    Fair...could be worse...could be better...

    Okay so I haven't lived in an apartment for 18 years...but is being able to hear your neighbors phone ring normal? Also, weren't the 90's great with the focus on customer service. At Ashley Forest you leave a message with a live person and NEVER get a call back. The only results I have gotten when I need something fixed in my place are to go into the office...and even better when the BMW is here cuz that means corporate is visiting. Oh and can I say something about the attitude. Like she is doing you a favor. Maybe if I was black and weighed 250 she'd be nicer. Is that mean? There is a big trash problem here. The dumpster is often heaping full and there is ALWAYS debris on the steps leading to the dumpster. Having guests drive by boxsprings laying by a dumpster is not something I am used to. Our apartment was COLD COLD COLD this winter. Freezing. I could not get warm during the 4 days ice storm we had. Are pool supposed to be green? Are the trash cans by the pool supposed to be so full a stick of gum won't fit in? Are there supposed to be bleach containers laying out beside the pool? Debbie works her butt off but it is clear to me that the other leasing staff couldn't give a rats @$$. Oh, PS I was glad to be coming home one day and seeing the police here. Glad we talked to them too to find out about the 6 break-ins...curious as to why the residents were not notified...obviously this could cause people to move, I get that, but is safety not more important? Overall though I did choose this apartment because of the location and the recent updates. It is pretty nice when you drive in (if the dumpster is clean). Some complexs around here I drove in and right back out. Its a little ------ at times but I have never felt unsafe, just really freaked out when the breakins where occurring. We will be moving when our lease is up.

      NO NO NO

      My problem with this development is the lies!!! The sign says luxury. it is not..which this fine..but it should not be advertised as luxury. The bathrooms and kitchens need to renovated. especially the bathrooms. I swear i am afraid to shower in the bathroom, it feels so musty, and dank and it feel like the room is gonna collapse on me. The rugs were not new when I moved in. It smelled like they shampooed the rugs with dirty water. when my neighbors moved, their roaches tried to take up residence in my apartment. people with large dogs come and let their dog poop in front of the buildings, and they won't clean up after it, but that issue is the nasty ppl that live here, because i clean up behind my pet and the development does provide the bags and the bins to put the dog poop in, but its still disgsting seeing large dog poop all in front of the walk ways to the buildings, the tennis court in non functional and raggedy, the location it's in is full of mosquitos and overgrown bush, it's very dirty and another popular place ppl bring their large dogs to hide and poop, seriously if u can afford to live here, I urge you to go around the corner to Berkshires on Nesbit Ferry, they are renovated and maybe 20 to 30 bucks more in rent. so its worth it. on the upside I have had good luck with maintenance and they are very prompt and friendly to you when you walk the grounds, and when I need something fixed also I guess i'm one of the lucky few that has a working AC with no air leaks in the apartment. When I call the office it depends on who takes the call, my overall experience with them is not all bad, it depends who your dealing with, and I don't want to call any names, but if you get ------, ask for the other person, and you may have a better experience with them. Maintenance is more friendly than the office ppl when you walk the grounds. I do appreciate their kindness and asking how I'm doing. Parking is good. My neice was in the pool and a young boy came and threw her towel in the water and then proceeded to try and drown her!!! AND they are misleading when advertising their units, and anyone who says this is luxury, is a liar, and must be staff writing this to upgrade their ratings. I regret the day ------ contacted us back for the apartment, I wish she NEVER called!!! I would be in a nice condo in Alpharetta near Cherokee County instead of here. But you live and learn. Hopefully who ever reads this take head and NOT MOVE HERE,, unless you are absolutley terribly desperate!!! Good Luck!

        Do not live here

        I have lived here for 10 years, in the last year I've had new tenants move in below me. They continue to play their music unbelievably loud. I've spoken with the office staff in person..the response "well she really likes her gospel music". I've left several voicemails, have been told "well i'm sorry this hasn't been taken care of, be assured that it will...we will fine them if they continue..." I've been fussed at because someone called in and complained that it was ME playing my music. We don't play our stereo, we listen to music on ipods or the computer. The tenant below has even come up and harassed me on Christmas Eve for complaining. Apparently the complex values this type of tenant than me, one who has always paid their rent ontime, brought two other tenants to the property..for TEN years. Well no more..I'm out of here the end of next month. The trash problems of late have been cleared up to the new management's credit unless you count the dead animal remains that they won't make arrangements to clear.

          Ashley Forest

          I have lived here for 7 months and every time I call or have an issue, it's addressed within 48 hours. I have lived in ------ and this is definitely not ------. Apartments aren't perfect (unless you have a lot of money to spend on them). By far, this is one of the better places I've lived and it's in a good area. We won't live here forever, but at least it's a good place while in transition. Satisfied resident.

            Worst place ever!!!!!!!!!!!!!!!!

            I find it funny that within the past day or two all of a sudden there are positive reviews after months and months complaints. Could this be the office staff? I think so.... I lived there for a year and it was the worst experience of my life. The complex is messy and trashy. Stray cats, dog poop and trash everywhere. Noisy neighbors. Extremely old A/C unit. Our place was always hot in the summer. Rude office staff. Once I was 3 days late paying my rent and someone from the office came banging on my door at 7pm asking me when I was going to pay. But when I had a complaint I got no response. Honestly this place is pretty bad, the staff is super nice and friendly then when you sign your lease they flip the script. Listen to all of the negative reviews on here. They are true!

              A special place I call home!!!

              I have lived in Ashley Forest nearly 6 months and I love it here. I currently live in one of their four townhomes and consider my living space spacious and functional for my family of five. The neighborhood is quiet and safe; I do not have to worry about my children playing at the park or the surrounding area. The staff at the complex are always helpful and polite. The maintenance staff are quick to repair as well as replace anything in my unit. I would recommend Ashely Forest to anyone looking for a reasonably priced, beautiful appearance luxury apartment home or townhouse! I plan on calling Ashley Forest home for a great while!

                I LOVE ASHLEY FOREST APARTMENTS!!!

                I VE BEEN LIVING HERE FOR ABOUT 2 MONTHS AND I JUST LOVE IT. IT S SO CLEAN, QUITE AND THE APARTMENT IS UPGRADED. SINCE I MOVED IN I HAVE NOT SEEN AN INSECT OR A ROACH INSIDE MY PLACE, WHICH IS GREAT. MAINTENANCE GUYS ARE THERE WHEN YOU NEED EM AND ALWAYS FIXED RIGHT THE FIRST TIME. OFFICE LADIES ARE VERY NICE AND ONE THING I LIKE IS THE MANAGER OF THE COMPLEX IS ALWAYS DOING SOMETHING OUTSIDE FOR THE COMMUNITY, ASKING IF EVERYTHING IS OK. ASHLEY FOREST, GRAT PLACE TO LIVE IN A VERY NICE AREA!!

                  Getting better

                  The staff is very helpful and considerate. There has been a bit of a turn-over in staff previously, but it seems to be stabilizing. The fence around the garbage is a big help, and although the staff does a good job about trying to keep up on the grounds in general, I would fault many of the residences for being careless themselves. If you drop it, pick it up! If your dog drops it, pick that up too, please! Maintenance team is good...and if they don't meet initial expectations they address it quickly. The floors are thin (older buildings) so overhead noise from walking can be heard at times but not that bad. I don't hear conversations, tv's, or music from neighbors. The interiors are being updated continuously and if I have ever needed anything, the staff is very responsive. Coming soon - renovated tennis courts and work out equipment. YAY! The rate is fair, but I wish they had a grace period of at least three days. Pay days don't always fall conveniently especially around holidays. The location is great. Very convenient to local small businesses, mall, services, and the 400 isn't far away.

                    Improving all the time !

                    I have lived in the complex since 2007, improvements have been made each year, new exterior paint,fixing of any rotted wood areas, well maintained landscaping, pool is always well kept during the summer season. The front office staff for the first time is really great, any issues they are more than willing to help you out!

                      Generally good!

                      For me, a great benefit is the location-very convenient for work and shopping. Because of the location, I think the price is fair-but not based on the apartment or complex alone. Pros-very helpful, friendly office staff, they have been quickly responsive to any needs I have had, and go above and beyond to help. Renovations to kitchen are great! Cons-Limited renovations (my apartment has an ancient air conditioner that is noisy, other aesthetic issues). Fence around the dumpster has helped tremendously with the look there-still, people are leaving items outside the dumpster. I have some really noisy neighbors above me, but in all fairness I haven't complained to them or the office....it's an awkward situation!

                        A Welcoming Place to lLive

                        I have the new rennovations and friendly staff to be helpful and welcoming. In the short time that I have been here, I have met wonderful and friendly people in the neighborhood, and have not encountered any problems. The aprtments are stylish and updated and the porches are absolutely wonderful!

                          These people are the most delusional people that exist in the apartment business the staff will come into your apartment when you are not home without you knowing and lace your drinks in your fridge. Let me tell you the Staff likes to threaten their residents and tell them they will beat them up all kinds of over the top sic key wicks if you have any decency you will not move into this psych warp how bout their was a dead man left in his apartment for 12 weeks and the staff was the one telling everyone that he was in their.

                            Connor Group has no conscience

                            The bottom line for me is the management either lives in worst conditions so they don't see anything wrong at Ashley Forest or that since they don't live here they couldn't care less about the tenants. Just pay your rent and everything is fine. Don't dare to be late paying Heartland and one of those privacy invading notices will be clipped outside your door. Not to mention that Heartland is a complete and utter rip off. We are charged for pest control that you have to request and they never show up, we are charged for exterior lighting, which is almost non-existent, we are charged for trash that is overflowing EVERY weekend. Paying on-line costs $3.00 and they already charge an administrative fee. The maintenance staff while friendly do a lousy job at responding to any work order. Nothing has ever been completed in one visit because something has to be ordered (it's usually back-ordered). I love the floor plan but the upkeep is terrible. These apartments need a complete renovation. The only place I've ever heard that does not give a grace period for your rent. Pay it on the first or incur late fees. Most apartments give until the 3rd and I know of one the allows you until the 5th and it is a really nice luxury community if Alpharetta. This is further proof that the management only cares about money and not the tenants. Much needed renovations should not be a problem. Living here has been one of the most humbling experiences of my life and I'm so looking forward to leaving this dump!!!

                              Good and bad

                              The Good: The location of the apartment complex; it is very convenient to all the major interchanges: 400, I-85 and I-285. The people in the leasing office are always friendly and helpful. Unfortunately, there is more bad then good. The biggest issue is the apartments are way overpriced. Although there have been some improvements made, they are not worth the price of the rent. There are huge cracks in the doorways so that it is hard to heat the apartment in the winter and keep it cool in the summer. The apartments look rundown. The maintenance team is slow to respond to maintenance request; it usually takes them a couple of days to respond. The trash compactor is in the front of the complex and it is ALWAYS overflowing. It is quite embarrasing when you have guest come over and they comment on how much trash is piled up at the front entrance. I unfortunately can't recommend this complex and I plan to move when my lease is up.

                                  Not recommended...wish i would have read the reviews before moving in

                                  I guess they are right, that you get for what you pay for. I moved in a month ago b/c the price was lower than any apartments in the area but I never expected this many problems. First of all the dishwasher and furnace didnt work. Took a week to fix the furnace and the dishwasher is fixed but water leaks which has not been taken care of. Not to mention when they came to repair the dishwasher the maintence crew used my own towels to soak up the leak from the dishwasher that they caused. Also since people have moved in above me I hear nothing but their stomping all times of the night including their bed shaking when their having sex. I have also exprienced leaks in the bathroom ceiling when the neighbors above are taking showers. And no one has came to repair it with in a week of calling them. The only good thing about the apt is the price but if I had to do it over again, I would pay more to have a better quality apt.

                                    Nightmare! Overpriced slop bucket of issues!

                                    Ok so I'll start this review with the statement that this apartment community's management will tell you anything to get you to move in, don't believe anything you can't see with your own eyes. Examples.... I was told I would have a fireplace in my apartment and a reception for my satellite dish. When I arrived on movein day with a truckload, I found I had neither. They found a new apartment for me that day, but the guest bathroom wasn't even finished! Looked like they had just put up the drywall with a rough sanding job done. No primer, no paint, and the seams were ugly and incomplete. They of course said it would be done within the month. I moved in 8 months ago, it remains undone to this day. The insulation in the walls is so thin that I had months during summer where my power bill was $250-$300. The A/C condenser outside my building looks like it was pulled out of a scrapyard and assembled as part of a contest in using the least number of parts possible. My condenser unit is wide open, rusted out, and literally consists of about 3 parts, that's it. It has to be at least 2 decades old. I can only imagine how inefficient this piece is. My water heater only contains enough water to take no more than a 7-8 minute hot shower, after that it is luke warm or straight cold. And heaven forbid you'd like to take a shower while washing clothes or dishes. My kitchen cabinets were "newly stained and renovated" according to the apartments, and although this is correct, I think when you stain cabinets, you're suppose to do the whole thing, not just a quick spray of the outside where you can see air gun marks through the stain, where it's not gooped up and looking terrible, and the insides, sides, and top is still the natural color! And to make matters worse, I know for a fact the management is aware and they offer nothing to fix the issue. Of course how could I expect that when they haven't even finished my bathroom. The ceiling is paper thin, I hear children running back and forth all hours of the night, and day. Not my neighbors fault, but just a really poor quality apartment life. I cannot have any nice yard furniture as the children around the neighborhood often walk behind my building and either steal or damage anything I may have out there. The "water/trash" company, Heartland Power, is owned by the same ownership as the apartments, and boy do they let you have it, between $60-$110 monthly. Any rent "credits" will quickly disappear when you get that bill. In conclusion, these apartments are absolutely horrible. When it came time to renew my lease, not only would they not negotiate with me on the rent, but they actually wanted to raise it!!! I laughed, wrote a letter explaining my side, and after they said they wouldn't budge on $830/month for a 2/2 apartment (a $80 increase), I stated my move out immediately. These people are horrible and have no idea how to treat people like actual people, they treat you like cattle, if that. BEWARE

                                      PLEASE DON'T MOVE HERE!!!!!!!!!!

                                      I've lived here for 1 year and my first encounter with the property manager was absolutely unbelieveable, I have never met anyone so unprofessional. Just last evening my apartment flooded from the above apartment and thankfully the maintenance team doesn't display the same unprofessionalism and uncaring attitude as the property mananger. Although maintenance responded in a prompt manner I still haven't heard anything from the property manager about the cleaning and repair process. Thanks again maintenance, and I hope you find a better place to work.

                                        Cost does not match quality

                                        The good: I love my dogs and can keep them both in the apartment. I always pick up after them but I see others don't. Very good wall insulation. My next door neighbors were having a loud argument and I could not hear it in my apartment. Only found out when I went outside (could hear them through the door). Wooded but not anything special. Near Target, Kroger, Publix, Fresh Market, not far from mall. Nice location. The bad: Maintenance request for AC going out in JULY of all times took 5 calls and 7 days to repair. This happened both years. Ac units are old and fail often. Freakin power bill of $191 for July! Most likely also due to old AC units. No, I have not set the temp to 68, I set it to keep the apartment at 84 in the summer! Poop is everywhere. The lease forbids leaving it lay around under penalty but this is not enforced. People also seem to throw their trash everywhere. MickieDees bags and stuff often blow around the parking lot. Only walking paths for the dogs is on the pavement or in a narrow strip of very uneven grass in front of the apartment buildings. Some steep hills are at the rear of some buildings making them unusable to the faint of heart. Counter tops have been painted over instead of being replaced! Just try to clean that cool aid stain without removing the paint! Appliances are old and barely serviceable. They are upgrading to new appliances but only after a $150 increase in rent. Not worth it. I have put in about 6 minor service requests in the past two years. One of them was handled, the others are still open. This includes lights that don't work, switched outlets that short out every other outlet in the room if you attempt to plug anything in to it, door knob that fell off (interior door), dishwasher door front fell off (still works - well, kind of), burner on stove has NEVER worked since day one, etc. One toilet has so many cracks in it it looks like it could fall apart at any second. First of all, how do you do that to a whole toilet? secondly, whose bright idea was it to glue it back together instead of replacing it? AC unit upstairs leaked down into my wall leaving a large water stain on the wall. They came out to look at it and stopped the water but three weeks later still have not painted over it. Good thing I don't have a lot of guests come over. Looks pretty bad.

                                          Horrible Management!!!!!!!!!

                                          Lousy at best. They game you in to live there and rip you OFF!!!!!!!!! The current young girl Manager asked to sleep with my twin bro we both play football and we like to swim and on the way to the pool, she has been at best stalker ish with her miniscule brain of hers. AND somebody tell Alicia that she really cannot SING! DO not ask us to listen to you SING Again!!! Horrible dude woah. most neighbors are scared to say anything in fear of OFFICE RETALIATION. They are going to cause someone to snap and they will end up reaping what they sow.

                                            Really Bad....

                                            I have been here for a few months and signing a lease here has been one of the worst mistakes that I have made. I have even looked into ways that I could legally break the lease..this is how bad it is. I have had so many problems with our apartment, including spending 3 days in 95 degree weather without AC. When someone finally came to look at it (since it wasn't considered an emergency) it took all day to fix it. Although the temp. here has improved, it's still not getting cold in here like it should. It's so warm at night I can't even sleep under my sheets! When I complained, I was told that these are old AC units, and everyone complaints about the temp in their apartments but there's nothing that can be done. The hot water has went out about 3 times and we've had to call the complex. Once again it took forever for the problem to be fixed. In addition to these problems, the trash area is absolutely disgusting. It's always overflowing, there is trash everywhere and it smells horrible if you walk or drive pass it. This is a pet friendly community, but they don't enforce cleaning up after your pet and there is poop EVERYWHERE. Not to mention the "doggie areas" that has trash cans are not changed reguarly so once again if you walk by prepare to get a strong whiff of dog poop. Also, this place is just noisy. Neighbors play music ridicously loud. The people in the building next to us literally hang out in the street at night and I am often woken up. This place is far from LUXURY and I am counting down the days until we can move.

                                                The worst ever! They pretend to be cordial an professional over the phone in order to game you to move in but, do not sign a lease with them. The manager is like Dr Jekkyl and Mr Hyde!! BEWARE!!!!!!!!!!!! I refused to sign a lease in protest to the treatment of those good people that I know who reside there .
