To whom it may concern I have lived here at Ashley forest apartments complex for the last 9 years what a great place to live it's very convenience you're close to the mall grocery stores Golf Course and also movie theaters what a great place to live I've never had any problems in my last 9 years here at Ashley forest apartment complex the maintenance crew in the office assistants are all very nice people I love it here this is my ninth year and I just renewed my lease

    since the day i moved to ashley forest apartments they have been nothing but nice to me and my sister very helpful anytime theres a problem they get right to it its super quiet the leasing office ladies are super wonderful they always find ways to help me out when i need it they are very kind and is only one phone call away i would definitely lease with ashley forest when my lease if up because they are amazing

      Ashley forest apartments is a joke it's bug infested they don't fix ---- and the office people lost all my info that was givin in the process of contacting board of health ------- rediculous and the trash every week is overflowing 4 months left until our lease is up Yay

        Okay - here is an honest review of Ashley Forest Apartments. Nadeen - in the leasing office has been nothing but wonderful. She was very optimistic, resourceful, and confident in what she knew about the complex. From start to finish, she and Annabelle helped me through the entire process. My apartment is absolutely gorgeous! And very affordable. I have stainless steal appliances, and ceiling fans, and my bedroom is huge! I can fit a king bed in it comfortably. I have a private patio and don't hear my neighbors at all. The community is small so I don't hear alot of noise - it's Alpharetta in general so you won't hear alot of noise. I always feel safe - the property has cameras so safety is big with them. I see people on here complaining about the trash and bugs - lets be honest. People have trash! Regardless if you're just moving in, moving out, redecorating - there is going to be trash. That's not something the leasing office can manage. Maintenance - I had did a walk through when I moved in and put in a request - they came out and fixed everything I requested same that day. Less than an hour. You can't get any better than that. I absolutely LOVE LOVE LOVE the staff. The are just great great with everything they do. I can't complain. My boyfriend lives on the property too and I've visited several times before getting my own place and the service is the same. No changes that's what made me move there as well. I've even convinced my mother to move to Ashley Forest so now my whole family is there. :)

          Where do I start? We moved into our apartment in June of 2015. Upon moving in there were some minor discrepancies and some not so minor ones. I filled out the check in sheet with a list of things that I felt needed immediate attention as well as ones that I didn't want to be held responsible for when it comes time to move out. The biggest request we had was for them to remove the washer and dryer (which they'll allow you to keep, for an added cost) from our unit since we had our own. We were planning on actually moving into the apartment the following Friday. Fast forward to the next Wednesday and the washer and dryer still hadn't been removed. I call the office to ask when I can expect to have it removed and the property manager tells me the reason they haven't fulfilled any of the work requests is because I have the only key to the apartment. How are you going to notate on the check in sheet that you're going to give me an extra key to the apartment for my wife as well as an extra mailbox key when you give me the only keys you have? Moving on. Our mailbox key doesn't work and we've got close to a month's worth of mail just sitting in there. I dropped the mailbox key off when they told me that they would have to swap out locks and get me a new key. It's been almost two weeks as of today (21 July 2015) and last Friday (17 July 2015) she told me they would be ready. When it comes to paying rent you're better off getting a money order, cashier's check or setting up an account with First Billing Services (who they use). The office staff at Ashley Forest DEMANDS that your rent be paid ON THE FIRST of every month, which is the case in most places. However unlike some other properties I've rented from there is no grace period. If your rent is not paid by the first of the month it is considered late and they will begin the administrative process to have an eviction notice served after so many days, which of course include some additional fees that you the tenant will be responsible for. Just a head's up on that. The problem that I have is I went to the property manager in person to see how much my rent was, to include the $35 pet rent (yes you pay pet rent as well as a NON-REFUNDABLE pet deposit of $350) and wrote her a check on the spot, on the first, which fell on a Wednesday. I checked my bank account on Monday (the 6th) to see if the check had been processed, and to my surprise it hadn't. I waited until that Friday and again it hadn't posted. I called the office and spoke with the property manager and office staff to see if something was wrong and they gave some vague answer about how the batch of checks they submitted to First Billing was delayed or some other nonsense. Long story long, I checked my bank account and saw that the check had finally posted today, the 21st of July...THREE WEEKS LATER! Back to work orders, I found out that our stove and oven had stopped working on a Sunday (the office was closed) so I left them a message. I called Monday and let the property manager know that our stove was inoperable and she assured me that she would have Johnny (the maintenance guy....who honestly I believe may be the only one because he's the only one that I ever see) take a look at it that same day. Well here it is Tuesday afternoon, stove's still inoperable and I just spend 25 minutes on the phone, 22 of which were spent on hold until I hung up and called back, only to have the property manager tell me that she's waiting to talk to Johnny to see what's wrong with the stove. The one good thing I can say about this property is there's not a whole lot of noise in the unit I'm in, the grounds are maintained on a regular basis (landscaping guys come out either every week or bi-weekly), and it's relatively close to food and shopping. But seriously, avoid this place like the f#$king plague. The level of incompetence and follow-through with the office staff never ceases to amaze me. Seriously, if they handed out awards and certificates for incompetence, this current office staff wouldn't have enough wall space or frames in their office. Sincerely, -Joe V P.S.             Most of these reviews are from the leasing staff. Do your research! I have lived in 3 different units in this community. 1100 building has a horrible ant problem (borderline infestation) from September to April and nothing was ever done in the 2yrs I was in that apartment. The 300 building has a horrible gnat problem ...again nothing done. Repairs are never properly fixed if they're fixed at all. Why did I stay here for 5 yrs? The location is great compared to my employment and to keep my kids in the same school system. **Your rent WILL go up by min $50 per renewal. Even with early/on time rent payment. **The trash will overflow and be thrown EVERYWHERE by Sunday. Even though the trash fee went up. **There is an additional mandatory monthly bill (first billing) for water/trash/cable/pest/admin fee's ...1bedroom expect an additional $130 per month plus gas and electric **Basic Comcast is mandatory and included in the monthly bill $59 (just basic cable?!?) I will say you may see some shady people but you can walk around and feel pretty safe and that's due to Roswell police driving through. My reason for moving ...by the time you add the additional monthly billing and the increase each year. There are better communities providing more.

              Where to begin? I lived at Ashley Forest from March 2013 until February 2015. My rent was NEVER late not even one day during that time. I lived in apartment 809 and then transferred over to apartment 220. My lease was set to expire February 13, 2015 (I do have my copy to this day thank god). On 11/22/2014 I went into the office and gave my MORE than 60 day notice and thank god I kept that signed document as well. Here we are in June 2015 and today I was served with a lawsuit saying I owe over 2000 dollars because my lease was broken. Well...I examined the lease attached to the lawsuit and what this lovely place did was this. They took the second page of my old 809 lease from 2013 with my signature on it and stapled it to a fraudulently created lease for apartment 220. Problem for them is I have the originals! I also now have printed out my bank records every single check cleared and on my checks I wrote "809" and "220" as appropriate. This company gives gift cards for people to write positive reviews on this site. Do your research folks...on my notice of intent to vacate I clearly stated the "situation with the police" as the reason but on my final bill the manager put "lifestyle change!" A police officer with the Roswell police was attacked and stabbed with box cutters in the neighboring complex and the criminals ran past my door. Check with the police don't take my word for it. It was all over the news late last year. I am filing a complaint with my evidence to the Better Business Bureau and the Governor's Office of Consumer Protection. I will also see this place in court. Avoid at all costs and if you live there now please keep every piece of paper you have in dealing with these crooks. Thank you!

                  I've lived in this community for two years now and I absolutely love it! I have lived in several apartment communities prior to this one and none compare. What you get for your money far exceeds the rest. I've had issues arise and have gotten immediate response from the ladies in the office. Service guys are awesome. Only complaint is that rent goes up every renewal.

                            This is my 4th year with Ashley Forest now. One thing i wanted to be resolved was the $59 for cable charges which is included every month in utilities. I keep on bringing this point to them that we have many other options for cable and much less than this but there was no progress on it to resolved.Front Desk staff and work order staff is good and friendly but you need to keep on following with them which i personally think should not be required if they could take it at the 1st time of request and let us know that it would be done in couple of days. Rooms are good and spacious. Evelyn who is current manager is good. If she gives a word than its done. Looking back to my stay here i really don't see any big issues except the ones discussed above. This complex is within 2 miles to departmental stores like Target, Kroger and etc and mall is like 5 miles from here. Trash does gets full on weekends but it gets cleaned by Monday. Current Work order Staff is excellent and has a deep knowledge.

                              Sucks!!! Charge $25 per month for washer dryer rental. Three weeks after reporting dryer broken they send out a repairman who tells me they need to clean lint trap which I suggested to begin with. One week later they came out to do it. I still had to pay for rental fee. Two weeks with a broken garbage disposal, stunk. Two weeks without a washer. Now I am on week four of no fire extinguisher!!! Was told when I called office I could sublet. Now they say no

                                I have lived at Ashley Forest for 4 years now. I have seen ups and downs but I can honestly say that we are in the best of times so far. The office staff is wonderful and courteous and helpful. The maintenance staff is good and friendly also. I have no intention of moving any time soon. Love the location!

                                  I needed to move to a new place quickly and the amazing staff made that happen in just a week! I love living here and don't plan on moving anytime soon. The apartment is just right for me and my puppy. The maintenance crew keep it looking great and will fix things a timely manner. I would definitely suggest living here. I have never felt more safe and at home.

                                    Ok to start with Ashley forest is a joke my wife and mom live there I got home off the road and went to go visit my wife and daughter and I was jumped by people my mom complain to the office numerous times about them shooting guns and being loud at 1 am in the morning all out in parking lots and the place is over ran by bugs my mom asks and ask to be put on pest control since they do pay for it but u see them once every two months the lady in the office is very racist towards white people u call corporate they don't answer or call u back they are evicting my mother because (I live there ) but I go ask a question they won't answer me because I don't live there so I wish they would make up there mind went in there this morning to let them know what happened they called the police on me and gave me a crimanal trespass warning now I'm not allowed to go and see my daughter because I got jumped by the people my mom has been telling the office about but they put me off the property btw the other people were black and were white. People I'm not trying to slander anybody just the truth if u have a family DO NOT MOVE TO ASHLEY FOREST or if u do record any calls from the office like my mom does and make sure u hire a lawyer our roof is full of mold living room floor is about to fall through to the people below us this place is garbage Ive seen hotel rooms more luxury than this place I will add more pics later of bug traps we put down LAST NIGHT!! Manitence is awesome just stay clear of the office people sincerely Raymond williamson

                                      The apartment has met my expectations. I'm on the top floor and it is quiet. Appliances are a little dated but work and are functional. Front staff are nice and trying to develop a resident friendly community. Complex is within 2 miles in either direction of two Krogers. Also Studio Movie Grill 2 miles away. Dry Cleaners, restaurants, workout complexes, Newtown Park and many other places that make life easier are close by. I think that the schools are good as well. Trash overflows sometimes (mostly on weekends) but seems to be cleaned up fairly quickly when this happens.

                                        My boyfriend and I moved into Ashley Forest in March of this year. We were a little skeptical since we had found the listing on Craigslist. Before Ashley Forest we had visited several other properties and had done plenty of research online. I called about a one bedroom and Jackie answered all of my questions. She e-mailed me pictures of the inside and set up a walk-through when my boyfriend and I were available. We knew right away we wanted to live here. This is our first place and overall we have enjoyed our stay here. We haven't experienced any major issues at all. I will say I have never liked the balloons by the neighborhood sign, they look tacky not luxurious at all. We would definitely recommend Ashley Forest Apartments.

It is a great place to live, safe, convenient to just about anything you could need, and the apartment I had was very nice, spacious and had a great floor plan. I highly recommend this apartment community.

                                          To start, I will say that Jackie and Rhoda are both excellent office workers. I have not had an issue that they did not address. Nick the maintenence worker is awesome and he provides same day work orders. He is always friendly and pleasant. Upon moving in there were several things wrong or broken inside of the apt I am renting. It did not take long for the items to be fixed, my complaint is why wasn't it fixed before moving in? 7- 8 items in this unit needed to be adjusted or corrected after moving in and with an initial walk through you will miss a lot, you will not find this stuff out until you are literally unpacking and placing things where they need to be. This is not a luxury apartment as stated. This is very far from luxury living. The units are old, my AC unit rattles the entire time it's on, I believe it is actually older than I am. My AC has gone out more than once and I've come home from work to a very heated and hot apartment and everyone knows how hot our summer has been. It is addressed in a timely manner, but a box like AC unit goes in the window seal for the time being and it gives the complex a "government housing" look and feel. You DO NOT see this at luxury apartment homes. The cabinets are old and worn and so is the hardware throughout. I do have updated appliances, however it's a mix of old and new. The grounds are kept, however many of the window blinds are broken throughout the complex and it doesn't give the overall area a good look at all. This complex is also infested with cats! These cats are literally everywhere and I see them on neighbors balconies and patios laying on tables and on chairs and it disgusts me to see this daily. For this reason I have nothing on my balcony. I have been here only a short while and I pray I can move elsewhere when my lease is over.

                                            I've been missing a cabinet door for over 6 months. This place is a complete dump. Good Luck to anyone that's moving here and needless to say the office staff doesn't follow up nor will anything get done to your apartment awaiting my lease be up in. Please read your contact because they will get you with that first billing services that you have to pay prior to your rent payment even being accepted. First billing is another $150.00 ON TOP OF YOUR RENT PAYMENT.

                                                I have lived in this apartment complex going on three years now. The staff used to be really friendly and courteous until they went through management change. The initial staff that signed me up was the best group they have ever had and everyone else thereafter has been horrible. The property management staff are all very nice and friendly to get you moved in and then they become like ----'s. They will charge you for everything you need done in the apartment even though you pay a common utilities every month, which has increased every month even when I'm not there all the time. Not sure how they calculate the increase. And don't get me started on the AC units. I have had mine worked on several times by staff that don't know anything about AC units. I'm not there a lot at the apartment and the AC is set so that it doesn't kick in till it's hot. And yet, my AC bill is really high every month because the AC is not fixed and the sensor doesn't work well to shut it off. My AC bill used to be fairly low when the unit worked properly the first year. As far as amenities, the work out room smells of mold and mildew and half of the equipment doesn't work and is broken or it's dangerous to even try to use it. They had a flood in there and the carpet was soaked and it was never taken out. The pool has been nice and okay to use but they don't shock it enough for the amount of people who swim in there. There are not enough trash cans at the pool. They need to update or clean the lawn chairs and tables. The property is not pretty at all nor kept up like the photos on their website. The pool area is not clean, the front entrance to the complex is gross. The flowers are not kept up and is just very trashy looking as you pull in. They have one dumpster located at the front of the complex for all the units and it is constantly overflowing and smells really bad. Why don't they have another trash area? Residents from the very back of the complex have to come up to the front to throw away their trash. There is always dog poop everywhere because the management staff do not provide the dog trash bags at the dog trash locations. We pay rent yet they have done zero upkeep to the property. Oh, if you live on the bottom floor, the landscapers blow all of their grass clippings into your patio. You also will be constantly dealing with baby roaches in your apartment. I've been dealing with them for 3 years and have had to buy my own bait and bug spray to try to control it. The pest control guy just puts out sticky papers and that's it. If you are looking at this complex, as a resident, I would highly suggest you look elsewhere. I know that there are issues at every apartment complex, but I've never ever dealt with as much rudeness and an unkept property as I have here. I kept thinking it would get better but it never did. I have stayed here long enough till my daughter graduates from high school which will be this May. This post is not out of hate but purely out of frustration. I have paid my rent on time with my utilities every month for the last 2 plus years and have been a good resident. But enough is enough. Talking with other residents and getting their feedback, this is the same consensus.
