Our experence with this community has been mixed. During the first few years, the management team was great and very responsive. There were monthly activities for the residents sponsored by the property that were fun to attend. Since Covid, the management team has changed at least twice, and the current team is not very pleasant to deal with. In addition, the monthly activities have gone away. In the last year, we've had many instances of load music in the parking lot after dark, and sometimes late into the night on warm weather weekends. This is a problem, as my husband has to get up early to go to work.

    The current Maintenance team is great! However, there are residents who are allowed to park non-operating cars in prime parking spots and/or park their cars in such a manor that they take up 2 parking spots. The rent is too high for the age of these apartments, and trash services are abysmal. The amenities are outdated and need refurbishing.

      This complex needs to be put back together. The rent price and what you get , isn't adding up. This place needs to be remodeled and new roof. The water marks are back in my ceiling, because something is leaking somewhere on the roof and coming into the attic.

        Really declined. Cleanluness around property is not good. Gates are never working. Many commercial vehicles parked everywhere. Security is an issue. Landscaping poor condition. Rent to high considering overall condition of community.

          While the area is nice and the apartments are nice as well as safe, more maintenance staff is needed - it takes far too long now for maintenance to attend to tickets and when they do, the problem is not completely resolved. The gates are frequently broken (all are currently open and have been for several months). A single dumpster is not enough for a complex this size. A second one is needed for the upper apartments as there is always an eyesore build up over the weekend which leads to vultures Monday morning hounding over the trash. People constantly speed through the parking lot. I have nearly been struck many times whether in my car carefully exiting a parking spot or walking back from the dumpster and nothing is posted regarding this matter. Aside from that, I do like living here because it is safe and peaceful.

            Grounds are kept nicely and maintenance is responsive. There has been an ongoing issue with the trash dumpster-it's always overflown. The maintenance shack/garage is an eyesore and looks like a junkyard most of the time. The floors and walls are thin-you can definitely hear your neighbor's footsteps above you. Rental office staff turns over frequently but always friendly and helpful. Overall, not a bad place to live.

              I like the this apartment complex but the wall is not well built because I can hear sneeze from the next door, also the water is filthy. The gate is still not fix since I moved here July 2024. Anybody can just get in!

                When I came to tour the property in July their selling points was that it was a safe and gated community, and that it was a private residency and you would need a key for to gain entrance, the front gate has been open to whomever since I moved in 5 months ago which is not safe or gated, because now anyone has access to just drive right up onto the property. on the move in inspection sheet I noted that the flooring in the walk in closet was separated from the ground leaving room for bugs to enter, that has YET to be addressed and it has been 5 months since I made that notification. When I toured the property I informed the worker that I would like a 3rd floor unit that the door faces the frontside because I like my unit to have a lot of sunshine, the unit that I was assigned is on the back side all the way in the back and facing the expressway so I only see cars everyday no sun; which this unit I never looked at didn't even know how to get to the unit I had to find the unit on my own after signing the lease the worker never even showed me the location of the actual unit that I would be renting. The trash compactor is ALWAYS full where there is constant trash scrolled on the ground over the weekend because the trash doesn't get picked up on the weekends, no one wants to ride in a community where you see trash scrolled all over the ground, it gives the community a nasty look. The car wash area, there is a vacuum station where you can always vacuum your car, it has been out of service since I have moved in 5 months ago. There is always beer cans at the front breezeway that residents leave and no one seems to clean it up, so the community looks very dirty. The dog park needs more attractions that place looks like a graveyard, there is only 1 slide for the dogs which is not very appealing. There are many broken appliances in my unit(light fixtures) that I noted to the leasing office months ago and nothing has been fixed, trust I won't be here long.

                  Run! Look elsewhere. While it's location is great, it has turned into a ------. Terrible tenants, dog waste, trash and glass everywhere. Four managers in 5 years and nothing truly gets addressed. Gate stays open 24/7, tenants work on vehicles in the parking lot. Tenants allow their children to tear up the property and leave their bikes and toys scattered around the complex. Oh, and the trash compactor is always over flowing with bags piled up. The managers hands are tied with the lack of resources they are given to address our concerns, shame on IRT.

                  Maintenance is not good in the community. I have raised the request for pest control. The request has been closed without completion and never turned back. People started slowly moved to different community because of maintenance.

                    Roach infested when first moved in, apartment wasn't cleaned at all before move in and walls were still unpainted before move in from previous tenant. Manager is horrible. Gates never work and are left wide open every single day.

                        Very good? generally a safe quiet area? pleasant community . I've enjoyed being here? one fault is the continuing failure of the entrances which some compromises the safety of the complex . Thankfully nothing serious has happened to me apart from a parcel being stolen

                          it's ok, but sometimes maintenance close the service request before even coming in to your apartment and you have to summit 3-4 times the same service order. People don't pick up after their dogs. A lot of people sitting down at the parking lot with kids and bikes, like +10 people.

                            I wouldn't recommend this community to anyone. There is a bug issue. And the pest control doesn't help, it's a joke they offer to come twice per month . You have to call Monday or Tuesday for them to come on Wednesday but you are changed 30 dollars even if you don't use it. It's not helpful. I have the same bug issue since I moved in. The valet trash is a joke. They only come Sunday-Thursday . It was canceled on Halloween. The gate is always open. Which makes it useless for you to be charged 50 dollars for a get key. Not to mention the management is horrible. They never respond to calls or emails. Residents don't pick up their dog poop. The walk ways are nasty and unkept. It took over a month for me to get the disher replaced. People steal packages . Residents are running a car repair business from the parking lot. There is never enough parking . Residents have gatherings in the parking lot. Which makes it hard to park as well. I have sent pictures of all the things I mentioned to management with no response. I'll be moving once my lease is up.

                              They do not respond to complaints or concerns. They let the new tenants come in and break all the leasing rules and ignore the tenants who has been here for awhile. This will be my last year living here.

                                DO NOT LIVE HERE. Not only are the apartments cheaply built and not taken care of, but the residents make living here unbearable. There are constantly parties going on at the pool where many people are smoking (cigarettes and other things), leave trash everywhere, blast music, and let their kids run wild to disrupt everyone else. In a similar manner, the gym is absolutely disgusting and not taken care of. It is about 30x30, smells like urine, and has not been cleaned or updated probably in 15 years. The equipment is sub-par, you are better off going on a jog or buying yourself a pair of dumbbells for your apartment. To continue, there is consistently trash left all over the grounds, which attracts pests. These pests will find their way into your apartment due to the fact that the apartment is open-style, with your front door facing the outdoors (not a closed in hallway/building. Also, many people do not clean up after their dogs which is disgusting? and they face no repercussions. Management loves to send out emails threatening to hand out fines for these actions, but they never do.. People need to be held accountable, but management is so dysfunctional that it will never happen. Speaking of management, I have to submit service requests 2+ times to actually get maintenance to come to my apartment and fix/improve things. Similarly, due to the thin nature of the walls and floors, I have had numerous noise complaints called on me FOR WALKING AROUND MY APARTMENT. I cannot even walk around my apartment without 'disrupting the peace' of my downstairs neighbor. This creates a very uncomfortable situation for us both- so it's best to just avoid living in these apartments. Further, the gates are never functioning. We pay a premium to live in a gated community, but they are open for anyone to walk in freely. There have been non-residents caught taking naps/sleeping/shacking up in the pool clubhouse area! Disgusting and dangerous!!! As a woman living alone - DO NOT LIVE HERE IT DOES NOT FEEL SAFE. There are countless other options in this area that are 100000x better and at similar rates. Please do not live here.

                                  Property is poorly maintained, specifically the gym. For example, the AC in the gym was broken for months at a time. Gym equipment has been broken and stolen, with no efforts made to replace or repair the equipment. Additionally, the pet policy goes unenforced. Many residents do not clean up after their pets, and it is common to see feces on sidewalks, asphalt, and common spaces.

                                    The corridors are consistently filled with dust, which not only detracts from the overall appearance but may also pose health risks for residents and visitors. It appears that routine cleaning has not been adequately performed. Additionally, the lights in the corridors are heavily covered with cobwebs and dust. This not only affects the lighting quality but also creates an unwelcoming atmosphere. Request you to clean on weekly basis atleast.

                                        We were excited about moving into Waterstone at Big Creek. The layouts are spacious and the property appeared to be well kept. We had to be transferred into a different unit after one week after moving in. Bathroom flooding, kitchen sink flooding, no shower knobs in either bathroom, unit infested with ants and unclean unit. Not to mention the neighbors above us made so much noise at night, we woke up out our sleep, thinking someone was breaking into our apartment. Moving into a new unit sounded like a dream. It didn't take long after moving into the new unit before the problems started. We would wake up to marijuana smoke every morning and throughout the day. Enjoying your balcony was a no. Kids running in the breezeway at 8am making so much noise. Dog poop left on the steps, like a joke. Trash all over the property. Cars being damaged by kids kicking balls, crashing bikes and sitting on them. Not to mention you can hear every word from your neighbors below, above and beside you. Don't let an argument happen, you can hear EVERYTHING! The insulation is nonexistent. We were definitely mislead. The location is perfect. Easy access to the Big creek greenway and Halcyon. Just wish the apartments and people that live here were as nice and considerate as the surroundings. I wish the complex held the residents to a higher standards.

                                          Absolutely disappointed. Our experience has been littered with issues that are never resolved but band-aided at best. From disgusting conditions at movein that took a month to rectify (some never being fixed), trash and dog excrement all over the community, many of the community amenities not being useable, and a lack of communication from the office. In a few short months we've dealt with infestations, flooding, disrespectful neighbors (whom the office ignores), and issue after issue. I drove up to find a guy cutting his toenails on the curb in front of my door? someone left a trashed printer in the breezeway for 3 weeks before I took it upon myself to trash, and the office only enforces a select number of rules when they deem necessary. The place has so much potential, but it's far from upscale as it's been run into the ground.

                                            Dirty pool and gym

                                            If you care about hygiene this is NOT the place. As you can see from most comments below, when you move in most apartments are super dirty so make sure if you can to have a look at your actual unit before moving in. Additionally to make it worse the gym and pool are NEVER CLEANED. All they do for the pool is add salt and for the gym they don’t even do anything to up keep it or even have wipes for the equipment. They will put a sign that pool is closed for cleaning but all they do is put chemicals but they have never done any proper scrubbing or collect all the super disgusting dirt in the pool for over a year. The pool is so dirty that there is algae growing everywhere, it’s super nasty to the point where I don’t even know how the pool clean levels are up to legal standard for it to be opened for swimming. There easily could be legal action taken, that pool absolutely needs to BE DRAINED OUT and throughly cleaned before putting in new fresh water. For a gated community also the gates are almost always open. BTW if you see any positive comments it’s 90% from people who come do visits on the property so obviously they get shown the best side of it but the true genuine comments are those of actual residents which are mostly negative. Waterstone before you respond to this first make sure to properly clean the pool and the gym.

                                            The trash dumpster is a mess. It's disgusting, it's unsanitary, and it doesn't seem like there is a huge push to do anything about it. Either schedule another pick-up before the weekend or choose another valet service that will take the trash off-prem. If you're going to threaten a $75 dumping fee (I think that's what's written on the dumpster) for leaving garbage at the bin, then find a way to assess the fines to those who dump furniture. The maintenance staff members are awesome. They are very personable, professional, and are pleasant to work with. I only wish that we would get more of a notification when someone is coming to do work so that I wasn't caught off guard and can have my animal secure before they arrive. I live above a unit with a garage door. It might be nice to consider replacing the garage door openers with quiet ones. Being woken up multiple times in the middle of the night is annoying. Someone needs to be more of a "Karen" and regularly walk the grounds & address abandoned cars in the parking lot and just take note of the overall community. There are a handful of cars with flat tires that haven't moved in the 7+ months that I've lived here. The unit sizes are good and I feel very much at home living in my space. The mail area needs garbage picked up more often. The garbage bin is constantly overflowing with junk / discarded mail. The dog park needs to be cleaned weekly - there is a lot of dog poop in there that isn't being picked up by community members. Again - if you are going to threaten a fee for not picking up poop, figure out a way to fine the offenders or don't threaten it at all. I'm sure the maintenance folks have better things to do than pick up poop. The security gate - either replace it or rip it down. Safety score is low due to the fact that the gates have probably only worked about 7 days of the 7+ months I've lived here.
