WHY MOVE TO A PLACE WHERE YOUR ASKING FOR TROUBLE

I have never lived at Monroe Place and had heard many things about the place. I have heard both good and bad. I must admit most things were bad but what I did hear good was the location and the access to the highways. I checked it out having friends that LIVED there and wow what a horror story. It is nothing like they say it is in the website or when you visit. The parking is horrible, the parties, and what about now the BBQs that go on where they have dog areas. The parking garage is dark and dim and waiting for a break in. the grounds seem maintained but the pool is a mess. It was shut down when I visited and it turns out it had not been the first time. The owners had been sited the year before for health violations and were told to clean it up or else. Wow now to me that says issues and get your act together. Why would anyone want to live at a place that has appliances, ammenities that were popular years ago where you can lease for the same amt or less with ammenities that are current to the 21st century. I did find a place to live and it wasnt at Monroe Place thank gosh. If anyone has sense they will think twice before they make the move there. There are other places in the immediate area that are new and inviting.

      GREAT PROPERTY!!!!!

      I lived at Monroe Place Apartments for three years and loved every minute. The apartments are beautiful, the grounds were always well kept. Any problem I ever had was fixed on time and properly. Claire and the rest of the property staff were always so kind and helpful. I am so sorry that I had to leave this great property. I would recommend it to anyone!!!!

        Rent too high considering issues.

        First let me say that the location is the main selling point of this community. It simply can't be beat. The apartments themselves are actually very nice as well. That being said, before I moved out there were break ins (car & apartments) about 4 weeks in a row including a mugging in the parking lot as well as 2 in one week. It raises serious issues of safety. The rent was raised every year I was there with no extra benefit to the tenant. Despite some of the reviews here the staff were easy to work with and things got fixed in a timely manner. All things considered it's a nice place but the rent is simply too high when the problems are taken into account. You'd be better off spending your $1,000 towards buying something. I hesitantly recommend it simply due to the location. You have access to 85/75/400 in less than a minute. The recommendation is based on the hope that the crime gets under control and they re-evaluate their rent cost levels.

          My leasing agent was so helpful. She showed me several apartments before I found the right one. I cannot wait to move in to Monroe Place.

            Crime postings almost weekly now. Think before you leap...

            Well, I have to say that I was really glad when I moved her last Spring, but the munber of crime incidents that have occured have me really concerned. I know this is a part ofcity living, etc. however, I am of the opinion that management's response to cars (yes plural) being stolen and broken into (so many I have lost count), an apartment being broken into, and someone being assaulted with a gun has been inadequate. There is a desperate need for security, more lighting, and I would even say cameras. The thing that really upsets me is that the bowling alley around the corner is also owned by Perennial Properties, and has quite an unsavory crew that hangs out by the fence adjacent to the side of Monroe Place. The crack/hooker hotel across the street from the bowling alley really makes for quite a seedy little area. So, my point is that as a business owner, Perennial needs to establish a better relationship with APD and work together with them to find a solution to the growing crime problem both at the apartments and in the general area of the bowliong alley. Of course that takes a little out-of-the-box thinkinag and a little more effort, but isn't that what the corporate types are paid to dp? It is not that difficult to form a sort of liason like that to protect the best interest of the properties and the tenants. I am sad to say that, while the staff is quite friendly and attentive, there lacks a certain level of professionalism that one would expect from a property such as this ine touts itself to be. I do appreciate the social things they do for residents, and the friendly service, However, I don't get a sense that the managememt is strong enough to deal with the issues at hand. That brings me to another problem. Forget about parking here! What a pain in the neck! Not to mention all the illegal parking that goes on around here. Management has a very slack attitude toward that, and they inconsistently enforce the parking policies. But i guess I also cannot blame people for wanting to practically park on top of the roof because whoever designed the complex failed to make proper parking accomodations for the number of units. Som overall, Monroe Place apartments are very well appointed with a great locaiton, and they are just such darn cute apartments. But, if you want profesionalism, consistency, safety, a strong management team, and owners who give a darn, you may want to think twice before moving here. I am most disappointed about the crime. I feel like we are sitting ducks. The word must already be out that this property is an easy target, b/c the hits are coming more frequently now, and holding meetings (while a good idea) is not the same as taking necessary action!

              Enjoy living there

              Monroe Place has a great location and nice apartments. I have found the management very responsive when I have needed them. Can't beat the price for the amenities and location!!

                Love it!

                This complex has a great location (Lenox is literally 4 minutes away!) I am constantly amazed how close everything is. It's less than a few miles away from 75, 85 AND 400. The community is great and people in the area are very friendly. Pool is really nice, too. I've never had any problems with management..I don't know what those other posters are talking about!

                  MERRY XMAS, YOU'RE FIRED!

                  DEC. 2008: Five days ago the manager was fired. Five days before xmas! After 7 years of service, corporate fired her just 5 days before xmas (in this economy) and put fear into the hearts of the other 2 remaining employees (who have children) right before the big holiday. Stopping by to pick up a package, you could cut the tension in that office with an electric carving knife. This insensitive, rash move is a pretty good indicator to me that the real problems at Monroe Place may have trickled down from above. It s ridiculous to hold one person responsible for the massive vacancies here when there are so many better and newer properties opening all around us. Wherever condo s had been planned and were under construction are now signs for leasing---the developers know they ll never sell them, so they ve decided to make these condo-quality properties into apartments. THE REASON MONROE PLACE HAS 40% VACANCIES IS BECAUSE IT IS NOW OVERPRICED FOR THIS MARKET! Duh! For that, Perennial s corporate geniuses fired a long-standing employee. They are heartless idiots. Start offering existing tenants in good standing rent reductions or the vacancy rate will easily shoot to 100%. Didn t any of these dumb schmucks go to business school? Have a meeting and get real. Our sincere sympathies are with the former manager this holiday season; her firing was unwarranted. OCT/NOV 2008: As disgusting as things got back in September, I ve got to give kudos to management for the big decline in crime here. It was quite bad for awhile, but the addition of two more courtesy officers a couple of months ago has obviously made a difference, because it has been many weeks since a crime notification memo has appeared on our doors. I think it s because there are three uniformed police officers coming and going, and making their lives here. I feel a lot better about our security these days, and that s a huge factor in being able to enjoy your homelife. // There was an incident last month that was extremely bizarre---a van blew up. It exploded. A big mushroom cloud erupted above it, flames scorched the grass, and the kaboom rocked all the chotchkies in our living room. It seems that a tenant had purchased a fixer upper vehicle and during some of that fixing, it caught on fire. Luckily we live next to the fire station and it was put out quickly; no one was hurt. And it was reassuring to have one of our courtesy officers on the scene. It did take a few days to get rid of the van s carcass, during which time the parking lot looked like a war zone! But even when that wreckage was towed away, the problem lingered because the explosion took out half of the SUV parked next to it. Getting that SUV towed away took a couple of weeks because apparently its owner was in the hospital (poor woman, what a rash of bad luck!). So management had to balance their responsibility to remove the second burnt out vehicle from the property with being sensitive to that poor tenant in hospital. She had no culpability in this. Ultimately, it was resolved. I guess it was handled as well as it could be; after all, it was a very unusual situation. // I had to miss the Halloween party at the office, but I did stop by briefly to pick up some of the nibblies management served, which were quite good (some of them were supplied by the new nightclub across the street that, unfortunately, is so loud you will feel like their DJ set up in your kitchen, but that s not management s fault). All reports from attendees were that the Halloween party was really good, and there was even a humorous memorial to Kitty, the rat who stubbornly lived by the pool all summer, but has finally left this world along with her other rat buddies. Yes, maintenance did a pretty good job getting rid of the rats once they set it as a goal. I hope they will be just a diligent this spring. // Overall, things are going well here at Monroe Place these days. We look forward to the Xmas party. SEPTEMBER 2008: Only 2 days into the month, but this incident and one on Sunday have motivated me to post now. Vomit. Today, human vomit was left unattended by maintenance in the pool area, near the grill where people cook their food. We could not tell what it was at first. We thought it was a dead rat under a bush it was that bad. We told the office that it smelled like something died in that area and asked them to please send maintenance out to check. Maintenance took a very long time to respond. Eventually, the maintenance guy came and doused the shrubs in the area with a thick smelling pine cleaner. We waited for a bit, but the stench returned, this time complexed by the pungent top notes of that cheap pine. We told the office again, but this time they didn t send maintenance. They sent out the front office sales woman (who is very nice) with more pine cleaner and a fistful of pine needles. It seemed to work for awhile. We were assured that what we smelled was not a dead rat (because there is a rat named kitty that hangs out near the grill I know, that s also gross, but they haven t done anything about that problem either). Management claimed the smell was just rancid drippings from people grilling meats and chicken, and that they felt they should NOT have to clean the common areas at the pool. They just don t feel it is their responsibility and they will tell you so. I m disgusted to say that we accepted their explanation of the rancid drippings. But it was not true. Finally a neighbor walking on the outside pathway discovered a big pile of human vomit on the side of a shrub at the iron fence. Based on management s statements about not feeling responsible for cleaning, I m sure that maintenance detected the true nature of the problem and chose to ignore it. They don t feel that they should have to deal with it. I guess that s why somebody s dog was allowed to be in the pool area this past Sunday, chained to a post right by the office door, pissing on the pavement. When a tenant notified management, their response was that they didn t think it was against the rules to bring your dog to the pool, so nothing was done about it. Well, it is against property policy, and they know that. Why should they clean dog piss next to the pool? They just don t care. // Small bit of good news: the parking lot now has speed bumps, so we're less likely to mow down pets and children. That's about it. AUGUST 2008: From last month, below, --a water main coming into the property near the 7000 building burst on Saturday morning, finally, on Sunday, the problem was addressed -- At that time, as we watched water gush uncontrolled across the property for a day and a half, a couple of tenants joked about the effect this would have on their water bills next month. No joke! This month, tenants have seen their water bills dramatically spike far beyond what was anticipated. The rates in Atlanta may have recently gone up, but still, can you imagine getting about a $100 water bill for a 1-bedroom apartment rental? It is happening here. What can we do about it? Management has asked tenants with a dispute for a xeroxed copy of their water bill and they will review it on a case by case basis. As usual, because we caught them in the early stages of their routine lying cycle, they dont have their stories straight yet. It is a trite, somewhat amusing song and dance, but the ticket price for this show is becoming too high. We all know the monthly water bills in a corporate apartment set up are a racket to begin with, but if you want to continue to rip people off with a scam that was already working reasonably well, you gotta keep a lid on the incompetence! Letting that pipe flow for a day and a half was highly incompetent. As the legendary gangster Rico once said, Good crooks are smart crooks! In this economy, they're going to have to step it up if they wanna keep getting away with it, because their ongoing scam combined with rate increases and a heaping glob of incompetence make for an untenable situation. // On to less eventful news--- The pool has remained open for a good six weeks since the last health code closing. Good job! And there has been no further conflict between outta-state contractors and g.a.y residents. The contractors never really returned to the pool en mass after their corporate spanking (spanked by their company, not ours, for that major incident in June). There had been a problem with their many, many kids on razor scooters mowing people down on the pathways and using the scooters to smash split dog poop scattering it everywhere. But their wives and children have gone back to their home states so the kids can go back to school. Problem solved. // Crime update: an apartment was broken into on 08/20, but management has a description of that criminal and his car because, according to their memo, they --attempted to apprehend him until the police could arrive, but were unsuccessful.-- Wow, are we to believe our fearless management team GAVE CHASE on our behalf?? Fugghedaboudit JULY 2008: What a topsy-turvy month and we are still not thru it. At least Fourth of July weekend had no conflicts between g.a.y residents and temporary out-of-state contractor residents, as the contractors were not in town. One of our g.a.y tenants did throw one helluva party of the 4th and neglected to clean up after approximately 70 guests! Another g.a.y tenant took it upon himself to clean, and we all appreciate it. But that party host really needs to get his crap together because he s giving all of us a bad name with his trashy behavior. This past weekend, the pool was closed, so there was no possibility for conflict! It was closed because the health department ordered it shut down. Two different explanations for the closing were given by different management staff to different tenants: the false excuse was that the interior pool lights were not working (they haven t worked in over a year) AND the real story, the water in it did not pass muster. After failing the surprise inspection on Thursday afternoon, management s response was to blast the pool with chlorine so heavily that you could see chunks of it floating on the surface. The next day, the health department returned and could not lift the closure because now the chlorine level was too high. As of this afternoon (Monday), the pool is still closed. Now, one would think that with this mandatory legally binding closure that the gates to the pool would have been locked. Nope. And some tenants from Turkey with limited English skills still went swimming with their child during the weekend. I hope the kid is OK. Other tenants (with better English skills') decided to defy the big orange CLOSED sign on Sunday, and management spent the better part of that day asking people to leave. What a ridiculous and exhausting process. Lock the gates. They lock automatically at 10 pm every night anyway, so there s gotta be a way to program it. // OK, new topic (sorry, another problem): a water main coming into the property near the 7000 building burst on Saturday morning. Finally, on Sunday, the problem was addressed; tenants received a notice very late Saturday night that their water would be turned off from 1 pm to 6 pm on Sunday afternoon. Those five hours without water stretched out until 10:45 am Monday morning--almost 22 hours. Tenants were unable to shower before work on a Monday. Later that morning, it was suggested that tenants could use the pool showers at a sister property about 5 miles away, but it was already too late for many people s work schedules. I m really sorry to have to say that this very major problem was handled badly. The pool is a luxury, but running water is not. Their slow response botched a necessity for almost an entire day. // OK, it s not all bad news! Last Wednesday night (right before the pool was shut down') management threw a pool party for everybody that was preceded by the quarterly crime meeting. Since the last meeting, we had one more car go missing and a triple break in 3 apartments in the same building all looted in the same afternoon. Unfortunately, the crime meeting was truncated to just a half hour to make time for the party, and while 15 people attended the crime meeting, over 40 attended the party. Priorities, people' Also, the police officer who was supposed to formally speak didn t show up. Oh, well. But the good news is that we re getting TWO new courtesy officers who are moving in at the end of this month. They re brothers, and one of them, Patrick, attended the meeting and spoke frankly with us. He brought up a very interesting fact: most of the crime that takes place in apartment complexes comes from within. This is supported by the fact we ve had a criminal downturn after some very undesirable live-in guests of tenants have moved out (along with those tenants). The charming sociopath from the xmas party (see January 08 update below) and his meal ticket were finally evicted after a very violent confrontation that involved blood on other tenants doors and all over two parking lots; ambulances had to come (they could have and should ve been evicted before it came to that). Another tenant who housed an illegal immigrant with a rumored flair for stealing cars has also moved on. Both of these guests had outstanding warrants for their arrest, and management knew this for months. I can t emphasize enough, again and again, that it would behoove management to have a policy for how long guests are allowed to live here without being required to undergo some kind of identification or background check. Other places we have lived insist on xeroxing a driver s license or some other ID after someone stays for two weeks or more. It could be as simple as that. At least then they could run those names for outstanding warrants. It s probably going to take an expensive law suit for them to decide that it s more profitable to just do the right thing and take these rudimentary steps towards knowing who lives here. Again, the good news: two new courtesy officers, so now we have three. I am encouraged by this wonderful addition to the community. /// JUNE 2008: We have some new tenants in the community: construction worker contractors imported from Alabama and Mississippi to complete a project around the corner. There has been a bit of a culture clash between the long-standing g.a.y residents and the new people. On June 29th, there was an incident at the pool that management is still dealing with; many of us are waiting to see if it is handled properly. One of the contractors approached a g.a.y neighbor sitting poolside and dropped a quarter on him. When one of the other g.a.y residents asked him what it was a for, he and his buddies laughingly replied, So he can call me, and then muttered the word f.a.g.g.o.t as the resident walked away. This escalated with the new residents dive-bombing and splashing the g.a.y residents, who eventually left. The new residents were also cited with having glass beer bottles at the pool, a big no-no here. Again, we are all waiting to see how this is handled; at first management decided that because they had no objective opinion from somebody who was there but not involved in the incident, that no action would be taken. But several g.a.y. residents have impressed upon management that it is a very serious incident and that the word f.a.g.g.o.t is the n-word for our community. So we expect some meaningful action to be taken this week, especially with the 4th of July and G.a.y Pride colliding this coming weekend. We have another crime meeting on July 16th, followed by a summer mingling soiree at the pool. It would be nice if peace and tolerance were achieved by then. /// APRIL 2008: Another crime awareness meeting was held on Wednesday, April 9th. Unfortunately, the memo announcing it was delivered only two days prior, so attendance was only about a dozen people. Still, it was fairly constructive for those of us who did attend. Since the last crime meeting, two more cars have been stolen. Management s slant on this was pretty much they had it coming, because car windows were down and/or items were left in plain view. I m not thrilled about that attitude, because it still suggests that it s fine for thieves to be walking around in our gated parking lot. Access to this property remains the biggest problem. But there is razor wire now on the fence adjacent to the bowling alley. There was a consensus that we should be more observant of people who park in the cul de sac at the front gate and just sit in their cars there for periods of time; yeah, that s creepy. And management has banned local restaurants from leaving menus on our doors. Also since the last meeting, additional lighting has been added to the front gate area; one resident has asked for increased lighting between two of the buildings. Overall the tone of the meeting was positive. Good progress. /// FEBRUARY 2008: A crime awareness meeting was held 01/29/08 after three separate incidences (car stolen, woman attacked in garage, break-in apartment robbery) all occurred within 10 days. I've got to give management credit for beginning this process and recognizing that their lack of policies regarding the criminal element among us needs to be addressed. Ultimately, we'll have to wait and see what tenant suggestions from the meeting actually get implemented. There were about 45 concerned residents who attended and shared some good information and ideas. Hoping for a positive outcome. /// JANUARY 2008: While they did banish that one "visiting" creepy guy I referred to in my November update, another "visiting" guy, a rather charming one that most neighbors liked, turned out to have an outstanding warrant out for his arrest on federal drug trafficking charges. Management learned of this and did nothing. And most recently, management knew at a very specific time that this guy was in the apartment of a tenant who, while away, did NOT want him there, and still they did nothing. They allowed him to stay overnight while the real tenant was away. [They even partied with this fugitive at their annual xmas party that only 17 people attended.] When you talk about this kind of thing in a general way with management and ask them what their policy is for guests with extended stays, they act like there's no real problem with these kinds of non-tenants who live here without background checks. They have no policy. [Other places we have lived require notice and identification if somebody stays more than two weeks.] They just say that they dont provide security, and that they're not going to knock on people's doors. But I think when management knows there is a non-tenant with an outstanding arrest warrant staying here, that they should call the police. I dont think anyone here expects full and complete security (this is Atlanta), but this kind of willful ignorance is blatantly negligent. Since this subject came up recently, we've learned of more non-tenants here with warrants, but there's no point in bothering management with our mounting concerns. We've been repeatedly told by management that they have "a hundred tenants with real problems" and, as we discuss renewal with them, that we "should probably look around" for another apartment complex. So I'm thinking my original impression of them being overwhelmed was correct. Scrambling up some eggs on a Saturday morning can't make up for ignoring criminals openly living in our midst. /// DECEMBER 2007: And it's way back down again. We've been informed that our renewal rate will no longer include a corporate discount for preferred employer for some arbitrary reason that has not been satisfactorily explained. Other tenants we've talked with have complained that they were denied credit for referral bonuses long after the new tenant they referred moved in. /// NOVEMBER 2007 UPDATE: Things are downright ducky these days. Complaints are handled swiftly, like a recent one about a creepy guy making social rounds that ripped off a tenant: he has been identified and banished. We're having another management sponsored social next week--a breakfast shindig where we're encouraged to show up in our jammies and slippers. Cute. The balance is really good right now, and neighbors are friendly and chipper. I hope this lasts, because if it does, we'll renew our lease. It's the kind of a good thing that management will have to stay on top of to maintain, but it appears the current team is up for the task. I'm bumping my MP rating up another star. :) /// SEPTEMBER 2007 UPDATE: Things are better. Complaints were made, and I think management actually listened. Some tenants have been put on notice and even fined for behaviors that were disruptive, unsanitary, and offensive, and it's really much better here. I've also got to credit management for the recycling bins that went up just this week. We'd mentioned recycling a very long time ago and gave up on anything ever being done. They did it. It's a great thing to have so conveniently by the trash--it had been such a chore to load up the car with recyclables. Now some bad news: a car was stolen this week from our gated parking lot. So it's a good thing we have recycle bins because you may not have a car to load up anyway! Still, overall, I've increased my rating by one star, and will continue to hope things keep improving. I may have even bumped it up two stars if management hadn't so blatantly posted another "self-review" only yesterday. Wait for it. Do the right thing and it'll come. /// Original Post--AUGUST 2007: Don't bother management with your complaints. They're...HOLD IT.                   Communication is key!

                  In a huff about the pool being closed on a perfect weekend and the water being cut off for half a day with notice and half a day without notice I recently wrote a review that mocked the management styles of Monroe Place and Perennial Properties. After thinking about the wording of my review I believe it was accurate to a majority yet distasteful. I believe that overall Monroe Place is a great place to live. While I don't fully understand why I hear one thing and see another when talking to the office personnel I've come to be complacent with their ramblings. I've asked management if there was a way to better track a maintenance request status stating I would even build them a web based program where residents could file requests and check back on the status (even include satisfation surveys) and staff could make notes as to if they were waiting on parts, if it was completed or if they had special instructions to the resident so they would understand how to keep the issue from happening again. I was told to just email the property manager and she would track it on her email. I think the system I was willing to design for them would have been beneficial to them over this past weekend because then with one click they could have notified all the residents that the water was going to be cut off even setting up to send out txt messages to cell phones. Communication is really the only area I see a major need for improvement. If the management were more honest and expedient with their communications then residents wouldn't be as irritated as I was. The property management company needs to understand that the people in our complex are primarily the young, tech savvy & business oriented residents of Atlanta and with that we expect them to follow the studies that CNN and Fox News have both done with their conclusion to instant, informative & accurate news and updates. I know this doesn't sound like a the positive review that constitutes a "move here" mentality but I believe most people can be happy here if they really do follow up and don't just take the philosophy that management doesn't care.

                    Better than most

                    MP is better than most places in Atlanta, certainly much better than Ansley Forest (what was that prior reviewer thinking?), where I have also lived. I think the prior reviews as a whole do present a reasonable view of the complex: it is reasonably well maintained, the hardwood floors are very nice, and it is fairly new, but there are problems with noise and the courtesy officer (any of them, I've seen several) is essentially useless. Management has varied over time, with good and poor staff, but at the time I left it was okay. We never had major maintenance problems, and the minor ones were fixed quickly, I liked the maintenance staff. The gates are highly unreliable, but their use as a safety device is mostly psychological anyway, I didn't notice any difference in notices from management regarding crimes when they were and weren't working. Nearly all of our neighbors were obnoxious with noise, but except for two (unfortunately the ones that lived in the apartment sharing the master bedroom wall), most didn't last long anyway. Issues like trash being left in front of doors because people are too lazy to take it to the dumpster have improved, and I find the crackdown on dogs to be quite beneficial to noise and dung on the property. Finding parking was never a problem, although late at night sometimes we did have to park a fair distance away. The interstate noise is significant in much of the property, but is probably worth it for the convenience. The neighboring fire station didn't bother me. Pie Bar is a pain in the *** if you live on the edge of the property as we did. On the whole, I recommend MP, and will miss many features of it in my home (unfortunately out of state, in a the nicest apartment available but still much inferior).

                      What a waste of time

                      The property is directly across from a basic crack house hotel and check out the closed diner that has homeless sleeping in the back. Dont forget to listen to the sirens of the fire dept next door. Watch out for the bowling noise from the pin resetters. I live right by the back of that building. The trash that is always piled up by the dumpster is ridiculous, and those gates are always broken. When will the property owner get some decent management in there??

                        Monroe Place Prison

                        As a resident for several years (I know I know, I could just move)...but the convenience to the interstate, Piedmont Park, Ansley Mall, and Buckhead is the only good thing about this place. This is the complex full of complainers and people who have nothing better to do then spy out their apartment windows and balconies. The pool is so full of gay parties that it is insane. Rumors of sex in the pool...well not really rumors since condoms and cocaine bags have been found around the pool area. Chronic complainers make the rules seem like marshall law and violators are basically fined regardless of explanations and rational reasoning. The management lies to cover their own butts. Beware of the property management who will swoop down like vultures at their convenience. But, try to get your calls returned...you might as well bring a book to read; you are gonna be there awhile. My advice, if you looking for a apartment and property to call "home", go somewhere else. And if you have a dog, don't even think about living here. I mean, for the price you pay to live here you have NO ammenities, a pool full of drunks, cheap carpet in the units that stains easily, bugs, rats, an invisible maintenance team, and a property manager who seems to be quite lazy and shallow. My advice...try Ansley Forest.

                          God what a dump

                          This is funny because we used to live at MP and have watched it go down and down. Watching the crime and quality of residents go into the toilet. Actually 50 percent is not that good either when you consider what is available in the immediate area. MP hasnt even bothered to upgrade their apts to compete. This is why they went to section 8 housing. They need the money. Between a staff that is great until they get your name on the dotted line and your money, to their rudeness after that, its the same ole thing...garbage...chrime...low class of tenant...and the benefits of living their are next to nill...

                              Eh, it's ok.

                              The apartments are set up nicely. The windows are a bit drafty though and if your neighbors are outside you will probably hear them. The fitness room is really small. Even two people in there seems like one too many. Parking can be a pain. If you get home t0o late in the evening and live towards the front of the complex, chances are you'll have park somewhere around back. <br>I had to call maintenance 3 times and every time they came the next day and fixed the problem. Not so happy about the maintenance on the gate. For about 2 weeks the gate was broken and left open the entire time. And the walkthru gate never catches unless you make sure it's locked.<br>The location is great; short drive to VA Highland or Piedmont Park, and if you want to walk it it's not so bad.

                                The Management will try F you over

                                I lived there for 12 months with a roomate. Location is good, but that's about it. Almost weekly we received letters under our doors about a break in to cars or lower level apartments. Don't believe me, ask the management. They'll either lie, or say they dont keep those stats, but the local police do. Grounds aren't bad, and the groundskeeper was always friendly. When we left, management took our entire deposit and even gave me us assessment for supposed damage which we did not do. Beth in the management office is unreasonable. They were much better when the previous property manager was there. He was much more fair and a nice guy. Beth is the worst. She's reason enough not to live at Monroe Place if the crime doesnt scare you off. Oh, and the gate and call box are almost always broken. I suggest looking elsewhere unless you're desperate.

                                  Not your best option, but the location is good

                                  For the money, there are better options in the 30324 zip code or nearby zip codes. The grounds are not well maintained. Some residents constantly leave their garbage at their door instead of walking it to the trash compactor. If you move here, expect your rent to increase at each renewal as well by as much as 125.00 per month until it reaches the current "market rate." Just like others have mentioned, the management is not very responsive. You have to follow-up with their office on work order request that you make via their website, which could take more than 48 hours to resolve. If you need to live close to the interstate, then this would be a good choice. Otherwise, review all of your options carefully.

                                      I have lived this place for 3 years. In the beginning of my lease, people who used to work at office was a lot nicer than recent. That is why I chose to live here, but all of them left. Recent office workers are very rude. They do not work so soon. The laundru card machine is broken sometimes. One day when I put money, machine took my money away, and then I claimed about it to the office people, but they said that they did not see any cash in the machine. How come i lie to them!!!!They did not trust me.....it was very sad. After that I decided to move out this apartment....the place and apartment was nice.....but leasing office people are worst!!!

                                        I love it here!

                                        I have been a resident of Monroe Place for little over 2 years and it is a great place to live. I have to admit that the staff in the past seemed to change a lot and were not that pleasant, but the current staff is awesome. Claire seems to know everyone that lives here, and always greets you with a smile and will make sure your request are completed. The new manager is strict, but friendly, and Kristi is back my little latin firecracker! My neighbors are great, and the pool in the summertime is the place to be!I recommend this place to everyone I know.

                                          The rent has gone up $100 as of May 2005, for no reason! Hall lights never work at night and don’t bother to report it; you’ll be wasting your time. Many arguments over parking on the weekends, however as of now all you see is moving trucks of tenants moving out.

                                            My thoughts, good and bad

                                            Positives and Negatives:<br><br>The apartments are fairly spacious and well equipped. Hard wood floors, crown molding and 9'ceilings are very nice. I lived in MP for 1.5 years and enjoyed every minute of it. Staff? Toby is great, very accomodating, even when he knew I was moving out, still very helpful and courteous. He was the exception to the rule...Not much to say about the others in the office unless you want me to get ugly. (Still giving the office staff a 2... sorry Toby!!!)<br><br>Toward the end of my lease the gate arm was broken off at least once a week. Not sure why people insist on tailgating into the complex and causing it to break. The maintenance staff was very friendly! I had them install a ceiling fan for me and there was no charge! <br><br>This is in Midtown so the gay population is high. Personally I didn't mind that as a straight woman. Neighbors did get loud now and then, but were also VERY friendly and would quiet down if asked.<br><br>I didn't notice much of the noise until some louder people moved in upstairs. The garbage disposals are very loud and sound broken, but they work.<br><br>Safety didn't seem any better or worse than other places in the city. I lived on the first floor and felt safe for the most part. There was an occassional break in (car), but that is to be expected inside the city. Just be aware of your surroundings and don't leave desirables out in plain view. You can also have a security code for your alarm that will cause it to go off upon entering the apartment, but is free of charge.<br><br>All in all, I enjoyed my stay at MP and would have lived there longer had I been able to switch to a 1 bedroom and afford it.

                                              Overall a good place to live

                                              I have been living in my apartment for over a year now and its a fun place to live. I have gotten to know most of my neighbors and even met the love of my life here. Only things I would have problems with is the office staff...managment has changed and they are very forgetful, lazy and do not know who their residents are. Plus the gates are usually broken. Most people that live here are either young proffessionals, singles, and yes very gay. Its changing though...not for the better since it seems like they are leasing the apartments to just about anyone. I would highly recommend this place to anyone just moving to Atlanta or is gay and enjoys living in the middle of all the gay venues. I have had a great time with many memories.

                                                Say Goodbye to your Deposit $$

                                                Beware <br>Not the same place nor the same staff when I moved in in 2001, what a differnce when I moved out in 2004. Changing staff can effect you more than you imagine in apt living. <br>The details of your lease will require that you read every word. When you hear the term security deposit, it seems to the average person that you will and can get that money back after the term of your lease. Not at Monroe Place Apts. It seems that half of your deposit is for cleaning and preparing your apt for the next tennat, while the other half is pretty much left up to the management staff's judgement on if you get that back. <br>I placed a $400 deposit on a 1/1 apt at Monroe Place- I have discovered that $200 was for the cleaning and repairs for when I moved out, I could and would understand this if I lived like a pig and trashed the place. But since I don't and even took many hours while packing to move out to ensure that the apt was clean or even cleaner than when I moved in, I'm not sure what the $200 was used for. <br>As far as the other $200, it seems that my notice of 58 days of moving out was not the required 60 days and the $200 was kept for the 2day difference and a mattress I left in apt for disposal by "cleaning crew". Which by the way was only a $25.00 fee, and I was aware of it. <br>So it seems if you are planning to make that move to the Monore Place Apts in Midtown, Beware that the deposit you place on your apt is money you will never see again, cause after you move out they give themselves 40days to get it refunded to you and I assure you they will find something to charge you with in order to not have to refund it back to you. Which is not, when you are signing the lease, what you expect when you are moving out. <br>PS Keep your copy of the lease handy, if you do sign, throughout your entire lease term. <br>You may have to refer to it from time to time. <br>Read Read Read Read.....Don't make my mistakes.
