This place sucks
If you like getting ripped off, lied too, and, live in molded, infested apartments Check this place out. They will try rip as much money out of you as they can, and they jack up the prices $200 from what they advertise on Rent.com in the summer time - beware!

READ before attempting to LEASE!!!
I attempted to lease form this place 2 different times, and the second time I went in there seeing her sales strategy. Their sales pitches are worse then their prices. Never agree to sign a lease for the rate they are offering you. It is just an attempt to get more money out of you, especially around the time college students are looking for a new place to live before the new semmester begins. They will initially tell you that they have no units available what so ever and then give you a call back 24 hours later letting you know that they just happen to have the exact model you are looking for open up. The complex by the way looks almost completely empty. Then when it comes to talking about the cost of rent and the specials they have going on, they will pitch you a rate that is 200 more then the advertised rate, and tell you that they can not offer you the moving in special. I was told that I could get 1/2 a month free pro-rated over the 12 mos. lease, when the offer i was initially offered was a whole month. Fifteen minutes later i had my roommate call and ask for information and he was going to be honored the whole month. Very, very, bad sales and you could go lease across the street for up to 300 less then the advertised price and 500 loss then the pitched rate anyways!!!

Very Nice Dump
If you're only looking for space this is the place for you, However...</br> Chocolate covered vomit is what comes to mind when describing the Hamptons. The Management has absolutely no regard for the tenants, just about their $ bottom line and will try anything not to improve the units, and pass expenses to the tenants - beware of hidden charges in utilities. They had to declare bankruptcy which may explain this behavior. The condos themselves appear very nice and spacious. But they have mold, cockroaches and dilapidated infrastructure - rusty sinks - cabinets falling apart - malfunctioning appliances - outlets and switches not working - paper thin walls - non functioning Security Gate (most of the time). These reasons and others make it difficult to recommend ESPECIALLY if thinking to buy. As a result, over half of the units are empty, and there are so many other nicer condos a bit down the road. The management personnel have smiling faces, but seem to be cut from the same material. Be aware the promises stated must be in the contract, and then be ready to hire a lawyer to enforce (they don't honor even their own advertised promotions unless stated in the contract). Don't expect anything but a smile and a shrug as they wash their hands of you after you sign, then try to extort more cash out of you as they hold you ransom till the end of your contract. Also be aware they raise rates about $250 mo in anticipation of the College kids moving in, around the middle of summer. If you have small children or animals, be warned of the pond, it has several LARGE gators! Move in if you must, but I suggest to run away (fast) and look elsewhere. Hope this helps!

Don't return deposits
Don't EVER expect a deposit to be returned!<br><br>We lived there for nearly 4 years and upon leaving they issued a statement of deposit deductions (questionable) - and said they would return roughly $1,000 of our deposit. Five months later - no deposit returned. Just excuses and "It will cost you more to sue us than it's worth. You need to just drop it." Just try to get some sympathy and the manager said "I'm not going to worry about it." [click!]<br>

Home is where your heart is ;)
I was very happy when when I moved in here and I still am. Last month, I locked myself out and Ray was more than nice to let me back in. I felt so dumb but he didnt seem to mind.<br><br>I think that the changes around here are good and needed from the last managers. I am excited to see what they change next. The grounds are looking great lately. Its nice to see how pretty it all looks in the morning when I have to go to work. <br><br>What would make me love it would be maid service. You know like once every two weeks. My mom lives in this condo by Miami and all she does is call the front desk and they schedule it. How about that hamptons?

Caution to Buyers
Lived at the Hamptons for several years. Outside is beautiful, apartment layouts are great, but inside they're disasters. Company put lots of dollars into the exterior, while ignoring serious maintenance problems. Lots of water damage from an old roof that went too long without repair, and my unit had a significant mold problem. Chunks of the foundation were crumbling underneath the carpet. Also Echo other reviewers regarding treatment of residents by the owner and real estate company charged with running us all out by withholding service, locking us out of the pool, withdrawing amenities (even including keeping the security gate open at all times). In retrospect, I'm grateful, since that played a role in my electing to buy elsewhere.

Dont rent or buy here
I must say I enjoy living in this comvenient area but the management and building are starting to fall apart. I have now came home 5 time this year with my a/c out all they do is recharge it and it is out again in another month!! The conversions are the worst these arent made for condos. You hear everyitng the neighbor is doing. Parking is bad in areas I have not had to deal with this cause I have a garage. The security gates never closed!! The water bill has went up like 3 times as much. Cabinets are definitely falling apart!! The whole face is tearing off of them!! I have had a work order in to get the lock on my front door fixed for 6 months now not going to happen any time soon either.

Don't judge a book by its cover
My complaints include:<br>-The pool was closed for 4 months over the summer due to "renovations and repairs"<br>-When the pool was finally opened to the residents...the locks had been changed and to this day the only people who were given new keys were people who have bought the units as condos<br>-None of the residents were informed of the upcoming condo conversions. It was only when I went in to pay my rent, that I noticed the management staff had miraculously turned into men that I did not recognize. <br>-The Tampa Tribune informed us that The Hamptons were illegally raising our rent.<br>-The walls are so thin that I am constantly woken up by my neighbor shutting his front door. My picture frames have fallen off the wall and onto my head more times than I can count.<br>-Unless you pay the extra money to own a garage...plan on parking across the street.<br><br>

The Hamptons at Tampa Plams
The hamptons are not up to par with other condos and apartments. I mean come on they are the worst apartments/condo's out there right now. From my opinion, I would never move to the hamptons they are the worst. They raised my rent even higher than I expected. These people do not know how to do business. And, by that I say they suck.

Condo conversion NOT to buy!!!!!
Our family has been living here for over a couple years now and it has been such a disappoint and I am actually glad now that they are turning into condos so that I can hurry up and get the hell out of here. I agree with the recent negative reviews and I also have experienced the negaitive attitudes toward the current residents (I guess our monthly rent isn't good enough) Acccess to facilities is horrible, I don't know how many times management has changed in just the last few years, let me save you some time..it is not worth spending your money here, especially when they are selling as is, I'm sure the carpet will be replaced and the walls painted but don't expect anything else. The fixtures, cabinets are all done very cheaply and things have been falling apart. I would look more north of BBD if this area is your interest. There are much nicer places for A LOT less money.

Condo Conversion!!!
I've been a resident here at the Hamptons for 4 years.I loved living here up until June 2005 when the conversion took place.Ever since then, we as residents have been put on the back burner and went without a pool,jacuzzi and grill room for 4 months.They changed the locks on the pool gates and us as renters have NO access to the pool unless they unlock it.We no longer have a Clubhouse because that's been turned into the so called "sales office".I've had a broken water heater for a week and my 3 kids, husband and myself been showering in cold water.The apartments are ate up with termites and leaky roofs.The roofs had been changed twice in a year and still leak.The kitchen cabinets are falling apart and the appliances are on their last leg.Their asking outragious prices for these apartments and us as renters shouldn't have to go through all this.We were promise to get our condo conversion info packets back in June and to this day we still don't have them.If your considering buying a unit here,please think twice.For one, the prices are way to much and two your buying junk thats on it's last leg.Please take my advise as a renter who's been here 4 years and watched the property sell 4-5 times in the past year.

Beautiful Apartment
I have no idea where some of these people are living but it isn't at the same Hamptons I live in. I have lived here for 5 years in three different apartments, through three sets of management and I love it here. The grounds are fine, Tampa Palms keeps them up. The pool is great. The apartments are amazing! They are like homes. I have a garage( well worth the money) so parking is not an issue for me. Yes people put their garbage out before 6:00...so what at least I don't have to take it to the dumpster. I have had great neighbors and I have lived in 3 different buildings. I live across from the dumpster...never see trash piled up. This is a great place to live.

I can't wait to move out
I moved in at 15 months ago, the place looked nice and they gave a nice move in special... But no, the rent is extremely high for what the place offers... The AC never works proprerly (which you can remmenber ever time that you get your electric bill). There are many college students that organize parties, so you can not sleep...<br>In conclusion, I can't wait to move out!!!<br>

Rent is like extorsion
My second year living here is up in june and I will be moving. When I first moved here the community was great. lots of service making it well worth the higher rent. but once the new "Owener " came in with its new "managment " group things went down hill quickly. maintaince is near impossible to get. they never have the proper filters for the a/c. and in the summer you are lucky if your a/c works at all. Trash pick up is a joke and is billed to you seperate fromt he rent. I have recieved notices several times of being late on my rent that required me to take time off from work to come in to show the staff the canceled check that they cashed. <br><br>The roof repairs ( I use the word repairs very loosley) are a joke they are not completed and when we had the hurricanes coming through last year they kleft piles of tiles, loose metal and buckets of nails sitting on the roofs. When I contacted the office about the tiles and the approaching hurricanes they said it was the roof companies problem and niot there.. It became so bad that several of us had to contact our local police to get anything done about the loose tiles. the roofing tiles have not been completed. On my buildind they started a year ago and there is still major work to be finished with the tiling.<br><br>All I can say about the pool is it in nasty. The grounds up keep is a joke.<br><br>My best recommendation is to run not walk away from this place. It is a major nightmare. As for section 8 they are being rented to ( I'm not say the all the people are bad but it only take a few bad pople). I have had 4 different neighbours in the last year and 3 of them have been evicted. We have colleges kids who hot rod throught the community. The gates are constitantly broken. the roads are full of pot holes. There have been several hit and runs where someone hits other peoples cars and take off ( we just had a mini-cooper hit and totaled). <br><br>Avoid this place if you value your money and your livelyhood

Horrible
My husband and I moved in at the end of March last year and have been couting the days until our lease is over. We have had nothing but problems since day 1. We signed our lease in mid March for a 24 March move in date. We bought light fixtures and new faucets for the entire three bedroom apartment and they assured us that they would all be installed prior to us moving in. Well, that day came and the apartment had not been touched by maintnance and definately not by the cleaning crew. The place was a mess! Dead bugs, stains on the carpet, pubic hair in the shower; GROSS!! Don't even get me started on how many hours we spent cleaning this place before we could move anything in. The management here is the worst. We noticed that there was some discoloration on our living room wall and when my husband went to look at it, his hand went right throug the wall becasue it was so wet. We had to move all of our living room furniture to the middle of the room for almost a month before they attempted to fix it. They through some plaster over it and a coat of paint and called it good. Now, we have brown water stains on our carpet along a whole wall in our living room. I received a $300 electric bill a couple of months ago and I called the electric company and they told me that there could be something wrong with the AC, so I called the office and put in a written letter and when they came to fix it, they left a huge mess. I still have black stains in my hallway. It took some serious complaining to get them to fix it because they insisted that my electric bill was high because they were replacing the roof. I live on the first floor, so I am sure that that was not the problem. There is constantly trash surrounding the buildings and the dumpster is always over flowing. They allow dogs, but there are not "doggy stations", but you are required to pick up your dog's mess. You can not just call in a work order, you must submit it in writing and they have 7 days to respond. Come on, a written request to have a light bulb fixed outside your door! The apartments are beautiful, but the grounds are a mess and the management team will do everything in there power to keep from helping you with anything. I wouldn't recommend anyone to live here. We can not wait to move.

Nice
I moved in a year ago. The staff is attentive to service request. The common areas are kept nice and clean. It is taking them forever to re tile the roof so parking has been a bear if you don't have a garage. All in all for the money very good. Plus they have community events planned regularly, which is great.

Wonderful place to live
I don't know where some of these other people are living but I really enjoy living here. The girls at the office recently hosted a very tasty Italian dinner and the brunches on Sat are great. <br> <br>It does irritate me when my neighbors put their trash out with out putting it inside the garbage cans. The racoons seem to think its dinner time when they see the trash. <br> <br>As for any maintenance issues I have had they were always taken care of with in a day or two tops.

Absolutely horrible!! Stay Away!!! Don't move here! Seriously..
This place is awful! It may look ok on the outside but beware! A couple of weeks after I moved in I noticed a water stain on one of the interior floor to ceiling columns which framed the kitchen sink. The stain continued to grow larger.I called the office and they told me it was a leak in the roof. Then I thought hmm how can the stain be getting larger from a leaky roof when there hasn't been any rain? I even inspected the attic space myself and found no evidence of water coming in from the roof. A pipe inside the column had obviously ruptured.I called the office and told them "the water pipe inside the wall is leaking". They sent someone out again and again they said it was the roof leaking. After about three weeks of going back and forth with the apt manager over the phone I finally had to go to the office in person on a weekday (forget about talking to any management on the weekends) and demand they fix the pipe inside the wall. They finally fixed 2 months after the whole thing started. Next problem, I never got to see the apt before I moved (Big mistake on my part I know) and after about a week the faucet in the kitchen started to leak. Took them 6 weeks to fix it. All the drains in both bathrooms were slow. Upon further inspection, I found MOUNDS of what looked to be dog hair in ALL the bathroom drains!! I couldn't believe it! Next prob, My electric bill was $175 in May.. I have never ever paid that much for electric for a 2 bedroom in my life and never heard of such a high bill. I had the electric company come out and do an audit and they said freon was too low. But they also said my electric bill for June is going to be more than $300!! I called the office and told them "The elec co says I need freon in my A/C" I got a note from maintenance saying they replaced something with no mention of putting freon in the unit. The A/C still wasn't working properly. Why didn't they just put freon in it like I told them! For the same reason they didn't believe me when I said there was a leak inside the wall...BAD MANAGEMENT. <br>Next problem, we had some new people move in and after the third day one of them was arrested about 12:00am. Man, I thought this was a nice place but apparently I was wrong. <br>Please stay away from this place! It is EXTREMELY overpriced! Apartment complex a nightmare
I moved to this apartment in August of 2003 and will be extremely happy when I move in two weeks. I decided on this apartment after reviewing it online and making a visit when I came to Florida on vacation. The complex appeared professional and really nice. However, it was not listed that new management had taken over, which is often a red flag. I packed everything I had and moved from Indiana. Upon arriving, I learned the air conditioning was broken, faucets did not work properly, there were water stains around vents. Wouldn't you think all this would have been thoroughly checked out before anyone moved in. The apartment complex is advertised as a gated facility. However, the gate remained broken for two months after I moved in. Anyway, since my move in, my air conditioning has broken down three more times; each time affecting my monthly electric bill. My monthly electric bill never went below $115.00, which is extremely costly to me. I have owned two homes and neither of the electric bills ran that high. The carpeting is coming up from the floor, even after an attempt to stretch it rather than replacing it. I gave up calling them about the leaky faucets. You are made to pay for trash removal service, which it should be called trash rip-off service. They missed picking up my trash more times than I can say. Essentially I was paying for nothing. So, because they failed to pick up my trash, the raccoons decided it was supper time, shredding my trash everywhere. I finally just stopped complaining about the trash removal company missing picking up my trash and have thrown it away myself. After all, if after complaining to management multiple times, and they not responding either what choice do I have. There have been a few inconsiderate individuals that have moved in lately and play their music like they are at a concert or rev up their vehicles like they are at the Indy 500. I have complained multiple times about the music. I moved to these apartments because of what was mentioned about the apartments on line and because of what I had seen the one day I visited. I realized it was a little more expensive than most apartments, but I was willing to pay extra for the security, the well-kept grounds, etc, but I sure have been ripped off. I have been paying for services that I have not received. I can't wait to see if they try to hold on to my deposits for their lack of upkeep. The management staff are very stand-offish except for a couple. The manager and assistant manager spend the majority of their time in the office. I wonder when they last took a look at the grounds. All I can say is, if you decide to move here, you'd do better donating your money to a charity. At least the money would be put to good use because at The Hamptons, you DO NOT get what you pay for.

STOP BEING SO PETTY
I HAVE RECENTLY MOVED IN AND MY APARTMENT WAS IN GREAT CONDITION. THE ONLY PROBLEM WAS THAT MY A/C WAS NOT WORKING BUT MAINTENANCE CAME THAT SAME NIGHT AND FIXED IT. THE OFFICE STAFF IS VERY HELPFUL ANYTIME I HAVE A PROBLEM IT GETS DONE THE NEXT DAY IF NOT THE SAME. THIS HOWEVER IS IN REGARDS TO THE RESIDENTS...YEAH ALL THE PEOPLE THAT WRITE NEGATIVE THINGS ABOUT THE PEOPLE IS COMPLETELY REDICULOUS!!!JUST BECAUSE SOMEONE DOESN'T HAVE A BRAND NEW LEXUS, OR BENZ DOESN'T MEAN THAT THEY DON'T DESERVE TO BE THERE. PEOPLE ARE JUST TRYING TO BETTER THEM SELVES, BUT IT WILL NEVER HAPPEN WITH SUCH STUCK UP SNOBBY PEOPLE, LIKE SOME AT THE HAMPTONS. I CANNOT BELIEVE PEOPLE WOULD BRING UP CONDITIONS OF AUTOMOBILES AS A REASON NOT TO LIVE IN A COMPLEX, THAT IS SO STUPID. PERSONALLY MYSELF I DON'T HAVE A NEW CAR BUT I AM ABOUT TO GRADUATE FROM COLLEGE AND DOING EVERYTHING BY MYSELF!!!SO I AM PROUD TO BE LIVING HERE BUT IT SUCKS THAT I HAVE TO HAVE A COMPLEX ABOUT THE KIND OF CAR THAT I DRIVE BECAUSE THE NEIGHBORS DON'T APPROVE. WHATEVER, BUT ALL I CAN SAY IS ONCE I GRADUATE I WILL HAVE A BETTER CAR THEN THE STUPID PEOPLE THAT WROTE THOSE DUMB COMMENTS.

Ugh!!!! Bad Management/Maintenance
I moved here due to great location and a friend who had lived here for 2 years. I didn't think a change in ownerhip/management could be that bad....WRONG!!!! The grounds are looking worse every day, the roads have potholes, and don't even think about maintenance unless you put every request in writing and than it's still takes follow up requests. <br> <br>The manager stays locked in her office, the leasing staff are so so but I blame the manager. The assistant would probably due much better if given a chance, I get better results if I talk with her. <br> <br>Maintenance does not repair anything the correct way, if you know what I mean. <br> <br>It is a shame to let a nice place go to ruin but the new owners paid too much when they purchased and obviously trying to recoup their monies at the expense of the tenants and the property. To get cash flow going they are renting to undesirables and it reflects in the cars they drive, and the # of kids running around unsupervised. <br> <br>If you live upstairs noise level is not bad, but downstairs is a nightmare as are the electric bills. No insulation whatsoever. <br> <br>
