Each year I re-describe my pleasure as a resident of Post Rocky Point. Sadly, my wife died last November (2025), but I still intend to remain a resident here. I'll start, as always with two things: the maintenance team and the property upkeep. It's impossible to imagine never having maintenance problems. We've had some in our five years here, although surprisingly few. Each one has been handled well and quickly. As a homeowner for decades, I didn't do any better myself! The maintenance staff, too, are excellent -- friendly, competent. I'll extend a particular shout-out to Andy! I've noticed over the years what appears to be a low turnover in the staff. Perhaps this is one of the reasons for the consistent service. Property maintenance is quite good. They seem to stay ahead of most major capital issues from landscaping to the parking lots to the seawall. The front-office staff are efficient, friendly and quite helpful In short, things just work well here.

It's just been about 6 months since I moved in. So far mostly good. My main concern is the entry gates seem to be out of service a lot (anyone can enter the community if they are open- seems like several times a month. They are also slow in closing so lends itself to a lot of tailgating. The main purpose is for controlling traffic - however if the gates are working and tailgating reduced, there is some implied security in that.

Overall, this is a quiet and comfortable place to live. The walking trail is a nice feature and is one of the highlights of the community. It's a good environment if you're looking for something calm and low-key. While there are some areas that could be improved, my overall experience here has been positive, especially when it comes to the atmosphere and outdoor space.

Horrible. The neighborhood has consistent issues that are never addressed yet they have the audacity to raise rent for individuals that pay rent on time and have been living there for years. The trash is always overflowing, there is no constant security at pools, no contact attendant for gym, gym facilities always broken or in poor condition, people outside of gym membership use gym-problems with basketball court-drug use in gyms, NO landscaping- dog ---- everywhere, lights have still not been fixed from hurricane, front office poor response time-does not call back.

I love my location and the apartment. The gym is expensive and plenty of the cardio machines are out dated and in need of service or replacement. There should be a security guard towing unauthorized visitors. Entrance gates are often broken. Plenty of drivers sneak in through the main entrance tail gating other cars. I can hear everything from my upstairs neighbors.

Very responsive. I was unable to view the property firsthand, and the management was able to provide me with a video of the property to ensure it was fitting for me. They have been very responsive for any concerns I had moving into the unit without viewing it prior to.

I have been very satisfied with my experience at Rocky Point MAA. Location is great with water access for boating and fishing. All maintenance request, which have been minor, were address swiftly and successfully. Having access to a nice gym with sauna has completely checked all of the boxes in what I was looking for.

The complex is great, everyone is very friendly and the employees are super helpful. The complex itself is also beautiful and has a lot to offer, for people of all ages. The only downside is having a loud neighbor who frequents weed smoking of all hours of the day resulting me to not use my balcony to its full extent because of the smell

The property is fine. Big issue with getting consistent hot water. I do have issue with manager who refuses to call people back. No accountability for her. She refuses to even call people back when requested 5 times. Will escalate when I'm not sick. Figured she was human and would act with respect to all.

Smooth showing, application, and move in process. My apartment home is spacious and very enjoyable. The grounds are large, easy to use and the island is wonderful for walking. All my neighbors are respectful of our surroundings and I feel very comfortable and safe.

Overall I love the community. I wish there was more lighting for at night in the parking lots and on the walking trail for when I walk my dog. Since I'm alone it makes it difficult and I don't feel safe. Other than that it's great!

No problem overall with the community. Problems with recent neighbors which the property management fails to address adequately. Infrastructure is starting to show it's age, people have been intentionally damaging the property assets. Or repairs to property infrastructure, (e.g. Gates, Trash Compactors, etc) are continuous.

Great community but there is no valet trash so you have to travel very far and go up/down stairs to throw away the trash. The dumpsters are constantly broken down and so you have to leave your trash outside of them, which not only smells terrible but can cause pests to come and inspect the large volume of centralized trash at the dumpsters.

I think it's fine for a lot of people. The grounds are pretty well maintained and the units are spacious for the price. The appliances are not great, but the units are nice. Rocky Point is cool because it's on the water. There is a nice walking trail and three pools (one you have to pay extra to use). The gate and dumpster are rarely fully operational. Also, we have a problem with vandalism, which is inexplicable. Here's something that really pissed me off. We had a junk car parked in my parking lot area for over a year. No one did anything about it until recently, and I don't even know if Rocky Point did anything about it. Additionally, Rocky Point has tried to establish a parking permit system, but it's not enforced. I think MAA RP is trying to get better about enforcing its policies now.

This is a great apartment in the Tampa Area. It's very centrally located, about 20 minutes to downtown and 20 minutes to the beach. It also has 3 restaurants within 5 minutes of the gates of the complex (1 within walking distance). I moved in after locating the complex through a previous tenant while visiting the city. There are obviously some small issues with bugs from time to time, but never consistent, I think there have been 2 instances within the past 6 months.

Beautiful, well-kept, waterfront community with many amenities at your fingertips. Conveniently located just minutes away from excellent dining options, malls, Tampa International Airport, Raymond James Stadium, and all the best activities and events Tampa Bay has to offer. Did I mention the beach is within walking distance. MAA Rocky Point has it all. Come see it for yourself.

Love our apartment and the area. Overall a lot is good, but for constructive feedback, I will mention the negatives for improvements to note. When our AC unit was replaced, the people who did it had to redo the drywall next the the air handler. In doing so, it has not since been repainted, and has a structural steel nail showing through the wall. Other than this, the parking is really hard for people who get home from work around midnight. Its honestly first come first serve, and we HAVE to park on the curbs, or else we have to park across the complex in a random spot, then walk for 10-15 minutes back to the apartment. All I hope is that we aren't criticized for parking on the curb. We are generous in making sure we aren't parking in front of fire dept. hookups, but I don't think anyone should get towed for doing so. There are just too many cars, especially when other residents have 3+ cars per unit. Other than this, we love it here! Also, could you cut my rent in half? Just kidding, everyone in the world wants that ???? Have a great day!

I like the location but the actually apartments and common areas are dirty and lots of rats. I wish the trash was picked up more often it piles up a lot. A lot of rats and when I tell the community center and the front desk nothing seems to happens.

The management is terrible. They act like we are bothering them when there's a problem or the younger people say "it's not their job" because they don't want too. There's dog crap everywhere, and the way that's handled is sending out the same repetitive e mail. Dogs off leashes, again they just send and e mail out. People parked on the street or handicap spot. Your management is awful, and they just don't care.

I never expected to live here for 8 years. Here I am, 8 years later. The number one reason is because if ever I have an issue, it is taken care of right away. Things happen. The ladies at the office are good at what they do. I will probably stay another year. I feel safe here.

The community location and build is in a desirable area with beautiful views on a large property. The management team here is not very good and does not do a great job running this property. This property could be 2 to 3 times better with competent management.

Nice, cozy and spacious apartments with lovely grounds. Beautiful area with close and easy access to Tampa, St. Petersburg and Clearwater. Lovely walking trail and nice picnic areas throughout. Nice gym, three pools and a handy market onsite.

Moving in was a terrible experience, our apartment wasn't ready for weeks and i was already moved out of my old lease. Parking is horrible and towing/management never move cars blocking. The walking path is great but all the shaded covered gazebos were taken down

Conveniently located with an unique space for different activities. In spite of being close to the airport, it is very quiet. Great neighborhood with hotels, restaurants and sport options. The convenience store is a plus.

Absolutely awful. An AC leak unit from the apartment above caused mold to run rampant through my walls. I had to fight to get the attention of maintenance until I reached out to corporate. The complex offered zero help, once corporate was involved suddenly I was able to stay in the model unit. Could not say worse things about my experience.
