is being held and that she will take me on the tour. The woman tries to introduce my wife and I to the manager so we can begin our tour. The manager rolls her eyes , says "yeah yeah whatever "and tells my wife and I to hurry and follow her because has to be at this meeting. ( I don't know about anyone else but in my head I was thinking you wouldn't be having a business meeting if people like be didn't come and live here. ) We get to the model apartment and the manager doesn't say anything. My wife has to ask her for information about the apartment complex and the manager asks with only yes or no. She clearly was not wanting to be there or even help. I am amazed on how uninterested this woman was. I would never be unwelcoming to a person that is about to make you money if you want to look at it in a business sense. She walks us back to the office and left us sitting there waiting for the tour of the rest of the place. My wife and I waited for a couple minutes then walked out. It's sad to say but I was willing to put money down then and there with a few months payment in advance. Bella you really screwed up. DONT GO TO BELLA! At the end of the day management won't be there if you need anything.

I enjoy living at bella. I am lucky because my apartment is in the back of the building so it is pretty quiet. They've fixed my issues within one to two business days so far and I love that my dog is welcome. It is a community full of dogs of all shapes and sizes that's for sure! I wish there were speed bumps though, a lot of tenants drive very fast.

the new management has gotten better than the old. they are out looking around to head things off at the pass so to speak. Maintenance is always great. apartments are nice lookingthe new management has gotten better than the old. they are out looking around to head things off at the pass so to speak. Maintenance is always great. While no place is perfect, some disgruntled tenants want things to be which is not realistic. Are there places better than Bella, probably, but you will pay much more for rentals.

Those unhappy form a Tenants Union and sue them 83.201?Notice to landlord of failure to maintain or repair, rendering premises wholly untenantable; right to withhold rent.-When the lease is silent on the procedure to be followed to effect repair or maintenance and the payment of rent relating thereto, yet affirmatively and expressly places the obligation for same upon the landlord, and the landlord has failed or refused to do so, rendering the leased premises wholly untenantable, the tenant may withhold rent after notice to the landlord. The tenant shall serve the landlord, in the manner prescribed by s. 83.20(3), with a written notice declaring the premises to be wholly untenantable, giving the landlord at least 20 days to make the specifically described repair or maintenance, and stating that the tenant will withhold the rent for the next rental period and thereafter until the repair or maintenance has been performed. The lease may provide for a longer period of time for repair or maintenance. Once the landlord has completed the repair or maintenance, the tenant shall pay the landlord the amounts of rent withheld. If the landlord does not complete the repair or maintenance in the allotted time, the parties may extend the time by written agreement or the tenant may abandon the premises, retain the amounts of rent withheld, terminate the lease, and avoid any liability for future rent or charges under the lease. This section is cumulative to other existing remedies, and this section does not prevent any tenant from exercising his or her other remedies. 83.51?Landlord's obligation to maintain premises.- (1)?The landlord at all times during the tenancy shall: (a)?Comply with the requirements of applicable building, housing, and health codes; or (b)?Where there are no applicable building, housing, or health codes, maintain the roofs, windows, screens, doors, floors, steps, porches, exterior walls, foundations, and all other structural components in good repair and capable of resisting normal forces and loads and the plumbing in reasonable working condition. However, the landlord shall not be required to maintain a mobile home or other structure owned by the tenant. The landlord's obligations under this subsection may be altered or modified in writing with respect to a single-family home or duplex. (2)(a)?Unless otherwise agreed in writing, in addition to the requirements of subsection (1), the landlord of a dwelling unit other than a single-family home or duplex shall, at all times during the tenancy, make reasonable provisions for: 1.?The extermination of rats, mice, roaches, ants, wood-destroying organisms, and bedbugs. When vacation of the premises is required for such extermination, the landlord shall not be liable for damages but shall abate the rent. The tenant shall be required to temporarily vacate the premises for a period of time not to exceed 4 days, on 7 days' written notice, if necessary, for extermination pursuant to this subparagraph. 2.?Locks and keys. 3.?The clean and safe condition of common areas. 4.?Garbage removal and outside receptacles therefor. 5.?Functioning facilities for heat during winter, running water, and hot water. (b)?Unless otherwise agreed in writing, at the commencement of the tenancy of a single-family home or duplex, the landlord shall install working smoke detection devices. As used in this paragraph, the term "smoke detection device" means an electrical or battery-operated device which detects visible or invisible particles of combustion and which is listed by Underwriters Laboratories, Inc., Factory Mutual Laboratories, Inc., or any other nationally recognized testing laboratory using nationally accepted testing standards. (c)?Nothing in this part authorizes the tenant to raise a noncompliance by the landlord with this subsection as a defense to an action for possession under s. 83.59. (d)?This subsection shall not apply to a mobile home owned by a tenant. (e)?Nothing contained in this subsection prohibits the landlord from providing in the rental agreement that the tenant is obligated to pay costs or charges for garbage removal, water, fuel, or utilities. (3)?If the duty imposed by subsection (1) is the same or greater than any duty imposed by subsection (2), the landlord's duty is determined by subsection (1). (4)?The landlord is not responsible to the tenant under this section for conditions created or caused by the negligent or wrongful act or omission of the tenant, a member of the tenant's family, or other person on the premises with the tenant's consent.

Be aware these people are crooks. They will promise you a refund back and never send it. Managenent NEVER picks up the phone, and their system won't let leave a message. The current staff is a complete joke! The place has gone downhill in the past couple of years. There are drug dealers doing deals right outside our window, the walls are paper thin - we could hear our neighbor snoring EVERY single night. Dirty breezeways, jacking up rent for no reason, this place is horrible. I know a lot of Disney employees stay here for lack of a better place but it's not worth it! Please read the negative reviews and realize they are true! Almost every positive review has been written by staff, don't be fooled!! Rent at your own risk.

Maintenance needs more knowledgeable staff. Office staff is somewhat friendly, more direct and to the point. Karen the assistant manager is awesome!!!!! Dog park is a nice size. Pool area is nice and just had an update. Apartments could use a little more soundproofing.

I've lived here for 5 plus years and overall it is decent at best. Bad pest control problem in some buildings & lacking staff. We were the first tenants in out unit and has seen it decline. Would hate to see other units now. We don't move because it's a hassle to move. It is though close to 429 and Disney.

When I first moved in, I was happy. The place was nice and the was decent for this area. Since then, the rent has risen dramatically and nothing has been done to make the value go up at all. The quality has gone down tremendously and I would not recommend it to anyone. Too high cost for a not so great place to live.

Bella used to be one of the premiere apartments in the area, grounds were beautifully maintained, pricing was fair, maintenance was quick. In the last year or so, the property has changed hands and they are clearly all about the mighty dollar. Landscaping is down to a bare minimum, maintenance is slow and incomplete, and they've raised prices and hidden charges everywhere. $2 for this, $2 for that, forced to pay for valet trash at $30/month, which used to be an option. This place is not worth the money you'll now be spending to live here. 1 bedroom apt with very little storage for almost $1k/month? Insane.

Bella is not the same as before when I moved in three years ago. I put in for pest control to spray my apartment twice and no one came. Another thing is parking. I sometimes work until 230 in the morning and I have to find parking space for 30mins to one hour . Until I find one that is far from my apartment. I don't feel safe walking the distance from the car to my apartment every night. I feel the amount of money I pay for rent should go to assign parking space for people who live at bella.I feel sometimes the staff treat me and my roomate rudely and don't treat us nice or even acknowledge us when we pat rent or have a complain. Yesterday, I came outside to go to work when I saw a empty pizza Hut box in my trash which was not there all day and night.

It's not that Bella isn't a good place to live, it's that the decisions lately are just worse and worse. About a month ago, our gate was busted by someone driving through it, it has not been fixed -so our "gated" community is no more. I don't feel as safe anymore, since I haven't seen the gates properly working or shut at night in ages (well before the incident). We also recently switched to a new garbage system that is terrible - the cans provided do not even fit a full kitchen garbage bag, and we're instructed to take them in overnight. There is no way I'm bringing a garbage bin in to sit in my living room. There are other valet options that are more permanent and sit higher than the old bins. And at $32 a month for garbage, I expect better. The flea problem is never solved, my dog has a $45 flea collar plus flea baths, combs, and pills. The fleas are never ending. Pest control has mysteriously dropped off our rental bill, and I no longer see the company out spraying. The office staff is nice enough, but the events are uncomfortable because they are really only for the family of the office employees and their friends. It never feels like anyone else can use the facilities or the pool that we are paying so much for, when unsupervised children are constantly around. My apartment is nice enough, and the maintenance staff does their best. Unfortunately it seems like many of our appliances and plumbing were not put in well, or were bought used. A dishwasher that is only a few years old should clean better than the piece of junk in my kitchen, and my dad redid the caulk on my tub that was molding. My carpet was not cleaned before move in, and I have spent time and money trying to get out mysterious stains that should have been steam cleaned, or had carpet replacement. When I do move out next year, if I'm charged for new carpet, I'll be pitching a fit. And this isn't the communities fault, but my upstairs neighbor is apparently a Clydesdale.

The maintenance workers have all been very kind and helpful. They are very quick and are very informative as to what needs to be fixed and how it's done. Mr Wilberto has also been very helpful in the circumstance when my car would not turn on-he was quick to help me start my car so that I would be able to get to work on time.
