This community is in a great location- minutes to 400, close to dining, outdoor activities and shopping. The apartment homes are modern and very spacious/ lots of square footage and storage. The grounds are not the best however- there's trash and debris throughout the property. The hallways are dirty and trash is kept outside by the neighbors. The office got the breezeways pressure washed but it was not a good job- you can still see dirt and stain on the concrete. The breezeway wasn't prepped appropriately and there's still taped up fire alarms in the hallways. Residents also don't pick up after their pets.

Renters BEWARE of this IRT community...
If you dont mind forking out unexplained addt'l fees, with poor excuses by all means sign a lease here. This place has really went to shreds. The staff is VERY challenging to deal with-POOR attitudes. These ppl are indescribable- OMGAWDDD, seriously! Why even have staff there when you get ABSOLUTELY no help personally. The staff is quick to redirect tenants to a 3rd party affiliate(s), or portal/website. OH, and you can surely forget about EVER speaking to the property manager. She ALWAYS directs her staff to handle situations that really require her "supposedly" expertise...You can't reach anyone via phone about 70% of the time and forget about about call backs- thats rare... I think Elon Musk idea might NOT be so bad having AI around- because this staff is getting paid to do nothing but punch the clock. They are EXTREMELY unprofessional. Guys, I swear this place use to ROCK HARD and its SO sad because they are in a PRIME location to not care and about the tenants and the property. And, good luck trying to reach CORPORATE for any help on a resolution- USELESS. So, NOW the staff feel they can do whatever and get away because who do you contact for serious issues or concerns that goes above the property mgr...LOL work orders are a JOKE. I am not sure if any of the techs on board even qualify to determine A/C outages, toilet issues, ceiling leaks, exterior property damage, filthy breezeways- they just painted the entire community and earlier in 2023-well the painters was a cheap thrill because the paint is peeling and you can see the previous color. I LOL because it does NOT have to be this way. All we need AGAIN-- IRT management team is a caring staff that's NOT just showing up for a commission/paycheck!!!

We had some issues starting our lease related to some fee's being charged at the time of moving in that were not to be. We were told these would be credited and in the end we just got a partial credit. Besides that everything else has been amazing and well taken care of.

Although the apartment complex is in a highly sought after neighborhood, this property has changed hands on numerous occasions and there has been a high turn over of staff. Unfortunately this leads to lack of service and care when it comes to maintenance needs, although I do have to say that John has always been kind and attentive when he is able to assist with issues.

It's a nice apartment to live in till 2022. When new management came, maintenance is not going well. The response we got is also worst. Even they dont have patience to answer properly. I won't recommend now due to current management.

I really love the community that I live. The apartment unit that I live in is very nice and clean. And the staff of the property do an excellent job of the upkeep of the property and community. The only discomfort I have about my experience living in my unit are the people who just moved above me in a one bedroom apartment and have a full family. They let their kids run and jump around a 864 Sq. Ft unit.

Satisfactory...lot of insects are in and around the home. Pleased arrange send bug controllers. Rest all are good... Please take care of few hygiene factors at rest areas in swimming pool and cleaning should be done very frequently. Every weekend parties are there at pool side but cleaning is not done next day ..it's left as it is till next Monday or Tuesday.. It's very unhygienic conditions at swimming pool.

It would be nice for management to clean common areas and restock supplies in the clubhouse area. There are never any towels in the dispenser in the bathrooms and gym. There is rarely soap in the bathrooms, and there is always debris of some sort that takes days to clean up. My apartment and area around it is nice, and it is a good community and location. My only complaint of the apartment it the tenant above me who is ridiculously loud all the time. It seems he intentionally stomps on the floor and drops things. This goes on day and night, and it is difficult to get a good night of sleep.

VERY DISAPPOINTING stay away if moving from another state
I know this is long but if you want a HONEST REVIEW read this completely ESPECIALLY IF YOU ARE COMING FROM ANOTHER STATE, otherwise just read the last paragraph. My wife and I were super excited and looking forward to moving to our apartment especially after speaking to the folks at the front office multiple times during the week of the move and them assuring everything is okay. We probably called the office at least for times that week as we were paranoid of any issues especially coming from another state. We even told them exactly what time we would arrive to pick up Keys as we had scheduled movers for two hours. We were driving all the way from Kansas City (13hrs drive) in a Uhaul truck hauling our vehicle so you can imagine how exhausted we were once we arrived. We proceeded to go to the office to pick up the keys and the lady there tells us that our apartment that was supposed to be all hardwood flooring is still carpeted because of some scheduling issue with the folks who were supposed to replace it. Mind you no one ever mentioned this in the many calls I did with them throughout the week or no one minded to give us a courtesy call to notify us of the issue so that we could have a chance to adjust the move. This was a Saturday that we arrived and she was asking us how long we would have the Uhaul truck for as suggesting that we can leave the stuff in the truck to allow the flooring people to come in on MONDAY or TUESDAY to do the flooring. This was a ridiculous suggestion because as she was talking the movers we had booked notified me they arrived plus we anyways had to return the uhaul truck on Monday. This was already very disappointing & that's just the start of it all. We get to the apartment & during the walkthrough the first thing we notice is how dusty everything is, from the blinds, vents, fans, light fixtures, bathrooms etc. Absolutely no cleaning was done. The fridge was missing parts, the microwave glass dish was chipped, smoke detector not working..etc and at some point during the move I stepped & injured myself on a nail in the master bedroom (heavily looking into legal action for this). I understand they thought the carpet would be changed before the move but when they realize it couldn't happen the least they could have done is send cleaners to vacuum and clean the place. We ended up picking up 5 pieces of nails on the floor in different spaces. The whole move was a mess because of the whole carpet inconvenience, we couldn't even setup the bed because we didn’t want to have to dismantle it again when the flooring ppl come in a couple of days so we ended up sleeping on the couch for two nights. We did the best we could in cleaning the dust but in those first two days we inhaled so much of it that we both had sore throats and coughing. You can just imagine what we are going through with the combination of exhaustion from the long drive, helping the movers up three floors and now dealing with all these issues. I work from home & the flooring people eventually did came on Monday and because of this inconvenience I had to work through all that noise and once they were done as you can imagine the place was even more dusty. The office hadn’t even arranged to have cleaners come in until we pushed and complained about the dust and she showed up the next day and did her best in cleaning but still the light fixtures, fans and most blinds are so bad that they need to be replaced. All in all I would say just be careful in moving into these apartments. The folks at the front office are really nice but I would say not to trust what they promise you, if possible request for a video of your actual unit before you sign your lease otherwise if you can’t come see it before your move in be prepared to be screwed. With that said the area looks safe & the surrounding area is really nice & lots to do so I would still recommend the place ONLY if everything you are promised about your apartment is true.

This is a community with an excellent location, accessible, clean and safe. Green areas very well cared for and large parking space. The administrative management is satisfactory, as well as the personnel that is in charge of all the areas. For those who have school-age children, the community is in a privileged area, since it has the best schools in the county

It has been a great experience! Melanie and Harper have been super nice in helping me translate and get work completed. Every time I come to the office it has been very inviting and IRT has done a great job with bringing the new CM onboard. I recommend for all of my friends to come here.

Nice new complex, great maintenance team and follow through. Rent is WAY too high. Will be a factor at end of lease. GA-400 noise is overwhelming, my unit is right next to it, not a problem at units further removed

It's nice, generally. Overpriced like everything these days. Responsive, kind staff. The gate NEVER works lol so it's misleading for them to advertise as a gated community. Honestly, it has worked about 30% of the time in my 1.5 years here. Every time it's fixed it is broken open again within a week or two. Then, if you paid the outrageous $50 for a remote gate opener, you have to go get it reprogrammed every time. The community is a mixed bag. Lots of dogs poorly cared for and lots of dog poop not picked up by owners. Plenty of nice people as well.

High turnover at the front office. Experienced a very unorganized move in process and my air conditioning was not working my first night here. The grounds always have trash and dog poop. The dog park is not kept up. The front security gates are almost always left open.

Maintenance staff are timely and efficient. Apartment complex is kept clean and fresh. Quiet and friendly atmosphere. Front desk staff are always courteous and work hard to resolve issues. Only negative would be that dog owners are not very courteous when picking up after their pets in the common area.

I been a long-term resident in the community. The staff has changed a few times since, and one of the things I miss most is the community activities. We use to have more community involvement (activities), I use to know my neighbors because we saw each other multiple times a year at functions. The staff knew neighbors by name, and asked about our families, dogs et ceterra. It really felt good knowing people in the community, especially for introverts. The staff now is not bad at all, I just miss that personal touch of customer service, and inclusion.

Since moving here the service has gotten increasingly worse each year. The office people are unaccomendating and rude. I just spoke with melody who almost hung up on me about issues related to payment and conservice increases on sewer over the last three months. A practice that they seem to do often if not noticed. The grounds are not kept up for the price of the apartment. Kids are allowed to play in breezeway since there is no other place. Dogs aren't police by owners. It's a shame because when I first got here the community was really nice. The only reason I stay now is the apartment floor plan.

The apartment I live in is ok. If you want to fix everything yourself and not rely on the management then you'll be good. It is ridiculous to get them to fix anything. It took us 7 months to get a refrigerator that worked. It took another couple months to get a faulty circuit breaker replaced. They raised the rent 400 dollars a month the last renewal and continue to not fix anything. The pool was unusable last summer. Every time we tried to use the pool it had trash/glass in it and was never cleaned properly. I have pictures of this. I have seen more managers come and go because it seems that whoever is actually controlling things will not allow them to do there jobs.

Great interior, however grounds not well-kept. Rent increase significantly keep up with the housing market, though we are no single standing units, and unjustified considering we received used appliances from vacant units that break down as well. Kids disruptive with no where to play. Dog owners clean up after their pet, allowing their dogs to deficate very close to personal unit entry ways, as well as throughout the grounds. Management seems challenged or indifferent or challenged with reinforcing noise regulations per lease agreement, which leads to conflict with neighbors. High turnaround with managers and maintenance. The gate seems to be in a perpetual state of brokeness.
