It is a very quiet and clean place. My family and I enjoy the gym, the walking area, etc. It is comfortable for our dog. The apartments are spacious and renovated. Front office look for Raul, he is the one.

Smell of weed throughout, abandoned vehicles, drug deals (witnessed multiple times), bare amenities; sad because apartments are nice and this place could be great if management ever noticed anything. suggestion - get out of office and walk around with a punchlist.

The place was better with the old staff, the new ones are rude and could care less about your concerns. The back part of the complex is dirty, landscaping is BARE, the pet waste smell is horrendous - they should be cleaned, there are wires and pipes sticking out everywhere. There are better places with nicer staff.

I was very impressed with Jennifer’s attentiveness and professionalism from the phone call to the tour. The apartment wasn’t for me (went with a friend) but I had to submit a review because after visiting so many places and experiencing so many different office staff Jennifer stood out the most. She deserves lots of kudos, pats on the back, a raise any thing and everything. I would most definitely recommend the community and make sure to send people to her! Thank you Jennyfer!

Amenities are non-existent, bbq grills are down (waiting for a part, lol) aside from a dirty pool and gym the size of a closet that's the only other amenity - very disappointing over labor day weekend. Elevators down in half the buildings (AGAIN) and the locker system WE PAY FOR is down. One couple who live on 2nd floor of a building with no elevator IS DISABLED... and was told the elevator is a CONVENIENCE and NOT a necessity... excuse me!!?? when you are disabled, it IS a necessity. They have excuses upon excuses... pathetic.

Jennyfer was very helpful and knowledgeable. If you are looking for an apartment in Kissimmee go visit her. Luis showed us the apartment on move in day, he even left me a welcome home card. It was so sweet

The maintenance staff are awesome great team always helpful and friendly with quick response every time Me and my kids love it here the park is awesome for kids and the pool is great but the maintenance staff is the best

Office management are rude and continually just say we're aware of any grievances brought to their attention. Grounds are dirty, unkempt and falling to disrepair. Ground beneath "jogging trail" I caving in.. lawsuit waiting to happen; as is ground/foundation beneath buildings - hello buildings department. All this AND MANAGEMENT SITS ON THEIR --- DOING NOTHING. Abandoned vehicles.. why aren't they towed? Does not look good for American Landmark. Don't bother with the office, went straight overhead and to the news. Could be a great place with proper management.

I loved Living at this apartment till Ruth left, You could Talk to Ruth with any issues or problems the new AM does not work with you and does not talk , she yells and is rude, Since she has started I see U-Hauls in the parking lot daily. Tried to Talk to her about a issue that Ruth and I were dealing with and she hung up on me and was very rude talking to me like I was trash , I asked to talk to The Manager and she refused to allow me to make an appointment to Talk with Manager, Can't wait till my lease is up so I can leave.

They office staff makes sure they meet the expectations of the residents. They property is kept up well, always clean and quite. The residents here are like a family. The maintenance staff make sure they get there work orders done in a professional amount of time.

I had high expectations about moving here, sadly. Management just does not care... AT.ALL... there are abandoned vehicles, dog poop everywhere, you get contact high walking your dogs with the amount of weed getting smoked. NO security whatsoever.. not even cameras. Grass in bark park and around lake is out of control... 2 pet max rule is A JOKE, as are its breed restrictions. Garbage in the halls and stairs, elevators smell of dog piss and marijuana. Cannot wait for lease to be up... feel like I live in the projects.

I have been here 6 months now. People are all indoors so hard to even meet your neighbor. Then of course with any apartment complex the amount of dog ---- left behind by other tenants is insane.. their crew should pick it up since we dont maintain our own yards, and common spaces... this is a problem..

I've been living at this community for around 4-5 years and I can't wait until the end of my lease is here so I can finally move out. I've had AC issues in my apartment for the last year and patches were put on this entire time. It seems like it's finally fixed and only took 1 year to fix it. In order to speak to management, you must make an appointment as they are too afraid and hide in their office all day. The grounds always have garbage on them. Residents love to smoke marijuana on their balconies and no one says anything. Cobwebs are everything on the staircases along with dog poop on the steps. Hornets nests are always present throughout the buildings and never removed by pest control. The gym is disgusting with broken machinery and no gym wipes. Overall a terrible place to live as no one cares at this place anymore.

Dear Administration: I just want to let you know that they have a person in the office who is excellent in treatment, communication, customer service and professionalism. Ruth Nieves is the person who could be administering the office because of the professional knowledge and treatment of recidents and prospective prospects. In my 33 years of experience in customer service, very few people have seen the ability, loyalty and honor that Ruth Nieves has as a leader and administrator. By the way, thanks for taking out the past administration that was a shame for the complex

DO NOT LIVE HERE. I moved here in 2018, before the "upgrades". The hardwood flooring, stainless faucets, etc. are all very cheap, poorly installed, gimmicks in order to raise rent. At first, they offer you a good rate, but when the renewal comes around it skyrockets. 1200+ for a 1 bedroom apartment in a not-so-amazing area? No thanks. Office staff is extremely rude from day 1. They will lose your rent payments, so you need to make sure you have multiple copies of your receipts. Maintenance requests are either done within 48 hours or a month (literally) to get done. Traffic around this area is awful and it is not close to anything convenient. The complex also looks like a jail. Stay away.

Looks great but appearances are deceiving. Do not move in. Dont sign the lease. It must be a terrible place to work. The staff are angry and rude. Construction quality is absolute ----. Management can be absolutely nasty to you. They make promises then insult you. I would not do it again. Although I do like my little balcony. Everywhere has balconies.

We are new to the community and Amanda made our whole process a breeze she was very friendly and accommodating to my family!!! We appreciate all her help and recommend her to anyone looking! The grounds are very well kept beautiful pool area!

Cindy Swinderman customer service is excellent, made me fall in love with the property more. I get the best choice thank her. She is great doing her job I give A+. My husband and I are really happy with are new home.

Terrible management (The Aspect), additional monthly charges, hidden fees, after signing contract (don't trust final amount on contract!), noisy neighborhood, terrible balcony design (spaces between woods and people don't prefer to take their pets out walking for their needs. Instead they allow them to do on balcony and it goes all the way down, so watch out if you don't live on fourth floor!), smelly lake (most likely swamp most of year, get prepared dealing with smell, frogs, lizards, snakes and bugs even if you live upstairs!). It's been 3 months of signing contract and I already regret it!

Since Bella apartments been sold and became "The Aspect" the quality of the complex has become progressively worse. Sharp price increases in rent, lack of quality landscaping, hostile management, and inclusion of noisy new neighbors have been the norm as The Aspect touts itself as "luxury apartment homes." Definitely no where near the "market value" of many of the true luxury complexes in the immediate area and not worth the $300-$400 price hike. Low quality upgrades, amenities provided at extra charge in addition to the rent, hostile management, and disregard for the residents as we are constantly inconvenienced as the lowest bidder subcontractors damage our property on a daily basis. In conclusion, it's my opinion that at The Aspect's new price point you can definitely get a better value for your money elsewhere.

Pool was always dirty. Over priced. Maintenance was slow at fixing issues. Constantly had to call office and it was hard to get a hold of anyone at office. I paid a trash fee monthly and during time of move out I got charged $100 for them to remove my trash that was outside of my apartment.

Everything from so far has been great. I needed to move in really quick, and they were polite and efficient with my situation. Luck I got an apartment in 3 days. My lease in the older place was about to get to and end and I did not want to renew but I just decided to late, anyway. Hands up to Jaimie that helped me a lot with the papers and all the informations, really efficient. Thank you.

I have lived here almost a year. I have nothing but nice things to say about the area and staff. Ruth (Office staff), Nick (Asst mgr), Jose & Alex (Maint.) are always extremely friendly and want to know about any concerns. The community has a great family feel! Maintenance is quick to respond to issues. The grounds are kept pristine. The only issues I have is the entrance gate seems to be open about 50% of the time, and parking (for my building) is nonexistent at times. Bella is a great community!

Bella Apartments is one of the worst places in Central Florida to live. Cockroaches and fire ants everywhere in every apartment. When you complain about it, the staff blames you or sometimes kicks you out. Some of the laziest and meanest maintenance people ever. The apartments are built like ---- so you can hear everything from all your neighbors apartments as if you were in their apartment itself . The management of Bella is incompetent to say the least. Evicting people for no reason, being mean, rude and rotten to tenants. Blaming tenants for their problems, they destroyed any good this place had when they took over in 2016. Outside, there are hundreds of ant holes everywhere. Piles of dog ---- nearly everywhere you walk. Disgusting ---- hole is Bella, don't move there, move to Celebration or Cagayan Crossings instead.

The community was very beautiful and peaceful. I liked how there’s a bunch of stores located all around and we were away from the main Kissimmee area such as the loop. Some of the staff weren’t as helpful but Ruth and Jamie were magnificent!
