MAA Rocky Point is a great community to live in. They have upgraded smart apartments, beautiful landscaping and amenities and even a scenic walking trail, friendly office & maintenance staff - love it here!

Great community. Beautiful location and landscaping, great upkeep by maintenance. Lots of great events hosted by the administration including book, sports and holiday events. Food trucks come here frequently and there's a convenience store on premise. Love the administration, they are an amazing group of people who really care about their residents.

Quiet and private property. There is a lot of stuff you can do with your downtime. From the Gym, Basketball, Pool, BBQ, Fishing, and host events. My apartment is perfect, no known issues. If you do have an issue, the maintenance team is fast to respond. I Love it here.

Very nice but needs a bit of kitchen updates. I have enjoyed this community and if something needs done it's done right away.. The property is kept up and so are the units. The staff are professional and polite. I wish the rent was a bit lower.

The leasing office doesn't answer the phone. You have to walk in there to talk with someone. When two leaks happened I. My apartment there was lack of communication and the final update was forgotten. My gate code stopped working at one gate and they said sorry contractors have to fix it. That was 7 months ago. Anytime I have a repair Rocky Point does not leave me any details about the progress of the repair. We finally hired security at the pool, but there's never toilet paper or soap so I always bring my own.

Have enjoyed living here for about 10 years now. Mostly quiet neighbors. Great location. Haven't needed to use maintenance staff very often, but when needed, they were always there. I'm kind of an old timer now and I'm not really that savvy on keeping up with change, like the new security code. But, I'll stop by the office and get straightened out

Overall a positive experience for my family. It has the amenities that we were looking for and is close to work, the airports, shopping, and downtown Tampa. There are the usual cosmetic issues that need to be addressed. Bent or missing street signs for example. Parking and illegal or lack of parking is a huge issue. Basically park wherever you like even if blocks other vehicles or in a fire lane. No enforcement. Cars tend to tailgate frequently when coming through the gates and unsure if residents or visitors. Stickers for vehicles are not mandatory so hard to tell if the person following me through the gate is a resident or non-resident. Speeding through the complex is an issue so have to be on your toes when walking. Young reckless drivers that don't stop or move over when driving. The gym is nice and the men's sauna was finally fixed. It was not designed to be a dry sauna and the tiles and seats/walls get super hot. (Was originally designed to be a wet sauna.) The pools are nice and clean. Occasional after hours parties make me wonder how they access the pools, but again, nobody to enforce the rules. I have yet to see security or know who to call should something happen or to report an incident. A very pet friendly community and the dog park is awesome! Great job there! Too many irresponsible pet owners that don't pick up waste so watch your step! Pathway lighting is an issue. So many posts are not working so there are areas that are pretty dark. Wonderful paths and walkways, but lighting has been an unresolved issue for at least a year. The green areas and gardens are very nice and the lawn company does a great job. There are areas where the underground irrigation lines and metal edging is exposed and are trip hazards. Again, most of these are just cosmetic complaints and things we have observed during our time here. I feel that a more proactive approach to cleaning up these things and attentions to the details would make our community shine even more. Constant "reminders" about policies are great, but if not enforced, then residents will continue to abuse and misuse.

I've truly had one of the worst experiences here. I still have an HVAC system that hasn't been completely fixed and it's been at least three months. I cannot in good conscience recommend this to anyone else.

Rent increases here are out of control. Expect $200 to $300 hikes each year. The cleanup crews do the bare minimum, leaving plants to die for lack of sprinkler systems. Renovations have installed lower and lower quality materials (super thin laminate flooring that breaks so easily)

Excellent place to live surrounded by water, nature, and good people. The apartments are spacious and very well maintained with management and matenence very attentive. It is the best apartment living experience I've ever had and plan to stay here indefinitely.

I am very happy with this community. It is well kept and relatively quiet here. I enjoy the walking trail. I have found property management to the courteous and maintenance personnel to be good at their jobs.

Rocky Point is located on a beautiful Peninsula with great water views and 3 beautiful Pools. It is only a couple mikes from South Tampa . My place is more like a Town home with nice stainless appliances, And a connected garage. The walking trails are great.

The place needs improvement. It's going down each year. I can't move cause they charge me 2 months rent when I moved and if I move out..their gates are consistently broken and staff not so helpful or seems to want to do more than minimum

Since MAA took over as management, it doesn't have as friendly a vibe as it used to. Difficult to get anyone in the office. Gates and trash compactors constantly broken. Buildings older and need updates.

So at first I was definitely excited to move in but after doing so I realized they have a critter and pest problem which is a big no no for me I'ma very clean person ?? I also don't like how their rent changes every month and was not what I agreed to on the lease $1800 for a small 1 bedroom apartment is just way to much the office communication is horrible and misleading they can't seem to get things right with payments which speaking of I don't like that I can't pay my rent early on the community portal that should def be an option the walls are very thin you can hear your neighbors next door and upstairs it's super annoying there gates never work seems to be broken every week there are no ceiling fans or lights just closet, bathroom and kitchen lighting must provide your own lamps also no built in microwave like most apartments I could really go on but I guess it's better then living in a Airbnb although I stayed in nicer air bnbs anywho I don't think I'll be renewing my lease here it's really not worth it besides the beach views that's really all they have to offer

place is great until you need anything from the staff or maintenance , you have to fill out multiple requests just to get an answer. Trash compressor works no longer than two days in a row so there is trash piled up everywhere smells awful. i still recommend the place to people cause it is a good spot good value but the moment you need anything done this place sucks

Large community with many amenities. It is mostly a young community and very dog friendly. The staff members are mostly helpful but because they are always busy, you need patience getting requests completed.

First of all, I know that no place is perfect. I expect there to be issues. The reason I moved here was because they had a special and I signed my papers thinking there would be no deposit. Literally after I moved in, they sent me emails saying I owed The full deposit. By that point, it was too late and I had to pay it. That was a big deal to me because I literally made my decision based on something that was not true. I like the technology that we have in the smart home devices. The issue is I have been locked out of my apartment multiple occasions, including today, because my deadbolt will not retract and let me in. This morning I called somewhere overseas to place a maintenance request. I was on hold forever, and then my call dropped. The maintenance technician called me a bit later and we'll be out sometime this morning to look at my lock. I am not complaining about this, just happens to be something that occur as of the time, I am writing the survey. Just be prepared for things like this to happen. There are definitely more bugs than I anticipated, but I assume this is because I am on the first floor. Centipedes, millipedes, roaches, ants, Beatles, you name it, they find a way into my apartment. I have just started spraying myself every couple of weeks. I chose an apartment without a washer and dryer because it's just me and I am very close to the laundry facility. The problem with the facility is that half of the dryers don't work. If you go in there right now, at least three of them have sticky notes on them Because they don't work. Because two dollars to wash and two dollars to dry. I can live with that, but last week it cost me $10 to do one load because every dryer I chose was broken. That's ridiculous. I still ended up needing to bring my clothes home and hang them up to dry. I can get past all these things, but I think the worst thing is the fact that I cannot open my doors without my apartment filling up with the smell of marijuana from my neighbors. I really have very little patience for that. I think I must be surrounded by it Because I can even smell it with all my doors and windows closed sometimes. I have not called to complain about that yet, but I can assure you when my family comes to visit, I will not have patience. On the bright side, I think it's great that we have a tennis instructor on site and 2 courts for us to play on. The courts are in desperate need of resurfacing. The things I mentioned may be minor or may not be depending on who you are, but I think it's important that you know what you're getting into before you arrive. To be fair, there are a lot of places a lot worse, you just need patience sometimes.

Great place 2 live. maintenance are a bunch of great guys. They've been in my place many times there's very little communication with the office. The office sends me 15 to 30 emails about fixing the smart hoe. They never even included my townhouse which I pay a fortune for they just pretty much blew me off now how many words other than that do you wanna hear cowboy?

In 2017, it was a dream. I still love where I live, except over time I have noticed a decline. In the last year, we have had more theft incidents in cars, trash compartment issues , and an AC unit that has not been replaced after multiple "checks" and it continues to have cooling issues. The maintenance team is the absolute reason why I have stayed so long aside from those other issues. I have enjoyed my stay here, and I would recommend the place to others even with these few issues.

Do Not Live Here! Untrustworthy Management and Unfair Charges
I lived at this apartment complex for three years, and I highly recommend looking elsewhere. The management team is dishonest and unprofessional, and my experience was filled with issues from the start. First, the apartment had a persistent cockroach problem that I reported multiple times through maintenance requests, but it was never addressed. Despite my efforts, the issue remained unresolved throughout my entire lease. To make matters worse, management increases rent every year, and when I compared my renewal rate to new tenants prices, I discovered I was paying significantly more than new residents. I attempted to switch to a different unit, but my request was denied. After I decided to leave, I ensured that the apartment was left in good condition and even agreed to pay the $250 express cleaning service, which was supposed to cover standard move-out cleaning. However, upon moving out, I was unfairly charged for the following: Extra cleaning fee: $200 Damage to carpet: $154.85 This was despite the apartment being left in a clean, well-maintained state. Prior to my departure, the maintenance team conducted a walkthrough, took photos, and confirmed the condition of the apartment. No concerns about additional cleaning or damage were raised during that time. Management falsely claimed there was a pet odor in the apartment, even though I never owned a pet throughout my entire tenancy. This was a blatant lie to justify more charges. If you value your time, money, and peace of mind, I strongly advise against living here. The management team is untrustworthy, and their tactics are designed to take advantage of tenants.

The community is unique and beautiful. But management takes advantage of this. They do not care about the residents here. They consistently take amenities away from us and don't know how to communicate. We're all just numbers to them and they're completely incompetent.

The community is beautiful and you will love living in this tropical paradise! There are 3 pools to enjoy year round. There is a shell path for walking/running along the water. The property is very clean and maintenance is quick to respond!

MAA Rocky Point is the best kept secret in Tampa. It is an amazing apartment complex that offers the best amenities and maintenance you'll ever see. The Property Manager Susan is great! Today, she did a tremendous job crediting my electrical bill after Andy, a Maintenance super star discovered a problem with my Thermostat. The Maintenance Team led by Locksly will amaze you with their courtesy and skill. They can fix anything. After living here for almost 10 years, I am highly satisfied and so lucky I discovered this wonderful Apartment Complex. You won't believe how beautiful the landscape and trails are. The former tenants left the place/floorboards very dirty. I have spent a lot of time cleaning them and still not done. The gutters need to be cleaned. The shell path lights need to be fixed. The landscaping in general is suffering a bit since the hurricane.
