I love my community, so sweet and always finding new ways to make our community more familiar with each other. Also I can’t stress how amazingly fast maintenance has been every time I need them!! I can’t wait to see what else they have in store for us!

When I was having issues with my apartment and Marco’s had just started working at the complex he was very attentive with my maintenance issues and on top of any updates regarding a solution. Even when I got transferred to a different unit he continue being attentive and ensuring that the apartment was ready to move in. Apart from him, I do want to give a big shout out to the rest of the maintenance team because they have been doing a great at coming in a timely manner when it comes to any work orders I have submitted. Also, a big shout out to the front office team they’re very attentive to any matters and trying to find the best solution. I always feel heard from them and appreciate all of their efforts.

Always ask about the hidden extras with the rent that you may not use but will be charged for like trash and pest control $420 a year, the swimming pool season is generally a short one due to the pool not ready the 1st month or so and maintenance repairs are good just figure around two weeks after reporting for a repair

Wynnwood is a nice and quiet community. The office and maintenance staff changes often. When I moved in there was 24 hour security but they have been gone a few years, and the gate has been broken for over a year.

This is the worst apartment complex I've ever lived in. Management and maintenance are slow to respond. Apartments are mold infested (warning, they just paint over the mold and don't address the true issues), appliances are old, and there are cracks in everything. I've heard from other neighbors that have moved out that they're not going to fix anything so that way they can charge you to replace old appliances. Check out their google reviews. The owner has become a slumlord and doesn't care and hired rude management. I miss the team that was here when I first moved here in 2021. The new manager, ---------, is rude!!! I'm moving as soon as my lease is up this year. If you get a good apartment, you're lucky. Pools always closed, gate always broken. Rats abound. It's horrible

I've been living in this apartment complex for about four months now. From the very first day I moved in, the office staff have been very kind and friendly. Whenever I had any issues, they helped me quickly. I found this complex has a very safe and friendly environment.

Terrible
Don’t waste your money or time here. Maintence will come for the issue take photos and never follow up. Management is a joke, call never answered or returned. When prior property management was over this property I had no issues.

My apartment itself is clean, quiet, and generally a pleasant place to live, but the management over the years has been consistently disappointing. Maintenance responds only on their own time, residents are often overcharged or billed for services no longer provided, the community gate has remained broken since late 2024, and new management frequently gives false or inconsistent information. Although they occasionally offer opportunities to win discounts on rent, the overall management experience has been extremely poor.

My family moved in a few months ago and it has been quite the experience thus far. We began the journey with incorrect deposit quotes, requesting an additional 1000 within days of our move in due to the leasing agent's error. Our "newly renovated" apartment was definitely not newly renovated. Our main bedroom didn't have an inside door handle. The bathroom window was detached from the wall, exposing our home to outside elements and bugs. Most of the windows are incorrectly sized and cause air flow and critter flow into the home. We had raised these concerns within the 72 hours of our move in and were ignored with the leasing agent claiming ignorance to the issues or the messages. They strung us along with promises of coming out that day to repair, only to never show. This happened for several weeks until we were advised that our concerns weren't priority although they were to be remedied at move in. We spent a good portion of our first weeks here going back and forth with leasing and being blatantly lied to. We pay for services that we don't receive and amenities that are unusable or "locked" without proper forewarning nor adherence to their own scheduled timeline for re open. The gate does not work. It's a decorative fixture, not a security feature. Uneven paint, sinking ceilings. The towel rods and shower rods all sag and droop out of the wall anchors. The tubs are temporarily affixed to the wall and began to crack at the seams the first day. The front door has a bedroom door lock on it. None of the appliances are up to date except the microwave. All the cabinet drawers are loose and fall out if used. The cabinets "new" coverings were peeled and improperly adhered so they are coming off. We pay for pest control but were advised they do not maintain pest services, Must request to come out. And even then, it's a maybe. We are still waiting for the pre promised washer and dryer, in the meantime, our neighbors dryer fumes constantly air into the home, along with their debris and anything else that crawls through that port. Again, we have lived in our home 3 months as of this review. The list literally goes on. Most recently, we had the gas company come out due to a strange odor. Turns out there was a gas leak emanating from the valve in back of the stove. The gas company advised the repairs and maintenance came, after submitting two requests, without any notice and was argumentative about the repair as though WE were the ones who incorrectly affixed the valve and they had a RIGHT to enter my home without communication nor approval (we requested a call or knock, the Misses was home alone and as a courtesy, some forewarning before entry was requested). The valve ultimately didn't hold up to their gluing, Which seems to be the way they fix everything here. Just glue it or put some caulk in it. Thankfully, the gas company came out again and replaced the part to ensure my family's safety. Neither the property manager nor maintenance team responded to the urgent request let alone any follow up to ensure it had been addressed. No consideration, no courtesy. We live here and we pay rent and as long as we do that on time and in full, then we won't be hearing from the management, even when reaching out directly. Be sure to come in and do your tour. Ask questions. Touch things and turn them on. Check windows. Visit all the amenities and actually interact with them. BEFORE you commit, and make your decisions accordingly. Outside of that, love the neighborhood and the neighbors themselves. It's the property management and maintenance staff that have a left a bad taste in our experience.

It is safe,pretty quiet. However maintenance has been lacking for at least 10 years.I have been here for 13 years. They will not do Ang's painting,have never cleaned rugs. I have to remind them of regular maintenance. They catharses for pest control,but they don't do it until you call.. The newest management rarely answer the phone when you call for problems.

Garbage collection is unreliable. Slow to fulfill maintenance requests. Landscapers are great...they're helping to save the place by keeping it looking decent. Trash piles up for days at dumpster. Trash that tenants leave around the property is left there... car headlights, discarded furniture etc. The front gate has been broken for almost one year.

Location is nice and convenient to the highways. You may think that you're getting a gated community but that's false the gates haven't worked a day since I moved in, but the units have a nice layout.

The community is close to the perimeter and access to 285. Getting to Hartfield Jackson Airport, Atlanta downtown, MLK heritage park and the Carter Center on a weekend as well as toand downtown Marietta is easy and convenient.

Have lived at the property for over seven years. Management before ECI was ok, but since taking over the property I've seen improvements in all aspects, grounds maintenance, office staff and maintenance staff. Maintenance requests are always dealt with quickly.

Awesome staff! Jenny was absolutely amazing! Up to date appliances. Spacious closets. Spacious balconies. Clean. Very convenient to grocery stores, gas stations, & interstate. Also they have a nice referral program.

The location is great and Smyrna is a wonderful community to live in. Rent however does not match the amenities or unit within the complex. I have been a resident since 2020 and my unit went from $1,260 to $1,523 for the same unit no upgrades or anything. I stay in a 2 bed 1 bath and It feels like robbery in the least to be paying for that price and nothing added . I fear the prices are going to continue to rise for rent for unsaid reasons or insufficient reason. Units with multiple bedrooms and baths for the $1,523 would make more sense. At minimum there's should be more units available and renovated with multiple beds and baths for that price or at least from collecting revenue from charging so high in rent. Overall great leasing office, maintenance team and community but would strongly standby the money paid for rent needs to be worth it

The Columns at Vinings is a good complex for what I am paying (in this market). My apartment is clean, and rid of pests, and only has minor problems mainly with cabinet hinges. They still work but they open a little wonky. I have been pleased with the overall experience here.

I just moved in this month and while the move in process was done quickly, I was missing multiple items upon move in. For instance, I never got a key for my storage closet which was locked when I moved in. I never got a key for over. A week after move in. I also did not receive a mailbox key until 3 weeks after moving in. Most of my maintenance requests have been addressed in a timely manner accept to major issues. My toilet is not flushing completely and I'm missing a fire alarm. Hopefully things get better.

The incredibly helpful and friendly management staff drew us to the Columns at Vinings and we're so glad they did. While the rent for the area is affordable, the amenities and units offered are better than many of the luxury complexes we toured. Overall, we couldn't recommend it more.
