The apartment I am currently in a quite old building. The appliances are always breaking up. Plumbing getting blocked. The floors are simulated so come off easily. Maintenance staff never fixes things on time or completely. No one in the rental office is friendly. They are pretty rude when you go to complain about something. Location is great that's why I live here.

The location is superb close to multiple interstates, restaurants, supermarkets. It's ok. I believe it's overpriced for the age of the community but such is life. I do not plan to renew my lease a second time.

It's been a mixed bag. I love the location, convenience and amenities but there have been a lot of problems requiring maintenance and not consistent response. The apartment is aging and there are a number of co-ax ports with wires sticking out and speaker terminals that should have been removed before I ever moved in. There's lack of attention to detail in those components of providing a great place to live.

Very disappointed with the leasing office. The condition of the apartment is fair. The garage that comes with the apartment is in extremely poor condition. It floods with rains and has mold. It is unusable.

I enjoy the upkeep of the landscaping around the area. The garden and town square are some of my favorite places. The gym requires more cleaning and maintenance. The pools and tennis courts are great amenities but the benches and chairs in the areas are really worn down. Some even broken.

I'm disappointed in the upkeep of some areas the front is pristine, but the back is awful and the response to some improvements in the back have been ignored. It's a nice place to live?.just needs more TLC in areas

I wouldn't even think about living elsewhere. Mary Brittain, her entice staff, Derrick and his whole team are outstanding by every definition. It's so beautiful here and extremely well maintained. A++

Beautiful and quiet. Tons of parking. Great to have pools open all the time so you can lounge poolside whenever you want. Good gym and nice to have store and restaurant right there. Can walk down to the river or right down the street is the park. Miles of walking and hiking trails.

Satisfactory, they haven't fixed the shower in the master bedroom yet and the kitchen sink tap they put a different type of gosset which is not comfortable to filling bottles and things. Pluming has Been a constant issues since moving in

The number one factor, for both me and my roommate, is the true community feel. It doesn't feel like a rental community . There are long time residents that take pride in this community. New or the ones who've been here are friendly, great neighbors . The grounds are meticulously maintained

Everything has been good and really well run. If I have a complaint, it's all the incidentals that are due when rent is due. I pay almost $100 more than my actual rent. Maintenance has been incredibly efficient.

The office and maintenance staff have been great!!! Nothing will ever be perfect and anytime something goes wrong, they have made it right immediately, and seem to care about the community. I'd like to see some good pressure washing and minor maintenance around my building but this place has been great. That would be my only request

My experience has been mostly positive. I have had no issues with the staff, as they have all been very helpful and friendly. My only beef would be the prep work done prior to my moving in, as they have all caulking around the bathtub should have been repaired more professionally and when the walls were painted in order to erase nail holes, the sections where that was done can be seen. Other than a few renavation issues, the apartment itself is very comfortable and quiet.

Frustrating Move-Out Process & Arbitrary Charges – Be Cautious

I completed my full lease term at MAA Riverside, paid rent through April 30, 2025, vacated the apartment by April 26, and returned the keys the morning of May 1. Despite this, I was charged $293.71 for three days of rent in May—after my lease had ended and without any valid explanation grounded in the lease. When I disputed the charge, MAA changed their reasoning multiple times: first calling it prorated rent based on my vacate date, then a “late notice fee,” and later citing a clause meant for early lease termination—which didn’t apply to my situation. I was never informed that listing a vacate date past my lease end would create new rent charges, and there is no clause in the lease that justifies this. This experience has been disappointing and unnecessarily stressful. I’m sharing this in the hopes that it prompts a fair resolution and to caution future renters: thoroughly document your move-out process, and don’t assume clarity or consistency from management when your lease ends.

My move-in was smooth. Amoura was amazing absolutely lovely. I enjoy the community I have had some loud neighbors but overall good experience with the staff and community. Also close to good schools, which is a plus.

Good location. MAA Riverside seems to focus on external perceptions for visitors/prospective tenants such as flowers & repaving parking lot (that didn't need it), while ignoring basics such as dirty rotting carpet in hallways, peeling paint, burst pipes, etc. Office staff is genrally rude; won't look up from their phones or persnal phone calls when I come in. Mandatory rent increases at renewal time.

I've been living here for about 6 months and its great so far. Great location and feels safe. I live in the Pittman building and its quiet. Maintenance responds quickly. They really keep the property up and it always looks very pretty and clean. If one of the elevators is broken its usually back working in a few hours. One thing I can say is I had a roach problem when I moved in and I felt like pest control wasn't really fixing the source and just spraying, so I used to see a lot of dead roaches in my apt. However one of the maintenance guys put down boric acid around my doors for me and I haven't seen a roach dead or alive since. Also I wish they had some sort of business center or work stations where residents can get work done. Other than that no complaints!

Riverside is a lovely place to live. The town square offers a salon, a restaurant, and a smaller grocery/sandwich/wine store. There's a beautiful fountain and many tables with umbrellas where you can sit and visit outside with friends. It's also safe and quiet, the perfect place for me. So glad I discovered this complex.

I've lived here for a while, and while the apartment complex has its positives, there are several drawbacks that potential residents should be aware of. The most frustrating issue is the noise. The apartments are old, and as a result, the soundproofing is nearly nonexistent. I can hear nearly everything from the neighbors above me, which makes relaxing or focusing at home very difficult, especially at night. Maintenance is responsive, which I appreciate, but it often takes multiple requests?sometimes three or more?for an issue to be completely resolved. While they eventually get the job done, it can be frustrating to wait for fixes to basic problems. One of the best features of this place is the exterior. The landscaping is beautiful, and the common areas are well-maintained, which makes for a nice first impression. However, the interior of the apartments doesn't match the charm of the outside. The units feel outdated, with older finishes that make the space less appealing overall. If you value a visually appealing complex and don't mind noise or maintenance delays, this could work for you. But for those looking for peace and modern amenities, it may not be the best fit.

Love our apt. Mgmt great, maintenance great. Hall carpet needs replacing. Worry about sprinklers overhead freezing in Winter due to ceiling collapse in apts on our hall first Winter we were here & other bldgs last year. Not happy with crowds that gather under our windows at tables in good weather often until after midnight; as well as crowds outside from Park 82 often as many as 200 people!

We are quite satisfied with our living experience here. The leasing office staff and maintenance crews have been quite attentive to our needs. The complex is clean and secure with lots of amenities. Beautiful and very convenient location. We highly recommend living in this place that has the feel of a small European village complete with a square, fountain, stores, restaurant, etc. The holiday lights placed every year are stunning.

The entryway and fountain area is beautiful. The apartment quality for the cost is cheap and you hear and spell everything. Constant dog pooh. No accountability with noisy neighbors. Rate 5 out of 10.
