The Hamptons are the best Apartments we have ever lived in over the last year 10 years. The maintenance staff responds promptly and works to ensure everything is fixed promptly. Apartments have lots of space and great floor plans.

It has been great as residents are properly cared for and issues are addressed in a prompt fashion. It is both a safe and beautiful community. I enjoy living in this beautiful residence and have recommended to friends and family. Shout out to Jana and Sabrina!

First, the front office crew is amazing. All were very friendly and knew a lot about the local area. The prices are reasonable for good quality. Neighbors are friendly as well and so sweet to my doggies. They have clean grounds and places where you can pick up after your dogs. Also they are in close location to USF which is where i attend grad school so that is a huge plus for me.

The previous management was bad but the new one is worse. Stacy, the manager, doesn't take care of issues. She picks and chooses who she likes and who she will be biased against. DO NOT BE FOOLED, THERE IS NO HEATED POOL. Heated pool would indicate pool that is heated at all times. That is not the case. It is false advertising to get people to sign new leases. Gate doesn't close. Jacuzzi doesn't always work. Very old apartments. A lot of cockroaches. Walls are very thin. No privacy at all. Garbage isn't always picked up even though we pay for it. A lot of raccoons. Nothing is being done. Think twice before renting here.

Great community, safe, convenient to major hospitals, shopping and other venues. Would recommend this complex to young professionals, families in need of spacious apartments. The layouts are fantastic!

Now that we have lived here for about four months, I can truly say how I feel about this community. The first impression was the property manager helping us fill out our lease, she was really friendly and made us feel at home. Not to mention, on move in day (we got there extra early) and our apartment was immaculate! The brand new dark plank flooring and new ceiling fans in each room, it was honestly better than the model that they showed us. The only thing "wrong" with the apartment was that the Ice Maker was missing, but the maintenance guy Josh came and installed one the same day that we moved in. Since then, we have never had a problem. Very quiet neighbors and the office staff is very helpful. At first we thought this was going to be temporary, but now we already want to just renew! I would most definitely recommend this place.

My first review on any organization ever but I have to do this. The Hamptons at Tampa Palms, I bought into the name I guess. Sounded like an awesome place to live with pleasant, helpful staff. A place for the professionals. I was sold on the tour. So now I decided to do a review because shelling out money everyday for a peaceful place to live and having to face reality. This place? Well, its quite dreadful! Most unprofessional office staff in the history of office staff. They make the DMV looks good. The place is not worth the money. Its old. Everything is broken. I re-newed my lease because I hate moving then found out the property is under new management. Of course you hope for the best when there are changes but Jesus! I have never in my life dealt with such unprofessional staff. I really question their education level. Not that everyone has to have a college degree but at lease understand that by servicing your customers, you are reaping the benefits of a paycheck. I am just begging the months to go by quickly so that I can get out of my lease. I pray they'll do me a solid and just break it for me. I hate moving but will happily move. Everything seems great on the outside. Just pay your rent, don't complain about nothing, step over dog feces on your way to your apartment, your neighbors trash. Disgusting. Not worth my hard earned money. Very dissatisfied. If I were to call maintenance to fix something, they'll be at my apartment every single day. If my neighbor upstairs me walks, flushes her toilet, drop a pin, whatever, its as if they're right next to me. Lighting is horrible. Pitched black at nights. The place is infested with raccoons and roaches. I even saw a rat in my garage. I know this is Florida so critters are everywhere but I've lived in Florida for sometime now. No excuse. Maybe the heavens will open and those two workers in the office (Stacy and Sabrina) will be removed from their positions. Don't call the Regional Manager either. I think her only concern is her bonus. At lease hire people who cares!!! The area/location is awesome but this place? I am having a horrible experience.

We've live in the Hamptons since February 2016. It's in a great part of town (it'll be even better if they ever finish the construction on Bruce B Downs!) and you can't beat the amount of space & storage you get for your money (including garage space). All-in-all we're very pleased with our decision to move in. The Maintenance Manager, Josh, is a great guy--super helpful, personable and professional. We don't need maintenance very often, but when we do I'm always glad to see Josh at the door.

The staff was extremely helpful while my family of 6 was between residences. They listened and we're understanding of my situation. Everytime I visited the property was quiet and well maintained.

Everyone is excellent, except Sabrina the assistant manager. She will yell at you and say you are holding her hostage on the phone when you have an issue about negative events going on at the complex. She is irrate, unprofessional, with little patience for nice residents. I don't know how she got the position?? I recommend the complex, but not her. Try to talk to anyone else about your complaints. More details to come...

Maintenance crew is the best. Had a light bulb that I couldn't get out and on Friday before a holiday weekend Josh made time to come replace it.

Put in a work order for a small item repair to toilet in guest bathroom. Maintenance staff Johnny showed up, took a look at and before I knew it had replaced the entire system and lines. He took the time and initiative to ensure the entire system worked and not just take the obvious route. That's customer service. Re-screened a couple of screens for me as well. Fast worker and a good man.

I have lived at the Hamptons at Tampa Palms since 2006. I recently purchased a home and will be moving from the Hamptons in the summer of 2016. I have really enjoyed living here for the past 10 years. It is located in a very nice part of Tampa which is in close proximity to USF and only about 20 minutes from South Tampa. The management company and staff have changed numerous times over the course of my time here. I would say with each change the property has gotten better. The staff has always been accommodating and professional.

Moved in August of 2015, it is now March 2016 and I am ITCHING to leave. Move-in day, I sign the lease, and go to see my unit. I was greeted by hole burnt in the carpet, holes punched in the wall, drawers in kitchen that didn't work, light fixtures hanging by exposed wires, and to top it all off, a giant full-grown cockroach! Materials used in kitchen/bathroom were cheap-plastic counters and drawers. After a few months, I noticed the inside of my sink had paint peeling off. That's right- instead of replacing the sink, they simply painted it. The maintenance staff isn't horrible, but after having so many countless things go wrong (broken blinds, broken peephole, toilet) It's just too difficult for me to keep up. More generally, it's very cheap that the bedrooms don't have ceiling fans and overhead lights, it's a luxury complex after all! The leasing office deals with issues very poorly. The only way to get in contact with them is to literally walk-in. As an upstairs neighbor, I've noticed the insulation in the floors is quite thin, so it is very difficult to walk around freely. All in all, the Hamptons is overpriced for the quality of the apartment and the leasing staff. There are many "luxury" complexes that are ACTUALLY luxury.

This will be my 4th year in this community and I am generally pleased. My apartment is very spacious, and I like being surrounded by so much green and still being close to shopping and highways. The manager Griselle is very helpful regarding maintenance, and Edwin and Johnny will do their best fixing problems. This feels more like a family community!

My wife and I lived in The Hamptons for 7 very comfortable years. We enjoyed the size of the apartments, as well as the park-like setting. When it became time for us to require a first floor unit the management assisted by finding the perfect location for our needs. We found the entire staff to be courteous and efficient. When I was transferred by my employer, it became necessary for us to move closer to my work. It was like leaving home and saying goodbye to old friends. I have often read the reviews which are posted here and can't believe that those folks lived in the same community where I lived. I can't help but think that there may have been other underlying reasons for the negative responses. In fact, on our final walk-through, I asked if we could move back to the Hamptons some time in the future. By the way, our entire deposit was promptly returned to us. Thank You to all of the staff who touched our lives!

I have lived here at the Hamptons for 7 years. The staff is very friendly. Maintenance issues are handled very quickly. I love the feeling of living in a home, not an apartment. I have and will recommend living here to anyone that is looking for that extra special place to call home.

No place like Home and no place like the Hamptons because the Hamptons is our home. We have lived here for 4 years and would not trade any place for it. It is a condo with the feel of a home. Management always responds whenever called. Our front office lady is very friendly and she was a great when we were looking to move into this complex. The only issue I have is that since we live very close to the dog area, there is dog deposits all around our walk area and on the grass close to the walk way. We have complained to Condo Association but they tell us to get names of the offenders. Not sure how that can be achieved, since we do not see the culprits nor can police them. Parking is very limited but if people use their garages, it will lessen the tightness. We feel completely at home here. We welcome anyone looking for a home to consider The Hamptons.

The place used to be ok but new management has changed that for the absolute worst! They let people use their garages for storage and park vehicles in front of garages thus preventing access to some units. When you complain to management, they tell you that they will be fining people breaking the rules $25 a day and yet nothing happens. Place is terribly run and went down hill since January 2015! Beware and stay away from this place!

I LOVE living here at The Hamptons!! I have been a resident here since 2010 and we moved from an upstairs unit to a downstairs unit 3 years ago. The office staff is very nice and friendly and they are always welcoming whenever I visit the office. Management recently worked with me on having our floors changed out due to my son's severe allergies. They were very quick, thorough and friendly throughout the process. The property is also beautiful, in fact, I've actually rented the Clubhouse on 3 separate occasions for holidays and birthday parties. The maintenance staff are also friendly and quick to help in the instance that something breaks within our unit. The pool is nice and heated during the winters and the gym is always clean. Most important to me though is safety. I live here with my 4 1/2 year old son and my husband and as a stay at home mother, I feel very safe here! In the evenings, I always see the security guard making his way around checking on the property and during the days, the maintenance staff is always visible throughout the complex and eager to say "Hello" when they see us out for a walk! I both highly rate and highly recommend The Hamptons as a place to call home within Tampa Palms. ~Sarah & Joseph Meyer

The hamptons is an awful place to live, since I've been here there's been countless property managers so I don't even bother remembering names. If you ever have an issue you're better off just keeping it to yourself or resolving it on your own, if you go in and try talking to someone they will just pawn it off and tell you to email the board and they will get back to you. Which has never happened. Parking is out of the question for the most part unless you get your own garage, which even then good luck getting out in the mornings. There's people with two car garages that would rather take up every parking spot than cleaning a filthy garage and being courteous to others that don't. Broken down cars are left for months in spots rather than having then towed or left up front. People leave trash outside at night or just litter everywhere so there's always raccoons tearing stuff up and running around. Cockroaches everywhere, cats everywhere that will pee on your vehicle just to mark territory. The complex is even aware of drug dealers living here cause I've heard it from many neighbors, but I guess the board won't do anything about that either. Seems like the ------ branched out and took over a once decent complex. The only positive thing I have to say about this place are the maintenance guys, they are very friendly and the I'm sure they'd do a way better job running this place than anyone else.

We had sold our home Feb 2012 and moved to the Hamptons. We just signed another lease for another year. This will be our 3rd year. We love it here. The apartment are very spacious. I love my kitchen it is huge. We are very pleased with the new manager Gresel she is trying to get more activities for the complex as other complexes do. She is very sweet and always greats all her tenant as well as her office staff does. We were very pleased that they kept Edwin and Alex as the maintance men as they are very friendly and always completes there jobs in a timely manor. We are very pleased the call the Hamptons our Home.

I have been a renter at this property since May and it is a godsend from the property we were at. The units are spacious like a house and we LOVE our attached garages! I see people complaining about the trash being all over the property. I think the only reason the trash is everywhere is because there are raccoons in the wetlands around the property that come out at night and get into it. If the residence would listen and only put it out in the morning (as stated in the welcome pack you get) the valet service comes between 6 - 9/10 am Mon - Fri, I don't think it would be so bad. Those little rascals have some balls! I left my garage door open one evening about 5/6pm (while I organized the shelves we got so we could store our stuff and still park in them) and had a raccoon come into my garage (I was only standing a few feet away) and I watched it knock my (empty) garbage can over, I ran him out and he ran right into the wetlands/forest area in the back. There's nothing the office or association can do about them, they are protected. As for the office and maintenance staff I have never had an issue. I had no problem getting help with a garage door issue and most recent a shower faucet issue. They always took care of everything in a timely manner. I do dislike the parking situation sometimes though, but again, it's not their fault. I had someone park at the curb outside my garage and blocked me in. I called the office about it and ever since i haven't had an issue. If residence would clean out their garages of crap and park in them it would help. This is a very nice property.
