Very good overall. Security has been an issue. Gates are out of service a lot. Painting coordination was a bit of a mess. Parking needs to be addressed somehow. Package room has been a problem. We had several packages stolen.

Bug infestation that is never really addressed, mold, and other issues. Smells, infrequent repairs and upkeep. Price not worth the quality at all. Apartment isn't sealed properly as well. Again too many bugs for a place this expensive, not worth it.

I tend to overlook a lot of issues, because of this community location. In 8 years, I have seen a buyout, buildings painted twice, and rents skyrocketing, staff turnover, parking issues, raids...maa is a bottom line company, that has shown little compassion and care for the resident. I avoid the office, because it is seldom a pleasant experience, to the point, that we addressed issues directly through corporate to get action. Location is this community's biggest attribute, along with some caring neighbors.

Best complex I've ever rented from

I have lived in many complexes, in many different states and cities. Without a doubt this is my favorite! My apartment layout is very spacious, was super clean at move in. Office staff are friendly, and most of the time they answer the phones when you call. Maintenance requests have been responded to very quickly. I have not seen any roaches thus far in my apartment, only one or two Palmetto roaches (which are common around water), these are NOT cock roaches, there is a big difference. I rarely hear my neighbors, literally don't even hear footsteps above me. The community is very well maintained, you don't see trash everywhere, landscaping is absolutely gorgeous. The location is very nice, everyone knows Rocky point, and they know this is a good part of Tampa. I have not seen any homeless hanging around, you don't see people hanging out in the parking lots drinking, or smoking weed, the neighbors are respectful and classy hard-working people.

Poor maintenance?poor security?poor response from property management team. far from luxury apartments why are water leaks, mold, bugs, and garbage an ongoing issue with a this property? Easy?staff says I'm in sales, not my problem. Maintenance says well, it's an older property and stuff happens with the property "this" time of year. Management says security is not our issue. Management doesn't do anything about pools devolving into trashy pool parties with ridiculous amount of "guests" and random people making threats of fights and "bringing back guns." Courtesy patrol is a joke and has never once sought to confirm residence of personnel at the pools. They take one picture and leave; cameras aren't utilized at all. What a joke?again, not even close to luxury apartments.

People are really nice in this neighborhood, we have a very active community that has events and we help each other out a lot. Also a lot of people buy and sell stuff from their neighbors. The location is great too, there's a place to see the sunset and all the pools are well maintained.

Everyone, stay away from this APT!!! . Office people are SO incredibly RUDE ad Unprofessional!!! , Office people are unprofessional. My place is an old unit and requires a to pay a gas fee $100 extra Plus the electricity bill =and costing me over $250 mo!!!!!! (900 st ) cuz broken and of course, they are RUDE when I told the office, what a joke and breaking things all the time. maintenance is bad especially when I have to call them for emergencies,

So far the property is clean and calm. Beautiful location, well kept paths. Balconies are a good size. Grills and picnic tables are accessible and in great quantity. Only hear dogs barking and yapping because I'm near the dog park.

From the viewing, to the application process and moving in has been very easy! The complex is well kept up! Apartment inside is gorgeous and well maintained. Maintenance requests are done very promptly! Office staff is very nice and professional AND they answer the phone most times, unless they are busy. I'm definitely loving living here!

It used to be much nicer before MAA took over but it seems they've taken the cheap route on some of the maintenance work. It's still a gated community right on the water and the grounds are maintained well, but I had a freshwater pipe leaking in my ceiling which caused a stain on the ceiling, they used a much whiter paint to paint over it and now I have a smiley face on my ceiling. They also used an off-color paint to paint over where they moved my thermostat down a foot to comply with the disabilities act, along with changing my bathroom door so that it opens up into my bedroom and almost hits my bed (I had no choice about them doing this). Their painters also left my patio door open when they painted my patio and I was gone for the weekend, so it stayed open all weekend with nobody there. Overall, it seems as though they're hiring very cheap contractors to do their big projects and they're getting what they pay for. There have also been a few reports of cars being broken into and one car being stolen from the property, as there is little actual security measures in place around the property yet they continue to raise rent prices. Overall, there are better options now in the Tampa Bay market and Rocky Point is no longer considered top notch in my book.

Love MAA Rocky Point. The location is great. The apartment is spacious and comfortable. We love the pools, tennis court, gym, walking path around the water. We love being so central to everything in Tampa and a short drive to St. Pete and Clearwater. Its just a great place.

Nicoletta was the leasing agent I worked with and she was fantastic! I had a million and one questions during the tour and what location I wanted to be on property and her responses were prompt and informative! Can't thank her enough for making making my move seamless. She went above and beyond to check on my unit multiple times to ensure timely renovations and that everything was perfect for my move in date. She has also followed up multiple times upon move in to make sure things are going well. Truly appreciate how kind and accommodating she was to me through the process! A huge part of the reason I chose this community was the level of service I received. Very happy with my apartment and move in process!

High Cost, no parking, poor community management, Maintenance staff is 50/50 depending on who comes on how you are treated. Water leaks have been a nightmare. Parking rules and regulations need to be created and enforced. Parking passes need to happen. There is zero reason why residents should have to park blocks away due to some residents have 3-6 cars taking up spots around the apartments.

This is a beautiful complex that has the perfect location for a quick commute to downtown or to Clearwater and the west areas. The beach is across the street and bars and restaurants are close enough to walk to. The ground are incredible and wonderful to walk the path, watch dolphins, watch the sunset. Not a family place for young kids.

I have had a great experience living here. I've excellent attention when needing to speak with management. When having a maintenance situation, I have had a very good experience , however I select only certain maintenance employees to do the job who are of my confidence being all the years living here. And in that topic, residences who are loyal to this community should have a little consideration during the years as to lower rent or maintain the same rent.

This is a great community with young professionals. The move in process was really simple and quick all online and the staff is always there to help you find the apartment that suits you. The best is the maintenance as they are super quick to resolve any issues and very friendly. The community just got an upgrade which makes it look great and is affordable compared to other communities around.

I love it here! A wonderful place to live. It's expensive, but everywhere is. Why not live in paradise? I have a one bedroom near the water and can easily access school, church, and friends. The walking trail around the community is stunning.

This community has so much potential. It's in a wonderful waterfront location. The grounds are kept pretty decent. However the units need some work. Windows are old and dirty. All of the gates are broken consistently and due to this parking is extremely challenging. There is no monitoring system so lots of people have multiple cars that doesn't leave room for actual lease holders. All of the buildings are being painted but when the patios were done, none of them were pressure washed so there is now debris sealed under the new paint. None of the screen frames were removed and now all of them have 3 different colors on them. The office staff is extremely pleasant but there is never any follow up or genuine concern when issues are brought up. MAA is a wonderful company and I have stayed at their location in Orlando that was run SO much better. If they are going to continue to charge the amount of money they want for the units they need to be upgraded.
