This community is Great! My family has lived in several apartments in Tampa and in Ft. Lauderdale. The Columns is a great place to rent. The community is very quiet, and the grounds are kept very clean. Plenty of parking, great amenities, excellent maintenance and amazingly friendly, professional staff. The staff works hard throughout the year to host functions like movie night, or holiday parties, and this makes it feel like the whole community is part of something special. This is the best apartment my family has experienced in our 10 years of renting.

This place is a dump. I hate that I live here CANT WAIT TO MOVE OUT OF THIS HELL HOLE!not only is its infections gross so is the staff, the front office staff are VERY RUDE I belive is the most hateful people I've ever encountered. The grounds keeper is very odd and takes joy in removing your children's bikes and scooters and placing them IN THE DUMPSTER!!!! I cant make this up. They also ask that childern not play outside unless in the dog walk ares... mind you the dog feces is UNBELIEVABLE. The park is well..small! not only do you want to watch where you step, look out for pot pipes and beer bottles glass trash! and if you do make the mistake of moving here never have people visit. on pulling in they will see the biggest eye sore ( the dumpster ) Overflowing with GARBAGE and wow does it stink!

I once enjoyed living here, too. The ability to catch the staff actually in the office during posted office hours is next to impossible. They do not return phone calls and are rude when you stop in the office. It is a drastic change from 21/2 years ago when we moved in. There was a flea infestation in the complex the past summer and I spent a great deal of money having exterminators out to treat the inside of my apartment. The exterminators all said that if the outside ground were not treated that it wouldn't go away. The complex refused to treat the grounds.People play loud music and store junk on their porches, staff does nothing about it. If you are a quiet family person this place is not for you.

I lived in this complex for a year. I was always an excellent tenant and kept to myself. My issue is when I moved out. I had a final walk-through on the apartment and I was cleared and said everything looked good. About 1 1/2 months later I receive a certified letter from the complex stating that I owed them $125 for carpet cleaning. When I contacted the complex to find out why, they told me that when they lifted up the carpets to do an evaluation, it needed a deep cleaning... When they lifted up the carpets? Seriously? How do I know that wasn't present before I moved there as the carpets were not new? The manager was as rude as she could be. Told me that maybe I needed to lift the carpets in my next apartment before I moved into them. Within 3 days of receiving the letter that I owed them for carpet cleaning, the manager sent it to collections, so now I have to deal with them. I'm disgusted with this complex that this is how they treat their good residents and I will never recommend anyone to live here.

"My Resort" :)
I really enjoyed living at the Columns at Cypress Point and recently purchased a home in Meadow Pointe. Moving out was hard and I will really miss my apartment, acquaintances and the staff. My son and I rented a third floor, two bedroom apartment at The Columns at Cypress Point for a little over a year. We moved from Indiana and I first saw this property online. I can tell everyone reading this review that the Columns are just as beautiful in person as they are online! My boyfriend and I used to call it "My Resort". The management staff keeps the property beautiful all year long and the maintenance staff is fabulous! The floor plan is an added plus. When my realtor came over, even he was impressed with the property and apartment floor plan. He liked it so much, that he will recommend the community to his clients as a transitionary place to live. My family and even friends were impressed with the way that the community was kept clean. The staff works really hard and it is evident when you come in to view the complex. Please don't let all of these bad reviews stop you from coming to see the community. I promise you won't be disappointed! I would recommend this property to anyone looking for an apartment in the Wesley Chapel area in this price range. Apartments are apartments and you have to expect a little bit of noise no matter which community you live in, so I'm very sorry to read all of the negative reviews on this property concerning the noise level. I can tell you that during my stay, I didn't have any issues with bad neighbors or to much noise. In fact, it was so quiet in the evenings that it shocked me. Most of the residents are families and not wild young kids. Being a single mother, this was wonderful news to me as there were plenty of kids within the community that my son could play with. What is also nice about the Columns is the convenience of the library, gas station and shopping center all within walking distance. I meet some wonderful new friends during my residence here that I hope to keep for a lifetime. A special thanks to the staff at the Columns for everything that they did to accommodate my son and I during our stay. You are all wonderful! Keep up the good work! :)

Would NOT recommend
I made a bad decision moving to the Columns at Cypress Point and would not recommend moving there to anyone. These are not luxury apartments as advertised. The location seemed convenient for my family and I and the initial sample apartment we looked at was nice. On initial move in the apartment was not ready when they said it would be so I had to postpone my move-in plans by a couple days. Then when given the keys the carpets were not even vacuumed and had stains in several rooms. There was also a large noticeable patch in the living room area which was very obvious and not even glued down. There was also a stench in the apartment which they said was probably due to the paint. They had the carpet cleaners come in and clean and use a bomb to get rid of the smell that night which pushed my move in back another day. The next few days the smell was gone but came back and got worse and was most likely due to pet urine throughout the nasty carpet. Several damaged items were noted on move in and never repaired. The closet where the AC unit is located is locked so you cannot get to it to change the filter. They changed the filter once and I was there 9 months and that was the last month I was there and it was with one of the cheap blue 30 day filters. As noted in other reviews the mold is bad around the windows and the AC filter changing could be part of the problem. The apartments were designed with the master bedrooms placed against the stairwell. The walls are very thin and you can hear everyone coming up or going down the stairwell. You have people driving in with their stereos cranked all the way up and just hanging out in the parking lot in their vehicles. Also not all people clean up after their dogs and this is not enforced - so you have to be careful where you walk. People pile their trash by the outside of the trash compactor on a regular basis making impossible to throw your trash in the compactor itself. I do not recommend this apartment and there are plenty of other places in the area that would be better to move to. If you do decide to move in MAKE SURE you note EVERYTHING that you see wrong on the move in inspection sheet (even if it's a small issue) and get a copy so they don't try to charge afterwards. I also ran into that issue with them. On a good note there does seem to be plenty of parking.

I wouln't wish it on my worst enemy.... mmm Maybe I would
I have lived here for almost 2 years. and it has not been all that bad at least in the beginning when I had the good luck of having really conscious upstairs neighbors, once they moved out it all went down hill now I live downstairs to a herd of elephants that all they do all day is stomp their way thought the apt. with not a though for the poor people that lives below them ...and the kids who obviously have very crappy parents who aloud them to run wild all day and can't teach them manners or how to be respectful and considerate to others...but is not ALL their faults most of it is due to the poorly constructed buildings and very crappy padding under the carpet and the crappy carpet it self....hey "MANAGERS" why don't you guys spend a little more money and get better quality padding???? for the 2nd and 3rd floors??? it may just make your tenants a little happier and they may consider staying longer if they don't have to suffer the constant stomping at all times of the day and nite...it may be a better alternative since every time I complained about the noise NOTHING got done!! The other very bad problem I have and have heard other tenants complain about is the "Mold" in the window frames and belive me IT IS MOLD....is not bad all year long but it gets really bad in the winter months even thou its not so much management can do about it since once again I blame the crappy materials used to build this apts. Never heard of double panel windows??? anyway I do have to say the that the maintenance crew is great they are fast and efficient but as for the management crew not too crazy about them most of the time I get answers like "Sorry is nothing we can do about that" or "Have you try talking to your neighbors bout it" How about just enforcing some of the rules and regulations given to us when we sign a lease??? Does anyone ever reads them??? I did and I know for a fact that are not been enforced specially the one about VISITORS and the POOL RULES....

Not So Bad, But Not That Great
I have lived here for almost 2 years. And I have to tell you it has not been all that bad. Except for the NOISE! The grounds are beautiful except for the ignorant people who don't pick up after their pets. Look around people! There are pet care stations everywhere! I have a dog. And if it was my own back yard, I definitely don't want to be stepping in it, and neither would you. The staff has always been very nice and the maintenance guys have good response times. The fitness room is always clean. And I know because I go just about everyday. The pool has been maintained more frequently. True, the grill never has any propane. But no problem. The office always reimburses me. My biggest issue is indeed the noise. Very true that these walls are very thin. Everything can be heard no matter what. And unfortunately I live downstairs from animals that belong in a trailer park. I have complained a couple of times already and I hope it can be resolved. But like I said, they are trailer trash that should have stayed on their end of town. I will say if you are a family with kids that like their peace and quiet and privacy this is not a place for you. If you are young and getting started and can sleep through a tornado then this is the place to be.

Wonderful Apartments - Been here 3 years!
We have rented for 3 years. When we decide to leave, it will be sad and difficult to leave, because we absolutely love it here! We love the staff, from the super friendly and helpful office staff to the quick and courteous maintenance guys! We've not had any problems. Sometimes we have heard people going up stairs and talking loudly late at night, but when reported, these problems are quickly resolved by our office staff. The property is beautiful. Ceilings are higher than most apartments. With real tile in the kitchen and entry way, as well as mouldings on the ceilings, and beautiful counter tops, it is much better than any apartment we had seen. We had been in homes for 16 years before having to go to an apartment, and it has been a great move decision for us. Because of Multiple Sclerosis, living on the bottom floor was a must, and it is great that there are NO steps to get into the living quarters. The fully screened patios are super. The swimming pool is great with a huge sitting area in the pool for those of us who need a break from swimming, but still want to stay in the pool. The exercise equipment has a full wall with a window facing forrested areas for a nice view while exercising (or you can watch TVs mounted on the walls). Our dog gets a lot of other dog socialization from the many dogs on leashes walking around the community. I'm sorry that there are poor reviews for this property from any one. I rarely write reviews for anything, but felt that our great experience had to be told.

Reviews sounding familiar
Many of the things im reading are true. Yes you can hear everything in the apartments above and below, it's not because the walls are thin. Firecode requires 2 layers of 5/8's drywall on any adjoining wall. It's because the floors and ceilings are not soundproofed/insulated. (I am a commercial construction manager). While in the bathroom i could hear the neighbors below clear as day ask for toilet paper! Can they hear me fart i wondered? Improper insulation, inadequate ventilation, and other poor construction methods probably contribute to the mold problems which we also experienced. Other than that the apartments themselves were nice and the maintenance promptly fixed the few problems we had, even coming in after hours to get our A/C working. We had 3 complaints when we lived there, neither of which were resolved. Our neighbors below us when we moved in were AWFUL. I thought they were having a cookout the day we moved in, turns out all those people lived there! It was supposed to be a lady and her teenage son. Well the whitetrash family also consisted of Moms boyfriend, his daughter, her boyfriend and their toddler. Mom's niece, her boyfriend, and their toddler. And the teenage son's friends were also there. Their hobbies consisted of drinking and smoking reefer all day and after 9 they got louder by the hour until around 2 AM when FAT Mom and Skinny whitetrash boyfriend retired to the bedroom for some loud sex! We hardly slept it was terrible. This was 5-6 nights per week!!! After weeks we finally complained and Nikki(the manager) was sympathetic. However they never stopped, we complained again a few more times but it never stopped and caused a neighbor squabble. Nikki told me to knock on their door and tell them to stop! So you want me to tell a bunch of drunk people to shut up at 2 am is your solution? Finally months later they were evicted but not because of us, because they didn't pay their rent!(Nikki's words). Our 2nd complaint was the dirty pool which had a black/green film on it. Several neighbors complained and were upset but it never got cleaned. Nikki told me that the pool guy said it was harmless! I said so what tell him to clean it or he is fired! I even offered to clean it or help the maintenance guy clean it. All in all i think Nikki and Lacy were very nice they just didn't actually do anything about the complaints. I suspect for 1 of 2 reasons. 1: Their hands were tied by corporate who filled the place up with the trash in the first place...or Nikki just isn't tough enough to get the job done. I suspect a little of both. The pool was simple, tell the guy to clean it right or he's fired! Can't do that if your too nice. Turn on your ----- switch Nikki! Our third complaint was because of our new neighbors above, again with a young son. Again party central with drunk teenagers and reefer all the time. Nothing done!! We were done! We moved to Windsor Club in seven oaks, IT IS HEAVEN. And we pay less. We have a beautiful apartment with vaulted ceilings and a fire place. We have never once heard a peep from any of our neighbors, we have zero calls on the police blotter. There are no parties, theft, vandalism, drunk teenagers, drug use or domestic violence. So for all the people who wrote and said thats normal apartment life, you are dead wrong. I couldn't in good conscience recommend the Columns to anyone. Sorry Nikki and Lacy i hope you respect my honesty, good luck to you! ---Ed Worvie

What a bunch of cry babies!!!
For one reason or another we ended up renting a two bedroom at the Columns. Up until last year I was a homeowner, not had been a renter since 2000. The property is gorgeous, the maintainance crew is on the ball. Me and my wife adore all the girls at the office, and you too Nikki, even though you forgot my Welcome Gift when we moved in. But you made it up to me when my brother got his. Thank you, by the way. And to all you idiots out there, no I'm not a staff member, I rent a ground floor apartment in building 13. I always find parking, sometimes in front of another building , but why is that a problem? I'm from NY, I'm used to driving around the block for hours looking for a space. Toughen up people !!! Noise, ofcourse, it's an apartment. How loud was that previous guys' neighbor doing his GF for him to be disturbed? Are you kidding us you moron?? Stop putting the glass up against the wall to get your kicks loser!!! And the famous , MOLD!! It's called mildew. Look it up. Do you know how I know this?? I looked it up. Wow!! Is it the best place I've ever lived? No. Is it quite decent? Definately. Stop crying about all the little stuff. Instead, put you butt to work, work hard, save and get where you wanna get in life. Your own home, another city, another state , even country. The sky is the limit, and the Columns is you convenient stepping stone.

not that great
Me and my Fiance stayed in a 1 bedroom for a year right when they first opened and we had a huge problem with the trash compacter and the thin walls and ceilings, and there was a few bikes and cars that were stolen out of there, and a few tvs in the weight room. All the bad reviews about the thin walls are true you can hear everything i had to confront the couple above us a number of times to try to keep the noise level down, and i do believe that the walls are chinese drywall, the only good thing that was good about this place was the pool, the landscape and the garden style tub. if you can handle the good things about it.. Good luck Oh and if your moving to north tampa, dont live in the landings at cypress meadows off of dale mabry, its worst, but built with thicker walls and cielings.

Check the Dispatch Log on Pasco County Sheriffs website under Crabapple Dr
The records are long, even this month has about 16 calls to the sheriffs department, some calls are minor, but some calls are serious. I lived in a two bedroom apartment and this was not the first time I lived in a apartment complex. This complex is not normal for normal people. I just moved out and can tell you everything I have seen, I had a neighbor that had a son that had a criminal record who was not on the lease, but nothing was ever done by staff about it, there is a guy that stalks people and has a criminal record of abuse, people drive fast through there, dog poop everywhere, trash bin never works and is left piling up outside, gate never works, pool is dirty, workout room is dirty and equipment never works, under age kids living without parents in apartments, several motorcyles have been stolen, vandalism to cars, parking is ridiculous, walls are thin, can hear neighbor have sex, can hear other neighbor and teen run up and downstairs all night long, parties, loud music....and whats really funny is this apartment complex has security. The other security officer quit because they were renting to criminals he had arrested. I live in a new apartment complex not far from this one. We do not have any problems here we are not on the police log and the staff take really good care of the place. I was told by the Columns Staff that all apartments have thin walls and floors not true I never hear anything in my new apartment!

Overpriced mold infested
We've lived here since they were first available to rent. If it wasn't for certain circumstances, we would be long gone by now. But we are currently waiting for our lease to be up the end of December, and then we are moving. I don't care where to, but anywhere has to be better than here. There is ABSOLUTELY NO privacy, if the exhaust fans are on in the bathrooms, you can hear EVERYTHING that's going on OUTSIDE. We recently found this out, and by complete accident. My husband was inside with our daughter teaching her to use the potty, as I was walking through the screen door, and it sounded like they were right there beside me at the door. That is supposed to be a private moment when you are in the bathroom, but it is NOT. Not to mention, the walls are WAY too thin, and EVERYTHING can be heard through the ceiling if someone lives above you. The mold is beyond anything I've ever seen in a building, and living in Florida doesn't mean that there is so much mold that you need to clean your windows once or twice a week. The CDC recommends to only have to clean them ONCE a MONTH. Otherwise there's a problem with the insulation, or an even bigger problem. The bathroom with the window is the worst because it's so hard to keep it clean and free of mold. The air quality is so poor in there that my daughter can take a shower in there, and 24 hours later there is still water droplets on the window, and shower stall. That is never a good sign. My daughter has developed severe asthma, and has a hard time breathing in this apartment. I'm not paying over 1200.00 a month just to pay out more in medical expenses, due to my home. That's ridiculous! I bet that within the next 3-5 years this place is going to rot right out from under people because of the poor construction. There is nothing "luxurious" about this place. Don't even get me started on the "gated community", because that thing never works. There is NEVER any parking to be had. When we first moved in, it stated on our lease that there was to be only 3 cars per apartment at the max, because that's all that was alloted for! Up on the 3rd floor of the building, there are 6 full grown adults, and each one has a car. And it's like that in most of the buildings around here. People are always flying through here with no care, the speed bumps aren't helping. Then there's the issue of people cutting you off at the gate (when it does work). I would NEVER recommend this place to anyone, it's turning into a dump, and within the next few years it's going to cave in from the mold.

Mold, maintenance sucks, noise is rediculous
Mold is not only in the windows but any wet areas of the apartment. The bathroom, kitchen, around the door, etc. Animal feces are all over the ground and usually smeared into the sidewalks as well. Repairs or maintenance usually takes weeks or they forget and never even make it. The noise is rediculous. There is no privacy. The walls must be paper thin. You can hear everything said by your neighbors. If your wanting peace, quiet and relaxation after a long day at work, your not going to find that here. It's hard to make a home out of a dump. For the price, I would expect a better place. Crown molding and black appliances are what they are considering "nice" in this dump.

Very decent place
There are some complaints about the noise, cleanliness and staff. I just have to say, it's an apartment; it's people living on top of people. If you are looking for complete silence get a better job and buy yourself a house, there is going to be noise. I haven't had anyone complain about me and I haven't complained about anyone else. I even play rockband in here and my neighbors swear they can't here me. The place is kept in very good order but it isn't the staff, it is the people who rent here and treat it like their personal garbage can. You can't blame management if some idiot's kid throws trash out the car while driving out of here. Maintenance picks it up routinely but it isn't like they follow everyone around waiting to throw out their trash. For the amount of money, I think it is a very nice place. I still live here and am only planning on moving because my work commute is too long. I haven't had problems with the staff and as far as late fees go, people should just pay on time. Learn a little responsibility for your actions, this isn't gov housing so stop acting like the world owes you one.

Find Someplace Else
I have lived here just a few months and can not WAIT for the lease to be up. Am, in fact, thinking it wouldn't be a bad idea to pay the extra costs and break the lease. I can say the maintenance department is very quick to fix things that are wrong but am not happy with anything else. The noise level is outrageous. The walls and floors are not any kinds of sound proof. The people in the office are very quick to judge. I have 2 dogs and someone has complained we don't pick up after them. Which is absolutely false! Move on! Don't even think about living here unless you don't care about class and respect.

Great Apartments
I want to give my intake of the Columns at Cypress Point. I have lived here since last December and have experience nothing but satisfaction. My particular apt is a 3rd floor facing conservation and pond with a beautiful fountain. I have had only one (not very serious) complaint since I've been here and that's coming from my downstairs neighbor (who is not here anymore). She said that it sounded like I was "bowling" in my apt?? To this day, still not sure what she meant by that as we never spoke to each other. Other than that, I have enjoyed my year here. The apt's are very quiet, have witnessed no violations (drugs, robberies, vandalism), and they have now installed security cameras and speed bumps to help control anyone who can't abide by the standard rules and regulations of the apt complex. The office staff are always cordial and polite. The maintenance crew is great. The grounds are always kept mowed and beautiful. The only real fault I can find is that the apt I have is way to expensive for me, being the first apt I've lived in so not sure of any comparison! Will be sad to move but the year since I've been here has been great.

Cannot wait till the lease is over!!!!
This place is beautiful from the outside, saw a great presentation upon move in, but the models must have been strategically placed with no neighbors renting on either side, above, or below. From the day I moved in, I heard things going on in my neighbor's apartments that I should not be hearing... basic things like opening and shutting doors in their apartments, vaccuuming, normal tone talking... I'm not talking about yelling, but normal conversation voice... that's the kind of stuff that shouldn't be heard through walls. I can hear my neighbors use the bathroom (and what they are doing in there) it's aweful. Not to mention the noise in the stairwells. Most of the bedrooms have the master bedroom butted up right against the stairwell.... that means your head is right opposite the wall that supports the stairwell. I hear everysingle other person in my building go up and down the stairs.. including stomping kids, people banging stuff into the sides of the staircase, dropping things, even whispering conversation. This is aweful. My son even got woken up from a deep sleep to the upstairs neighbors apparently playing a video game and stomping around. They literally sounded like they were going to come through the ceiling. Also, the gates in the front are almost always broken, no real "gated" community when people can fly in and out. Another thing, I can speak for my appartment when I say that there is a strange smell in there, almost as if it was built with Chinese Drywall... maybe that's why the walls are so thin... but anyway... the smell can't be masked by candles or room deodorizers... this was a brand new apartment that nobody lived in. UGH.... Trust me, the pool is beautiful, the landscape is kept up, the office staff is extremely friendly, but the noise is UNBEARABLE. Cannot wait to get out.

Im am seeing that employees of this dump are writing good reviews. First let it be known that this community has severe mold issues. Talking to the supposed supervisor he claims that all buildings in Florida have mold. Well little does this fat guy know but has no clue as to what he is doing. Since this place opened it has went down hill ever since. They fired the first manager Elizabeth then made another one of their fantastic employees the manager. Nikkii you suck just as bad as she did. Very snobby attitude with an alien look on her face. The pool is constantly dirty as well as trash every where. Several people have complained to the corp office as to how this place is being run. Request foe repairs takes up to 2 weeks. They lock your a/c closet so you cant change the filter, The filter is supposed to be changed every month, but they might get their clothes dirty if they do some work. Ther are nice apts. just 7 miles south of here which are luxury and clean and we will be moving ther in April. State Rd. 56 Wesley Chapel. Stay away from Zephyrhills as all their communities are going section 8. Good luck

These apartments may look pretty from the outside in but the noise and people are unbelievable. I could hear my neighbors downstairs and the people above me and of course they could hear me too. I got notices so did they it was a all out war. The floors and walls are very thin. I had ------ neighbors who were screaming and yelling all the time from the linai. I WOULD PAY MORE THEN LIVE IN THESE!! Renters let their dog go to the bathroom everywhere and they do not pick it up.

Do Not Rent Here
Yes maybe the price seems right, and its a brand new complex, everything is beautiful and the people at the front seem very friendly, until you move in. One day we had some friends over to visit, and they brought their very small dog, the next morning both my husband and I get a phone call from the front desk asking us if we got a dog, and informing us that if we did that we need to tell management immediately and pay the outrageous fee. My husband and I felt like we were being watched. My husband and I also love to grill out and at this wonderful brand new apartment they have a complimentary grill at the pool and they provide the propane. How nice...except the propane tank is always empty. We had to go out and buy our own...so that we could use the complimentary grill that we already pay for as an amenity. Oh and the pool? forget about it. Everytime we went to swim... the pool had green algae growing in it. That's probably because they only clean it once a week...before the weekend. The worst is still to come. My husband and I decided maybe it would be nice to have a dog afterall...we went out and fell in love and figured we would pay the three hundred dollar fee (that they call a pet deposit) and that worse come to worse if the carpet did get destroyed that three hundred dollars should cover it and it was a reasonable fee. Well we didn't have our dog even six months before i gave him to my parents who have five acres and more room for him to run. Our apartment was not destroyed and in fact we got it all nice and clean of dog hair so that it looked as new as when we first moved in. Well it was almost time for our lease to be up and we found a beautiful home and purchased it...and now almost a month after our lease has expired we get in the mail a bill. A bill for almost 300 more dollars. Keep in mind we already gave them a 250 move in deposit and a 300 pet fee...but they need 300 more because they had to change the carpet that was apparently ruined from one year of living there and less than 6 months of a dog. I didn't know it costs 850 dollars to replace that tiny one bed apartment. Ridiculous. We left that place in immaculate condition. We have never been poor renters and our previous apartment gave us back our full deposit even though we broke the lease early! That is unheard of. And it is because we are clean people who always pay on time and never complain or cause problems...but at this place...apparently they thought we were the worst renters in history to have the nerve to send us a bill. The truth is..they can't get anyone to rent there because of the economy and so they are screwing over their current renters in order to pay the bills. I am warning you...if you rent here...they will be as sweet as can be to you ...but when you move out ...all you are to them is a source to pay the bills and they will take what they want. Not to mention...if someone lives above or next or below you ...you can hear everything they are doing at all times. We had some young people living above us and all we could hear was yelling and screaming at three in the morning...how can a person sleep with noise like that...but we didn't complain because we were moving out.
