Other than parking and maybe ac replacements we love living here. No place in Tampa is this nice that is so close to 4 major bridges with little to no neighborhood traffic and reasonably priced.

I am a new resident, and I guess I see both sides of the argument. On the one hand, the community has beautiful views and landscapes, and it is nicely located. The maintenance crew is efficient and friendly (at least for small issues). However, the community could be a much better place to live in if only the community regulations were enforced. I have a small dog and, although I haven't encountered aggressive dogs, I am always fearful of large dogs being walked with no leash. Also, it is common to see trash in the lawns, which is sad considering that the landscape is supposed to be a big plus. So in summary, it is a nice place but it could be better with a bit more effort from the office, and I was expecting more when I moved in. I used to live not far from here in a community that offered much less in terms of amenities, views, and location, but it was always kept tidy and residents were frequently reminded to comply with the rules for the good of all.

After living here for nearly 2 years, I've just read through a few of the reviews on this property, and I really can't figure out where these people are living that's so horrible. My wife and I have lived in 2 different apartments here, and have been very happy with each of them. Admittedly, they've both been on the top floor, and one didn't even share a wall with antoher apartment, so we've not had any noise issues. Routine issues with maintenance have been taken care of in a very timely fashion, usually within 24 hours - my wife even asks them to change the vanity lightbulbs and they do. And the property is overall beautiful and very well-maintained. Yes, there are issues that don't get 100% resolved immediately, but I guess I've never lived in the paradise where that occurs.

I highly recommend living at Post Rocky Point. I have lived there a year now and have had nothing but a positive experience. I have called maintenance at least 5 times and every time the issues (all very minor) have been dealt with in less than 24 hours. Parking has never been an issue in the building I am in and it is a very peaceful and quite community compared to the majority of other communities that house primarily college aged students. Yes, the main pool gets extremely crowded and is young, but there are 2 other pools to go to if that's not what you are looking for. Overall I have no complaints in the time i have lived there. The only issue i would say is that the walls and ceilings are not very thick. I believe I am in an older unit however and that the newer units don't have the same problem. In my unit I can hear my neighbor walking above me and toilets flushing and water running which is somewhat annoying.

We LOVE it here!! Other than the parking problems, this is the best place to be in Tampa! Plain and simple--thanks Eric, Tony, and the rest of the staff, including maintenance staff! Nothing like looking out your livingroom windown and seeing dolphins play!

Garbage in the hallways, dog poop everywhere, in the streets, on the paths, and in the grass. Maintenance takes two days to even come to your apartment just to tell you that what you thought needed fixing isn't broken, only for you to put in another request for it to actually get fixed. Landscaping looks okay from a distance but half the shrubs are dead or dying, the grass is torn up or uneven everywhere, the "ponds" are disgusting mosquito breeding grounds. Parking is awful. The pool fills up with college kids playing beer pong and blasting 4 different radios with different music each within 20 feet of each other. If you think this is a nice place to live you must be an idiot or part of the many problems.

Nothing like the smell of dog crap in the morning! The reviewer is right. I rented a first floor apt. and live close to the walking trail. Every morning when I open a window I get the refreshing smell of dog crap, even though right on the path there are litter boxes. Twice now I have stepped on fresh crap when walking on the trail. Pretty incosiderate from pet owners. I am already looking for another place, nothing in this one makes it worth staying.

I just walked through the apartment and it was horrible. How dare they charge $885 for a tiny show box apartment. To make it worse the apartment they showed was filthy and there was no dining space. The entire place was just ridiculous and it didn't match the website at all. They didn't even have a model so they could at least pretend like it was nice.

I just moved in, ignored the warnings and red flags, and I found out in what shape this place is when the rains started. There are water leaks from all over the ceiling to the common hall and stairs. The stairs also get very dirty from all the water, and there is no cleaning being done. The place may look nice and tidy at first sight, but it seems that no maintenace is done to prevent problems like this. I wouldn't want to be here during a tropical storm! Good thing my lease is short-term.

I lived in Post Rockey Point for 6 months ending in June. I was looking for teh pohne number and found all these reviews. I must say that i expierenced none of these issues. when i had problems, htey were addressed adn taken care of properly. example, at 12:00 midnight, my hot water heater was leaking, i called them and emergency maintenance was there within 1/2 hour. when we had bug issues, they came and exterminated the next day, this happened 3 times. The community is well cared for and pretty. the only issues are the barbeques which i felt they did not address properly, and the only one that consistently worked was teh one ot teh pool, however on the positive side, this allowed me to meet people. The walls are thin and i did have an issue with the person who lived on the second floor but they handled teh issue immediately with a polite phone call and the problem went away. I will be moving back to Tampa again at the end of this year and intend to move back in. Of course tehre are always problems with any rental, but i felt this place was home for the 6 months i was in Tampa.

I was very disappointed in the rent increase. Post is a nice property, but it is RIGHT NEXT to Chase Suites, which is an atrocious eyesore. That place hasnt been renovated in decades. A couple weeks ago they had tents over their buildings because they were bombing them for roaches. It is literally a roach motel. Expect to see/hear trashy people partying if you live close to the Chase side. The price of rent (especially for a 1 bedroom)can not be justified if you live close to the Chase Suites. Before signing my new lease I could justify living close to that dump because the rent was fairly priced. Not anymore. Due to the rent increase, the front office said that they would replace my counter tops and shampoothe carpets. Almost 6 months later they have done neither. Also, if you work the graveyard shift, DO NOT MOVE INTO THIS COMPLEX. I appreciate their attempts at keeping this place visually appealing, but the noise level can be out of control during the day time. At 9am I had yard workers here, someone using a pressure washer close by, roofers fixing shingles, and construction workers stacking large metal pipes by throwing them in a pile on the pavement. At one point I also had neighbors close to my apartment running a limousine detailing business out of their garage. Not only was it very noisy from their vacuums, buffers etc., they often had large limousines blocking cars in (many times over night). I found it unprofessional that management would allow this to happen in their complex for months. Since people are constantly moving in and out of these apartments, there are movers here all the time. Believe me, they dont care what kind of noise they make. If dogs bother you, this isn't the apartment complex for you since every other resident here owns a dog. Aside from all this, I like living at PRP for the views and the convenient location. I just wish that the owners would expand the staff to handle all the needs that such a large property demands. Especially since they are making even more money by jacking everyone's rent up.

To the renter who had such a wonderful experience at PRP, please provide some pointers on how to get the managers' attention on solving pest, parking, construction, etc. issues. Thanks!

Watch out for details
Just moved in and realized that this property has a different perspective on "clean" than other places where I have rented. Windows have dirt that is probably years old, bathtub and sink are stained, etc. Residents park where they please, blocking access to paths and other common grounds even though there are marks saying no parking. Luckily I have a short term contract, but be careful if you are planning long term.

Watch out for move-out surprises
As everyone else, I was enchanted with PRP's views and pools from the very beginning. However, faithful to their reputation, the surprises came later. A few months before the end of my lease, they sent me a renewal notice with a 30% increase - outrageous. I moved out, only to receive a bill a few weeks later for carpet replacement - $500. The carpet was spotless when I moved out. When I called to complain, they said it was pet damage. Haha - never had a pet. Nothing I could do though. So please be weary of their nice personalities when you first visit, they make their money with bogus claims.

Disappointed after reading reviews
I had considered moving into these apartments. I've visited and walked thru them a few times and thought they looked great. But after reading all these reviews, it's disappointing how poorly managed and problematic it seems to be and don't want to put myself through it. It's pretty sad, this place looks like it could be a really nice. Thanks for posting the reviews and keeping the rest of us in the loop!

Some good tahings, many bad things
I went against my instincts and against the negative posts about this community, and I moved in a few weeks ago to this community. I found out that once you move in the office staff stops caring like they pretended to when they show you the apartment. I had a couple of simple requests from them and they lately said NO, e can't do that... but they are very good in charging for everything in the community, inluding the spa. The voice messages that I left were never returned. The apartment itself has problems that you would not expect from a pricey community, for instance the windows and stairs look like they have not been cleaned in the exterior for years. Most of these things could be fixed so easily by the management- do a general cleaning of the public areas, BE MORE FRIENDLY, pay more attention to the residents... then it would be a much better community and much closer to what they say they are renting you.

Worst Place yet
I get transfered with my job all the time and am not stranger to apartment living. Apon first glance this apartment complex is a dream. Its resort living at its finest with 3 pools on Tampa Bay, a killer spa/workout area and a large land mass. However, after moving in the friendly staff could care less about any problems you are having. The only way to get anything semi accomplished is to email the property manager. If you are thinking of renting here ensure you do not get an apartment that has an attached stairway to it. Our apartment is on a corner with stairs that are attached to our master bedroom wall and it was the biggest mistake we could have made. Anything that uses the stairs shakes the wall and echoes a huge banging sound in the room. We had to change bedrooms it was so awful. anyone talking by the apartment outside we can hear everynight, not to mention i can map out my neighbors movements that live upstairs from us. The walls and floor are so thin we can't ever sleep with the noise. Coming home at night there is no lights on the paths between buildings and posums that live in the water drains making it hard to get to my apartment after dark. We quickly discovered that ensuring all your drains were always closed was a must as cockroaches travel through them and into the apartment. There have been non stop earwigs all over the partment rugs. we kill about 15 a week. Pest control comes and nothing works. Their response time to maintence calls was great, you would place a work order and the next day someone would be at your apartment. But they would never leave a note they entered the apartment and they would write completed when they havent fixed anything. We have put in over 20 maintence requests and half of them took over 3 months to fix as they kept writing complete when nothing was done. As the amenities with the apartment are great when they are selling you to live here they neglect to inform you everything is at an additional change to the high rent. You are charged monthly for the gym, for a gardening plot, boat dock etc. Also they charge you a grounds fee each month added to your rent that they didnt tell us when we signed the lease. This has overall been the worst apartment experience and biggest waste of money to date. please take this review into consideration when you are looking at this complex!

Absolutely Love Living at Post Rocky Point
I moved to Tampa a year ago and did not know anything about the city. I decided to rent at Post Rocky Point because the price was right for my budget. At first, I did not realize what a great community I had found. I absolutley love living on the bay. After a long day at work, there's nothing more soothing than driving home and seeing the water as I turn into my neighborhood. Also, the running trail is perfect for me. At night, the trail is well lit so I can run after the sun goes down. I have my apartment sprayed every month for free and I have only found three DEAD bugs in the past year. I can easily drive over to Hyde Park for dinner or breakfast, but I do not have to deal with the partiers yelling and screaming at 2 AM on the weekends. The gym and the business center are open late at night so I can workout or "surf the net" until midnight. Post Rocky Point proves why Post has always had an excellent reputation for their landscaping. The palm trees and tropical plants make the trail and community a great place for cooking out, walking or just drinking a glass of wine by the water.

Moving Out!
Management is raising everyone's rent by 10-20% this year. A lot of us are moving out! It's gotten a lot noisier with people talking and shouting outside at night. If you're thinking about moving here - make sure the rent is WELL BELOW what you can afford if you want to stay for more than a year. It was nice when we moved in, but it's gone downhill from there.

Overpriced with many problems/issues
You can get way more sqft for the money and a nicer/safer place somewhere else. This place has bugs/beetles crawling in the apartments, mangy cats (maybe about 20) roaming the property digging in the trash, broken gates allowing homeless and thieves to have easy access to your front door and cars, supposedely there is a stalker living there now and they even told the 2 girls that reported him that it would be easier for them to leave than for the creep. Who does that? Which brings me to my point about the incompetent mangement who is both unprofessional and friendly immediately after they get you to sign. They overcharge for everything. Nothing is free, not the gym, garage, storage, gate clicker. There are dog turds everywhere and the smell is horrendus. I would stay away and be warned. I heard they charge $500-1000 for a pet and that doesn't cover anything, it is simply a "privilege to have a dog." Consider somewhere else and if you don't believe me then read the other ratings because they appear to be pretty consistent.

Cat Problem
This place has a considerable cat problem. I moved out recently and am very happy to update my last post! I was trying to show humor in the situation but since people deny there is even an issue I will just say it straight. There are many people who sadly leave their cats behind when they move out which has caused a problem with cats on the property...that's just true. I have heard people complain about it so it's not just me. The place in general is very nice but has some issues to work on. The views are beautiful and the pools are nice too.

Going downhill FAST.
I used to love living here, however, this place has gone downhill big time the last 3 years.... First off, the main problem that was always here, is first the windows are paper thin (I'm not kidding, really as thin as a piece of paper) so you hear EVERYTHING going on outside at all times, (and often there are things going on all times of the night around here) and your eletric bill is 3x higher than it should be, because the heat just comes in because the windows don't block out anything, so if it's 90 degrees out, your apartment will be 90*... Now the new problems, they buildings and walkways are just disgusting.. they used to come by and power wash them every month or so, It probably hasn't been done in at least 8 months.... There is just trash stains, dirt, dead bugs and pollen everywhere, to the point where it looks like you are living in a slumlord apartments when you first walk up.... The office staff is HORRIBLE here.. If you have any problems, go to the property manager, Eric, he's the only one who seems to have any kind of social skills or know what he's doing, and won't make it seem like a huge hassle... But the other people in the office (Megan specifically) makes the anything you ask for, seem like it's a huge hassle in her life to do, even if it's the simplest thing...... The maintenance people are nice, but really have no idea what they are doing most of the time, and often have to come back to fix things 3-4 times before it really gets fixed.... and on top of it, they are raising everyone's leases by $100-200.00 at the end of every lease, basically making all the good people who have lived here for years and years, move out.... I really used to love living here, the views are great, but between the declining things they do, horrible office staff, and increasing prices on top of it up to 20%, I like the 20 or so other people I know who all used to love it here, will be leaving.... My lease is up in July, and I am very much looking forward to it, which I never could have imagined 2 years ago.

An amazing place to live !
I love living here, its been 2 years .. and sadly the rent is going up $200/ a month. The first year it went up $80. I drive 40 minutes to work, with the rent raise and gas prices we are going to have to move. If my finances permitted, we'd stay here as long as we could. We took a long walk last night ending up on the other side by the vegetable garden and front bay view... I broke down in tears. The location is great, the staff has always been helpful and repairs done immediately. I had some snotty unsocial neighbors, but overall everyone is great ... walking your dog always stirs up great conversation. There are a few tenants which have been here since the property was built. Parking can be annoying at times when I come home late from work, seems to have peak and low times of the year for population. And there is an extra monthly charge for Spa use about 35 or 40 a month, which includes : Gym, business center, activity room, and basketball court. I paid in the beginning and never used it - And I live facing it.. so cancelled it. I always worked out with friends. Its overpriced for the small gym comparing a membership to a chain facility. It is hard to leave this place and find a complex that can even compare. My husband is like, maybe we can come back one day ? It really stinks leaving paradise.
