Don't do it!!!
I'm currently residing in the 700 apartment building and let me tell you...my apartment and the one above me are falling apart...literally. Before I realized how badly the apartment was in shape, it flooded out. I was told to clean up my own flood water, even took a box to them that had begun to mold, was told by a company they sent out that there was mold in my apartment. Needless to say, I never saw that guy again...they sent someone new out to my apt that claimed that guy was crazy for saying I had mold. The management changes out so often, you can't keep names straight. Recently, I paid rent with a personal check, and two weeks later had a letter at my door stating I was being evicted. Thank God I wrote those dumba**es a check or I wouldn't have the proof I needed in two days showing they cashed the check three days later. They claimed this happened because the apt number was not on the check. However it was written in the memo AND in my address. HELLO!! Whoever you are and whatever your walk in life, please please find somewhere else to live. I have so many more stories about my past year here. I'm getting the heck outta here in just a couple of months and I couldn't be more excited. I will never ever ever ever look at an apt owned by the Connor Group ever again. The con.nor group does not care about their tennants or the quality of apartments they rent

Please help - I'm seriously looking at this place.........
I have read some of the reveiws and granted, most affordable places have a host of complaints. Due to our economy, I need to rent in a place that will allow for bad credit, hence my reason for considering this place. I see they are doing rennovations inside and out and it seems they are trying to clean-up. Please explain to me all the bills you pay besides rent so I can understand the nickle and diming a lot of companies do. Are there bug problems? Are there safety issues? Please give me the low-down. I appreciate all input.....negative and positive. Thanks

Rent may be cheap but the "service" bill will bleed you dry
A new company has purchased the property and they are nickel and diming the residents every way they can. Sure rent seems cheap, but the "services" bill from Heartland Regional "Power" (funny because Sawanee actually supplies the complexes electric service and is a different bill) is almost $100 a month. I don't mind paying for water and sewer but it makes me very angry to pay for non-existent pest control, "common" electric lights that never are on, and a trash fee for a compactor that is used more by the residents in the surrounding subdivisions than the apartment complex residents. It's definitely time to move...

Gone downhill with new management
This was a nice place under Madison but the new owners have run this place into the ground. It is a literally trash heap. I think the big problem is that Madison had some staff actually live in the complex and they cared about "their" community. Now it's a bunch of outsiders who seem to have never worked in a residential apartment complex before. They don't care one way or the other about the quality of life for those living here. The office is never opened especially during the first of the month when rent is due. They've changed the water/sewer provider so our bills have gone up an additional $10 for "fees". There is only one garbage compacter for the complex and it is only run during the workweek so by Sunday it's overflowing. There's now only one maintenance person so it takes forever for work orders to be completed now. And the kicker is that they won't tell you how much they are going to raise your rent when your lease is up until you agree to renew. Very shady!

Another Typical Apartment
Overall, not a bad place to live. Never had a parking problem, cause the place is slowly becoming vacant. I never had a problem with maintenance. I miss the Madison group. They were awesome. Now we have The Connor Group. They are slowly improving. I hate that they call themselves Luxury apts. Nothing about them are luxury. This place is built pretty well, because it's old. I sleep pretty well, but I'm on the second floor. My biggest complaint is the quality of the interiors. EEEWWW!!! The cabinets are falling apart. They painted my counter top! So screwed up. Both of the toilets rock and the flooring is really old and outdated. I get horrible cell phone reception here. Other than that, just the typical complaints. Trash, dog crap, riff raff, drug dealers, poorly kept landscaping, trash overflow, etc, etc... One more thing, make sure you have and keep all your paperwork. They make you put in a 2 months notice, even though the lease is up. Yup, I'm outta here!

New management, Just plain awful
This used to be a nice community before the new slum lords took over management. Madison left and these new people came, I think they are called Conner Group. The old people that worked here actually cared about the residents and how this placed looked. These new people in the office have a don't care and can't help you attitude. The office is never open either. They open at 10 in the morning and are gone by 6. Even though someone is supposed to be there the door is always locked. It's like these people have never worked in an apartment complex before. There is only 1 maintenance person here now, before I think they had 3 people. The grounds look like crap, the flowers are all dead and the compacter is always overflowing. The pool always has leaves in it. It took 3 weeks for my simple work order to be done. You don't appreciate what you have until it's gone, I wish the old people were still here. Do not even think of moving here. I can't wait until my lease is up so I can get out of this crap hole. I think everyone of my neighbors is planning to do the same thing. They are letting crappy people move in too.

Like Dogs
This place is great because they allow big dogs. The last place I lived kicked me out because I adopted my ill uncle's Boxer who weighs over 35 pounds. They wouldn't even make an exception and I had lived there for 3 years. The people are friendly that live here, I meet alot of them walking my dog. I am quiet happy here now.

whats wrong with the people living here?
dog ---- all over the place ..people throwing trash everywhere .These apts have become bad to worse the last couple of months. The only positive things about this place are Leasing staff and the price. They respond quickly to any maintenance calls . you can hear the upstair people taking bath .its so loud that it feels like you are standing under a waterfall or something

My home
After searching for an apartment for weeks I finally stopped into Ashley Forest by chance. The staff was super-duper friendly and had an apartment ready for me to move into in 2 days. I had new carpet and it was very clean. A few minor repairs had to be made but they fixed everything right away. My son and I are very happy already even though we have only been here a short time. My sister is moving to Georgia at the first of the year and has already put an application in to move here too.

Quiet place
The last place I lived was so noisey I never got any sleep. This place is a dream. I never hear my neighbors and there are no disrespectful teenagers playing loud music in the parking lot. My apartment is very nice and you can't beat the price to live in Alpharetta. The people that work here really make you feel at home and you get the feeling they care about you.

Ashley Forest a true rip off
Lived there for one year. There was a leak in my bedroom, which I complained about for months. They finally decided to take a look at the leak after I started sending certified letters. They made a repair, but all they did was put dry wall on the ceiling, which, after it rained just leaked through the new dry wall... some repair! The apartments below me just caught on fire on 1/19/2007 and the fire department and detectives explained to me that it was arson/burglary. I was forced to stay with a friend. After hearing it was arson, I decided this is a very unsafe place to stay. They still charged be $800 to break my lease, even though the unit was inhabitable. Very displeased that they charged me a 30 day penalty to leave my apartment while there was water./smoke damage... did they ever call to see if myself or any of my belongings where damaged. destroyed? NO... from my experience, I do not recommend the apartment complex. My Attorney is now involved in the process and we will see how much money they will owe me for making me pay for an inhabitable place that I am renting...

Already in love
My room mate and I went apartment hunting and were extremely displeased with many of the places we visited. We decided to go to Ashley Forest and were pleasantly suprised. The grounds are in wonderful condition. There is lots of beautiful green grass and shady areas. All the apartments that were shown to us were in wonderful condition. We decided to put in an application. We got approved about an hour later. Also we got a reduced rental rate because of a special! I am ready to move in right now but I can't until the other person moves out haha! Anyway to make a long story short my entire experience with Ashley Forest has been amazing and I look forward to moving in soon!

Bad Staff, GREAT manager, but powerles, Bad Corporation, BAD NEIGHBORS. Bad complex.
I lived at Trashley forest for 4 years in 2 different apartments. What a nightmare! The grounds are a mess, and the upkeep is poor. Both of my neighbors were absolutely evil people, who made my life miserable for the last 2 years I was there. Madison as a comany is awful to do business with, they treat their employees like garbage and it trickles down to residents, of course. The District manager works on the property and is about as friendly as Lizzie Borden. The manager is a good person and a good manager but thwarted by those above her her hands are often tied, and she of course gets all the blame. That trickles down to the residents too. One of my neighbors, the first one, was a chronic complainer who made not only my life but the managers life miserable as well. The stuff that flies here is unreal. Take my advice, unless you are deaf dumb blind and "DUMB" too, go elsewhere. In the same area are many places far superior with more competent staff and better mgmt companies in charge, with nicer apts at better prices, right in the same neighborhood. Pass by Ashley Forest, and apply at the next place you see, even if it is HADES you will be doing youself a favor. And Roswell would do itself a favor if it rezoned the area, stopped renewing the COs for this dump, and let a developer make condos on the land.
OH also, the "Courtesy Officer" is a real SOB too.

Full of low-life scumbags
This place is horrible. If you want to live around felons, drug-dealers, and just general scum of the earth types, then move to trashley forest. I wouldn't recommened this apartment complex to anyone. Instead of sending people to prison, they should make them live at ashley forest for their sentence. They would never offend again. Scummy, noisy, disrepectful lowlifes......just move there and you will see what I mean.

This place is the nicest place for the money in the Alpharetta and Roswell area. I have already received 2 referral fees because I am making all of my friends move in here too. My doggie loves it because I can walk him everywhere here. The pool is great-it's already open!!!!

Wowie!!!
I moved into Madison at Ashley Forest one month ago. This place is superb. The staff deserves an A on dedication and accomadation!!! From the first time I walked in the door until today w Ithen I dropped my rent check these people are wonderful they couldn't be any better. I had a few minor things that needed to be fixed aftger I moved in and the maintenance staff was there in a flash. The supervisor is great and his assistant was so nice. It's so nice and peaceful. I have a dog and he feels right at home with all of the places I can walk him. I would recommend this place to anyone looking for a long or short term apartment.

Good neighbors
I moved in to Ashley Forest about a year ago. I never had any problems with noisey neighbors until a month ago. I went to the staff to voice my complaint any they took it seriously. Within 24 hours my noisey neighbors received a notice from the office and the problem was gone. The staff here takes care of everything and are very helpful. I would recommend living here.

May be moving when lease is up
I don't think Ashley Forest is really all that bad. But, I do agree with the former review. Having moved to Georgia from New York State I am unfamiliar with many bugs. I've never had a roach, ant, fly or mosquito problem in NY.
However, I'm quite saddened by the realization that I might have a roach or "waterbug" problem in my apartment. The staff has been very nice to me, but I'm unsure about renewing my lease. I'm hopeful that at any given moment things can change. But, after killing one baby roach in the bathroom and one HUGE roach in the kitchen this morning, I'm still nervous to walk into those same rooms.
I've had a pretty cool experience here though beyond the critters.
If I were to do it all over again I would rent a top level apt. instead of walk-in, thinking maybe that would solve the bug problem.

I have not enjoyed living at Ashley Forest Apts. There have been a multitude of disappoints. The bugs have been the most intolerable part. They are so large is size it will literally scare you. You're level of cleanliness has nothing to do with whether you have them or not. Why? Because I maintain a very clean home, use bag liners in my trash can, take the trash out daily, have purchased bugs spray repeatedly at my expense, spray monthly and still have them. It's ridiculous! Some of them have multiple legs. My husband scooped them up in a bag, took them Lowe's and asked for a recommendation of what to buy to get rid of them. They recommended a spray that has helped to eliminate most of them, but we were informed that the multi-legged bug was some different breed / species of a cockrock...crazy!!
The noise level is bad as well. You hear everything going on with your neighbors. This including there restroom visits, conversations, sexual activity and entry and existing of their apartments. I realize some degree noise it to be expected but not to this extent It's crazy. If I live on the second floor I should not be able to hear the activities of my above and below neighbors and clearly decipher between the two.
Insulation is a problem too. For what you may save in cheap rent, you give away to Sawnee Electric. ALL heat and air condition escapes through the windows and doors.
The staff is responsive in that they react to your complaints, but I can't say they are proactive. The parking is fine everywhere except at the apartments near the front of the property. Maintenance for the most part is OK. They are fairly friendly and repair things in a reasonable amount of time.
For me it has been a disappointing experience living here for the above mentioned negatives. If you don't mind bugs, noise and giving away your money to a utility company you'll enjoy your stay. I will be moving on at the end of my lease.

I like it here
If you don't care about all of the extra useless crap they offer you at a brand new place you should rent here. The prices are awesome and the location couldn't be better. There is never traffic on Nesbit Ferry Road. I had a problem with a bad neighbor and the manager stayed on top of them until they stopped being a pain for me and everyone around me.
