Maintenance Sucks!! I've been here for almost 3 years. Im moving next year. 1st of all the maintenance here is horrible. You call the leasing office at least 3-4 times before anything is done. Even after calling the leasing office you still need to call corporate. The water/cable bill is absolutely ridiculous. I pay $135 per month for water, sewer, trash, common electric, cable, and pest control (which you only get if you call in and request it). I've posted pictures below which says it all. It's so unfair to me as a tenant who has signed a leasing agreement to go thru this foolery. If your rent is late, you are automatically charged a $100 late fee. They don't care why it's late your billed. If your apartment isn't fixed in a timely manner there's not much you can do. I have mildew and mold in my bathroom. I showed Brittney (for the 3rd time) when she came out on Oct 3rd for my annual. She said she would have it taken care of. She also asked me to renew my lease. She said it would only go up $20. Really? Do you seriously think I want to continue to live with this crap and pay more for it? No ma'am! Here it is over a month later and it's still in the same condition. I've been stuffy and sick due to this. I filed a complaint with the BBB. I can go on and on about why you shouldn't move here. Just look at my pictures. That should be enough. This place sucks!!!

    The Companies Website advertises a "state of the art fitness center", Really its just a few treadmills and elliptical machines. They also say there is a "car care center" That has not worked on over a year, it now consists of a hose in front of the office they let you use to wash your car. The "sparkling swimming pool" was green most of the 2013 summer. Also very dirty, they couldnt be bothered to put the vacuum in it I guess. Most of the winter the lights were out at the mailbox, so you had to bring a flashlight with you to check your mail if you got off work and it was dark. It seems like the dumpster overflows about every month to ever other month. There will be trash laying all over the place around it, and in the summer it stinks. The grounds are not well kept at all. There will be trash laying around for weeks at a time or longer. There has been several bags in old bushes the whole time we have been here. We chose these apartments because they will let you have large dogs. People do not pick up after their dogs. Several large dogs run off of their leashes and no one says anything about it even when it is reported that they came after your dog! We moved in at the end of last summer. When we did our initial walk threw before moving in there were a few cosmetic issues that needed to be addressed. They still have not been taken care of. We have been here almost a year. The night we moved in our AC was not working. Would not even come on. They "fixed" it the next day. I complained on a weekly basis about it being hot in the apartment (about 80 degrees during the day) I complained for months until winter came. When winter came we were unable to use our furnace. It is very old and smelled of unburned gas. They said it was fine and "normal". None of the neighbors apartments smelled like this. This made us very uncomfortable. So we used just the fire place. Once it started getting warm outside our apartment was like an oven. The AC would run non stop but wasnt cooling anything off. My electric bill was 300.00. I complained constantly. Maintenance would come and look and tell me it was just an old unit and there was nothing they could do about it. After weeks of not sleeping I once again went down there, this time basically throwing a fit and they came up and looked at it once again (probably for the dozenth time) and they finally found the problem. Actually got it fixed after me fighting for almost 9 months. Maintenance is a big issue they will come and look at something and say they have to go get a part and then never return. I am waiting on several things to be repaired right now. I have been waiting for several months. They also will not do anything about neighbors being noisy. I complained almost daily for months about my neighbors. hammering, playing music, stomping and yelling from midnight to 5am. We have just learned we have to live with it. I have lived in many apartments over the years and never had issues like these. I would not recommend this place to anyone. The biggest mistake we have ever made was moving in here. I also have never written a review, I just want people to know what they are getting into. This place is horrible! Looks can be very deceiving. We really thought this was going to be a great place to live. We are so disappointed.

        I just moved into Ashley forest and I love it. I was having troubles finding an apartment close to work and with all the ammenities I needed. As well as a safe place for my dog. It is a clean and safe environment and I absolutely love it. Whenever I have a problem they make sure to have it fixed as quickly as possible. The staff is friendly and I am very happy with my choice of moving to Ashley Forest Apartments.

        I would definitely recommend Ashley Forest. I had to relocate for a new job to the area and they helped accomodate me in a very fast manner. I came in one week on a Monday, was approved that next day and was able to move in that Saturday. The staff was also very friendly and courteous. Overall this is a very good place to stay for the quietness, area, and price.

          I've been here since December 2012. The problems I'm having are first, the ac runs continuously but doesn't cool the entire house completely. The master bedroom stays hot during the summer and cold during the . The same goes for bedroom 1. Then it leaks and freezes quite often. I had to use my oven to keep the house warm during this past . Now it doesn't cool like it should I refused to go out and buy fans. Which brings me to my next problem, its electrical. The fan works intermittently which is really upsetting because it gets hot and being on the third floor. The lights in half of the apartment triggers the fuse box and cuts off in on sporadically. management is aware of the issues and I are doing bandaid on broken leg type repairs. Corporate is also aware of the issues and we have not seen any results I keep getting an excuse after excuse after excuse and reason after reason after read it reason and everyone passes the book to the next person to deal with and nothing is getting done

            Our biggest complaint is that the air condition does not cool one of the bedrooms. This is a very small unit (2 bedrooms, a den, kitchen, 2 bathrooms) and one of the bedrooms does NOT get any air conditioning to cool it. The entire unit can be around a comfortable 75 degrees but that one bedroom and attached bathroom can be between 85-90 degrees!! Not good for sleeping or dressing, etc... (And in the winter, this same bedroom is FREEZING b/c the warm air does not get to it either). The staff knows about this because we have mentioned it several times and after many inquiries they finally said "we can't do anything about it". VERY DISAPPOINTING! Just letting anyone know that our experience with a 2 bedroom unit has not been good b/c of this issue. I would NOT recommend a 2 bedroom unit and we are definitely looking forward to moving out to a better property until our house gets built !! The staff seem very nice, but it's just disappointing as a paying customer they do not care to make it right. I will say on smaller maintenance issues, the guys have been great to fix things timely and have been done well. LWS

              I just moved into Ashley Forest about 2 months ago and haven't had any major issues. I love my apartment. The staff is friendly and helpful. I had some issues with a noisy neighbor and they took care of it for me. I think its a nice place to live.

                Since moving into Ashley Forest I've had no problems. We had a few things that needed repaired and they were repaired. The staff has always been very friendly and responsive. The community is quiet. I think that we've gotten a bargain at Ashley Forest and we will likely live there until we decide to buy a house..

                  I am currently a resident at Ashley Forest since January 2013. I was also a resident at Ashley Forest back in 2007-2008. The community is very quiet and I am blessed to have very nice neighbors. I would highly recommend staying at this community.

                    The apartment staff has greatly improved over the last 1 years but the few years of shoddy management right after the purchase from Madison has left the property looking rundown. The good news is that they seem to be running the compactor more often now so overflowing trash is not the issue that it once was when The Connor Group took over. You will be paying an additional $100 on top of your rent for water, community electric, and mandatory cable. Unfortunately the complex does not have a gate and the front parking lot is a haven for illegal behavior. The Roswell police department has started sitting across the street looking for drug deals. Also, be sure to get a PO box because mail theft is a common problem. In addition, management will find a million excuses to be in your apartment while you're not there for maintenance and you'll be lucky to get 12 hours notice when they schedule it. And it's rarely a written notice - almost always a verbal. They do let outside contractors have your key and enter your apartment without supervision. I would think they would realize that is a liability risk, not just from theft but from the potential of lost pets. During my last contractor "visit" I found the person about to open my bedroom door even though there was a sign on the bedroom door asking to keep the door shut because of my pets. In all, don't move here. There aren't many nice complexes on this side of Alpharetta/Roswell - you'll probably have to move towards the mall but I would guess with one of the larger chains you'd have to worry less about unsupervised contractors and excessive fees.

                      I've been a resident with Ashley Forest since November 2011. I have seen great improvements with the staff's professionalism, timeliness of job orders being completed, and overall appearance of the grounds. I renewed my lease and would recommend to a friend.

                        Well take a look at the picture I just uploaded, that is our NEW A\C. What a joke! and still A\C does not work. LUXUARY APARTMENTS??? Really? talk about false advertisment!! Who know in winter what will break? Fire places, no heat....just freeze your asses off!! I am sure they love that time, that way they don't have to pour cholorine in the pool and ad water for it to be deemed as clean!! I ask myself why? Why is it so hard to do what you are asked of, I mean we singed a contract stating that we WILL PAY THE RENT, we have owned up our part. What about you Ashley Forest managers? have you help up your part of the contract? Fix whats brcken in a reasonable amount of time, clean the pool with the right chemicals, have nice gym equiment, have nicer A\C units that won't break, hire nicer staffadn don't lie to us or future residents, it doesn't sit well!! I mean this is NOT a lot to ask, really it's not. Wish someone would have stopped me!! Shame on you Elizabeth!!! Lies!!

                        these apartments are worst worst nightmare...we hav problems sionce the day we moved in...stafff is incompetent,unprofessional..dont even accept that something is wrong..we r stuch for rest of the year..there is no way we can terminate the lease...they take ddouble miiney wat gthey ask for the rent through hidden fees ..these aparyments r not at all cheap...utility charges r alot ..my a/c has not been working soince the day we moved in..they said its jus fine ....i dont knoiw wat to do now..its 95 f outside my aparttment temp is 85 with a/c running constantly.. plzz guys trust this review n donot move here....berkshire apartments on nesbit ferry are much much better then this

                          So tell you how much this place doesn't care about the people that live here, there was some kind of chemical exposure the news where here and everything, you know how we heard? Word of mouth we didn't get notified by the Ashley forest staff jajaja but let it be a bill or something that they are trying to sell to you jajaja ja they will jump from their cold office ( I think that's the only place that the a/c actually works I his apartment complex) to get that bill to every apartment jajaja they really don't care, I'm really just being a good Christian and trying to stop good people from moving to this place, I feel like this is a prison so I guess. Will do my time and leave

                            Moved in AND ITS BEEN LIES FROM THE JUMP. THEY CHARGE GAS BILLS, WATER,CABLE,SEWAGE,LIGHTS THAT YOU DONT USE AND TRASH ALL ON ONE BILL. OH YEA THE CABLE IS MANADATORY 60.00 EXTRA. SOOOO YOUR LOOKING AT 200.00 A MONTH ON TOP OF YOUR RENT. MAINTIENCE SUCKS...... THE TOILETS CLOG AND DONT WORK AND THATS NOT AN EMERGENCY. THE WHOLE APARTMENT IS BREAKING DOWN. THE BLINDS HANG BY ONE SCREW.THE RUG MOVES WHEN YOU MOVE LOL. I REGRET TO TELL YOU THE REFF FEE IS 500.00 I DONT KNOW ANYONE DESPERATE TO BE ATTACKED BY CATS AND THE RUSTY MAIL BOXES THAT DONT OPEN.                               I dont know if I have the energy to write everything that is wrong with this place. It is dirty, noisy and infected with pest, cats and thieves. If you value your peace of mind, keep looking...I have lived here for 4 years and I am moving out in October... I will not stay here if they let me stay for free...YES IT IS THAT BAD....                                 I moved into Ashley Forest back in 2007. Since moving in I have seen trash piled up at the dumpster, vandilism and poor management/maintenance. But...in the past year or so there has been some improvements overall. When I call with a problem either Nick or Zeke are at my apartment getting the problem fixed as quickly as they can. I do not see garbage piling up like it use to, except on the weekends. This still needs to be worked on by management. I do notice that the people in the complex don't know how to pick up the trash that falls off their cars and it is up to maintenance to clean up the mess. I feel very safe living in this complex, if I didn't I wouldn't have lived there as long as I have. Even though the fitness center could use some improvments, the overall complex is a great place. I don't have any problems with my neighbors or anyone else for that matter. They try to maintain the look of the facility by repainting the doors and patios of each apartment. I do wish there were screen doors on front and patio doors so doors can be open without pets getting out or insects coming in.

                                  Horrible Place To Live!

                                  If by "state of the art" gym equipment they mean state of the art in the late 70's early 80's then yes, they are correct. "French doors" usually have 2 doors that open, not one that barely closes! Stay away from this place! Management is inept and borderline dysfunctional! Their current manager ---, is an impersonal non-communicative ----- with the people skills of a tree stump! The surrounding area is beautiful, but this is by far Alpharetta's biggest eye sore. After a year of staying here and dealing with one issue after another, a constant police presence in the complex, car break-ins and garbage laying about the grounds for weeks at a time...I can honestly say this is by far the WORST complex in Georgia to live in. Do your self a favor and spend a little extra to live elsewhere, you'll thank me for it!

                                    Getting Better EVERYDAY!

                                    I have lived here at Ashley Forest and the living conditiond are improving everyday. Debra, Corina, Zeke and Nick could not be any nicer and they all work very, very hard to make their "Friends" in the apartments feel at home. Connor Group needs to "step up" and recognize their hard work. 2 Service Technicians for 300 Units? Who are you kidding! Deb has done all that she can do, including Christmas Decorations at the office and bringing her own fish/aquarium in to make the office have a calming effect in the workplace. The apartments are OLD and have not been properly maintained over the years, but The Connor Group has a responsibility to the residents and their employees. Take some time to walk into a few of the older apartments (that are not rotated by residents, every few months)and ask yourself, "Would I live here?" The employees are doing all they can with what they have. GREAT LOCAL MANAGEMENT (the ONLY reason I am still here) need and deserve some help and appreciation from ownership!!!

                                      Trashly Trees Raggedy Shacks

                                      Been here four years (personal problems). Two in two bedrooms and two in one. Was here before Connor Group bought it out the owners, which happens to be the worst thing about this place. I will start with the positives because the negatives simply out weights. The good I've notice is that it will make you a better apartment renter after you leave from here(most important). Ashley Forest has gotten better from the past complains I read but falls short in 100% satisfactory.Never had my unit or my vehicle broking into. Heard a building burn down an was rebuild, which might be the upgraded one.Can be a quiet neighborhood besides the two domestic disturbed in the same month(back-to-back weeks). Staff can be friendly and wave as you are driving-by. Great business in surrounding area and access to major highways. Maintenance could come out on the day you request. U-VERSE FROM AT&T IS THE BEST. Seen dish customers as well as Comcast providers, and the parking lot so far gets repaved every two years. With no further adieu.......... Connor Group alone should be the reason to stay away. They own multiple complexes so be aware. It is believed others apartments gets bad ratings because of them also(check website and Connor Groups). Their costumer service is horrible. If you have a problem with the mgr. or anything and have to go over their heads, tough luck. They are station in Ohio but the only way is to catch someone from Connor is in the leasing office on random days. If you call the costumer service #, and complain, they will direct you to a voice mail and TELL YOU to leave a message and someone will get back to you in two to four days. No one emails or calls. I asked the current mgr for her acting supervisor # and she says you don't call them, they call you. What is this a Dos Equis commercial! She gave me her supervisors name(------), took my name, number, and of course, they never got back to be. I've seen four to five mgr. replaced and lost count assistants. And they were all horrible at their jobs. Bad thing about it, they still have people on their website smiling when they should have been fired, or it's outdated from two years ago. And with Connor, there is Heartland Regional Power Company. To my understanding, they average out everyone in ASHLEY FOREST, divides the amount, and the unit pays. I've seen $60 plus on my bill people and I live by myself I don't use that much of ANYTHING. That's in Ohio too of course. The water bill is high in Fulton county and they sure as hell ain't helping. The late fee is punishing and Ashley Forest can op not accept your rent if you don't have Heartlands bill money. Speaking of Forest, they fee is $100 and is due on the 1st. Even if you are a day late with a two weeks notice, you still got to pay(happen to me). I haven't even started with the apartment complex, which is sad. This is a 30 year old plus complex(dog years). And with them saying it's been newly renovated means cover a band-aid over a gun shot wound. Besides the outside apartment being painted, I don't know what else they have done. There are still steps that haven't been painted. The AC units, doors, and almost everything else is ancient outside and in. If my water heater is too high, RUST comes from my fol set. The ac unit inside my apartment is wrap up like a mummy so no cold or hot air escapes in the laundry room which will not disburse air throughout my apartment. And the one outside needs coo let every spring(back-to-back years). There is mold in my storage room, and inside my apartment, water pipes floods(neighbors), which explains the mold, and there are cracks everywhere from doors to cabinets where small bugs and rodents gain easy access to and from. I request pest control and was never was sent. Request sealing strips and they fall off in a week. I stay in the back, wooded area where there is a small stream of water mosquito's nest thru the summer months. And its hard to get a signal when trees are blocking it. I did however see a deer back there. And it sounds like a track meet upstairs because of the illegal dog(long story). Maintenance can be hit-and-miss. It can be 24 hours. Or it can be days or months. It's an old place and things break all the time. They can be stretch thin. They do tend to forget they own trash and equipment and expects us to clean up after them. I've seen a stove sitting underneath the stairs from public view for a month plus. I know a guy who call out sick cause he felt overworked. But they are nice. Had my water nob broke three to four times because of the cheap product they use to install inside the wall in one year. It was due to hot water temperatures. If they do come and you are not at home, they leave no notice that they been there. And they have a storage room next to my unit that is badly kept and is always open with a lock on the door. It's an eye sore with dust and maybe creature hibernating planning to attack. I seen the pool look like the acid pool in Mortal Kombat(video games). Be careful of the public laundry room. They have four of each washer and dryer. One of two of the dryers don't take your money and the other do but don't dry your cloths. Been three months to the date. The tennis court....should be a parking lot. And the fitness room should be a storage room for things that don't work. My girl told me they are advertising state-of-the-art-fitness center.....yeah sure. I would talk about the leasing office but I'm tired. I still remember flipping there open/close sign around when they was open for business TWICE IN A MONTH(sign). This is my first review on anything and I've been food poison from a Chinese restaurant. They're next thou....But I wanted to warn you because IT IS NOT WORTH IT. P.S. It's like once you sign the contract, we should be thankful for living here. It shouldn't be that way. I guess she never got the notice for me leaving and charged me an extra month to live in this rat-hole. But from the old property managers, they put notice on my door when my lease is expiring three months out. I told her I'm not renewing and I NEVER got a notice on my door. But she pulls this thing out of her you know what. I'VE HAVE PICTURES. JUST CAN'T UPLOAD THEM FROM SMARTPHONE. BUT LET ME KNOW. AND ANYTHING YOU WANT TO KNOW I WILL GET BACK TO YOU. THE UTILITIES ARE POWER, GAS, AND HEARTLAND SCUMBAGS.

                                        these apartments are infested with roaches of all sizes, the trash overflows and the ppl are nasty that live here, they let their huge dogs poop everywhere and dont pick up after them, the pool is a horrible green nasty slimy mess, , they painted the tennis court, but one side is not fixed with a net, they left the old trashed up gate and rusty bench, infront of the tennis court entrance, and its all nasty and funky down there because of all the dog poop and the mosquitos will eat you alive if you ever tried to go and play tennis, overall this place needs a serious renovation, they need to empty the complex, redo it, then rent it out at the ridiculous prices that they are renting it at, on top of it all, they have the nerve to say this place is luxury, with plastic tubs and painted over wallpaper infested with every type of cockroach imaginable, this place isnt fit for a dog, the grounds are flea infested because of the tons of stray cats in the area, smh, don't do it, dont waste your money, you will be mad you entered into a moldy roach motel,

                                          overall the experience here has been great for me the maintenance and the Management been quite prompt with service although I think Ashley forest should use someone else for water services,pest control,sewer First billing services who are they? for one pest control dont service like they should and we shouldnt have to call that should be automatic and i for one havent seen pest control but twice once in #523 and once in now #1104.Maybe if they come out more and treat the apts. thats roach infested if that, because i havent had that problem and we need more than two Maintenance men to help with the up keep of these units and frequent checks on filters lights and heat and water. The property manager we have right now with time and thoroughness of the reoccuring problems maybe the negativity and the ratings may get better.

                                            tennis court?

                                            There isn't a tennis court or basketball court as advertised. The pool is more green then blue. Trash seems to overfill often. Doggie bags are limited. For all of the people in the complex that pays a monthly fee of $20 to have a pet, we should have ample supply of doggie bags. And what is this I read about breakins? Why were we never notified? The Connor Group?! HA! Don't even think to call them with your concerns. They will not call you back. Overall the maintence is good when they finally show up. The office lady's seem always nice and ready to help. Oh and why did you change the late rent policy? We used to have at least until the 3rd before rent is considered late.
