KeeKee and Paula were very accommodating. The maintenance guys are very good and professional - John and the other 2 -------- guys are great!! The neighbors upstairs have been the reason I likely won't renew. The noise has been unbearable and they have no respect for other residents. Otherwise the apartment is clean and well maintained, roomy and very nice. Another issue that left a sour taste in my mouth was a $500 light bill due to a vent issue that management refused to give me not even a partial refund for an error that was the complex (faulty broke unit).

    This is one of the apartments closest to my work and it's a decent community. It would have been a good place if we have gym running. It's under renovation from months which is a bit annoying. Overall a decent place to live in Alpharetta

      This location is very chaotic. Amenities aren't available, grounds aren't kept up (littered in trash and dog waste), residences speed through the complex, and treat the parking lot like a mechanic shop. Whomever landscapes blows all debris directly onto your patio and not think twice. For the price of living here, maybe consider the Halcyon or others.

        My unit is newly renovated with neutral walls, kitchen and LV floors, which made it easy to use the furniture I already had. The layout is open and large size rooms with plenty of storage. Waterstone has a very pleasant and helpful leasing and maintenance teams.

          The apartments are well-kept and located in a great area near the Halcyon district, with convenient access to Trader Joe's just minutes away. The valet trash service is a nice perk, though personally I'd prefer a traditional dumpster option. That said, I understand their approach helps keep the community cleaner overall. The main dumpster?used for larger items like boxes or when you need to take trash out yourself?can be a bit of a drive from some units. I just moved to GA so a lot of people may already be aware of this, but spiders. They will overwhelm the outdoor areas and for lower floor tenants, they like to find their way in. Pest control probably will need to be called more often if you're on the lower level to keep those things out.

            My community is a peaceful and welcoming place, ideal for those seeking a high quality of life.             The dishwasher is not yet fixed after multiple maintainance requests. Also, there was leak from the cieling for a day which maintainance confirmed its fixed on the above floor which will fix down as well.

              Ive only lived here a few months. Had a few issues with the portal. Community is peaceful however, residents that ate above need to be aware of how they walk. Some people when they walk, sound as though they have hammer for feet.

                It's been mostly good. The community is quiet, the people are generally nice. Maintenance ebbs and flows. It's good right now. There have been a lot of management changes, but it's generally been fine.

                  Avoid.

                  I have lived here for almost 2 1/2 years now, the first year was awesome, no complaints. Then the dreaded office staff changes started happening, The property was not being managed properly for months, this is supposed to be a a gated community. yet the gate has been broken probably over 10-15 times since I have lived here and been stuck open for weeks on end. The community decided to randomly switch our utility providers mid lease and now my water bills are all consistently $30-40 higher every month with zero explanation on where the rise in billing has came from. I have been CHASED out of the property by another resident who was either extremely intoxicated or high on drugs, reported it to the management to which they literally did NOTHING and showed no care for the safety of their residents. I hate that im even having to post all this, because the place isnt terrible but the lack of professional management or a team that even CARES about the community or the people here is actually insane for the amount of money these people charge here. If any higher management is reading this-PLEASE get a staff that genuinely CARES about your residents and not just some brainless corporate bots that are more concerned with FILLING your empty units with people that should not be allowed in this community, it honestly seems like they let anyone live here and with the price they charge you would expect a much, much more premium living experience. I personally cannot wait to get away from this property.

We will follow up with you as soon as we have an answer. Regarding the gate, it has been operational for over a year. It was down only recently for a few days. We informed residents, scheduled the vendor, and the repair is now complete. Safety is a priority for us. We have a courtesy officer, and we encourage residents to contact us if they ever need help in addition to calling 911 for urgent matters. We care deeply about our residents and your overall experience, and we re truly sorry to hear that you ve felt otherwise. We ll continue working hard to make things right

                    Community is great, management always try to make sure residents follow the policies. Nice place to live However, one of the mandatory fees (internet) seems a little excessive for me, especially when they didn't bother to announce it properly to the residents

                        Overall happy with living here. Disappointed in the amenities tho. Weights missing and b broken equipment in the gym for at least a year. And this past summer, we had a total of seven pool chairs at the pool. Most of which we're all being hoarded by the same group of people every weekend.

                          There are plenty of rules they make sure you know about them all. But there are just as many property amenities that are broken or inaccessible. Ie. car wash, club house, gas grill. Other than that it's not a problem.

                            Most everything has been great. Only complaint is that our downstairs neighbors play very loud music routinely, and we have had trouble addressing that the front office. Otherwise, wonderful place. Typically very clean, and the repairs (they very few there were) at move in were handled extremely quickly and with care.

                              I love the location. I think the price is reasonable. My only complaint is that my downstairs neighbors didn't even know I moved in.They pay rent just like me. Above me I hear stomping all the time that keeps me awake.

                                My overall time here has been unpleasant, frustrating and discouraging. The office is minimally helpful, at best. You will never see the Property Manager. The only positives are the location and maintenance staff, they are wonderful. I would NOT recommend this community to anyone looking for an enjoyable living experience.

                                  The policies are not renter friendly. I do not see why a 75$ plan is imposed on renters. Trash can policy is also not good. A lot of added charges to the rent and amenities are not worth the price. I will not be extending the lease. The front office and maintenance staff are very courteous though.Glad that I could record my feedback here because it's hard to give them in person since they all are very nice people.The people are good policies are not.

                                    And I'm comfortable in this community I feel like my home's here and the maintenance guys are great the management is great and the folks in the leasing office are great also. Response from the maintenance crew is top notch. I just wish they'd use up on the rent a little bit very few people making that kind of money nowadays and if you want to make it a community that's where it starts so stop pricing us out of the market. Is everybody greedy... With that said I think it's a great place to live perfectly located good neighbors..

She showed me an online model home for a two-bedroom unit that will open in early October. She also gave me a budget estimate that matched my needs perfectly. With her friendly smile and charming personality, I believe she will achieve great things. The location is well-designed compared to others, and the amenities are excellent.                                           We love the community and our apartment is everything we could have possibly wanted! The office staff responds to our needs and everyone is very pleasant and friendly. The maintenance department headed by John Hart is phenomenal and they respond very quickly whenever we put in a maintenance request. All in all, it's a lovely, quiet, well-maintained, gated community and we've been very happy living here and would highly recommend it.

                                            Mostly it has been just fine. A few neighbor issues over the years. First one in this apartment. I think you need another dumpster here and the things people are putting out there is very messy and awful to see coming in. Nice that the gates are back working, but if you don't have the arms coming down, anybody can follow at least three cars in and there's nothing you can do about it. You can't just sit there in the middle. I know people break the arms but maybe get some metal ones and that wouldn't be so easy for anybody to break them with their vehicles. When I first moved in maintenance, used to come around and pick up the garbage around the complex I don't see that happening anymore. It's too bad.

                                              Lots of kids no where for them to play so they throw balls around expensive cars. They have left scratches and nicks on my car I've had to pull scooters and bikes that were left lodged near my tire. The security gate barely works a friend of mine who came and stayed for a week had his tires removed and his car left on bricks. For the rent prices this community has turned into a ------ community. Located in a prime area but because there is no real implementation happening the emails that go out from the office no one adheres to. They sale you on safety and it being a gated community but the gates rarely ever works. Parents have small children in the gym sitting on equipment un monitored so you have to pick your time wisely. When I first moved here the office workers were professional maintenance tickets where fulfilled quicker possibly because they had more maintenance workers than what they have now they can't seem to keep workers long. I was told I couldn't have hardwood flooring because I'm on the 3rd floor my neighbor across from me opened his door and just like that hardwood flooring. The only thing I like about living here is the location. I've never been late on my rent and one of the office workers took my payment and misplaced it thank God I had her make a copy and I kept it she called in a panic a couple days later by that time the rent was late because they didn't know where the check was. Now you can no longer pay in the office online only.
