Last year a new company took over. They have been updating the community and it looks quite nice. It needs landscaping to complete the look. The staff is very pleasant, maintenance needs are addressed quickly and efficiently.

I love this apartment complex and am so grateful that it was an option in the community! I was not impressed with the other apartments in the area as many of them are overpriced, old, and not well-maintained. What I love most about the apartment complex include the beautiful, townhouse-like apartments, quality maintenance services provided by caring staff, wonderful and classy amenities, and a calm environment in a homely and safe community. I do not plan on moving any time soon! I would recommend this apartment to anyone.

The ownership has changed twice since I moved here! Since Tara and Josh have become "Managers" they have developed a great office and maintenance team. I am always treated by polite and professional staff.

I've been living at this property for 2 years now. I sold my home before moving and I have to say that these apartments don't feel like apartments they feel more like a town house, which is why I love it here so much. It felt like home for my family and I since the first day we moved in. I love the space and how well kept the property is. This property has the best maintenance team, always professional and friendly. The amenities are great especially with the updates. The office staff is great. Always communicates and keeps the residents updated with any changes and events. Honestly, no complaints at all. I will definitely be renewing.

The new owners are putting in the effort and time to make the property look great again. Maintenance team is great! Fast and efficient. Clubhouse underwent renovations and it came out beautiful with new activities for the residents.

The expensive rent is not worth it due to the outdated appliances all throughout the apartment, grounds upkeep being poor, NO AMENITIES FOR MONTHS, and more. I wish I went to a different place, especially a cheaper one.

Great so far. Clean, no bugs. No complaints. Love it here so far. The area can be a little noisy on the weekends because of the souped up cars that use Amberly Dr as a drag strip but neighbors are pretty quiet

Neighbors not picking up after their dogs.

In September, I moved into the Henley Tampa Palms apartments, and unfortunately, my experience has not met expectations. Our move was already extremely stressful. During our travel to Tampa, we encountered a storm. Unfortunately, the 24ft. Uhual, windshield wipers broke off, causing my husband to be rushed to the emergency room, and he remained hospitalized for a week. This left me to drive a 24-foot U-Haul truck alone for the first time in my life. Worried about his condition, I drove back and forth on the highway to complete the move! I did everything I could to make our new place welcoming. However, upon my arrival, I was disappointed to find the walkway cluttered with neighbors' garbage. Inside of apartment nothing was properly prepared. Painted in white, outdated kitchen cabinets, and old rugs that were clearly not cleaned. I completed and submitted a form listing these concerns, only the air conditioning was taking care of because its wiring was exposed! Yet many issues remain unaddressed. Another major problem involves neighbors. Despite the community being marketed as pet-friendly and respectful, there are signs throughout the complex, "If your dog poops and no one is watching, you still need to pick it up." These neighbors don't! My front lawn is repeatedly soiled with dog droppings-left intentionally or carelessly, and no one picks up at their dog at the dog park. This is very unhealthy and unacceptable. I wasn't going to write a review, but today, when I opened my door, I was very disappointed.

This community is amazing. The residents are nice easy going people, very friendly and polite. The staff is amazing maintenance is always on point. Property is pet friendly as well. Nice quiet and very relaxing. If you're looking for a place this would be the perfect fit for you

I love living here at Henley at Tampa palms. I have a three-bedroom apartment with the fireplace and it is absolutely gorgeous! The office staff are wonderful and they love seeing me every time I come in there to say hello. They are very professional courteous friendly and go above and beyond. Now the maintenance personnel ... They are absolutely wonderful! They are the best! If they can't get it done themselves they will bring in a subcontractor. Love Henley at Tampa Palms

Great location in Tampa Palms, close to both I-75 and I-275 as well as Publix, one of the few areas where traffic is not bad at all on a daily basis. Also nice to have attached garage especially in the summer when its 150 degrees out :)

the new community is pretty nice. Can't complain so far. They made a lot of upgrades to the community, most of which are a work in progress. Time will tell if those are worth it and if rent will drastically increase in response to the upgrades.

I've have several issues with the staff here but nothing too major to go into details on. Overall I give it a 3 out of 5. The office staff seems to do the bare minimum. I can say that because the previous staff prior to the sale were great and very personable. The current staff, all the way up to the property manager is very dry and lacks being human. The neighbors are okay, my apt is good for the size, a little dated but it's okay. I am currently up for renewal and being charged more than someone just moving in. The maintenance staff is amazing 95% of the time!

Quiet, peaceful, and friendly community. Maintenance staff is super and always ready to help in case you need them. Trash pick is timely and cleanliness is maintained. Tampa Palms is the best neighborhoods to live in Tampa and Henley is one of best community at least it should in the top 10 communities in the area.
