You will NOT get your deposit back! Period!
The apartments themselves are very nice. I had a one bedroom/one bath with a water view and it was great. I could hear my neighbors upstairs, but that's the same no matter where you go.

I was a good tenant. I paid my rent every month, never late, no complaints, and I only had to call out maintenance one time in the last year.

I have a pet, a little 10 lb Yorkshire Terrier, and I paid the $500.00 pet deposit...

Well, when I moved out, they said that they had to replace the carpet pads... The statement says the total charges came out to be $282.11.

Here's the kicker: They send me a bill for $32.11.

When they say "nonrefundable deposit" they really mean "fee" because they will not apply any charges to the "nonrefundable" portion.

I called to inquire, thinking that surely this must be a mistake, since I paid $500 in pet deposits (not counting the regular security deposit). The rep said he'd call me back. Go figure, he never did.

I paid 1200/month for 12 months and all of the required "deposits" and "fees" and they are going to send me a bill for 32 more dollars?

It's not the $32, it's the principle.

I moved to Post because it seemed like a more upscale company -- It isn't.

(Oh yeah, as a side note... Twice in the year I was there, they had to send out letters about the crime on property. For a gated and "safe" community there sure were a lot of apartments and cars broken into.)

ABSURDLY HIGH RENT INCREASES...STAY AWAY!!!
Happy with the place for the most part with typical complaints that come from aprtment living with the exception of the shockingly HUGE RENT INCREASE. My wife and I came home to a notice that upon renewal our rent will be INCREASING IN EXCESS OF 30%!!! I could deal with, and even expect, a typical 2, 3, even 4% increase, but there is no way to justify such an absurd amount! At this price point one can easily move into ownership of a condo/townhouse of similar if not better quality/location with the benfit of being an owner and building equity instead of pissing $$$ out the window! RENTERS BEWARE!!!

Prospective Renters Beware...
...as many have previously mentioned, POST has no concept of what the words "trustworthy and faithful" mean when it comes to their tenants. Sure the market has increased; however, there is quite a difference between a 3 to 6% increase which was verbally promised to many of us as the highest percentage rent would increase from year to year at the time of initial lease signing, compared to a 25 to 40% increase that is now being placed in front of us. How can someone reply to a message that another member has written here stating that this increase is justified? (Must be someone working for POST if you ask me.) Can you believe that POST had enough nerve to offer a free accent wall, wreath or freaking carpet cleaning if we decide to renew. Tell you what, I will take my rent how it was and they can keep their gift. Save your money and look elsewhere people. What we have back here is a company that makes out like they actually care about their tenants when actually they only care about making a buck off of them.

DON'T move into phase 1, the flooring is poorly soundproofed and we have had many sleepless nights. Make sure, if you do,that the uptairs neighbours are not shift workers or singles who like to be noisy at all hours.
The staff are very friendly and helpful.Maintenance is always done promptly and efficiently; and the staff respect that it is your apartment not theirs.
The facilities are well worth the money; and the atmosphere is one that is relaxing and pleasant to come home to.

Can we say 40% rental increase in less than a year?!
WOW HOW RENT HAS INCREASED!! Started at $705 last July, then it went to $770, now they want $980!! The apartment hasn't gotten any bigger and it sure as hell hasn't gotten any nicer only older. I live in the smallest 1 bedroom. It doesn't even have a dinning room or w/d connections!! Are they on crack?!!! They have raised it the price of a car payment in a year's time. Who the hell wants to pay that for a shoebox?! I think I would rather go buy the Saab convertible I been eyeing and look for a bigger place...Good luck leasing this to a "young professional" for that price. This "young professional" has a brain!

Its wonderful having the bay in your backyard
Post Rocky Point is gorgeous. The rent is pretty crazy, but given the location and the beautiful views its totally worth it. The older phase I is just that--older, but still nice. I've never had any problems with neighbors, burglaries, theft etc. It is a younger complex with lots of 20's and 30-somethings, but it is still quiet. When you go for a walk on the trail that runs along the bay, its very peaceful and breezy. At night its the best b/c its always alittle cooler b/c of the breeze, there's nothing like walking outside and smelling the nostalgic smell of saltwater. If you can afford to live here I would say go for it. You get the convenience of living in Tampa, with the benefit of being on the intercostal. Three gorgeous pools. You do have to pay for the gym, but its only around 30 extra a month. I feel completely safe and content. As long as the don't keep increasing the rent it will continue to be awesome.

high rent increases!!!
My lease renewal came with an offer to renew my place at $925 (USED TO BE 860)! Way too high for what you get. They said it was because there is no competition in the market with all the nice apartments going condo.....Which gave me an idea it was time for me to go condo too. This place isnt even worth $750/month.

Walls are so thin i can hear my neighbor snoring!!! Pool is fun. Grounds are nice. But what will keep them from raising my lease again in 12 months? Its time to buy.
Nice Location
I just renewed my lease for another year. It's a beautiful property that has some really nice ammenities. Parking can be an issue in some sections of the complex. Noise is unavoidable since it's so close to the Causeway. One way to drown some of it out is to buy a hepa filter that creates white noise. It takes a little time to get use to it, but after while you won't hear the traffic and barely hear your neigbors above you that walk heavy.

Send Lawyers Guns & Money
I came to Post because a relative lived in a nice Post complex in DC. While his apartment there was not large, it was far better constructed. And guess what? It included a washer/dryer & microwave & free breakfast on the weekdays. Not here. In Tampa you'll also pay extra for storage, pets (part of the deposit is NONREFUNDABLE), the gym & a garage.

There ARE 3 pools & a very convenient store. It is close to the airport, which my spouse likes. Maintenance is prompt, but the construction is so poor that my upstairs neighbors sound like a herd of rhinos. I have never before in years of multi-unit living wanted to buy a gun & shoot through the ceiling.

The original Phase I flooring is nasty, as is the "cheapest w/w carpet money can buy." So it is way overpriced for what you get. They should spend some of the money they put towards obsessively cleaning the gym building into better quality fixtures. The kitchen cabinets & countertops seem to be re-covered with some kind of sticky white material that peels off.

Not the best place for anyone over 30, unless you're way nostalgic for frat living. You can tell who lives here when you walk in the gym - all 7 gym TVs are usually on VH1, MTV or ESPN. Some people can be really rude, but that may be true of almost all people in their 20s.

They've issued written warnings about robberies, though I have not been robbed. It's not surprising, given that a car can sneak through the gate after another car - risking only a hit from the gate bar -- & anyone can walk through the car gate while it is open. On the other hand, the police have ready access, authority to kick people out & may even live in here, so if true, that's a plus. I'm planning to use it the next time my neighbors are outside drunk & high at 3 a.m. mid-week.

Good times, real darn expensive.
Pools are great, but there is usually a deli's worth of 'roided out sausages out there on weekends. Maintenance is quick, places aren't too noisy, views are great, super convienant location, super expensive tho.

waaay overpriced!!!!
for about $750.00 a month you get to live in a glorified closterphobic box. o.k. youre paying not only for the apt. but for the amentities...right? well, for this kind of money you might expect useage of the fitness room and billiard room...nope you actually have to "join" the fitness room at an additional cost of $30.00 a month..if you move here get your check book ready.

Very enjoyable experience
I have lived at Post Rocky Pointe for 2 lease terms and will be renewing for a third. I fell in love with this complex the moment I went on the leasing tour. The amenities are above average, with tennis courts, beach volleyball court, 2 car wash bays, a gym(with spa like features), several pools and an on-site quickie market. I see some sort of ocean wildlife in the canals surrounding the property almost daily. These include dolphin, manatee and rays. I live on the second floor, so I may avoid most insect issues. I also avoid noise issues that way too. I will say that the walls are thin and noise can be an issue, but the staff do their best to deter that and actually speaking to your neighbors usually does the trick. The complex is on the young side so it is very active. The pools are usually packed during good weather and the gym sponsors all kinds of activities. There are several apartment layouts to choose from and I recommend an interior apartment. I was here during the hurricane season and being on the inside of the complex made a big difference. Nightly walks are safe and beautiful. I can grill out at one of several gas or charcoal grills and have rarely had to compete for grill space. The location is unbeatable. 5-10 minutes from Int'l Mall and Westshore. S. Tampa and downtown are maybe 15 minutes away. Traffic from the south during the afternoon drive can be tough but no worse than other spots in Tampa. All in all, you cannot find more lumped together in 1 complex.

5 years going strong....greeat place!
I can't believe some of the comments on this site, so I wanted to give my two cents worth! I have been here for 5 years and love this place. The manager is Chris and has been here for 2 years. This guy really cares about the property and seems to get things done. I have never had any problems. I love this place! I live on Trysail Circle and have a garage with my apartment. I am close to the trail, pool and picnic area. This place is great and it is obvious that the same people keep writing bad reviews over and over! I rate Rocky Point a "10" out of "10".

It is so obvious that the same people that don't get there way write these reviews. Get a life! I have been here for 3 years and have never had anything but a good experience. Get a job! They have twice weekly pest control. Use the phone! It is the cleanest property around. Move!

Not a great place
We have had so many problems since moving to Post Rocky Point. The biggest problem is that the office staff is awful. One of the maintence men was giving 2 elememtary school kids gifts money and trying to get them to go in his car while they were out playing. After the parents found out and complained they were promised this would be taken care of. nothing was done he was moved to another post property. Also nothing is ever fixed properly they come and fixed just enough to shut you up.We also had a huge problem w/bugs when we moved in and they had the nerve to tell me welcome to florida.(I'm from florida and my family has been here since the indian days). My boyfriend's gate key wouldn't work one weekend and the lady in the office told him well you need to make friends(so they could let us in)I could go on all day but you get the jist.

i'm leaving
Go somewhere where there are not bug problems, theft, and friendly neighbors. I move over 2 months ago now and always check ou the apartment ratings here and there. The rents are a little expensive for the service and added fees. If i were you guys that live her go check out Echelon(Nice landscaping) or Hudson Pointe(Great Location). Both are clean and have an honest staff. Hudson Pointe has a free gym to residents that is brand new. I toured echelon and they have great grounds also. My co-worker has lived at echelon and i live at hudson pointe.Let me tell you, the staff i sfriendly and always there early in the morning and leave later in the day and are always monitoring the gates and the gates are always closed (some communities have the gates but leave them open so then more thefts and vandelism occur). But i can telll you this much, there aren;t any roaches in my kitchen anymore!

WE LOVE IT
We have lived here for just over 6 months and absolutely love it! Though phase 3 parking is a bear, we too were warned about it in the beginning. We have not seen any bugs in our place, but we also take advantage of the monthly bug spraying treatments. All you have to do is call and they will come out within a couple of days. The expediency of the maintenance staff is superb. I have lived in a lot of other places and never had things taken care of the same day they were called in. The only problem I have is the dog owners who DO NOT clean up after their pets. That is extremely rude and is not the grounds keepers job to do. To the staff at Rocky Point, Keep up the good work!!!

The real truth!
I have lived at Post Rocky Point for just over 1 year. I have lived in over 9 different apartment complexes in the past 10 years and I will say this is the best complex I have ever seen. The leasing office staff has always been friendly and the maintenance men always timely. I went in to pay my rent for April and a leasing lady named Jean asked me to be sure to take a fresh baked cookie! The only issues I have ever had is the parking problems around Transom Court, which Tony(leasing agent) warned me of prior to deciding on an apartment! Parking stinks in what the leasing office calls Phase 3. Overall I like Post Rocky Point and plan to stay unless I get transferred out of state. I plan to look for another Post Apartment if I do get transferred, as they seem a safe bet.

This place is awful.
I have lived in numerous Post complexes, in Atlanta and another one here in Tampa. This one takes the cake for being the worst. Here are the reasons why.

First off, if your upstairs neighbors weigh more than 100 lbs., you are gonna here them trouncing around at all hours of the night. The walls and ceilings are so thin its ridiculous. The whole complex is very poorly built.

Also, the roach comments are not being embelished. It is insane how many we have found. I mean roach traps have been up since day 1 when we moved in.

The gym expenditure, while annoying, is not outrageous. It is $30 a month which i guess is par for the course. However, I have never had to pay for this type of amenity in another complex before.

Lastly, this place is meathead and skank central. I dont think one guy in this place owns a shirt with sleeves on it. Trust me, the pool on a sunny saturday is comedic.

Nice place...4 years for me!
Wanted to put in my two cents worth! I have been here for 4 years and really like the entire experience. It is a bit more expensive than some apartments, but very clean and well managed. I swear I think my neighbor is writing multiple nasty letters on this site because she got a 5% rental increase! i wish she would move! Anyway, I feel like the leasing folks do a good job and wanted to write a nice comment. I would suggest living here and just renewed for another year.
