Our overall experience in this community has been positive. We initially experienced difficulty with the office staff, but now that there is a new employee in the front office, our encounters have been mostly pleasurable. The maintenance staff is often helpful and try their best to fix the issues presented to them.

We move in on February 2018 and we love the place. Neighbor are quite and kind. Ares since Henlys adquired the property are getting more and more clean and well maintained. Office personnel are always available and respectful. The only concern and something we encourage the administration to enhance is the entrance control since during office time main entrance stays open. Even though I feel the complex is secure and no issues reported or heard. This is on review and hopefully they'll come with a solution.

We love living here. The staff is great . The grounds and apartments are well maintained. My 7 year old has tons of friends and they have events on special occasions for the community. The maintenance and office staff are amazing!

Well it has change . It seems to have many restrictions that does not favor the tenants. Maintenance has gotten bad rent is high. Some changes are good but most are not.example No smoking in the apartments are infringing on my right's. Not happy about that.

I just moved in a few days ago and already I love the location. The people are friendly and the front office staff is great. Moving can be so stressful but they really tried their best to be as accommodating and making this a smooth transition for me.

I love my apartment. I have never rented anywhere - ANYWHERE where the apartment has been so clean and ready for me to move in. The apartments are well taken care of. The staff has been wonderful. This is one of the few places I have lived where people actually care about the common areas - No dog poop. No trash everywhere. It actually feels like a little oasis. I LOVE living here.

Good place to live and raise a family. It's quiet here in the neighborhood. Close to many stores and eating places. Very polite and welcoming staff they really make us feel at home. The complimentary coffee bar is a huge hit with me and my husband, there are so many beautiful places to walk and view nature. Walking paths and pool are a huge plus.

The community is nice. There were several small issues with the apartment when we moved in that I felt should have been addressed before we moved in but nothing too terrible. The office staff is really friendly and kind so far

i Lived here from 09/17 to 03/18. I would rent here again. Get an apartment with attached garage it is awesome. The office staff is top-notch. They make an extra effort. Noise level is good, pool is always clean - no wild parties. Maintenance is good and repairs are quick. Apartments used to be condos so they are built like a house and not an apartment so nice interior details.

Johnny, the main maintenance guy, is a really solid dude. He knows what he is doing and goes out of his way to help my grandmother and me. The premises are nice enough, though if you happen to have noisy neighbors, you will here their entire steps throughout the duration of the day. What's nice about Henley is the apartments are like homes. The grounds do not feel like a traditional apartment complex. All in all, we enjoy our residence. Special thanks to Johnny Acevedo. He's the best.

Have been very happy here for 8 years. Manager Monica is very professional and always provides great customer service...lots of positive changes since she has been here. Any repairs needed in apartment are fixed quickly. Feel very safe in the community.

All staff have been very personable and attentive to our needs. Whenever a need arose it has been promptly and professionally assessed and resolved. I feel safe in the neighborhood and enjoy the apartment. It is very beautiful and have overall joined my stay at Henley.

The office staff is courteous and helpful. Whether I go in person or give them a call, they are immediately responsive to my needs and questions. If I contact them regarding a maintenance issue, they give a timeline for when someone will come in to fix the problem (which is always within 24 hours). The maintenance staff is incredible. They take the time to explain what the problem is and how they are fixing it. The community may have the occasional boisterous neighbor, but never loud parties or noise that carries over into the evening hours. There is a good mix of families, retirees, couples, grad students, and most of the neighbors are friendly. Close access to the USF campus, interstates, shopping and trails is a bonus. I am very satisfied with this apartment community.

First, prospective renters should be told that this was an apartment complex, that unsuccessfully went condo, and returned to apartments. Over 50% of these units were privately owned for 8 years. Few units have beautiful wood floors and appliances thanks to the individual owner. The rest are terrible. Everybody who lives here has trouble with maintenance. Simple repairs are denied. Background checks are not preformed and rules are not enforced. If you want to know what this place is like, walk the property in the evening and talk to many residents who are walking outside.

I love living here. I am so glad that I moved in! The community is beautiful and my apartment has a great view of the preserve! I have a large apartment with a 2 car garage that I am so thankful for on cold days like today! Would recommend to anyone!

We like apartment and community Would like to be able to enter via back entrance which is closer to apartment and less speed bumps. Heard this used to be the option. Would just like to have back yard nicer as described in survey so rainwater would run down spout and not wash our ground and splash windows. Mike the maintenance chief is great but it is a big job.

absolutely love my apartment. The floorplans are so unique and comfortable. The staff here are great and very quick to address any issues or problems. The maintenance dept are quick to resoind and efficient. Recommend to everyone looking for an apartment .

Very beautiful an spacious apartments. Very safe and secure location near New Tampa. Staff is very friendly and helpful. If anything goes wrong the staff will promptly fix the issue. Club house has a workout room and racquet ball court. There is a beautiful pool with a hot tub next to a natural preserve. If you are looking for some place in Tampa that makes you feel like you are away from the city, I would recommend that this is the place for you.

Wonderful place to live. Layout is great and the attached garages are a real value. The staff is professional and friendly. Residents are friendly as well- lots of people out walking their dogs too! Response to maintenance items are handled quickly and efficiently. We are new to Florida and the Tampa area so we feel lucky to have found a place to call home while while we search for a home to purchase. I'll be sad to leave this apartment and I've been a homeowner for 25 years! We highly recommend making Henley Tampa Palms your home.

We have always had great experience with office staff and maintenance people. The problems are resolved as soon as reported. Very professional. Sabrina in the office has been our contact person since we came to see the apartments and she's been lovely from day one always willing to help and fixing the problems very efficiently.

Very peaceful and quiet. My favorite aspect is the full size kitchen and the garage. The management staff has always been helpful and prompt. Maintenance has always responded quickly, even after work hours. The kitchen appliances, however, need updating.

Excellent community, friendly staff, and excellent value. My B2 floor plan comes with a build in wall entertainment unit. The kitchen is spacious with plenty of cabinet space. Overall this unit is great, clean, spacious, and a great value.

Secure well maintained environment. Repairs completed in good time. Space for walks. Pet friendly. People friendly. We love our two car garage. Close to I-75 and 275. Easy access to downtown Tampa. Good place to live!

DO NOT LIVE HERE! Reasons: 1. They do not screen their tenants. DOUBLE HOMOCIDE in May 2017: Are you seriously telling me I've been living with terrorists and a bomb squad??!! 2. Roaches and ants are your most frequent visitors. Yes, they are in your house more often than you if you are a 9-5 full time like me. I had to call pest control every week, except they can only come in every other week. Oh by the way, their pest control only comes on Wednesdays. So if you found an ant army or a big as roach like I did on a Thursday, good luck taking care of them yourself. 3. Their gate is a joke. Anyone who wants to get in can walk in freely. The only people they prevent from coming in are those who live here and their visitors. If you have a visitor, register them online and have them call in when they arrive. Yup, unheard of... The window sticker for the gate doesn't get detected. I had to call in once & the operator told me many complained the window sticker didn't work! More ridiculously, it will stick to your windshield FOREVER! Have fun peeling it off when you need to transfer or move out. 4. D-bag neighbors with loud engines will purposely wake you up at night. Let me tell you, if I wanted to live with college kids, I would've found a place on 42nd. Again, disappointing screening of their tenants. 5. Trash smell is terrible. Valet trash isn't worth the extra $$$ you have to pay.
