I think this is a wonderful community with an excellent management team. Very clean, prompt, and respectful. The team in the office helped solve a very severe problem at the beginning of my move-in and not only solved it, but stayed connected with great communication skills while making me feel very secure with my decision to live here.

So far I have had an amazing experience. My children love's the community and they love to participate and stuff that's happening inside the leasing office because this is our first time experience that. And I must add how safe it is we walk around the community to enjoy the beauty.

Monroe Place Apartments are fine. Here's some pros and cons to try give a full picture: Pros - affordable, dog friendly (but lots of hoop jumping, extra costs, dogs can only use the designated astro areas to do their business & poop testing starting soon), wonderful maintenance team, does not flood when it rains Cons - not walkable neighborhood (no pedestrian friendly route to get to closest beltline entrance), tiny unmaintained gym, safety is questionable (people seen hopping the fence), gates are frequently broken, unreliable trash pick up you have to sign up for, compulsory package delivery service use and fee, concrete stairs to apartments falling apart

The complex is aging, and it's obvious that proper maintenance was not performed overtime to upkeep the buildings, everything that's been done over the last 2 years has been reactionary and minimal. For example, I had a pipe burst in my ceiling that resulted in a hole in the Sheetrock. The treatment to dry it out was immediate, but the ceiling wasn't repaired for over a year. More recently, my garbage disposal started leaking, so they replaced it, but my cabinets still have mold. The entrance gates malfunction a lot and have caused residents to become frustrated, only exacerbating the issues as they will tailgate, collide, etc. Other than these issues, the community is relatively quiet, and my rent hasn't gone up a ton. While I do like the proximity of the community to various Atlanta attractions, the safety of the area has slowly declined over the period I've lived here, and it makes me want to leave.

The staff is great , very friendly. The property is getting old , needs so much updating. I do have pest issues in my apt , it's really hard to get rid of . My tent increased dramatically last several years , now it's overpriced compared to what's on the market . So this year , will be my last year . It has been a good place to live , needs significant update and price reductions.

It is good experience living at the apartment complex - constant communication from leasing office and monthly newsletters are very useful. There we a lot of transitions going on within last year with leasing office staff changing and landscaping project. From negative sides, there are no benches walking areas and previous dog park is locked in nice area is still locked without any communication on why. Also sometimes trespassing happens on the property.

REAL REVIEW FROM LONG TERM TENANT - Office Staff Not Great
My living experience has negatively changed within the last 6-9 months. I realized it was because the office staff had changed. My husband and I have lived here for five years and had the same manager the entire time. Nicole was amazing, kind, friendly and professional. The office staff we have now is short, dismissive and not eager to help. Lynette the property manager belittled me while I was expressing a major concern to her. Our hot water does not work properly in our home and hasn’t since January. When I expressed my concern to Lynette she made me feel stupid and said it was because my husband and I use over 40 gallons of water so we would have issues. First of all, no we don’t. Second of all, it was determined that she was, in fact, wrong about her statement. She was supposed to provide me with my water bill in January to prove to me how much water I use and she still hasn’t given it to me despite me asking her multiple times. Ivonne the leasing consultant is dismissive and isn’t interested in hearing the problems that you have. I can’t even express my concerns fully before she’s telling me why there’s nothing that can be done about it. The office staff threatens the property with a fine for any little reason. They’ve threatened to fine us for parking, dogs pooping on real grass instead of fake grass and leaving my camper trash can out for 5 minutes too long. They literally threatened us with $1000 fine if our dogs poop on real grass instead of fake grass or if we don’t pick the poop up. Seriously $1000?!?!?!? They threatened to have our cars towed if non EV cars park in EV car stations. Towing our car is excessive!! They do all this threatening of fines and still cannot keep our gates fixed. Every other day the exit and entrance gate is not working. I’ve literally not been able to get out of the complex to go to work because the gate is just stuck. I once enjoyed Iiving here but now I no longer do. My hot water doesn’t run properly, they aren’t considerate of my maintenance concerns or my schedule to get it done, my gate never works and they threaten us with large fines if we do or don’t do something minor. My negative living experience is solely because of Lynette the manager and Ivonne the leasing agent.

Absolute Dump
Don't bother. The property is a dump, and not maintained, there's stains in the hallways along with trash and so many bugs. Management and the staff switch out with th weather, so you deal with different people every time. Don't even get me started on the inept assistant manager Gina who is in charge of move out - she's not responsive and is incredibly rude, she will hang up on you and be sarcastic in any of her "answers." Don't expect to get any money back from your security deposit either, they violate GA law by not returning it within 30 days and then claim your last charges are ridiculously high, along with late fees for payments you made on time. Also, she did not do a final walk through with me to assess damages even though I requested it, again, another violation of GA law. They don't bother to enforce any rules that you have to sign off in your lease. Quiet hours are a joke, and I can't count the number of times I had to call the "security officer" for several domestic disputes happening in my building. The whole 7000 building smelled like weed, to the point where the smell came into your apartment by proxy.

I recently toured here and loved it! The community was super quiet and clean. The apartment was really nice and modern. I liked how tall the ceilings were and how large the bedrooms were. Glad to see that there wasn't too much carpet either. Would recommend to anyone looking for a quality home! Oh and thanks Jamesa for a great tour!!

Worst experience that I've ever had with an apartment. I don't even know where to begin, these folks are liars, they're rude and I regret ever giving them a dime. Honestly if you're thinking about saving a little money by trying to live here, don't ever bother because I promise they will come up with creative ways to charge you that you won't see coming.

The new community manager of Monroe Place brings class and dignity to the complex. I really hate that the coronavirus is in effect. Reason being I miss the hospitality that she and her staff extends to the residence. When it comes to the different events that are held here. She's upbeat and well-rounded, Great Manager.

I moved here in 2018 and have thoroughly enjoyed my time here. Compared to a lot of complexes, the location and quality of my apartment has been very superior. I would recommend it to people moving to the city and wanting to live close enough to everything, but also care about having quietness

This place USE to be a great and safe place to stay, but since the leasing office switched everyone out it's been slowly going down hill. As soon as you walk into the office as a resident the new people are very quick to advise you that they're only here temporary. Then there is the assistant property manager Fiona who doesn't have the adequate customer service to meet the expectations of what Monroe place use to me. Secondly this use to be a safe gated community in which we use to have security patrolling at night and a courtesy officer that lives here. They got rid of security, and the "courtesy officer" I have only seen twice in my two years of living here, and it's to kick people out the pool before the closing time. We also have a parking garage which is suppose to be the safest place to park and on the morning of October 12th I go to my car and my window is shattered, along with about 6 different cars. These are all residents of Monroe place that got their cars broken into. How are we suppose to feel safe if we have a gated community and a courtesy officer, that according to Fiona doesn't have to patrol the neighborhood at night unless they ask her to; still haven't seen her. So we already don't have a peace of mind that are cars are safe at night, then I go in the office to report the situation and my first encounter with Fiona she was not helpful with providing me with anymore information than "I'll let the property manager know," and also did not have a good attitude while I was there; gave me absolutely no peace of mind. Then a week later my fiancé goes to the front office to print documents where again we have to deal with Fiona. My fiancé causally and respectfully asked Fiona what was going on about all the break-ins, and she acted as if she has no idea what she was talking about. Once Fiona gained recollection of the incidents my fiancé asked her what was being done to help put us at ease that this won't happen again, Fiona now irritated responds " We spoke to the police what else do you want us to do?" AGAIN absolutely no peace of mind to this date that our "gated" community is safe again. Smh I use to LOVE this place!

Overall it has been positive. It has become much safer than it was 2 years ago. Although there are weirdos that come around from time to time and make me feel unsafe. Parking can be a problem as the community is smaller.

When I first moved in things seemed unorganized. But with the newest manager, Karla things had become amazing. You can tell she truly cares for the people of this community. Don't let her go!! She is always walking around with a smile and talks to everybody early in the morning while walking her dog and late at light after leaving the office or just stops by the pool to say hello!

My experience has been good overall. I love my apartment and the neighbors are pretty nice. Parking is not really an issue and they keep the landscaping nice. The amenities could be a lot nicer and I wish pricing was not so high.
