Lots of kids running around, very loud, screaming, trash near the mailboxes, kids running up to my door ringing door bell and running away, people speeding thru the roads, sometimes the trash is not picked up animals get in it make a mess everywhere

Maintenance staff are professional and courteous and prompt. They take the time to explain the problem and how the steps they took to fixed it. They are patient about answering questions and explaining their work.

Not worth the price. They are finally fixing many of the issues but leave tenants out of the loop and ignore requests for maintenance or other issues most of the time. I've had a lot of concerns that were handled unprofessionally

The apartment homes are spacious and well laid out. Designed well and it doesn't feel like an apartment, which I really like. The staff is really helpful and courteous. I am just looking forward to the upcoming exterior changes to update the aesthetics. My only negative would be, the bathrooms and kitchens are due for a remodel.

The design of the unit is wonderful, spacious and fluid floor plan. Grounds are usually well maintained. The parking is an absolute nightmare throughout the neighborhood. To make things worse, the management's courtesy and timeliness to responding to residents needs is terrible. The service team is helpful and skilled; however, the quality of work is 'band-aid' level, likely due to budget restrictions. The walls are very thin, so you can hear everything and I mean everything. There are plumbing leaks through-out the community and no shortage of black mold. Our gate hasn't worked consistently in years - it is usually open or left in disrepair.

I lost everything I ever owned and worked my entire adult life to acquire in Hurricane Katrina in 2005. This community was my first choice when I came to Tampa. Even though I had a sizeable bank account by the time I got here and great references, the then Hamptons management discriminated against me because they thought they would have to deal with FEMA to get paid (even though I told them that I had my own money, and FEMA was not going to be responsible for my rent.). They then turned me down because I had no job yet, despite the fact that I had my Pastor as a cosigner. I lived miserably in a nearby complex for two years, until I found this apartment under a private owner, and moved in. He had many changes in property managers, and didn't do much to the place. However, it has always been a pleasant community. To the contrary of what I thought... I have been very pleased since the present complex employees took over this unit. They are pretty efficient and pleasant. I have always loved living in this community. I just wish the name were not changing, however, because I absolutely love, "The Hamptons at Tampa Palms." :)

Great livable community. Beautiful landscape with added carport. Overall a great value. A place that has both corporate appeal as well as a homely feel. The squash court is pretty unique and staff professional.

The complex is beautiful, and most of the staff is very kind. The manager is particularly friendly. However, they are very nice upfront, but lacking in follow-through. Several requests and concerns went unaddressed, even after repeated notices. If you are on the bottom floor, you might hear the upstairs neighbors walking, playing music, or...other unspeakable things. The landscaping has gone downhill, and some of the roads need repair.

Lovely neighborhood, nice looking apartments. A handful of maintenance issues need addressed upon move in, but so far, staff has been responsive and friendly. Plenty of areas for pets to walk, and the grass is kept clean and cut. Great square footage for the price and area.

Beautiful community, maintenance staff are very courteous and awesome. The condos are very spacious. I love my floor plan with a beautiful kitchen Island, my master bathroom has both a garden tub and a shower stall not to mention the double sinks. Even the guest rooms both have walk in closets which is difficult to find in other complexes. It also comes with a 2 car garage and I love it all!

This is an excellent community with great management, a convenient location, and nicely designed apartments. The staff is very responsive and quickly addresses your needs. The location is convenient to any needed amenities, including groceries, shopping, and restaurants/entertainment.

This Apartment complex is in a great area surrounded by plenty of trees and the mediterranean style of the buildings is a nice addition. The floor plans have big kitchens and the attached garages is an extra bonus.

Love the apartment design but the buildings are getting older so there is a lot of upkeep. Maintenance is slow at getting things fixed. It is nice to have a lot of space and not the same design that other apartments have.

new to the community, so far things are outstanding. Everything i need is at my fingertips as far as shopping centers. The neighbors are friendly and modest. The staff was speedy and showed they really care about the residence of the community.

The Henley, is a delightful place to live. It is an older complex so most of the maintenance is done in house by an accomplished staff. You have a choice of two garages, with a two bedroom two bath apartment. Washer and Dryer included. Very spacious.

The maintenance staff here is great. I called up the office to replace some lights and a smoke detector. Josh and Kyle were over in less than half an hour and took care of both problems. Great service, nice guys.

The Hamptons have nice maintance guys and Beautiful environment. I love my little condo and happy to stay here. Though the office people never send me emails for my packages and I have to get my own trash can.
