Signed rental agreement in Dec 2011 and will renew our 3 bedroom unit in 2014. Very pleased with the professional management, efficient maintenance group and the non-intrusive nature of the managing firm. Quiet, peaceful surroundings with easy access to major traffic artery, banking, restaurants. Amenities are sufficient and well kept - exercise facility, pool for laps, hot tub, outdoor grills and picnic table. Moved afterward of downsizing our home and enjoy the success of having moved!!! We are happy campers.

I've been living on Tampa Palms for 8 months. The floor plan is good and all apartments has privates garages. I like the landscape and the appearance of the community. But don't be surprise about the bad maintenance service. My A/C broke down 2 weeks ago. They took 4 days (at that time was July, yes no AC on July in Florida) to fix it. When they did, 2 days after it broke down AGAIN! Just unbelievable. If I didn't have to pay anything to leave it I would immediately. The service is just ridiculous.

I am a returning to live at the Hamptons at Tampa Palms after moving away for a couple of years. When I returned to the area, I started my search and immediately thought of coming back home to the Hamptons at Tampa Palms As a previous resident, I enjoyed living at the Hamptons at Tampa Palms for the value for your dollar with larger square footage than most places and having a garage was very appealing. Each staff member from the office staff to the maintenance staff were always very accommodating and went the extra mile to be of assistance. I was always greeted with a smile and I felt welcomed every time I visited the office for any type of service. These are a few of the reasons I have chosen to return to the Hamptons at Tampa Palms. Lastly, I had inquired to several places and receive a prompt response from the Hamptons at Tampa Palms and after going by to see the place again; being greeted by the new manager (who was the receptionist when I first lived at the Hamptons at Tampa Palms and another worker who was there), I was instantly reminded of why I loved living at the Hamptons at Tampa Palms. I felt welcomed and valued. I was really impressed that the staff remembered and the unit number from when I lived at the Hamptons at Tampa Palms previously. I am appreciative to the Hamptons at Tampa Palms and their commitment to providing excellence for the needs of residents even after the lease has been signed. I am returning home.

It's ok. I will give the pros and cons. First the pros....Love the layout of the apartment and the curbside trash service, but the real reason I moved here was location and the 2 car garage that came with my apartment. Beautiful to look at when your going for a walk or jog...and the staff are very nice....but that's about it. I won't renew my lease I don't think its worth it...I will probably buy another home in 8-10 months I can't take this any longer. I have renting out my home for 5 years and just moved back to tampa due to a change in careers. The cons 1....roaches..roaches..roaches. I am a very clean person..I mean you can pop up at my place anytime unannounced and it is immaculate. I have only been here approximately 9 weeks and I cannot get rid of these things. The female that lived here before me only stayed here for a couple a months then she up and moved...not sure why. I must admit I read a review before moving here and did find a couple of people complaining about roaches but of course my first thought was...maybe they aren't very clean people....BOY WAS I WRONG!!! The exterminator came to my place twice within the first 5 weeks. Finally, I became frustrated and start doing my own pest control maintenance. I don't live near the water either. I think they are coming from the plumbing or the vents. I had to purchase boric acid and sprinkle it myself, this has worked some but they are still coming. I find them dead in the kitchen and living room. Sizes of the roaches range from medium to large. Once a week we sweep out the garages and there are at least 4 or 5 dead or half dead. I have even put a towel up against the front door. 2. Parking is terrible. No courtesy whatsoever... I say this because on several occasions (even though I have 2 (1 car) garages) people have parked in front of my garage therefore I can't either get in or out of my garage which of course pisses you off. 3. It is expensive to live here so I find it odd that there is no business center with a printer, fax, or something to accommodate the residents. I have my own things but I have come across a few people who have made comments while at the gym across the street. Trust me you don't want to go to the gym here on the property. 4. It is relatively quite, with the exception to my upstairs neighbor...some young college guy...up all night I swear they must be wrestling or playing musical chairs several nights a week. But I bear it because this is what I chose. Well please read the reviews before you make your decision. I think you can find some other nice places to live nearby. If you MUST have a garage then this is the only place that can accommodate that must have but if you just want a nice place to stay you can find it up the road near I-75 or further up. Prices will differ by say 150-250 dollars and the move in discounts are much better.

I have lived in the Tampa Palms area for about five years, before we moved into The Hampton's I was living in Vista Grande a very nice condo complex just needed space to grow. So we signed a lease at The Hampton's since it is supposed to be a Luxury condo complex. We took the tour of a 2 bed 2 bath first floor condo, liked the spacious floor plan so decided we would rent it.Little did we know what we were getting ourselves into from horrible office management (Denise and Griselle)to bugs an paper thin walls. We could hear the family above us is every-step an the master-bed to your side neighbor is back to back so we heard there sex life non stop which was UNACCEPTABLE for the price you pay to live in there. They offered Pest Control monthly however did not matter the bugs are thick! You had to put your trash out early morning by the garage however the trash men were not the ones collecting it, was the massive amount of raccoon's and critters dragging it all through out the complex Filth! The front and back gates would get stuck so you could NOT get into the complex, would have to park at front by leasing office an WALK to your building RIDICULOUS especially to us that work till later hours. The kitchen was nice minus the old appliances, our AC went out did not have air for TWO days office did not seem to care nor took off money for that month! However I saved the best for last, we were going to resign the lease there but for a 2nd floor so it would be less noisy. Well we were told a certain building and price (on paper and all) kept switching our new building on us (better to be towards the front because they keep it a little more well kept and honestly put the "less well off" in the back) and then the day before rent was due told us we had to pay for the rent in our current apartment and for the new one we had not even moved into nor seen inside yet! I work in customer service and these ladies are a joke! That was my final straw with them, my money is just as good somewhere else then their pockets. Turned out to be a horrible experience and DO NOT suggest wasting your time and money to The Hampton's.

I fell in love with the three bedroom condo on the 2nd floor. There is lots of room and the floorplan is awesome. The kitchen has lots of room but the cabinets an appliances are outdated. The track can lighting is outdated along with wear and tear on both bathrooms. There is a bug problem due to all the oaks tree. We just spray around the doors and windows when it starts to become a problem. We do live in a unit that is owned by an individual who has put in a new ac unit. They pick up garbage in the morning before 9am, no fines are given that I am aware of for having you can left out. We learned after the first night to not put your garbage out due to the local critters. The walls seems pretty thick. We do hear doors slamming and other washing machines when they are on spin cycles. If you use your garage then parking is not a problem but many residents have thier garages full to the gills and take up guest parking which can be and issue on friday night and the weekends. For the most part people seem quiet. I have seen some bigger dogs that should not be allowed and about only 1/2 the dog owners pick up thier poo. The grounds are very nice and they just repaved the whole complex last week. I feel that the 3br condo does feel like a home with lots of closet space and room to move. So far we have been here almost 6 months with no real complaints.

Content in my environment
I searched and searched before I moved into The Hamptons. There were a few things wrong with the apartment I moved into, but management sent maintenance right over and everything was taken care of. Ii is usually quiet around here and to my knowledge there have been no disturbances that we as residents need to be notified about. When I go into my home and close the front door, it is like being in my own home. A house is a building, but a home is what you make of your environment. I have the convenience of parking in my garage and walking right into my home. I couldn't ask for more, except maybe a price reduction. But I'm not complaining...after all, you get what you pay for

Love it ! I rent from the owner and don't have to deal with management ..
My 2 year lease expires this summer and I think I will stay on. I read all the reviews here and feel bad for those unlucky folks that deal with (apparently) bad management. Well, my landlord is great. Ac or any other problems fixed on time. High Electric bills are due to the fact that the AC's have not been cleaned and maintained properly by the management. My carpets were clean when I moved in, all fixtures worked properly. Apparently, this community is in high demand and always almost fully rented, so the management does not see any reason to maintain a highest standard. My advise, try to rent directly from the owners. They have more skin in the game and in my experience are much more responsive to the problems.

My Thoughts..
I have been living here for 2 years... I visited family who has been living here for 4 years and I absolutely LOVED it.. The old property manager, Elaine, was an Angel. She really kept things running smoothing around here. It seems like ever since this new woman, Denise has come in... Alot of things have changed, very few for the better. I don't know how Half these people that have moved in since she came, have got in here. This was once a very professional community. Now it seems every Tom, ----, and TYRONE is living in here. My family and I couldn't even goto the pool a few weekends ago because it was JAM PACKED. With people I'm POSITIVE DO NOT LIVE IN THE HAMPTONS! How do I know? My children goto school with the kids that live in the Camden's ... yet they end up HERE to go in our pool. That particular weekend, the POOL WAS FILTHY! DISGUSTING! I went down and it was GREEN! AND the garbage hadn't been cleaned from the BBQ area, the stench was AWFUL! I had to call the Manager of this Continental District to file a complaint. I have to say, after that, The pool is FINALLY after months, back to being the beautiful BLUE it had always been before.... ELECTRIC BILLS....... RIDICULOUS! My best friend and her fiance are living in a 1 bedroom - THE A.C. hardly cools, which causes them to have it running all day. Made 10 work orders.. NO RESOLUTION! $195 Electric Bill for a 1 bedroom is COMPLETELY UNACCEPTABLE. OH, and the RUGS? It's about time they do a re-vamp in each new rental. The rugs, no matter how often you vacuum, always look dirty. They are OLD! OTHER THAN ALL THAT..... I've looked everywhere. Nothing compares to the spacious floorplans. Thats one of the ONLY reasons we stay here.. With 4 kids, it doesn't pay to go somewhere else - We'd kill eachother! LOL ... with that being said.. get an apartment on the 1st floor if you can - some thermal curtains to keep the heat out, and you should enjoy your time here. as horrible as i made it sound at times in this rant... it's still an ok place to live. Just try and stay close to the FRONT of the complex.. the back, eh.. not good.

Should I move here or Not?
Ok I dont live here but i need to make a choice. Please someone give me the Pro's and Con's. I dont care about staff or their attitude. I can take it or leave it. I dont care about noise too much..as long as its not music or loudness all times of night. I would have two garages..so parking is not an issue. So, someone give me pro's and con's..You have two pick your poison and at this rate..there is not one apartment that has good ratings...I am moving from up north.. Thanks for the help..

Do NOT move here!!
I absolutely hate this place!! I have been here 3 years and maintenance sucks to put it mildly!! My ac has NOT worked right since we moved in and they do NOTHING about it!! They had the nerve to tell me that $350 a month electric is NOT high for an apartment!! It has been as high as $500 for one month and still they claim nothing is wrong with the ac!! I love the layout of my apartment but that is the only good thing I can say for this place!! It has NO security, NO maintenance worth a ---- and NO parking if you dont park in your own driveway and they fine you for every thing they possibly can..for example don't leave your own garbage can outside of your garage after 9 am or its $50!! However, people can walk their dogs and let them ---- it front of your front door and not pick it up and nothing is done about it!! People park in the street so that you can't even get into your own driveway every single night!! They NEVER spray for bugs and NEVER fix any maintenance requests you have. When you do call in a maintenace request they find something to "fine" or "warn" you about!! This place sucks on so many different levels!! I believe I have been more than patient and have given them more than enough opportunites to fix my ac here and nothing has been done in 3 years!! I would definitely never recommend this place to anyone!!

I LOVE living here!
I just renewed my lease at The Hamptons for another year. I absolutely LOVE the community and my apartment! A year ago when I moved to the Tampa area I looked all over for the right apartment for me and my 2 kids. The Hamptons was the only place that really wowed me. I didn't get the apartment living feel here. The "apartment" is more like a home. I have a 2 bedroom upstairs and just love the space, large kitchen w/ island, step up to the living room with a fireplace, and I just love my view of the courtyard. The staff is very friendly. I like how they know me by name and treat me like family. Ever since the new management has taken over they have been having several community events which I think is great! The maintenance staff is very friendly and helpful. I purchased a ceiling fan to go in my bedroom and they installed it for me no questions asked. The last community I lived in charged me $25 to have a ceiling fan installed. I really don't have any complaints about The Hamptons. I would recommend this community to any one looking.

the overall style of the apt was really lovely and looked more like a little house. we had a down stairs apt. we were lucky and the people above weren't to loud but noise is expected. our ac was always broken and some guy stan or scott would always say it was fixed but i know it wasnt. my father paid to have it looked at and fixed it and woopi our dam bill was $80 less. anyway our place got broken into twice the first time through the living room and then the extra room. remember to put the latches down on the windows or it will happen to you too! they never have the gates closed there cause their cheap so the gates are always broken. we had a nasty problem with roaches. they would not go away! no one picks up after their dogs so if you can avoid the grass area. you might not want to open your windows because you will get the biggest gush of ------ smelling wind from the grass. when i moved in with my fiance it was around when management was switching so i didnt get to really know all the old people he did but i dont know his take on them really. i hope they werent as phoney as the people that are there now. theres two big ladies there i dont even know their names, they would smile with this falseness, it was just so weird. gave me chills. i didnt feel to comfortable with three of the maintenance men either. my ex would always have to be there for them to come in if they would even show up!skip this place and check out the marquis at richmond place dr in tampa its so beautiful with its own lake view between apts ive been here for a year with my husband and its heaven.

I am a professional living at The Hamptons for a couple of years now. Never had a problem with the new Management, I love the girls at the Office. Since, they here they been polite and curtious. The maintenance staff is great, take care things right away. I am very happy with my apartment.

Roach & Pest Infestation!
After a year I had to leave! The pest infestation is disgusting and a daily problem at the Hamptons. Dont let the Model and Nice Club House fool you. Thats about the only thing there they keep clean. The apartments have nice layouts but for the price compared to other apartments in the area its not worth signing a lease there unless you just like to throw money away. Just before I moved I had to deal with an evil grimly like manager named Denise who has a funky attitude. I heard the maintenance complain about her all the time out side the office. Shes another big factor for me moving. I never had such a rude person working in that office. When I moved I later got a letter stating I own them for damage do th my apartment. Funny thing is I made a video and took pictures of my apartment before I left. Law suit! Im not paying you another deposit are you kidding me.

Horrible Management, stole my security deposit too!
Definitely beware of management. I received my move-out statement that they had stolen my security deposit money because they said I didn't clean the carpet, yet they WITNESSED a professional carpet cleaning company come and do the carpet on the day of move-out and STILL charged me for no reason. When I called about their frivolous charges, the manager Denise hung up on me VERY rudely. I will never recommend this place again due to lack of management, dishonesty, and HUGE lack of customer service. If you are already living there, put in your 60-day notice now and good luck getting your deposit back.

Apartment was nice...Management is NO GOOD!
I really liked my apartment there, but the management has always been rude, disrespectful, has hung up on me, and I've even seen them refuse to tour. Sometimes not having the right management is enough to make you want to move-out, which I did and am very glad. I would not recommend this place due to the management company and the particular staff in the office. I was treated very unfairly and poorly, and am sure they treat others that way as well. If I can't get respect from the management, imagine what this is doing to the community! Wish I would've known before I moved in!

Why are there too many bad reviews about this Apartment Complex?
I have been looking at the reviews of all apartments around there and in town and I see that every apartment complex has something wrong about them. What do you expect? It's an apartment. Some people are just not happy unless they are complaining about something.

A mini ------ in gates (that dont even work).
Something is always broke around here. It's suppose to be gated but the gates dont ever work or just left open because well....they dont work! The pool is disgusting! The hot tub is disgusting and the jets barely work! The counter tops in my apartment have white out on them to cover the scratches. My bathroom sink is rusted and the counters in both bathrooms were painted to look new. BTW if you do decided to live here any way dont use 409 or Lysol on the counters if you want to keep that freshly painted look because both products take the paint right off. The first year living here we had mold growing in between the laundry and master bedroom walls. It made the whole family sick for months because it took them MONTHS to actually come and kill and replace the wall! Dont even get me started on neighbors... between them letting their Pits and Boxers ---- in-front of other peoples doors and beating their wives 5 o'clock in the morning every damn day you will go insane. Paper is thicker than these walls! So if you like to hear other peoples drama and phone conversations this is the place for you. The staff are wack and tacky and lie! For two years now our air conditioner needed to be replaced, they would come over and "fix" it still wouldnt work!!!!! It took for the only one maintenance worker that actually does his damn job to come over and admitt the damn thing has be 2 years over due for replacement. The air conditioners are meant to last about 10 years and the one we had has been here since this place was built....13 years ago. Thanks for running up my electric bill Scott! Theres never parking here. Theres pest every where. Big Roach infestation. What more do you need to know? That $1500 a month for these "Luxury Condo's" IS BULLSH**!

F THE HAMPTONS!!
DO NOT LIVE HERE!! Management is extremely unfriendly and unwilling to help. Driving through this complex sucks, parking is awful.. especially when half the parking spots are taken up with a mountain of mulch that will be used to cover the dying grass. If you do not have a garage expect to pull the disgusting trash can in your tiny entry way or get ready for a fine. Racoons galore... Property manager=-------. Office staff=unfriendly and uneducated. Unknown people living in foreclosed apartments for free, frequent break ins to the model condo connected to the office building, and large RVs taking up parking spaces. OVERPRICED!

HORRIBLE...BEWARE!!!
I made the mistake of signing a lease with this place because I was unfamiliar with the Tampa Area and was moving based on a job. Before I had time to look around further I signed with them only because the location and I mainly liked the layout of the apartments. So not only is the management terrible, but try calling the office and you will be lucky to get someone to answer the phone. Don't even think about getting your deposit back...they are currently trying to get close to another $400 out of me after i moved out because the carpet that was already frayed which i noted in the initial walk through was damaged even more just from regular wear and tear they were trying to claim it was pet damage, I didn't even have a pet. I spent a week cleaning that place so it was cleaner then when i received it, and still they are trying to pinch money out of me, I never once missed a rental payment...yet they treat you like crap. Parking stinks and honestly the noise and people who live there are not good either. I had someone steel packages off my doorstep! DISHONEST NEIGHBORS NOISY LOUD AND IDIOT COLLEGE KIDS DRIVING as fast as they can through the complex nearly running you over. THE WORST EXPERIENCE I HAVE EVER HAD!

Nasty Hamptons
My wife and I were so disgusted with the place we started packing 7 months before our lease was up, we were able to find much, much, much nicer place just looking around a bit further. We found the management knowingly lied, and once you sign the lease they stick it to you. All the negative reviews about this place are accurate - Stay away! Do yourself a favor and don't bother with what we now refer to with all our friends and family as the "Nasty Hamptons . Extremely disgusting infested moldy poor construction high bills shady characters hanging around security gates operate only when management deems necessary- if even then bad maintenance water leaks cockroaches (Joe s apartment could have been filmed here) ---- HOA whose sole concern is for the owners not the tenant renters It really is much worse than I ve been able to describe RUN!

Do Not Move Here!!
I have lived here for 8 months now, and although we haven't had a problem with rent going up or the water bill, the maintenance and customer service towards you once you sign the lease is horrible. When our electricity is on our electric bill is triple when it is off. We have gone down to the office multiple times and told them, they send a maintenance guy to our apartment, he messes with some stuff and leaves telling us everything is good to go. Also the baseboards around the kitchen are getting eaten away from the water damage, the "white paint" on the cabinets is starting to come off in strips, and I am sure they will try to charge us for both. We leave on the first floor, and unless we have awful neighbors above us, the ceiling in between floors is paper thin. We hear them at all ours. The walls are paper thin, we can hear their front door in our living room.I will say the same thing as every body before me, RUN!! They might act nice, tell you it is a good place to live, but it is not!
