Was great as The Aspect, now AVOID AT ALL COSTS.
DO NOT RENT HERE. I have been a tenant since this was The Aspect and I loved it then. Ever since this new management took over I have been absolutely miserable living here. 1. Charges: They charged me for a "liability waiver" without notice even though I've been approved to opt out because I have valid insurance. They charged me for the last month of water saying it's based on usage, but I've been living in my new place for the last month and a half (so they're lying and refuse to provide proof of the reading). They charge you for pest control and then they never come, I literally had to wait 5 weeks for service. They make you pay for your own lightbulbs and make you replace them yourself. 2. Staff SUCKS: I have been yelled at by the manager (some blonde lady that has since left) when I was asking when the gate would be fixed. They NEVER answer calls or return them, and I've been waiting a week for my last email to be answered. They give you loads of attitude and say they can't help you when you go in person no matter what the issue is. They're useless. 3. Community is gross: I constantly had trash in my front yard, broken glass (not mine) on my patio, other people (including the front office staff) putting their trash in my valet trash bin. I had SO many bugs in my place (probably because they aren't calling pest control regularly) even though I'm a very clean person. The gym AC was broken for 7 months and they didn't care. The elevators are constantly broken and they don't rush to fix it. There's still siding missing from some buildings from the hurricane A YEAR AGO. The residents broke glass in the jacuzzi (even though glass can't be on the pool deck) so that's closed for weeks. The gate wasn't shut for about a year. There's even a homeless group of people establishing the end of the street as their place of residence for the last several weeks, which happened with The Aspect but they called authorities and shut it down immediately. This management doesn't live there so they don't care. 4. Crazy random things: I was right next to the demonstration apartment, so the front office staff literally stole my patio furniture while I was sleeping and replaced it with stuff that fit their theme without telling me. They also walked into my apartment on a random Saturday and showed it to new tenants while I was napping on the couch. I've had packages stolen from my front door including a priceless heirloom sent to me by my grandmother and they said "too bad".

It is a gorgeous apartment complex with nice people that manage the front desk. However, maintenance will close requests when not fully fixed and there is a lack of communication from the front office to us. I have issues in our apartment that have yet to be fixed from at least 2 months ago.

The complex is relatively quiet. The maintenance staff is quick to make any repairs that are needed. I eel safe walking to and from my garage after dark and have had no problems when my car has been parked outside overnight.

Ahora esta mucho mejor con esta administraci?n, las anteriores no se ocupaban. Deber?an arreglar los espacios verdes faltan platas y flores. Van a mucha velocidad dentro de los parking. Y muchos ni?os en cuatriciclos por todos lados a velocidad, de alto riesgo.

When we first moved in the staff we had were great and friendly. The office staff we currently have are rude. The complex was so much cleaner and now the residents just throw their trash on the ground by the dumpster which attracts raccoons and they are bad up front by the gate. It's gotten to a point we see them during the day now because of the trash. The residents with pets have no consideration for other residents. They don't cleanup behind their dogs and we have a dog park. The people that moved in across the hall from my husband and I allow their son to play catch with the dog in the hallway our welcome mat is covered in dog hair everyday. The elevator is constantly broken and smells like a zoo. We pay to be in a gated community but the gate is always broken because someone that doesn't live in the complex hits it trying to speed in behind a resident and parking is ridiculous because the gate is open 24/7 so we have people who park in our complex and then call an uber to take them to Disney Springs. We will not be renewing our lease.

I really don't have anything good to say, when I went to rent they showed me something totally different from what I received, the people who took over the new administration are rude and impolite, the common areas are always dirty as are the hallways of the apartments, I myself have to clean the floor of the common area.

I have enjoyed it so far very much. I love the amenities and have met some nice neighbors. The community is quiet but also has children which make it great for families. The only thing I would change is updating the gym equipment such as the stationary bikes and indoor cycling bikes

The maintenance team is AMAZING they truly care and go beyond to help. Our newest management in the office as compassionate and very helpful. Only downsides living here is the trash on the ground throughout the complex, and hot tub issues.

It was great when we first moved it and bale a year in it seemed like they changed management and the people working in the office. Maintence used to come quickly for any work order I put in now it takes a long time and no communication. I had an issue with a washer for months and they come to "fix" it once and told me I couldn't use the largest load on the washer because it overflowed. Ok so you mean to tell me I can't use it for the purpose it was intended. Continued to have problems and came to fix it again and same issue. Then after the third work order nothing changed but apparently they were waiting for a part which k was never informed about but then once day they just showed up with a new machine. My dryer had gotten backed up more than once now that I just bought the piece for my vaccum to get deep into the vent to get the lint and stuff out. I have since realized that the back compartment in the drum of the dryer is actually blocked with lint. I have been waiting 2 weeks for that to get fixed. No one has come and no communication. I also waited roughly 2 months for one of my closest shelves to get fixed after they came to fix it didn't even get new rods or longer screws. No one came to patch the holes that day and I wasn't waiting so that evening I started hanging stuff back up only for it to collapse on me while doing so. No one seemed concerned about the fact that I mentioned that in my work order. The buildings are not well insulated. Everytime we turn on the heat on the winter the window seals have condensation and mildew. We were told we needed to deal with it ourselves and just clean it up with warm water and bleach. I think a better solution would be to better seal the windows so this doesn't happen. When we first moved in the apartment had just been refurbished but in a very cheap way. Paint is chipping off the cabinets and the bedroom doors. The windowsills were also painted and the condensation has had effect on that. Our patio is screen in but the screen door was removed I was told I didn't need it even though the screen doesn't actually completely seal off the balcony so a bird actually got trapped in here once. The track for the screen door is completely deteriorated and rotting. Nothing was ever done about it.

My experience was good the only thing is that I have been waiting for the replacement washer and dryer since the end of November and they have not arrived yet, Oder than that I don't have any complain or problems in the apartments complex.

The complex and apartment looked amazing upon first view but it is mostly a facade of a group of people who don't care about their residents enough to give them common courtesy about giving updates. The elevator has been broken for about 6 months. I was promised it would be fixed by move in day in August. It was not of course. Walking up four flights of stairs with heavy boxes and furniture was hell and my helpers and I sustained injuries doing this. I do not feel 100% safe in this community. The negligence surrounding the front gate is absurd. I call and check when it is getting fixed often yet still has not. What are the chances I hear someone scream for their life and a cop car driving by to respond to the situation and the next day the gate is magically fixed? Only for a few days though. The management gives crap excuses for all of these things and never updates the residents. I do enjoy my own apartment and the maintence team have been quick to respond to my MANY work orders but changes need to happen. The fact that the fountain is only on when coming in and off when leaving the community is a beautiful representation of the managements priorities: showcasing a nice community yet not being concerned about the safety of its residents.

Apartment wasn't cleaned properly & there were issues with it internally that should have been addressed before given keys to move in by management, Dog poop along walk ways in baggies or not picked up, No assigned parking, Valet trash not picked up 7 days a week, Amount of rent and fees not consistent monthly (hard to budget), Late fee assessed after 3 days (should have a longer grace period), Upkeep for grounds is not consistent.

In general, it's great. Close to everything, but far enough away that it's not too loud or busy. Decent amenities, and great staff. It is a little expensive for what it is, based on what I paid when I moved in... but thats the market. However, I had to move in to a 4th floor apartment this time (this is my 3rd apartment in this community) because when they replaced the floors several years ago, they didn't put in the correct subfloor and I could here my upstairs neighbors every step and some conversations. So, updates could be made, but overall it's good.

The actual living space is wonderful, however dealing with the office staff is a nightmare. We initially signed a lease for an apartment and a week before move-in they told us it wouldn't be ready. Then it was a constant back and forth phone call game with the office. Staff always said they would call me back, but every single time I had to be the one to call them. They also tried to get us to sign a 18month lease after they said the original apartment was unavailable

3 different property management companies, at least 5 different property managers, and a never ending revolving door of leasing agents will tell you exactly how this property is managed. If we hadn't lived here so long and settled into our space, we would have left a year ago. Maintenance requests unanswered or incomplete, managers who don't want to talk their tenants, and significantly increased rent despite the fact that our apartment hasn't been update in over 10 years.

Absolutely a nightmare. From the beginning I had a new team move me in with no help. Honestly, I have no clue how they scrabbled to get everything done. This now progresses into present day. A new team again not eligible to help. I've put in 30 work orders over my time here. Everyone smokes weed, no parking, residents not cleaning up after their pets, gates never closing, dirty pools, sand everywhere in parking lot tracing into my home. Overall rundown and not worth it. I'd rather pay the fifty extra to live in a brand new apartment that's taken care of. I understand a new team and working out the kinks but you get impatient after two years of dissatisfaction. Not including our dumpster? everytime I have something to throw away pests are always there. Raccoons, rats, and possums. It's so disturbing. I really hope this reaches out to birthstone as a whole (which I've tried to do and they refuse). I've been continuously ripped off and I hope other residents realize that.

When I moved in, the complex was one of the more desired to live at based on the staff, discounts offered to locals and proximity to various attractions and locations. Now with the multiple changes in management over the years maintenance of the grounds and property has deteriorated significantly. Prices keep increasing to meet market trends, but justification for the increase is not noticeable. Pest control is almost non existent and upkeep is a struggle. I hope management start working on concerns and make the property great again. I enjoy living here.

La verdad bastante descontenta con esta comunidad, el mantenimiento del edificio es nulo, el port?n del conjunto siempre da?ado, el ascensor del edificio 8411 Meer Way siempre da?ado, la verdad ya quiero irme del conjunto no se lo recomiendo a nadie, tuve muchos problemas con el aire acondicionado desde que me mude ya que tienen m?s de 10 a?os en uso, no estoy conforme con nada del conjunto, no han cumplido con las comodidades ofrecidas y o Para irme tengo que pagar 4 meses si desisto del contrato.

Quiet community. Most residents are respectful of the rules. Friendly front office staff and maintenance. Repairs made in a timely fashion. I have had issues with Grubhub and Amazon that can't read the building addresses.

Pros - great location that is not directly on Hwy 192, but easily accessible to the main road - generally quiet, never had issues with any neighbors - apartment is nice with high ceilings, open living space, great size master bedroom, decent size kitchen, laundry room with space for storage, walk-in closet has great space Cons - office staff has changed regularly just since the new company took over - the front gate seems to be opened and closed randomly, never matching what the office has told us - trash pick-up is hit or miss, sometimes they pick up earlier than the time so when you put trash out they have already taken it, other times they just don't pick-up at all on the assigned nights - landscaping/appearance seems to be focused on the front entrance area, across property there low hanging trees over parking spots that have needed cut for quite a while, breezeways are left uncleared for weeks at a time (including natural debris and garbage at times), and many areas that could be grassy are just sandy and unkempt

My experience here has been the most dreadful. I have tried to get renters insurance added to my account and they refuse to work with me on it to take off $13 but the second I get kittens they are on board to take more of my money. I have to submit multiple maintenance requests in order to get anything done. For just one thing. I have mold in my apartment in the shower grout and instead of treating it they painted over it. The office here has the highest turnover rate I have ever seen in an apartment. I can't even use my closet because the shelving is falling out of the wall and they won't come fix it. I will not be renewing my lease here and I don't recommend living here to anyone.

Cons -Lack of communication. Take too long to pick up the garbage. I didn't receive my key fob for gym access etc. Lack of follow up with the maintenance team. Leasing agents need help, seems overwhelmed which make them not remember to do important follow with residents however, they do try their very best to accommodate and help out residents I blame the management team. My building elevator doesn't work told them on the 14th of September. The stairs are dirty from garbage leakage. Washer and dryer are very old to the point where there's rust falling inside the washer and mold growing in the dryer. They need to come together and ensure all the residents are being addressed with all their needs and resources. Pros -the apartments are spacious and clean.

I absolutely hate it here. The community went downhill after it was bought. Residents aren't cared for, there's no community events anymore (used to be several a week), rent is overpriced, when there's a problem you have to try at least 10 times to get a hold of anyone and then whatever solution they propose they won't actually do you'll still have to keep calling for days. This is the worst community I've ever been part of and I can't wait to get out.

My experience here has been nothing short of interesting. First, I started reaching out to Sarah who I thought worked in the office. My trash wasn't picked up like it was supposed to be because I feel like If I'm paying almost $2000 a month I want what I'm paying for. THEN I GOT LOCKED OUT OF MY APARTMENT. The battery on the door died and no one showed up after calling the emergency line. The ladies in the office found it amusing saying oh I would have been mad to because we wouldn't have let me in since the office was closed because there is no way to verify your name on the lease Then the lights in my second bedroom went out, then the AC quit working and I sent a message to Sarah who I later found out was AI and slept all night with no air because she said she submitted a ticket and no one showed up. Then they moved people upstairs who stomp all day and to top it off the new neighbor's downstairs talk all night on Friday night to 1 sometimes 2:00 in the morning so loud I can hear everything their saying with my TV up loud. Then I asked for another key and was told on 2 occasions to come back because the machine wasn't working. On the third day they said it was working but I couldn't get a key because I'm the only one here. They fell to check the first 2 times in which I left work early so I could make it to the office on time. The trash people finally started picking up the trash but some to drop most of it on the ground either that or the ground people are not picking up the trash I see on the ground or the bags of poop I keep seeing on the stairs. People are dumping their trash in my trash and other people's box even dog poop which is crazy.
