I was ripped off
What a great part of Tampa to live in. After one year I left this dump. I paid a fortune to live here. They promise the world to you and give you nothing promised. I put in a work order that took one week. I recommend you take a pass on this overpriced place.

Great at the beginning, nowworse than ever!
Moved here in Oct. of 2002, under the previous Clarion-ING management group. NEVER had a problem with management until it was taken over by International Realty late in 03. <br> <br>The Clarion group was a true pleasure to work with. We had a concierge service that would do anything from seeing if your coffee pot was off to walking your dog and anything in between. We had gates that worked (for <br>the most part) 24/7/365. We had a pool that was beautifully maintained, heated and cleaned/shocked on a regular basis. <br> <br>BUT... <br> <br>Since International Realty took over, the gates have worked for about a month (total), I haven't been able to get a repair order completed, the roads throughout the community have become pottholed and the pool now has a consistently green shade, which isn't so appealing. <br> <br>I have heard rumors of Section 8 housing from numerous neighbors and friends in the real estate business. I don't understand why or how they could do that in a community like the Hamptons, but I'm looking into it to break my lease. <br> <br>I can't stress enough how poor this community is now mananged. I've received several letters for late or un-paid rent over the past 5-6 months when in all instances it was paid. They either couldn't find the check or didn't enter it into their register. <br> <br>I am also preparing a letter to the Florida Real Estate Commission describing the poor management/maintenance and the current practices that management is allowing (i.e. Motor cycles/work vehicles on property, people working on vehicles or with power tools well past 2 a.m. on weekdays, the failure to pick-up trash for days at a time, etc., the blantant, chintzy advertising, and the recent influx of USF students - the apartment across from me now has at least 4 people living in it with 3 cars in a 2 car garage, plus an additional 1980 Cadillac loosing parts in the parking lot. <br> <br>My biggest compaints are: <br>1. I haven't had a knob on my tub for over 3 months now, if I want to turn on hot water, I have to use pliers. <br>2. The carpet is tearing up from every corner and every seam. They agreed to "consider replacing" my carpet when I re-signed my lease last October, but said they weren't going to after 2 - 3 months went by. They did clean it however, but they cleaning didn't really fix the tears. <br>3. None of the cabinet doors are hung straight. Most of them you can see direclty into the cabinet. The cabinet doors in the master bath are literally falling off and none are the same shade of white. <br>4. YOU CAN HEAR EVERYTHING. I'm lucky enough to have a decent friendship with my downstairs neighbors, but I can imagine other tentants aren't so lucky. When they first moved in downstairs, they were constantly reminding us to be quiet. It took them 3 or 4 months to realize we were being quite, you can just hear EVERYTHING through the floors. We had to basically cover up all the tile in the apartment because it was so loud to walk on, so much for having nice tile... <br>5. The front door doesn't close. You literally have to slam it to get it to close. They came and "worked" on this in February (after at least 5 calls to the office). I had requested to have a new door, but all they did was replace 2 screws that hold the latch in. Result... Door is still broken. I had to spend $25 at Home Depot to keep my apartment locked. <br>6. Maintenance staff... I see them alot, they drive around in golf carts chain smoking... What exatly are they doing? Couldn't tell you... <br>7. The obvious high turn-over rate. It used to be that you'd see a moving truck every month or so, now it literally is everyday. I've seen sooooo many people move out in the last 3 months. And it seems that they're letting anyone move in. We used to have cars like Audi's, Cadillacs, BMW's, Mercedes, Lexus's and Acura's, now we have cars like 1982 Toyota Corolla's with no bumbers and 1984 pickup trucks with no paint. <br> <br>and Lastly #8... <br>THE POWER BILL - I have never had a power bill of less than $160 for a 2 bedroom upstairs appt. For reference, my parents 2700 square foot, two-story house runs an average bill of $85 to $110 a month. <br> <br>If you have had a problem with the Hamptons at Tampa Palms, please post to this website, otherwise we can't do anything positive about it. <br> <br>Thanks for reading... <br>

Pretty but problems
We have lived at the Hamptons for about one year. I agree that the old management with the concierge was a nice service. Packages used to be delivered and they had free dog walking! The new maintenance staff won´t enter our apartment unless we lock up our dog, even though she is small and was never a problem with the old staff. The garage attached to our apartment was rented when we moved in and it has been impossible to get one close. There is very little storage space, thank God our extra bedroom is a guest room. I would LOVE more cabinet space. Because we have no garage we have no garbage pail and the raccoons get into our garbage quite often. The past week there has been garbage from a neighbor strewn across the parking lot. The area behind the apartment has garbage in the woods. It would be nice for the grounds to be kept clean. For what we are paying I feel like we should be living in a nicer place. It is pretty but that´s not enough. It doesn´t seem to be getting better. The new neighbor that moved in is very loud and is costing us sleep. I honestly can´t wait to move. I guess apartment living is not for us.

What people have forgotten
I have lived in several apartment communities and by far this is the best one I have lived in. People have forgotten all the nice things that the community has provided, such as the monthly brunch, wine tastings and different activities for the kids. <br>The gates have been working since October with no problems. <br>I overall think that this is a great community to live in, come see for yourself.

too expensive for what you get
1. Maintenance, or rather lack of maintenance, has been my biggest problem. You put in a request and they promise to come the next day, but don´t come for weeks. I have made requests in person, in writing, etc. - nothing seems to get them to move any faster. We´re talking things that are a big deal to me - toilet not working, dishwasher not working, big crack in bottom of shower to where you can´t use it and water seeps out the bottom and mildews the tile outside the shower. When I moved in 10 months ago one of the living room window sills was almost falling off and bugs were coming in from outside through the hole. That has never been repaired although I have asked more than 10 times. <br> <br>2. The gate doesn´t consistently work - you aren´t really living in a gated community you are paying to live in. <br> <br>3. The outside is in disrepair - mildew growing all over the buildings, potholes everywhere. It is looking old and crappy. <br> <br>4. Thin walls - I hear every footstep upstairs, the TV next door, conversations next door, garbage disposals all around, washers and dryers running, kitchen cabinets being opened and pots being moved around...very noisy. <br> <br>5. They take your packages at the office and never deliver them so you just wait and wait and wait for them to provide this luxury they promised when I signed a lease to pay 1595 a month for a 3 bedroom place, a small fortune. <br> <br>6. The electric bill here is consistently 230 a month for 1600 sq feet. Water, sewer, trash pickup, homeowner´s association fees, cable are all billed separately from rent. <br> <br>7. I paid 1200 in pet fees/deposits when I moved in for 3 cats, and that was with one deposit waived. <br> <br>Overall, pay less somewhere else for the same thing. The only good thing I can say is my neighbors are nice and it´s close to work at Moffitt, it only takes 7 minutes to get there. That´s about it. <br> <br> <br> <br>

DONT MOVE HERE - quote from property manager inside
"We are sorry that you feel that your residency at The Hamptons was not what you had hoped. As always we strive to provide a wonderful living environment for all our residents. <br> <br>In response to your concerns, please see #24 of your lease agreement. The "Crime or Emergency" section specifies states, "We´re not obligated to furnish security personnel, security lighting, security gates or fences, or other forms of security unless required by statute." Management has made every attempt to repair gates and lighting on the property as they have been damaged. <br> <br> <br> <br>That was in response to complaints that we have been sending about the gates not working for collectively of 5 months. The lamp posts along the drive also do not work. It all worked until new management came in. Like a previous poster said, this is the 21st century with FED EX and UPS there is no excuse for this. <br> <br>They are falsly advertising and unfortunately theres nothing the people in the complex can do but stop those from moving in here. <br> <br>The common areas are full of trash most the time and sink holes are improperfly fixed. <br> <br>Feel free to e-mail me for a full copy of the letter she responded to. So So!!
I lived there for a year. I had a three bed room with two roommates. The actual apartment was huge and gorgeous. You do get what you pay for though so expect a high rent. It was just fine for three people splitting the rent though. Parkng was terrible for any cars that you could not fit into your garage. The gate was broken for at least six months of the year that I lived there. The amenities were nice if you will actually use them. I loved the location and the overall look. Maintenance was a bit slow, but nice. The office staff was not yet changed so my comments will not be helpful in that respect. all in all, I would move back there if I could afford to do so, but with the Tampa Palms fees and the water bill and the trash service on top of all my other bills, I had to move and find a different place to live. Definitely check it out for yourself and keep in mind the negative things that you´ve heard and decide for yourself. Worth a look!

Going downhill
We were excited to move in to our new place in May - great location, good service, concierge to walk our dogs. Unfortunately, as the other reviews indicate, the service has really gone downhill. Dogs are no longer walked due to liability concerns, but when our GFCI outlet did some spark-shooting, the maintenance staff didn´t replace it. Confused? So am I. <br> <br>Previous management did not allow the apartments to be rented to groups or to be rented with a "co-signer" - that is, mommy and daddy couldn´t set junior up in an apartment next door to throw parties until all hours. New management is not so discerning. We have gone from a gated community to an occasionally-gated group of money-generating boxes. <br> <br>One of the "features" of living in a complex such as this is that your packages (UPS, FedEx, etc.) get delivered to the apartment office. Previously, these packages were delivered daily to the apartments by the office staff. Now, they are delivered only occasionally (I´m searching for some pattern to describe when the gates work and the packages get delivered, but no luck yet...). Further, the office hours have been reduced (and continue to change almost weekly) so that it´s next to impossible for someone who works to actually make it to the office to pick up the packages. So, it´s more like your stuff is being held hostage. We´ve called from work asking for packages to be delivered (even being so specific as "deliver our [insert number here] packages" only to find that they weren´t all delivered. Sheesh! <br> <br>Also, to expand on what others have said about the roofs, there was maintenance/tile replacement being done on the roofs when we moved in, but that (along with most of the maintenance) disappeared with the old management. <br> <br>Parking is adequate only if you have garage space for your vehicle(s). <br> <br>We were looking forward to living here for quite a while, but will have to seriously consider whether to pack up and leave when our lease signing comes around. While we could understand that transitioning from one management team to another could involve some "bumps" or "mis-starts", the decline in service appears to be no accident - it´s just policy, and I can pay less for bad service somewhere else.

I LIKE TO LIVE HERE!!
I´m shocked to see the other reviews. I´ve lived here for 6 months and the gates were broken for a while but they are working now. I had some communication problems with the previous management. I have really enjoyed living here overall. I recommend this property to anyone looking for quiet, well kept place to live. The roofs need to cleaned.

New Management with a Very Long Road Ahead
Found on the internet from out of state, this apartment community appeared to be one of the best available in the Tampa area. With Conceirege service, WoW! how could we be making a bad decision... <br> <br>Boy, were we wrong...at the time of move-in, we were completely unaware that the Leasing/Management Company was changing hands and 2 months later, discovered that certain services previously offered would be discontinued. <br> <br>Apparently, all roofs were improperly installed, and the roof and interior water damage was not repaired for 6 weeks due to 60 plus work orders from the change of management. <br> <br>Were does one begin regarding things to look out for? <br>-Apartment not cleaned prior to move in. <br>-Hot/cold water lines in our kitchen were installed backwards... <br>-Air conditioning system -> forget it! Never has run correctly since move in. Maintenance called 4 times to have it cleaned, blowed out, wet/dry vacuumed, filters replaced, all so you don´t mind having a 200 dollar a month electric bill. <br> <br>-Floor length windows are single pane glass and poorly installed. <br> <br>-Lack of sufficient insulation causes higher cooling bills. <br> <br>-Nice to be in a college area, yet in Tampa, apparently there are a lot of problems with crime. Based on other reviews on this web-site The Hamptons at Tampa Palms has had incidents as well. <br> <br>This community probably had an award winning design...great style and the oversized garages are its best asset. <br> <br>Everything looks great initially, and you can´t always trust what you see on the Internet for sure. Digital photos from when the place opened can look great...yet if you don´t keep up the maintenance, both exterior and interior...forget it... <br> <br>This is a nice place to live, don´t get me wrong...The first thing I would do if I was in charge of this place is hold a resident meeting or send out a weekly progress letter to its residents notifying them of planned major improvements and projects as well as provide progress reports. <br> <br>How else can you build trust if you have just taken on such a daunting task as managing a major apartment community. <br> <br>A few observations and additional concerns: <br> <br>- Windows are not cleaned on the outside. <br> <br>- Other Florida apartment communities offer monthly pest protection. <br> <br>- All buildings and sidewalks and curbs require pressure cleaning to remove, mold and mildew. <br> <br>- Trash and Recycle Areas - Should have a sign - Enter at Your Own Risk. It is a cafe for Raccoons, Rodents and Armadillos. <br> <br>- No Security at all...Broken-Damaged Gates System for 2 months. This is 2003 and FedEx delivers parts worldwide... <br> <br>- Pedestrian gates accessible an not locked...Swimming Pool has a lock on it yet any Pedestrian can walk into apartment community. Why not install KEY/CODE LOCK BOXES on the Pedestrian Gates. Rear Pedestrian gate latch missing. <br> <br>-Noise from apartment community across the street unbearable from undesirable and soon to be deaf kids with street-racing cars with glass-packed mufflers...sub-woofer stereo systems. <br> <br>Overall, I imagine this used to be the best place to live in Tampa Palms...but like everything...it comes down to the quality of the management and people running your apartment community, not where it is located...The Hamptons residents pay a lot to live next to a fraternity like apartment complex. <br> <br>The Hamptons at Tampa Palms could be put back at the top of the local community list with the right amount of leadership and attention to detail...it isn´t the fault of the cute college coeds in the office either, it is the fault of middle and upper level management not listening to the resident feedback via the on-site management. <br> <br>There is no code enforcement regarding parking. Residents are allowed to park in the alley-ways causing residents to snake thru the complex...parking enforcement should be improved. There is not a Parking Sticker system either. Residents and Non Residents use the trash area as a dumping ground when they move out. <br> <br> <br> <br>Tampa Palms association fees are NOT DISCLOSED during the Lease Signing...and show up in your VITERRA ENERGY BILL the 1st month. <br> <br>Maintenance Team is good at what they do but they can´t paint the entire complex, pressure wash all the buildings or replace the leaky roofs or install better windows. <br> <br>

LIARS- DO NOT MOVE HERE!
They have HORRIBLE CUSTOMER SERVICE. The complex was just sold to another company who have actually said they are "not in the customer service occupation!" Our "gated community" hasn´t been gated in over 2 months. We moved here solely b/c they had a full time concierge and so we had someone walk our dogs daily while we are at work. They took away this service. The spend all their money on keeping up the exterior that they don´t keep up the interiors, IE roof leaks, broken dishwashers, broken disposals, leaking faucets. One can get just as nice of an apartment somewhere else. <br>As a previous poster said, we do have valet trash service. However before we moved in they didn´t notify us that we would have an additional charge for the Tampa Palms association fees and for the trash service. <br>The sales representatives, remember they are NOT in customer service, do a great job of selling you the apartments. The niceness leaves when you enter the apartments. <br>I am NOT the only one in my community that feels this way. Actually it is a topic of conversation when people are walking their dogs or sitting in the community spa. <br>Please, e-mail me before moving here. I CAN continue about the horrible customer service we have recieved from both management staff. <br> <br>Oh I should add, my first week here I was told that 2 young woman were held up at gunpoint at my area of the complex and warned me not to walk the dogs at dusk and dawn alone or without mace. When the apartment complex was notified of this they´re response was "---- happens." They did not take any extra safety precautions as simple as locking the main gates to the community. <br> <br>I am rating the parking low bc of this b/c I do not feel safe at night or in the morning walking to and from my car. I am also rating parking low b/c there are not many true parking spaces, rather people park on the curbs. There are also some rather "blind spots" when going around the curb.

Beautiful Apartments!
I lived at the Hamptons for about 1 year back in 2000. I moved to Tampa from California and was amazed at the beauty, nice square footage, and super-nice people working there. It was so great to have your own two car garage attached to the apartment and to live in such an impressive apartment. They only things I didn´t like was having to pay additional for "valet trash"...which don´t get me wrong, is a wonderful service, but not having an option if you wanted it or not was not so great. Also having to pay for Tampa Palms memebership fees, country club dues, etc was an unexpected addition to the montly rent. Maybe ZOM should consider bundling these fees all together as part of the rental price, or be more up front about the actual costs. Also, the walls are a little thin...I could hear my neighbors, and they could hear me on several occasions. <br>Overall, it was a great place to live. I always felt safe, and proud of my home.

Awesome Service, The only apartments with a Concierge
I have lived at The Hamptons for almost three years now. Any problems I have experienced have been fixed immediately. I have a dog that I have to leave at home during the day, so the concierge walks him for me. The property is beautiful and there is lots of landscaping. I live in 3 bedroom apartment that has a two car garage and is almost 1700 sq feet. I am very satisfied with the service and value of my home and will definitely renew my lease next time. <br> <br> <br>
