Things have changed in the community since I moved here and not for the better. For the price we pay and if things don't improve, it would be highly hard to recommending this community as a place to call their home.

I've lived in this apartment complex since August of 2021. I moved here from another state for a job promotion. Before this apartment was "The Halston Citrus Ridge", it was called "The Aspect". When this was under the aspect management, I absolutely adored the staff of the office and the maintenance staff. The grounds were kept so beautifully and all my answers and maintenance requests were answered within a few hours. Then Halston citrus ridge took over. The grounds are horrible. The grass grows so tall there's snakes in them and everything is dead. There's dog poop everywhere. The office never can answer my questions. They have charged me for rent wrong 3 times and I'm always the one who has to call and get it fixed! I constantly have to babysit my rent balance. NEVER do automatic payments with them. Always check your balances every single month. The maintenance is horrible. I put in a request and this older maintenance worker won't even step foot in my apartment. He talks to me through the door and tells me everything is fine without even coming inside my apartment. Who does that?! He's done this 3 times already. Not to mention there are more cops here than ever. Someone tried opening my apartment door the other day and ran away when I tried asking who was there. The "gated" community is always left open. I don't feel safe here anymore. This is my last year with the Halston and I'm so glad. I'm moving to another apartment complex because they are charging so much for the "renovated" apartments. I believe they are $1975 for a one bedroom. With the aspect, I was paying $1540. Now I pay $1760 for a one bedroom.

It hasn't been the best. Management is awful, common areas are well kept. Maintenance issues are not solved in a timely matter more than 3days to be precisely. Rent is overpriced for the service you get.

When I first moved here it was peaceful and there was one friendly and helpful guy who worked in the office, Raul but now he is gone. Everyone else since try to look friendly but they look like it pains them and they certainly aren't helpful. In the short years, there has been a few changes for the worse. I moved in when the property was called the Aspect. Over the years that passed, the community has become littered with trash, stray cats and dog poop that most neighbors don't clean. The entrance gate is now open 24/7 after they made you pay $35 for a fob that opens the gate. The hot tub makes some loud, strange gurgling noise. Like most places, rent went up $250 so now paying 1700 and this place is no longer worth it. Renovations have been taking place so I imagine they will charge even more for the rent. The office staff once used Covid as an excuse to not use the clubhouse but still don't allow use is the clubhouse because how dare the staff share their workspace with the renters. I was told that in order to get my washing machine fixed or replaced it has to flood although it never worked properly since my move-in. Other than the washing machine, maintenance has been the only consistent and professional experience. Don't let the pretty pictures fool you, the pool furniture is torn and smelly. The hot tub gurgles, and the staff stinks up the office with snobbish attitudes.

The office staff is nice but the way the community has been run has been awful. We have a gate that has worked for a total of 3 days in the past 6 months. There were "improvement projects" that were done on the exterior of the buildings(pressure washing and painting) neither of these were done to any standard, the pressure washing missed actually cleaning off dead bugs and dirt from the building that then got painted over. We brought this up the office staff, we were told to send an email with pictures and they would talk to the contractors about the poor quality of work. So, we sent an email with about 50 different pictures of just our hallway and balcony of things that were done poorly for this improvement project and never heard anything back and nothing ever got redone. They state that this is a smoke free facility, and that might be true in the actual apartments themselves but the residents then smoke in the stairwells and leave all their cigarette butts all over the place and they never get cleaned up. This place is dirty and it seems like none of the staff (especially managers) actually care. When there has been issues with Valet living not picking up the trash we are told we, as the tenants, are the ones who need to contact valet living to see why it's not getting picked up. We do not pay valet living directly it is part of the lease and therefore is a vendor of the property and it's not our responsibility to reach out to valet living to get an answer but the property office manager should be doing that but they don't seem to want to do any real work than sit on their computer and tell us what to do.

I feel that you guys charge way too much for rent. Every year you guys have raised it significantly, but everything it still the same. Same stove thats not a good stove, same dishwasher that isn't good. The community is supposed to be gated, but that doesn't even close. We rent a 1 bedroom apartment and I don't feel that it's worth what you guys are charging at all.

No warning about switching management. Little communication from them in the beginning. The gym is terrible-needs to be updated. PLEASE have elevator maintenance come more regularly so that elevators don't break down as much. ALL elevators should ALWAYS work. NO Horticulture or landscaping work. PLEASE take care of grass and outside landscaping more!!! Need to add more dog poop bags/trash cans.

This community has been through so many management/office changes that it's a little concerning. The Maintenance team is amazing and will get your request done quickly. The walls are paper thin and you can hear your neighbors yelling at each other and kids screaming.

It's been varried as they have taken over some things have been fixed or improved but others not so much. It's nice enough, not keen on what I'm paying for what I'm getting. I don't see the value that's for sure

This community has significantly declined since 2015. Less operable/accessible amenities. The elevator rarely works. Ridiculous increase in rental rates. Excess staff turnover/management. There is NO consideration for loyal tenants with regards to rent prices.

This community is a mixed bag at best. I will say that the staff tries, but there are some gaping holes in the experience. For example, it's supposed to be a secure gated community, but the gates haven't worked consistently in months. When we reported our car had been entered overnight, there was no action on it other than to say 'call the police'. And the gates remain open. Our elevators have been working off and on for months; the community makes you sign a document stating that they are 'a convenience', not a necessity, so they can push off repairs when needed. They've been making cosmetic efforts lately - they power washed the roofs, painted the hallways. The parking lots and roads are worn, so hopefully they will be next. Maintenance staff is always kind, but they're overworked and non-critical tickets go unaddressed for long periods of time. The apartments evidently are getting renovated at turnover. The fitness center isn't bad. The pool isn't bad. Overall, it's meh. You can probably do better for your money - we're paying a lot for this apartment, and will start looking again for better values and experiences next year.

When it was The Aspect apartments, maintenance crew was visible and quick to respond. Under new management, I had an issue after the storm with smoke alarm and had to resolve it myself. I called twice.

I can see things are improving but timing of improvements has been poor. Also, not sure why I am paying for a gated community when the gate is never shut. The communication is improving as well. Trash service is also improving

Generally good. But one of the reasons u moved here was security and gates have not been locked for around 70% of the year I have been here. Plus elevators are constantly down. And, I offered to paint kitchen cabinets as old and would be replaced with next occupant enters, offer still stands. Lots of effort to paint and upkeep outside but what about small improvements in the apartments

I like living here. I like the area of the apartments. My apartment hasn't been updated so I feel it's overpriced for what I'm paying. The trash valet is inconsitenet. The grass is dead. The gym has very outdated equipment, but I feel safe here. The maintence people are on top of request which is nice. The neighbors and staff are friendly.

Ha sido buena la experiencia. Pasamos por la transicion del cambio y vimos que la limpieza afuera bajo. Pero se ha restablecido y est?n limpiando todo muy bien. El gate siempre esta abierto no good!!!

"Luxury" Apartment Shrouded in Mediocrity and Bad Management
Another one of those "dream luxury apartments" which are shrouded in mediocrity and unseen issues until you've spent some time here. First, the elevators have been down for awhile. My wife had a broken foot and was trapped in the top floor apartment for about 2 months because the elevators would NEVER work. Still to this day after speaking with neighbors, theirs don't work and the only reason ours does is because I complained about accessibility in our building. The other buildings have NO handicap accessibility as of writing this and they have not for quite a few months. This is SUPPOSED to be a GATED COMMUNITY. If that's the case, why are the entrance and exit gates open at all times of the day? We have resident codes, but we never use them because the gates are always open. This doesn't exactly contribute to my confidence in the property. (See Photo Below) They only accept your first payment in the form of a money order. So what happens if they lose it? Well I can tell you from personal experience that the management here lost a $449 money order before we even moved in, resulting in us having to run and grab one after a move across the country. After all was said and done, we filed a claim and only received $349 back half a year later. To follow this up, imagine my frustration when I realized their online portal has been down since they were recently bought out (same management and office employees, though) and now they require money orders or checks for rent. So you can lose those too and then hold the residents accountable for your blunders? HAH. What a ludicrous joke. The grass here hasn't been cut in about 2 weeks. It's a cesspool of ticks and bugs because of that fact, and the dog park is in disarray due to this as well. (See Photo Below) When we first moved in, our microwave didn't work. I don't know about you but if I'm moving into a new apartment, I at least expect for the appliances to work properly. Our 2nd bedroom's fire alarm would go off at random times of the day and night, for seemingly no reason. Even after they did an inspection, I assumed the issue would have been fixed, but it wasn't. They walked in, tested the alarms, and walked out when they heard them. I eventually just disconnected that one as it kept spooking my dogs. The elevators never get cleaned when they are actually working (see photo below). After all this I decided enough was enough and I was going to move my family out of this crapshoot, only to be told it's $4000 to break our lease. ARE YOU KIDDING ME? Search elsewhere for your home. These are the small ways Halston Citrus Ridge (formerly The Aspect) will f*ck you.

I'm sad to say that there's a possibility this complex is under new management. Unfortunately, recently I started to noticed the buildings are dirty and hallways loaded with old furniture that's been there for weeks and have not yet to see no maintance come and pick that up. I have placed several tickets for maintenance for repairs that remains to need attention for weeks now. The worst part is that when you place a ticket they marked as resolved when the issue hasn't been fixed. Nevertheless, elevators are not working and they come with the excuse of telling you that the pieces to fix them supposedly comes from Ucraine like really please!!! Stairs are dirty and the pool furniture and premises look dirty and worn-out. The rents have gone up significantly, but the maintenance and service is just going down more and more every day. Neighbors that have big dogs are disgusting and rather have their dogs urine at the hallway instead of walking their animals. It's just a hot mess definitely will not be renewing my lease next year.

Fun, friendly and well-maintained
I love the events they have here and also the pool, gym and little coffee place in the office. Maintenance guys are professional and office staff are friendly and helpful. A real gem! Highly recommended!

Run, don't walk away from this property. Management is horrible, lie straight to your face, they ARE salespeople, and turn their heads when crime is committed on property. Amenities are lax, and when one of the 2 amenities are broke it takes months for repair. At least 65% section 8/low income housing yet they call themselves "luxury" living; at least 20% is vacation housing - yet they say it's not allowed. Forget using the pool on a weekend as a resident, it's full of inconsiderate people on vacation that don't care about rules or regulations. The grounds are horrible, except for the front and first few buildings. Dog waste is EVERYWHERE, including on the sidewalks. Good luck if this is where you choose. Two years were two too many for us.

Amazing property

Loved this community. The office is huge and has Starbucks coffee machine. Pool is really big and nice. Location is good, able to get to a lot nearby. They have lounge chairs in front to relax which I thought was super cute.
