My husband and I have been living at MAA Riverside for around 1.5 years and we love it! It is quiet and clean. I feel comfortable and safe walking around by myself. The staff is responsive and professional. Our maintenance requests are handled very quickly and accurately. In fact, my first few weeks living here we had a leak which resulted in an emergency maintenance request at 1am and maintenance staff responded within 10 min! Talk about service! We live in one of the townhouse units and the only noise we hear is the occasional sound of children laughing from the private school next door. I love the character of all the buildings in the complex and our unit feels so inviting, we dont even feel like we live in an apt! The little town square is so cute and we love taking walks around the complex after dinner. And we absolutely loved all the holiday decorations they put up! Cannot recommend living here enough!

MAA Riverside is a peaceful gated only rental community in vicinity of top private schools. Though some houses are old, the maintenance team is prompt to attend to most complaints. Some amenities like the car wash, vacuum and gym needs an upgrade.

A beautiful facade that really embodies how you get what you pay for. The contrast between the public community grounds and the quality of the building/ apartment interiors is absolutely breathtaking.

I have not had the best experience. The person in the leasing office who assisted me throughout my tours and move-in was not very knowledgeable and gave me incorrect information. They said they did a move-in inspection, but the garbage disposal did not work and the refrigerator was broken. I now have water leaking into my kitchen from the patio due to heavy rain. For the price, I would expect more.

I love how they make the neighborhood looks during the holidays. I would recommend other people to move here. They have 2 pools and an area to wash your car and a tennis court and nice gym. I have been here 2 years now.

Wonderful complex. Friendly residents and employees. Amazingly fast and responsive maintenance service. More than adequate parking and EV charging. I am a very satisfied resident and would recommend MAA Riverside to all my friends and family.

When something needs to be fixed, the maintenance team is excellent. Customer service of office staff is excellent. I've got friends who've been living here for 15 or 20 years. Great place to live! (And you can hike down to the river.)

I have lived here for 8 years, and the exterior stairwells, railings, and garage doors are rotting wood and need painting! The management refuses to hire 24x7 security guards while instructing residents to call police who do nothing: we need visible monitored security cameras. Instead, too much money is spent on landscaping, resident parties, and Christmas lights. Noise is a problem which is never addressed. However, the maintenance team is great for indoor fix-it projects.

This is a good place to live. I have enjoyed being here. I wish they would become a condo community. This is a quiet community, and access to all the amenities, such as the shop, hair salon, and park, is are wonderful space.

This property is very well maintained-both inside and out! Management staff are prompt to respond to repair requests or questions. Property is quiet. Tenants are friendly and respectful. Feels like a community and an oasis.

Mold
There is a major mold problem in several units that management has failed to address, despite repeated reports. The HVAC closets are kept locked, preventing tenants from checking for mold, yet maintenance claims to do routine inspections without ever noticing visible black mold. Management seems more focused on landscaping than resident safety or unit integrity. This raises serious concerns about habitability, tenant rights, and the well-being of residents especially those with health conditions or disabilities. I had ongoing mold issues in my HVAC/utility closet that MAA’s vendor supposedly “remediatedâ€� on 9/12/2025. However, independent lab tests proved the job was not done correctly. Before the remediation, the closet showed Cladosporium and Rhodotorula mold. After the remediation, the same mold (Cladosporium) was still there and a new mold type (Curvularia) had actually developed. This means the source of moisture was never fixed and the remediation was basically ineffective. Mold should not continue growing after a professional treatment. I’ve documented everything with lab reports showing mold before and after, and it’s clear the issue was not properly addressed. Tenants deserve safe, healthy living conditions, not repeat mold growth in their HVAC systems.

It's a beautiful community but the leasing office can be difficult. They aren't always on top of matters regarding the community, especially with dog poop not being picked up and assigning fees to those not picking it up making the outside of the complex

In response to the 5 year residents complaint about noise from my stereo the complaint from that resident is unfounded as everyone of my neighbors would attest to. I have a right under an Atlanta City Ordinance to listen to my music at a reasonable volume within a specified time period I am respectful of my neighbors. The reason I went and knocked on the neighbors door was to give them my number to call me if my music was disturbing them and I would lower the volume. I guess they were terrified that a person of color was knocking on their door and made the erroneous assumption that it was to engage in a confrontation. I hear noise every night from the complainant shuffling across their floor but I don’t complain because that is part and parcel to living in an apartment community. The resident who lodged this complaint should be more engaging and if they feel as if they do not want to engage on a level that might lead to a resolution that would be acceptable to all parties they might want to reconsider their living in a community like MAA Riverside. Management does an excellent job and this is a very nice community with very congenial and respectful residents. This is a very nice community to call home.

Is has been sad to witness the steady decline of this property. The current management is either unable or not allowed by upper management to hire competent vendors to make repairs and repeated promises to make things right were broken over and over. Promises to have someone in upper management reach out were not fulfilled either. Currently we are being held hostage by a resident that insists on blasting the stereo - when we complained to management the resident showed up at our door, twice. That was enough to intimidate my wife and now we are forced to live with the wall shaking noise. Do yourself a favor, do not live here - you will regret it!

This was by far the worst renting experience I have ever had in my life. I was initially quoted one price for the unit, and ended up paying $500 more than that original price. I was moved into a roach infested unit. After requesting multiple services from an exterminator, I was told that I should just buy my own products to exterminate the roaches. The community facilities like the gym were not kept clean. The bathrooms had the thickest layers of old urine, sitting at the bottom of the toilet. The hallway on the floor that I lived on constantly smelled of rotting flesh. The cleaning lady would simply walk up and down the hallways, spraying the carpet. The unit I lived and also had zero insulation. My AC would run day and night trying to maintain its temperature. I could hear every noise outside as if it were in my living room. When it would rain, it sounded like my ceiling was leaking. Every morning, when the leaf blowers would blow, I could hear it as if it were inside of my room. I eventually tired of it and decided to break my lease. I was only there six months with zero damage. I have video and pictures to prove the condition of my unit upon moving out. I was then sent a bill with the usual charges of breaking the lease and other fictitious fees such as carpet damage and damage to the unit which did not exist. Lastly, whenever I would be away from my apartment, I would always receive a notification that maintenance made a work order to enter my home, and it would never be for a specific reason, it would always be simply for a "work order".

Concerns Regarding Management Team’s Professionalism and Responsiveness
The management team has consistently been a challenge. They are slow to provide assistance, and each call feels like starting over — requiring residents to re-explain the same issues repeatedly. There is little excitement about welcoming new residents, and the atmosphere often feels uninviting. The staff, including property manager Mary, frequently appear disorganized and unprepared. Craig and Amor, in particular, seem disengaged in their roles, which is evident in their interactions with residents. It’s disappointing to see such ineffective management at a property with so much potential.

Post Riverside is a wonderful community with beautiful, well kept grounds. The walking trail and courtyard are my favorite amenities. It's also great to have a deli/general store and restaurant onsite. Finally, every staff member I have encountered is professional, friendly and knowledgeable. Great place to live!

The team is both personable and professional. They go the extra mile to assist, support and ensure a safe and friendly environment. If I had a wish list, I would request the gym to fix some of the equipment that has been long over due. In addition, I would program the tv that faces the main street window. While the beautiful 57" inch tv is on; there is nothing playing on it. It would be lovely if there was a channel like the news or anything else playing instead of simply a dashboard of apps.

It's probably the best kept secret in Atlanta..always clean, and everyone is very nice. We don't seem to have the same problems that other complexes have, even the high end apartments in Buckhead and Midtown.. we are minutes from all the major interstates, minutes from the Braves stadium, Cumberland mall, and all the great restaurants on Cobb pkwy.. we are minutes from Buckhead, Lenox mall, Phipps plaza and all the incredible restaurants and shopping in that area. Honestly, wish I could stay here forever, but I'll be retiring soon and most likely will leave Atlanta.. MAA Riverside is the best community in Atlanta in my opinion. I forgot one thing, you are in walking distance of the Chattahoochie river, if you like being near the water. Just a great place and great location

This apartment is nice at first. A lot of cosmetic updates have been made but it's still an old foundation with old problems. They definitely paint over problems here. Great price but keep expectations reasonable. You will call maintenance and it is too good to be true. They are fee happy so your rent will fluctuate often.

I love living here. It's quiet and close to everything I need My only complaint is pet waste is an issue. No one cleans up behind their dogs so the gate by my building stinks and always has pet waste around(even though there are bags for their convenience right there)

Its a really vibrant and nice community, i love living here, i loce the atmosphere and how close it is to everything. However, recently my safety has been a concern as a few weeks ago there was a report of a shooting. That does not make me feel safe. Additionally i still have not received my mailbox key despite living here for a few months

This is an older community. Check over your ENTIRE apartment BEFORE you move in. Thru wont clean it properly, roaches will be in the light fixtures, baseboards will be filthy and the cabinets are old. The cheap laminate flooring may also be warped. Get things fixed BEFORE you move in or you will be stuck with it. My bathroom cabinet was really not in good shape and should've been replaced but I was unaware of how bad it was when I moved in. Only two of my windows open in the entire apartment and the rest are off track, impossible to open or stuck in various positions. The bugs in the hallways are ?. A lot?. But that comes with the outside hallway situation. When you do open a window the screens are in such poor shape that various bugs get in EVERY, SINGLE time so to avoid that headache I no longer bother which works in their favor because it doesn't matter that the windows are jammed. Other residents LOVE to let their dogs pee in the hallways so you have to constantly complain to get them to pressure wash the smell away. They have a smart leak, smart lock system that beeps when a sink leaks or the AC unit leaks?? mine has literally been beeping loudly all night and they refused to send anyone to fix it so be mindful that your rest is not a priority when it comes to what they deem to be an unimportant issue. The call center for concerns is in the Philippines so you will have to repeat yourself no less than 6,987 times to put in a work order while they read a script to you. You can do that yourself online, when the system is not down. It often is. Overall most of the neighbors and staff are pretty decent people, but this is the kind of community that motivates you to buy a house. It's nice enough to move into and then you realize for what you're paying and with extreme rent increases (while they drop prices to fill vacancies at the same time), that you need to plan your escape. Disclaimer; If one person in the building smokes marijuana, they also send out these insanely psychopathic, passive aggressive emails with no signature threatening to evict everyone in that area of the building because they don't know who's actually doing it. This has stopped happening because the neighbor who it likely was went ahead and moved out, but you'd think they would want to be more sure about who it was before assuming and insulting the rest of their tenants, but they don't actually care. Customer service, and tactfulness is not really a strong suit of the management. Overall, it's okayish, but for the price, the service and the issues?. You can probably find a better property with better management.

I have lived at this complex for the past four months and my experience has been nothing short of amazing. My leasing agent Amor was extremely helpful during my move-in process and has been extremely helpful if I have any questions for the leasing office since moving in. All members of the leasing staff are friendly, professional, and attentive. Maintenance is extremely quick and effective. Adonis who usually comes to work on my apartment is so kind and knowledgeable. If you put in a work order it more often than not gets fixed the same day. I would recommend this complex to anyone who is seeking a well-maintained living arrangement with attentive and professional staff. Most of my neighbors have been living here for the past 10+ years and they are also kind and welcoming.
